Important Tips On Buying A Home Warranty In Arizona

Arizona has extreme weather conditions, which can speed up the normal wear and tear of household appliances and systems. Take a look at the data for weather conditions in Arizona for a better understanding:

Average Rainfall Average Sunlight General Climate Conditions Tropical Cyclones
13" (330mm) 300 Days/Per Year
  • Exceptionally Hot And Dry Summers
  • Freezing Winter Nights
June- November

Here are some tips you will need to make an informed decision:

  1. There are various terms and conditions set by the home warranty company related to its coverage. We highly recommend reading the fine print closely, as this can save you from potential issues.
  2. All home warranty plans have a list of covered items and a list of exclusions. Sometimes the excluded item could be some parts of a covered equipment or a whole appliance or system. While it’s easy to find out which appliances are not covered, people generally miss out on finding out which parts of a covered item are excluded from coverage, potentially becoming a conflict with the company. Therefore, it is essential to thoroughly review the list of exclusions to know the full extent of your home warranty coverage.
  3. There are some fraudulent fly-by-night companies offering services in Arizona. Make sure to choose a home warranty that has been around for a while and has an established customer-base.
  4. Read as many reviews as possible about the warranty companies you’ve shortlisted. You’ll see a similar pattern of reviews in terms of both praises and complaints when you notice closely. The reviews will give a detailed insight into the companies' service quality and claim settlement history.
  5. Arizona has hot summers. So, there are chances of wear and tear because the HVAC systems work overtime. Therefore you should search for a home warranty with extensive coverage of home items that requires protection during summer due to overuse.
  6. As a home warranty buyer, you must check with your friends and family about suitable home warranty companies vis-à-vis Arizona’s conditions.

Review Methodology

FAQs

Is It Worth Buying A Home Warranty In Arizona?

If you are a new homeowner, chances are you got a home warranty as a part of the deal from your realtor.
If your home is older than five years, your appliances and systems may already be exhibiting signs of depreciation. Therefore getting a home warranty can protect your finances from impending breakdowns of your appliances and systems.

Which Is The Best Home Warranty Company In Arizona?

Fellow Arizona homeowners positively have reviewed companies like Liberty Home Guard and OneGuard. Giants like American Home Shield, First American Home Warranty, Select Home Warranty, and others also offer their services in the state.
We believe that the coverage requirements differ from one household to the next. So, it is essential to set the right expectations and identify the company that meets your expectations.

Who Regulates Home Warranty Companies In Arizona?

The Arizona Department of Insurance regulates home warranty companies. If a home warranty company is accredited in the state, you can be reasonably sure of its reliability.
On a national scale, the National Home Service Contract Association (NHSCA), a non-profit organization, offers self-regulatory standards to home warranty companies. They lay down a code of ethics that home warranty companies are expected to follow.

Do Home Warranties Cover Air Conditioners?

Yes, most home warranty companies cover air conditioners. They also cover heating systems and ductwork, and some even cover the entire HVAC system.

How Soon Will A Service Technician Be Available To Work On My Claim?

After you submit your service request and it is approved, the company arranges for a repair technician to visit your home.
If it’s a working day, some companies try to arrange a visit on the same day. Most home warranty companies take up to 48 hours to send a technician to your home. The visits are generally scheduled during business hours.

Is Everything Covered Under A Home Warranty?

A typical home warranty coverage includes your home’s major appliances and systems. Even with the most comprehensive plans and the inclusion of optional add-ons, a home warranty is unlikely to cover all the aspects of your home.
There are also specific limitations and exclusions to the covered items of a home warranty. For example, certain parts or components of a broken item may not be eligible for coverage. Some home warranty companies do not cover pre-existing conditions. Breakdowns caused by neglect, lack of maintenance, and misuse are also not covered.
You should read a home warranty service agreement carefully to understand all the details.

I Have Homeowners Insurance. How Is A Home Warranty Different?

Homeowner’s insurance and home warranty are different in the kind of coverage they offer. Homeowner’s insurance covers the structure and personal property of the insured. A home warranty covers the appliances and systems inside a home.
While homeowners insurance protects your house from damages caused by natural disasters, theft, and other unforeseen circumstances, home warranties offer coverage to items that break down due to general wear and tear.
Another difference is that homeowners insurance is required for taking out a mortgage, while a home warranty is optional.
Both homeowners insurance and home warranties help you avoid unexpected expenses for different reasons. Equipping your home with both will protect every part of your home.

Does A Home Warranty Protect The Seller?

Home warranties offer seller coverage to protect your home during its sale. The seller coverage usually lasts for 180 days or till the close of sale and protects the major appliances and systems in the home. It is designed to protect the seller from any expensive repairs during the selling process.
The seller coverage also incentivizes the buyers to purchase the property soon and may increase the home’s market value.

Lowe's Appliance Extended Warranty

Rating starRating starRating starRating starRating star

We bought a washer from Lowes a short while ago along with the 5 yer EPP. Long. long story short: we had it repaired numerous times thru A &* appliance repair (Sears owned). We are now on our fourth repair that is due to be complete August 31, 2022, The Assurant call center in the Philippines has the worst customer service we have ever encountered and the CSR that we have spoken to have given us their names that include Ma**, A**, Ant****, P***, Su***, Lu**, Geo***, and Ja**...funny that these CSR carry names that are not consistent with the Philippine culture, not to mention it has been very difficult to understand them when they speak in English (no disrespect intended). We have heard the same responses from each and everyone of them e.g., your claim will be escalated to a higher department and you will be receiving an email from us in 2-3 business days, which to this day have have never received. Bottom line, they are trained to read of prepared scripts to almost every conceivable complaint and truly do not represent what I believe to be the Lowes corporate culture, but I should know by now that they are out to make their "bottom line". Never again...Home Depot Ive heard has better customer service contractors and providers.

I use the internet practically exclusively as well as texts to communicate with AHS. The company is most responsive this way, and, if you can be patient for some repairs due to parts orders and not being urgent, this company is efficient and will honor its contract. I have found vendors of services professional and AHS ready with alternatives, including offers of resolution one may find expedient and useful. I recommend this Company and patience in understanding whether a particular vendor referred to you is acceptable but AHS is there to help.

I truly appreciate how fast everything was taken care of. I called as my refrigerator was leaking, the repairman came out and stated I needed a plumber to fix a specific part. So I got on line and then requested a plumber. He came out and fixed the problem and also fixed the leak in the line. Therefore I paid both the refrigerator repair company and the plumbing company. This is the result of trying to do it on line .... as i found out I should have spoken to someone and had the plumbing job connected to the job and it would have cost me only 100.00
