Important Tips On Buying A Home Warranty In California (CA)

Weather conditions in California consist of cool to mild winters and warm to hot summers. Rainfall occurs from October to April. Take a deeper look at California's weather conditions through this data.

Average Rainfall

Average Sunlight

General Climate Conditions Tropical Cyclones
22.9 inches/ Year 237 Sunny Days/ Year
  • Warm & Wet Summers
  • Very Cold & Snowy Winters
June - November

When your home systems and appliances are exposed to such conditions, it accelerates the rate of normal wear and tear. You could also face the problem of the erratic performance of devices. But with the assurance of a California home warranty plan, you could get your devices repaired easily and quickly. However, we recommend taking the following measures into consideration before purchasing a plan.

  1. Atherton, Santa Monica, Beverly Hills, Palo Alto, and Ross are some of the most expensive cities in California. The malfunction of home devices and systems is an added burden because of the high costs to repair and replace. Buying a residential warranty plan with lower premiums is recommended to ease the financial strain when living in such expensive places.
  2. Before deciding which appliances and systems you require coverage, ask yourself whether a particular device is expensive to repair or replace. If it is, buy a comprehensive plan to protect them from unexpected costs.
  3. Whether or not a particular appliance or a home system is crucial for the continuous functioning of your house should also be a point to consider.
  4. The extent of the coverage you want also depends on your expertise in getting the repair job done. So, if you are a person who knows how to fix most of your appliances, then it is a good thing. You would be saving even more. The only things that you would require coverage on are the major home systems out of your league.
  5. But if you are pretty inexperienced at fixing appliances, then go for a plan that covers more minor repairs and replacements. Also, look for plans that let you get add-ons and cover items like pipe-leak and roof repair coverage.
  6. Buy plans from home warranty providers that allow you to customize your plan, which means you can choose the appliances and systems per your requirements to be included in the coverage. This saves you from paying monthly premiums on devices that would hardly be damaged within the covered tenure.
  7. Some companies offer home warranty discounts for your second home. So hunting for such can save you a considerable amount of money.
  8. If you move into a pre-owned home, you should get a home buyer’s plan with comprehensive coverage that protects old appliances and systems. You should check the terms and conditions in detail to avoid any surprises.

Home Warranty Reviews FAQs

Who Pays For Home Warranty In California?

It depends on various situations, but anyone can pay for a home warranty in California. Homeowners can purchase a home warranty to protect their house and budget. Home warranty companies sell exclusive coverage to both home buyers and sellers.

Sellers buy it to incentivize buyers to purchase it to have protection in place in case of an unexpected breakdown. Real estate agents tie up with home warranty companies to endorse it and even offer it as a gift to the buyer after closing.

Which Home Warranty Company Is The Best In California?

Several top-rated home warranty companies serve in California, and identifying any one company as the absolute best depends mainly on customer preferences. Reviews on our site indicate that Select Home Warranty, Choice Home Warranty, AHS, and ServicePlus Home Warranty are top appliance plan picks in California. Check out the list above for details.

What Are The Home Warranty Regulations In California?

In California, Home warranty companies are self-regulated via the National Home Service Contract Association and government-regulated through the California Department of Insurance.
The home warranty providers must register and meet all the statutory and procedural requirements to operate in California. As per the law, a home warranty contract is a service agreement, not insurance.

How Long Is A New Home Warranty In California?

A typical home warranty in California lasts for a year or more, depending on the home warranty company and any offers they may have running. Alternatively, you can also choose to buy a monthly plan for 30 days.

Is Choice Home Warranty Available In California?

No, Choice Home Warranty currently does not offer its services in the state of California. However, you can check out top companies like American Home Shield and Select Home Warranty that offer additional options like roof coverage, lower deductibles, and comparatively more plan options that offer their services in the state.

How Quickly Are Home Warranty Claims Handled?

Once you file your home warranty claim, the company may take anywhere between 24-48 hours to arrange a contractor to service your repair. After diagnosing the problem, the repair time will be based on the magnitude of the breakdown.

How Is A Home Warranty Different From Homeowners Insurance?

A homeowner’s insurance protects homeowners from the liability of accidents at home or committed by the homeowner, the effects of disasters, thefts, etc. A home warranty is a service contract to offset repair costs of mechanically worn-out home systems and appliances or their replacement cost.
Home insurance won’t cover repairs, while a home warranty will not cover damage due to natural disasters. You can check out our Home Warranty vs. Home Insurance guide to learn more.

Lowe's Appliance Extended Warranty

Rating starRating starRating starRating starRating star

Save yourself the trouble and don’t purchase any warranty program with Lowes. In fact, my experience with their warranty company makes me question if I will ever in fact do business with Lowes again. We purchase a 1300 washer one year ago. It broke this week. Dealing with the warranty company has been a nightmare from start to finish. They schedule the service 8am to 5pm and no one shows. After that another company comes out to which a rude and unqualified technician comes and I actually told him he could not enter our home. Third time we were told a company can come out in a few days… then the company called and said two weeks!!! Forget it! Save yourself time, money, and effort. Shop somewhere else

This is the first time we have purchased this warranty through Lowes. All I can say is Terrible service. 4 calls now and they still have not scheduled service. First call was telling us to call manufacturer which we knew we were just past the 1 year. Second call, needs us to email receipt and Lowes print out, 5 days later - email again per request. Receive email that all good, call for appointment and now on phone 20 minutes and still an issue. TBD of outcome

They scheduled me an appointment to have someone come out 3 days later between 8-12. They never showed. When I called the company they said they didn\'t have an appointment scheduled for me even though I had an email. Another appointment is made to repair my washer for 4 more days away with another company because the original company can\'t come out. I'm very disappointed at the length of time this is taking to have my washer repaired. My washer hasn't been repaired yet since no one has come out yet. Customer Service was nice enough but they sent me to a company that is not available for repair in my area.

Big mistake trying their extended warranty for a whirlpool refrigerator. Lowes outsources to Assurant in my area and the whole thing feels like it is set up to frustrate the customer so they really never use the service. The phone representatives are very hard to understand - it\'s obvious this has been outsourced overseas somewhere. They happily set up an appointment for someone to come out, but of course that company doesn't even seem to acknowledge the appointment time. When they do show up, they arrive in a personal vehicle and carry a small backpack. They are clearly not going to fix anything. In my case, this particular model has a cable to the freezer door that always seems to break (lots of web posts about it), and somehow that was denied. Neither the "repair" company or Assurant can explain why and all they can do is try to schedule another service call(?). They just point at each other and act like they don't understand when you ask pointed questions. I'm sure Lowes makes bank on these kinds of contracts because they probably pay out very little in claims due to the gauntlet they put their customers through.

The worst customer service I have ever experienced....I ended up paying for the repair of a washing machine out of pocket after waiting over 3 months for Lowes extended warranty repair service to repair it. The service technician mis diagnosed the problem with my washer and ordered the wrong parts. Unbelievably poor service from Lowes management, A&* Appliance Repair and Lowes Extended Warranty Service. I will never step foot in a Lowes ever again.

I’ve had several problems with a American Home Shield for the last year. My water heater went out and when they sent a company to replace it they also sent me an estimated bill from the plumbing company for $835 for code modifications. Now I’m having problems again just getting the water heater replaced. The code modifications have been done. The plumbing company wanted to charge me $65 for earthquake straps that are only $20 at Home Depot and a drain pan that’s only $17 at Home Depot they wanted to charge me $65 for. Now I’m having problems just getting the water heater replaced because the plumbing company is saying that they have to do all the code modifications and this is not true. If I would’ve had the code modifications done before they came here then what what do you charge me for?

If I could give it a lower than 1 rating I would. My refrigerator is out, and it was purchased two years ago, I thought it would be a good idea to purchase an extended warranty. I was so wrong! The insurance company sent a service person who came out and made a list of what he thinks he will need to fix the refrigerator. This is after I waited two days and stayed home for a service call between 8 and 12. He arrived 11:30. When he left he told me his visit was only diagnostic, and it would take 48 hours to hear back from insurance company about the repair. Three days later I called the Service Company J**** that was sent to me by LOWES to ask what the status was. J**** told me to call LOWES insurance company (Assurant) because they had not heard back. Then they told me not to buy any food for that needs refrigeration!!!!! I called the LOWEs number for Assurant and they told me to talk to the service provider J**** because they had not received a report. These companies play a cat and mouse game blaming the other and appear to have no intention of repairing or replacing the refrigerator. IT is a waste of money to buy the warranty. Shame on LOWES for participating in this scam.

My husband is in the military and has received official DoD orders for us to relocate across country. As such, we are in the process of selling our home. I called AHS to terminate our home warranty, because they do not allow you to terminate service online... The process goes like this: you call, wait on hold, then get transferred around to a few departments, until you finally reach the Cancellation Department. There is apparently only one person who works in this department, he does not have a supervisor, and he has all the power. After explaining my situation, he asked if I wanted to transfer our service to our new home; I do not want to transfer service because a home warranty is included in the purchase of our new home. He then asked if I wanted to transfer service to the people who are buying our home; Again, a home warranty is included for the people buying our home and they specifically requested a different company. Apparently he was displeased with this, so he told me that I would incur a "cancellation fee". I explained that he cannot charge us a cancellation fee per the Servicemembers' Civil Relief Act. He refused to acknowledge this. I asked for his supervisor and he told me that he does not have one. After realizing that this person is unwilling to work with me, I told him to just cancel my policy and I will contest the charge with my credit card company. He then informed me he will be assessing an additional "administrative fee" against my account. I told him again that I would just contest those charges as well. He then started demanding my authorization for these additional charges against my card on file, or he cannot cancel my policy. By the time I ended our phone call, he still refused to cancel my policy. Immediately after, I called my credit card company and had them block this merchant from initiating charges against my card. Buyer beware!

Great experience. I was able to get several electrical issues resolved on the same visit. Got the outlet issues resolved. Bathroom exhaust fan made loud noise. Ceiling fan chain broke and cannot access the light. Got it all fixed in one visit.

Excellent service with AHS . Much appreciated. Submitted request online. Called contractor, very polite and helpful. Service was quick . Gentleman who repaired my dryer was very experienced and explained what was wrong, he explained what each step was in repairing the dryer and made contact with AHS first for permission to make the repairs.
