Trade Call Fee

The Home Service Club offers three service fee options to choose from, which will affect the pricing of your plans. A higher service fee can reduce your monthly premium, while a lower TCF can increase it.

HSC offers $65, $95, and $125 as deductible options. You can state your preference while purchasing your plan. You should also note that real estate customers don’t have TCF options.

Home Service Club Coverage Limitations

All home warranty contracts cover repair and replacement costs of damage caused by normal wear and tear. Any malfunction or damage caused by accidents, natural disasters, hazards, or unforeseen circumstances will not be covered by the Home Service Club or any other home warranty. You can purchase Homeowners Insurance for such cases.

Another exclusion that you should be aware of is that certain parts or components of your covered item do not fall under HSC coverage. For example, microwave parts like door glass, latch assemblies, shelves, springs, etc., are not covered even if your microwave is covered. Similar exclusions apply to every covered item.

HSC warranty also has set dollar limits for your covered items’ repair and replacement costs. Their maximum coverage limit for the Standard Coverage plan is $6000, and $9000 for the Comprehensive Coverage plan. Also, they pay $2000 per claim.

I have a home warranty that covers my appliances. After three months of having the coverage my Maytag washer started to have issues. I called HSC. They they filed a claim and sent me the claim number. I was told that within 48 hours I would receive the name and number of the technician to whom the claim had been assigned. That did not happen. I had to call them back to ask if a technician had been assigned. They advised one had and they provided his name, company and number. I contacted the technician who advised when he would arrive. He showed up as expected, diagnosed the issue and advised the mother board was going out. He also advised the part was at least three month on back order and that he recommended HSC replace the the washer. In a couple of days I received an email from HSC advising they were offering a buy out of $476 and that would be issued via an eGift card to Lowes. I was not please with this and appealed the decision. First, I have no relationship with Lowes and do not buy appliances from them. Second, the offer was far too low. I received a call within another two days from the appeals dept. They advised the offer is based on a base model washer. They do not take into consideration what brand, model, color or functions the washer has. I was very unhappy about this and advised I felt they should at least offer the repair cost to go toward another washer. They said no, they don't do that. They also advised if I did not want the eGift card, I would have to purchase a new washer and send them the receipt showing purchase and they would mail me a check within 30 days. The contract I have from this specifically says the following in section E: 22. Clothes Washer (Standard Coverage) COVERED: You're covered for the repair or replacement of components and parts that malfunction due to normal wear and tear, except: NOT COVERED: Plastic mini-tubs; soap dispensers; filter screens; noise; knobs and dials; odors; damage to clothing; latch assemblies; warping; drawers; touch pads. LIMITS: HSC will pay up to $800 per each twelve month period from the effective date of the initial contract for access, diagnosis, repair, or replacement of the clothes washer and clothes dryer combined This is misleading. It leads the home owner to think HSC will pay up to $800 but no more. It does not say anything about being sent an eGift card to Lowes which leads me to believe they have some sort of deal with Lowes. IN addition, it also says the following in section F: 6. HSC reserves the exclusive right to make the decision between providing pre-approved reimbursement of itemized costs, or payment back in lieu of repair, or replacement of the covered system or appliance. The decision to provide pre-approved reimbursement of itemized costs or payment back in lieu of repair or replacement is solely our decision. The amount of such payment shall be equal to the approved cost of repair or the estimated cost of replacement (less the Trade Service Call Fee). This amount will be established by HSC at our sole discretion, based on what HSC would have spent on the repair or replacement of the item in question (which may be less than retail or at actual cost) the age of covered items applies when determining deprecation value for cash disbursements. Acceptable proof of your actual itemized documentation supporting that the item in question has been repaired or purchased and replaced must be presented to HSC prior to receiving reimbursement. HSC is not liable to match specific features, dimensions, color or brand name. Once HSC provides reimbursement, coverage for that item will be fulfilled for the remainder of the Agreement term. In cases where parts are not readily available, HSC's obligation is limited to cash, in lieu of the repair or replacement, for the cost of the repair or the remainder of limits set forth in Section E for each prospective System and Appliance, whichever is the lower amount. Please note all pre-approved reimbursement of itemized costs or payment back in lieu of repair or replacement are subject to the limitations set forth in Section E for each prospective System and Appliance. 7. HSC is not responsible for payment of any costs in excess of the limitations set forth in Section E for each prospective System and Appliance. 8. HSC reserves the right to replace a covered item rather than repair it. The decision to replace rather than repair items is solely our decision. Should HSC choose to replace an item, the replacement will be the base model that meets all applicable federally-mandated minimal manufacturers’ standards, will perform the same primary function, and will have a capacity comparable with the covered item, when available with domestically assembled units. With respect to appliances, HSC will make reasonable efforts to provide replacement items of similar mechanical capabilities and/or efficiency of the original unit, when available. HSC is not responsible for like-for-like replacement of appliances if the appliance contains any features that do not contribute to the appliance's primary function including, without limitation, TVs or radios in refrigerators. HSC is not liable to provide exact match in dye, lot, type or brand. In the event HSC replaces a stainless steel appliance, HSC will match the product with a comparable stainless steel appliance, if available. When replacing systems or appliances, HSC will not be responsible for the installation of the replacement item or the cost of the construction, modifications, carpentry or transitional work made necessary in order to accommodate the replacement, nor for any costs to upgrade or modify items for any reason. Once a covered system has been replaced, that portion of coverage has been fulfilled for the remainder of the Agreement term. Please note all replacements are subject to the limitations set forth in Section E for each prospective System and Appliance. 9. HSC reserves the right and may require for homes that are sold within twelve months of purchase of an HSC residential services contract, a home inspection report prior to issuing service. For homes that are purchased through a “short sale” or “foreclosure” HSC reserves the right to require a home inspection report prior to issuing service. 10. HSC reserves the right to obtain, at our expense, a second opinion by an authorized service contractor prior to determining eligibility for coverage. 11. All replacements may either be new or factory refurbished and must carry a manufacturer’s warranty in order to qualify as a replacement under the terms of this agreement. Based on what I read in section F, they will replace the unit with a like kind functions. There a zero washes available for $476 dollars that are 4.7 cu. ft. capacity, high efficacy, top load. It addition, their own policy says they will pay the repaid cost. I absolutely do not recommend this company. The things I reference in section E were things the sales person pointed out when selling me the policy. Don't worry, you have a $800 replacement coverage for a washer or dryer, xx amount for a water heater, xx amount for a dishwasher and so on. I was clearly lied to and any very disappointed, Buyer beware. You are not getting what you pay for. ..View less

Terrible customer service. I canceled my 5 year contract in February and a refund was promised many times. The refund was approved in their internal system on March 19th, but despite countless calls and emails since then I have not received the refund.

STAY FAR AWAY FROM THIS COMPANY. I was very quickly pressured into buying the "upgraded" coverage, and have had nothing but problems. Zero resolution for anything I have called about, and worse, a vendor saying they won't work with HSC because HSC won't pay them. The first problem: they denied a claim that by any reasonable standard should have been covered. (I paid extra for pool equipment coverage... the pool pump motor gave out... they denied it because the original home inspection showed a leak in the pool pump that was fixed for reinspection. The leak has nothing to do with the motor! And I specifically had pump coverage.) But that was nothing compared to the awfulness that I'm dealing with now. An A/C problem in the summer in the desert... I have been dealing with HSC on this matter for SEVEN WEEKS, three different vendors, at least a dozen phone calls, and no resolution. Here are key details. And crucially, a vendor saying they won't work with HSC any more. --The first vendor came, diagnosed the problem, and (they said) provided the info to HSC. HSC said the vendor didn't provide it. HSC and the vendor got into a "no-you-didn't-yes-we-did" blame game. After 2 weeks and multiple phone calls from me, HSC blamed the vendor, and sent the request to a second vendor. --Here's where it got even worse, and more suspect. HSC gave me a date for vendor/provider #2. On that date, I got an HSC email that said "your provider will be coming today!" The provider never showed. When I called the provider's number, the person answering me said: *******"We no longer have a partnership with HSC because they stopped paying us. We have never received the info from them about this service call, and you are nowhere to be found in our system."******** --I called HSC, upset, and they promised a third vendor. Who eventually came out. The same scenario as the first vendor repeated: HSC claiming that the vendor never provided the "diagnosis". I have called HSC multiple times, each time the front-line agent apologized, said that they "personally" would be following up and giving me a call back. This does not happen, so I have had to call again and again, hearing the same dismissal every time. I have tried asking for a supervisor; they claim that there's no way to get patched through directly, all they can do is "submit the request for a supervisor callback" and that I'll get a call back in 24 to 48 hours. Do you think that actually happens? Nope. This has been a horrible experience. The two techs that did come out both diagnosed the issue as "the ductwork is bad, you need new ductwork." I have ductwork specifically covered in my policy. This should be straightforward. But HSC has filibustered and keeps dropping it, expecting me to give up and stop calling. If do you call, the mailbox is always full. • “We will call you back today.” (Don’t count on it.) • “We have scheduled a technician to come to your home.” They actually sent notices to me via email, with the time, date, and phone number of the “technician” scheduled to come to my home. When there was a no-show, I called the number listed on the ‘Claim update,’ and the company HSC listed said they had no scheduled appointment at my home and had never heard of HSC. One company said they don’t ever deal with home warranty companies. The worst part is they did this TWICE in a row. Imagine damaging the reputation of legitimate businesses, the angry phone calls these innocent people/businesses must get, all because HSC is a fraudulent sham. When you have had enough and ask to speak to a manager or supervisor, there is NO WAY to escalate an issue. Agents will tell you that is not possible. I have been hung up on for the asking. After almost three months without a working furnace and no resolution, their answer was: “Find your own service person to fix the issue. But you must call us when they are in your home so we can approve the claim. We reserve the right not to approve the claim.” So, I am to find my own service person to fix the issue, and you may or may not pay the claim? So what exactly am I paying for here? Now it has been almost 2 weeks and I can tell that the leak is getting worse. I spoke many times with a rep and they were unable to find me a plumber. I found one and they said they would cover the repair once the plumbers completed the work and submitted a bill. I paid the bill and the extensive damage that was done since the water damaged the wall and was running under the flooring. $30,000 for the repairs and HSC didn’t even cover the plumbers visit. Now it’s Covid, and a year has passed and my washing machine isn’t draining, once again we use the online appointment setting. 3 days and no one has called, I call and get a repair service number, that number is out of service.I call and a supervisor is very kind and arranges a new company. They come in and say I need a new pump and will be back Saturday. Well Friday morning the repair service hasn’t received approval, so I call HSC and after holding and being hung up on a rep calls and says she will call back in 15 minutes after speaking with the person who does approvals. It is now Saturday at about noon pacific time and I have been calling since 6:30 am this morning and no one answers, and the call back is automated and hangs up. They do not answer service call line. There is a call back option but they don’t call back. While on hold on service line it hangs up on you at the 17 minute time frame every time. Very unhappy with service response from this company

Note that they do not respond to emails for questions and the only way to get a response is to file a claim, even if it is just to follow up on a previous conversation. The final straw for me is the issue I am currently dealing with- an appliance broke and it is clear that the broken part is covered (the motor), however they are claiming that it is probably the dial that is broken, which of course, they do not cover. They won't send a technician/repair person out to look at it, and I even agreed to pay for the repair in full if it is determined that the issue is not covered (which is something the contract states that they are supposed to do). They have been giving me the run around for weeks. I'm switching back to American Home Shield. I never had any issues with them, they just cost a little bit more. ..View less
