AMERICA'S PREFERRED HOME WARRANTY (APHW) PLANS

The America's Preferred Home Warranty primarily offers a basic coverage plan for homebuyers and sellers and two plans that provide additional coverage -

  • Standard Coverage - This plan includes major home systems and kitchen appliances. You can choose to add other optional items or upgrades to enhance your coverage.
  • Preferred Upgrade - The Preferred Upgrade adds an extended range of repairs and covered parts to the Standard Coverage plan. It also includes many items that are not conventionally covered in basic coverage plans.
  • Optional Add-on Coverage - Like most home warranty providers, APHW also has a list of optional add-ons you can add to your plan for extensive coverage. Optional add-ons carry an additional fee for each item. For example, if you choose to add a gas fireplace to your plan, you’d have to pay an extra $4.17.
  • Real Estate Plans - America’s Preferred Home Warranty has a mobile app designed for real estate professionals. The app, Real-Pro, allows real estate agents to buy, maintain, manage, and renew warranty contracts. Realtors can get a quote by calling APHW’s listed number or by filling out a form online.

AMERICA’S PREFERRED HOME WARRANTY COSTS & COVERAGE

America’s Preferred Home Warranty Coverage is available at pocket-friendly prices compared to the industry average. The standard plan comes with three deductible plan options to choose from : $50, $100, or $125. The monthly pricing of the premiums are -

  • $46.58 per month for a deductible of $50,
  • $44.42 per month for a deductible of $100, and
  • $39.58 per month for a deductible of $125 TSF.

The Preferred upgrade option adds up to $11.68 per month. The deductibles are certainly on the lower range in the market scale compared to the industry standards. AMERICA’S PREFERRED HOME WARRANTY CLAIMS & CUSTOMER SERVICE

America’s Preferred Home Warranty’s claim filing process is simple and hassle-free. The procedure is as follows:

Log in to America's Preferred Home Warranty site to submit a claim online. You can place a service request by calling the representatives. You will be given a claim number. You can then call your chosen contractor and explain the malfunction to them.

Your contractor should speak to the customer service representatives and provide details regarding the make, model, and serial number of your faulty device and diagnosis report. Based on this information, the company will approve your claim.

The company will explain the claim and determination details so that you can decide whether you would like a repair or replacement.

All you have to do is provide the invoice to verify your choice. The payment will either be made by APHW to the technician or reimbursed to you after you have made it yourself.

America’s Preferred Home Warranty has a more flexible claim process as they accept invoicing for repairs from service technicians they couldn’t dispatch. The company, after phone approval, offers three payment options to pay the contractor - directly over the phone via credit card, send a check by mail, or reimburse you the amount in full. WHAT ARE THE EXCLUSIONS AND LIMITS OF AMERICA'S PREFERRED HOME WARRANTY CONTRACTS?

Like other home warranty providers, APHW also has specific coverage limitations and exclusions, America’s Preferred Home Warranty will not pay any additional costs towards completing repairs, nor will they upgrade equipment on the grounds of lack of capacity, improper installation, inadequate repair of or design of appliances, systems, or components.

APHW also has limitations for coverage on systems and appliances. For example specific parts or components of appliances and systems like portable units or window units under central air conditioning are not covered, other items like water source heat pumps, salt water pools, etc., are also not covered. Similarly while filtration systems are covered in refrigerators, cracked or broken thermal shells, chipping, etc., are not covered.

They will also not cover problems arising from modifications to appliances, systems, or components, and areas or facilities of mobile home parks and condominiums. Only items located within single-family homes and/or condominiums will be covered.

The company accepts liability for the failure of systems due to regular wear and tear and not for damages caused by any other occurrences. It also does not repair or upgrade any item if the failure is caused by improper installation, previous repairs, etc. If the systems and appliances have reached the end of their life cycle, then the company reserves the discretion to offer services or decide on claim denial. If any item breaks down during the 30 day waiting period, America’s Preferred Home Warranty may not cover it.

Though they cover some code violations, building or zoning code violations or upgrades required by the law of the city, state, county, federal government, or utility are excluded.

America’s preferred home warranty holds an A+ BBB rating and has lots of positive customer reviews. Does America’s Preferred Home Warranty cover townhouses?

America’s Preferred Home Warranty offers a townhouse warranty. They also offer condo warranty, single-family home warranty, multi-family unit warranty, and new construction warranty.

How much warranty liability does APHW accept?

The maximum aggregate liability of a home warranty contract from America’s Preferred Home Warranty is up to $25,000! That is a large cover to get for a little over $1000 paid in annual premium. The average appliance upper coverage limit is about $550, while for systems, it is about $1700.

Will all my home systems and appliances be covered completely?

Only the systems and appliances specified in the home warranty contract will be covered. Although the items get coverage regardless of age, model or make, for systems over 20 years of age, the maximum liability for repairs and replacements would be much lower.

What to do if I am not satisfied with the warranty plan?

You can cancel it, and America’s Preferred Home Warranty will refund the prorated amount of the home warranty contract. They may charge a cancelation fee, though this won’t apply if you choose not to keep the warranty within 30 days of purchase.

How is a home warranty different from homeowners insurance?

A home warranty is a 12-month contract that protects home systems like plumbing, electrical, HVAC systems, etc., and appliances like refrigerators, dishwashers, ovens, etc., in case of breakdowns or failure that occur due to normal wear and tear. A home warranty policy covers the repair or replacement costs of the covered items in your plan. Homeowners Insurance offers protection to the structure of your home against calamities like fire, storms, vandalism, etc., If your property is damaged due to any of the covered calamities, the insurance provider is liable to cover the repair costs.
Although both home warranties and homeowners insurance charge deductibles, they are both different in the terms of coverage, covered items, and more.

Does APHW cover a rolled roofing?

Yes, America’s Preferred Home Warranty covers rolled roofing. They also shield asphalt shingles and flashing from water leaks. However, America’s Preferred Home Warranty coverage excludes roof mount installations, roof vent boots, roof vents, drain lines, gutters, leaks in any balcony or deck, pre-existing leaks, and leaks due to ice damming.
They also exclude leaks caused due to construction or repairs not performed in a professional manner, replacement of the entire roof, rotten wood, persons walking or standing on the roof, lack of roof maintenance, acts of God, etc.

Can I transfer my APHW contract?

Yes, APHW lets you transfer your service contract. If the ownership of your covered home is changed during the contract period, you must notify the company at 1.800.648.5006, within 30 days from the transfer of your covered property.

I am sure I will get a response, as others have - "We allow you to choose your own contractor for your convenience." That is absolutely not true; we called several providers in our area and not a single one could have done the work for what APHW was going to allow. They were only going to pay us approximately half of what it would cost to repair our furnace. They refused to pay the additional cost we incurred for having someone out on a Saturday, even though we were experiencing the coldest temperatures all season. They wouldn't issue payment without an updated W9 from our contractor - again, it was a Saturday, we would have had to wait days with no heat in our home for that to take place. When I asked to speak with a supervisor they instead opened a dispute on my claim, which I did not request; I suspect this was a ploy to further delay my claim. Ultimately, out of desperation to keep our children warm during frigid temperatures, we purchased the parts on our own and my husband - who is an HVAC and fire suppression system certified mechanic - installed the parts to get our furnace back up and running immediately. We submitted the receipts to be reimbursed for the parts - denied. Do. Not. Waste. Your. Money. Horrible thieves. Don't waste your money making scummy criminals rich. Never buy a home warranty and especially not from these guys. They will try anything to get out of paying their due. We just didn’t find them helpful. It took months to get the payment for a broken appliance. If you have a major leak and you call the plumber without calling them first, they will not pay anything. So much for needing running water in the house.

Horrendous service. Called 3 times regarding my claim and mentioned exactly what the issue was with my oven. Not once do they mentioned even the possibility of the claim not being covered until after the service technician has come, gone and left me the invoice.

We got the runaround and were told no they won’t fix it and then yes they will. Once we were told no again I gave up. I have been without a refrigerator for 5 days and lost a refrigerator full of food all because of a loophole they are using! This company is a joke! I would never recommend them and will make sure ever realtor and homeowner I can get ahold of know about my experience with them! UPDATE! This company posted a response saying they "resolved this matter is my favor". Yeah they'll replace my fridge as long as I buy a new one first. Not only did they approve me a ridiculously low amount to replace it, they refuse to release ANY money until I purchase a new fridge. This included paying the repair company that came out and determined the fridge wasn't able to be repaired. This company is total crap. I will be going to the Attorney General about this. NO WHERE IN MY CONTRACT DOES IT SAY THAT I HAVE TO PURCHASE A NEW FRIDGE IN ORDER TO BE COMPENSATED. I don't have the money to buy one and am using one from a local food pantry. Don't waste your money they will come up with an excuse to avoid paying for any repairs or they will pay so little it isn't worth it. HORRIBLE! If I could give negative stars, I would. In two years with this warranty, they didn't coven a single claim. They will "fine print" the heck out of you to avoid paying for anything. On top of that, they made an error on our contract and almost ended it a year early (may as well have). Don't bother, you'll end up paying for everything out of pocket anyway.

There is a deductible that has to be met for all approved claims. APHW is different because our homeowners can hire any licensed contractor of their choice. This gives our customers the freedom and control to have a contractor they know and trust repair their equipment. You get an independent repair diagnosis from your contractor, and this also helps speed up the repair time, as you oversee scheduling a time that is convenient for you. We make it easy for you with our 3 step process. First, you would call us or go online to start a claim, then schedule your contractor to come to your home and call us to speak with them once they have diagnosed the issue. We can then make a determination on the claim. I am pleased to see that we were able to correct your warranty dates immediately upon receiving your notification. Also, while we were unable to assist you with the well pump for your sprinkler system or the oven keypad (as these parts are not listed as covered in your contract), I do see that we were able to assist you with the full cost of repairing your Heat Pump (minus deductible). they don't tell u upfront that u need 2 have make and model of an old water heater ..but clearly states its life expectancy was 12 yrs but the thing is 15 yrs old...TOTALLY UNFAIR...I lost 6-700 during the covid and with Xmas next week..its not right!

Our Home Warranty from this company is a sham. The policy documents clearly state coverage for electrical issues regarding "wiring, panels and sub-panels, plugs, fuses, switches, conduit, junction box[es]" located within "the perimeter of the principal dwelling and attached garage" for normal wear and tear. About a month and a half after we purchased our new home, the neutral wire in our home electrical system burned out and caused various electrical issues within our home. Per our electrician, this was due to normal wear and tear as the wire was from the 1970s. We own this wire (as in it is not an electrical company wire) and it is a part of our normal house wiring system, and we are on the line for the repair of it. It is located within our attached garage and I physically saw the burned out wires within the box in our attached garage! However, APHW is refusing to honor the warranty by claiming this is an "outside wire" and they don't cover "masts". Neither of these terms are included or clarified within their policy documents. And anyway, this denial makes no logical sense because this is not an "outside wire" under any clear definition: We own this wire as part of our normal home wiring, it does not belong to the electric company, and it is physically located within our garage. The only definition I can find of a "mast" is that it is basically a tube "conduit", which the policy seems to specifically cover. I tried to explain this to a supervisor and was hung up on. Early on they also tried to claim the attached garage is not part of our "home" and is therefore not covered, but they backtracked once we pointed out this is in direct contradiction to their policy. They have needed to speak with our electrician three separate times over two days due to confusion on their end because their representatives don't understand the technical explanations. They obviously don't understand how a home electrical system is set up, which is a big problem. One representative even told me she didn't understand why the company was denying coverage! We have done our part and followed their policy and procedures exactly as specified in their documents, and they are attempting to use any excuse they can find to not cover our claim. I feel like it's become a point of pride for them now and they won't back down, they made a bad decision due to not understanding the facts of the claim, now they're sticking to it out of pride. If I get could give them negative stars I would. They rejected my claim on the account that a part of the furnace wasn't deemed essential, even though that part is required for survival. The alternative would be to not have fresh air coming into my house and I would suffocate.

Unacceptable. Clearly I could not use my septic system if it wasn’t working, so yes, I had it repaired. This must be a common problem because there are only a few exceptions to repairs NOT covered right away. The septic system is one of them. So I’m out $265 and am left wondering what good is a home warranty if when a major item needs repair, whenever it goes out, even in the first 30 days, it’s not going to be covered. We've had two claims filled with APHW and both times everything was smooth. The customer service was great and the process was fast. They even allow you to pick your own contractor and as long as the contractor has all proper paperwork, they will pay them directly over the phone.

Two times this year alone this warranty company has cost me over one thousand dollars for not covering two claims I had. I was warned by others to not use them but gave them a chance, however, quickly did I notice they will use any excuse to not cover your claim. " I DO NOT" recommend this company.
