According to the several customer reviews received on homewarrantyreviews.com, Choice Home Warranty and American Home Shield top the list.
However, finding the perfect home warranty provider is up to you. Reading other customers reviewing and speaking to close acquaintances about their experiences with warranty providers can be a boon.
Who Regulates Home Warranty Companies In Florida?
The Florida Office of Insurance Regulation oversees state home warranty rules and regulations. If you have any queries, you can reach the office by dialing (850) 413-3153. The office aims to ensure that customer protection remains at the forefront of all insurance-related activities in the state.
What Types Of Properties Should Have A Home Warranty In Florida?
Floridians residing in townhouses, single-family properties, multi-family units, and modular homes can consider opting for home warranties. Carefully assess the company’s replacement costs, plans, customer service, and policies before finalizing the perfect option.
How Much Is A Home Warranty In Florida?
Home warranties in the state can cost anywhere between $300 and $750 annually. If you opt for a monthly plan, you can expect the cost to vary between $40 and $60. You will also be required to pay a service call fee each time you file a claim for a malfunctioning device. This amount varies from $35-$75. The investment will reduce the chances of unexpected expenses creeping up later.
Who Usually Pays For Home Warranty Buyer Or Seller?
In most instances, the home seller will pay for home warranty coverage for one year. But, after twelve months, it is up to the new homebuyer to opt for an extended warranty if interested. The home buyer and seller must agree beforehand regarding who will pay for the policy,
It is best if the seller and buyer are transparent on every detail. At times the concerned realtor can also play a key role in helping both parties understand the process.
Will A Home Warranty Replace An Old HVAC?
Whether the HVAC will get replaced depends on the home warranty provider’s policy. The contractor will inspect the device, which might be replaced if it cannot be repaired. You should also understand that it may not be covered under the contract if the old HVAC comes with pre-existing conditions. However, some warranty providers do offer coverage for items with pre-existing conditions.
How Does The Claims Process Work?
Filing home warranty claims is a simple procedure. If you notice a malfunctioning item, contact your home warranty provider. You can contact the provider via phone or on the company site. When your claim gets approved, a trained technician will contact you to schedule an appointment.
Once the technician comes over, he/she will conduct a thorough diagnosis of the problematic device. Depending on its condition, it will either get repaired or replaced. When filing your home warranty claim, you must also remember to pay the necessary service call fee.Failing to pay the service call fee can lead to the cancellation of the policy. Also, you must keep in mind to only file a claim when the device is giving trouble, as each time claims get filed, you will be charged.
Do Builders Offer Home Warranties?
Builders do not offer home warranties in most instances. However, they offer a builders warranty for the new home. This warranty covers plumbing, electrical, and concrete floor. Ensure the builders’ warranty is included in your contract when purchasing your new home.
Do I Need A Home Warranty If I Have Homeowners Insurance?
Home insurance and warranties offer your home protection but in different ways. So opting for a home warranty contract with a homeowners insurance policy is not a bad idea. Home insurance typically covers damage caused by accidents, calamities, and other unexpected occurrences, whereas home warranties only cover damage brought about by normal wear and tear.
Procuring both services can give your home comprehensive coverage. However, if you are still unsure about the difference between the two and whether you need them, reading our home warranty vs. home insurance guide may help.

American Home Shield (AHS)
This most recent experience was another excellent level of service by AHS and the service provider (Air Boss) in repairing my A/C system during record breaking heat wave. AHS identified a service provider quickly and the provider contacted me in a timely fashion. The provider called and arranged an early appointment the same day. It made for a MUCH cooler day.

Buy this warranty only if you expect multiple weeks of delays in what you may consider to be an emergency. Like 100 degree weather in peak summer months. Rep nonchalantly states “it needs to be 110 degrees to be an emergency. So you have to wait till next week.

Great first experience. I placed a request for roof leaking on a Tuesday morning around 10am, by 2pm a Roofing Company was at my home to access the damages and my roof was repaired and request Completed on Friday. Prompt response, Excellent Customer Service. Quality of repair appears great (photos were provided by company). Now just waiting for rain to confirm no more leaks.

Lowe's Appliance Extended Warranty
We have been Lowe\'s Customers for at least 20 years now and have purchased at least 4 new total appliance packages from them. We always have purchased the 5 year warranty on each item we bought. In June, 2022 our ice dispenser in our Whirlpool Gold Refrigerator stopped supplying ice. After much hassle with on the phone with the warranty call center, they finally scheduled a repair service. Upon their inspection, they stated the motor was frozen up and needed to be replaced with some additional pieces. They took the information and said they would order parts and call me when they came in for repair. After 3 1/2 weeks of no response, I called the repair person and left multiple messages as to what the status of my repair was. Since they could not be bothered to return my call, I called the warranty call center back and had to go through the entire scenario again, even though I had the claim number from the initial visit. They assured me it was going to be taken care of and my claim would be elevated that day and I would receive an email with the details in 1 or 2 business days. You guessed it, no response so after another 5 or 6 days, another call back to the warranty call center and of course a different agent. After again going through the entire scenario, he told me the parts are not available for my ice dispenser. That's when I asked him when my new refrigerator would be delivered with a working ice dispenser. Of course he told me my claim would be elevated and someone would be in touch with me. No contact after several days so I found an email address for Lowes/Assuron appliance department. I sent them a detailed letter with all the problems and details and included a supplier that actually had my parts in stock and ready to ship. A day or two later their response was "sorry for the problems" and my issue was "escalated" for the part. They also told me to contact the repair service to see what my repair status is. That's it for me and Lowe's and their products/warranty! Don't be lured into a comfort zone when they try to talk you into their appliance warranty package as it isn't worth a dime! Be Aware........

This is absolutely the worst protection plan. I\'ve had no good results and been without a refrigerator for almost a month. Their plan is outsourced, and I get nowhere when talking to them. If I could give a minus star I would.

American Home Shield (AHS)
My home warranty is with American Home Shield. July 7th, I requested a 2nd opinion from AHS for an ongoing issue with my homes heat pump, it was leaking refrigerant badly. The AHS work order is #131342188. United air temp was assigned. July 11th United air temps tech came out to assess the problem. The tech diagnosed the needed repair (leaking refrigerant muffler and recharge system) and reported that information to AHS rep handling repair authorizations. A cost and schedule was discussed and approved , I heard the call. Parts to be ordered. That report was United invoice number #177759. It correctly stated the repairs needed. Morning of July 14, I received a call from United air temps appointment call center (She***), I was informed my repair parts would be in on the morning of July 19, and that the technician: 0182 BON**R - DION**E, would arrive at my home 10:30am of 7/19 to make repairs. July 19, he arrived 10:40am, collected his tools and supplies from his work van and proceeded to begin work on my heat pump. I asked could I watch. He agreed. He proceeded to prep and remove the bad muffler. I asked why he wasnt replacing the muffler with a new one. He told me the OEM muffler was unattainable, he was directed by his manager to substitute an incorrect part. I voiced my concern, he substituted with a plain straight pipe. I reported this to AHS by phone. 2 calls, total 84 mins. His office called him to discuss, I asked to speak directly to her (Darlene). I did. She said they would make a temp repair and fix it later. I was promised a call back that day, no one called. The tech recharged the unit, gave me receipt #178418, and left my home. 20 days since my first request. I have paid AHS $214.14 so far, ($44.57 x 2 months) plus $125 copay for said repair. My HEAT PUMP STILL NOT REPAIRED. AHS failed. I want a refund, I want out of my contract. 2 companies, 2 techs, 3 visits. I have notes, photos, and transcripts to support. I located correct part locally $16.10

I appreciate this company but feel they could be more proactive when technicians are delayed with completing jobs or setting up appointments. It has been weeks since my dishwasher and stove has not repaired. They raised there rates 50% before inflation even kicked in. They also need to repair items that are due for updates which can cause hazards, such flooding, fires, etc.

We were surprised on Sunday when an online appointment was available the next day! Se**s A** was the company selected that fixed another situation that was so delayed by a different company previously- we were happy to get Se*** factory service again! The company arrived early, diagnosed quickly, and had the part on the truck! No supply-chain waiting! Five stars!

Horrible. Over five weeks without a working washing machine called and told to wait 1-2 business days for an email. Local repair shop says part is back ordered and has no idea when to expect it. I should have gotten my money back for the washer and my set or plan by now. Local Lowes can’t do ANYTHING until they say.

American Home Shield (AHS)
After 5 weeks and a few phone calls, I can FINALLY give a review. New refrigerator installed today. Happy with purchase. AHS was slow in the beginning to resolve my problem. No parts available for older refrigerator. (13 years old) AHS AGREED TO REPLACE. Had to make 3 phone calls to get information and know when money for replacement would arrive. Felt like, I always had to make a phone call to get results. Two reps. said they would call me back with status update. Gave them ample time, before I had to call. The problem was never being able to deal with one rep. Always transferred to another rep.

I have been trying to call Lowes extended warranty to schedule a repair for my refrigerator. No luck, , recording says high volume call time, longest wait on phone was 45 minutes & no luck. Went into Lowes, talked with appliance person, entered all my info into computer. She said someone would call within 48 hours, that was 2 weeks ago. Very frustrated.

After a glowing recommendation I signed up for 3 contracts on our homes. Service call 1: AC wasn\'t working. The contractor sent by AHS walked in 1st comment: They (AHS) don\'t replace; they will always repair and repair. He provided an estimate for a $9400 replacement. OK-it needs replacement? Yes, but I explain all the time that it won\'t be replaced just continued to be repaired. 2nd visit,10 days later, still HOT: another test, an explanation that system leaking, needs coolant 100lbs and AHS only pays $10/lb. Question: why put in $1000 worth of coolant that will only leak out???Plus we take bad part to our shop (50 miles away) to repair. OK sounds like we'll still be HOT. Phone call from contractor's office: Hey Hon, what do you want to do with that AC? Most people don't want to put money into an old unit. They will only repair and you'll spend a lot of time being HOT. Decided to cancel; third call it's almost impossible- do I want cash ($750 for a quote of $9400), NO. Can they give me a credit. No I plan to cancel all three contracts. All this is to say this is only a good deal if what you're insuring ends up being totally and unquestionably DEAD and even then it will be a battle to prove that it won't resuscitate. STAY AWAY. It will only accept 1 star but ratings should include one for a rotten egg

After 10 months of septic issues, and being told the policy covers replacement of a sewer ejector pump, my claim was denied. I called for the authorization, & when asked WHY the pump failed, the guy replacing the unit in the hot Florida sun, said, " I don\'t know! It could be the age of the pump, mechanical failure or even a lightning storm in the area! I don't know!". I was denied coverage because it MAY have been lightning! $850.00 out of pocket unexpectedly !! I attempted to talk with the conflict resolution team without success. I did not renew my policy. I now have a home warranty with the leading company for less yearly & a lower service fee. The vendors that AHS sent out for 10 months did not find the clear out valve or identify/resolve the issue. The idea of a home warranty is good, but the vendor repair person cannot find the issue, we had 10 months of sewage backup that could have been rectified.
