A not very usefulpeace of mind warranty. It would be better to save the buyer or seller’s money.
We recently purchased a home warranty on a house and tried to file a claim this week.
The sellers kept the heat on up to the time they didn’t need it in the spring. When we had a home inspection this summer the heat was functioning. Since moving in this fall we noticed a leak near one of our radiators but have not turned on the heat yet.
When we called the number for home warranty, we were that told because we haven’t used the heat it wouldn’t be covered. It is hard to decipher from the exclusions under which conditions they will actually extend coverage.
Please save yourself or the sellers the cost of this coverage. I would not use them again and am in the process of trying to have it canceled. I would rather return the cost of this policy to the seller who purchased the policy than contribute to their profit margin.

Contractors be leery, Due to the economy even good contactors are turning to Warranty Companies to help keep work flow going. This company pays 60-90 days out on the first invoice. Some invoices they forget to pay or only pay half the claim making the contractor enforce property liens on TX home owners for nonpayment. Yes this is unfair to Home Owners because they pay their premiums. After all they are an insurance company and the ultimate responsibility of the payment for duties preformed still falls back on the Home Owner. They will ask for Recalls for Free on other contractors work ethics. Why they take the Home owners money and refuse to pay for work is beyond explanation. We’re all struggling out here why make it any harder?
Home owners be leery, This company will call for 2nd opinion when mechanical failure is evident. Why? They don’t want to pay to have it fixed. The second opinion company’s non coverage is always higher, becaue this warranty company pays them less.
Non Coverage items, is it a scam? Most cases no. Some Home Warranty companies cover non coverage and should. Example, disposal for equipment- washing/ dryer/dish/ AC/ heaters. Materials like oil, lubricants, Freon, recovery of these costs and it is not free to dispose of. This company also orders and buys all their own parts for replacement except for Motors. So if the contractor is telling you he is waiting on the Warranty company please believe them, it would be quicker and more cost efficient if the contractor could supply the equipment but, under contract they cannot.
Also, who wants to be greeted by someone who acts like you are wasting their time by calling in a claim? Why should you hold up to 45 minutes for a claim status? What happen to customer service?
There are good warranty companies and some new ones located in Texas that truly know the Texas Weather, Do your home work. Save money and don’t always blame the contractor. Would you want to do his job, could you do his job?
Be safe always use a contractor not your neighbors brothers uncle who knows a little and whom you might save an extra 50 bucks. If your house burnt as a result of the neighbors uncles brother, who has deeper pockets the contractor with insurance or the bubba? Good luck if you stay with this company.
This is a scam. We called about a broken washing machine, but they claimed the motor takes longer to break than we had the policy, and therefore it is a pre-existing condition.
They are totally worthless.
The Vendor exceeded my expectations. William, the technician was very professional and knowledgeable. If I needed a/c service again, I would use HWA’s Vendor.
Our A/C was not working. It took 3 contractors and 2 weeks They does not know how to work on the type of unit we have -”a carrier” HWA made up all sorts of excuses so they would not have to fix it. We had to pay for the repairs out of pocket. Their contractors are individually owned company, the owner is the technician. Finally HWA said because we replaced the battery in the termostat it voids our contract with them, which is nowhere written in our contract. I am wondering if company is a scam…
This warranty is worthless. Buyers dont let sellers suck you into the false security of a home warranty through this company. It is better to get the extra thousand off of the sale price.
We got the best “coverage” possible but for each of the claims we made, we received every excuse for NOT covering the appliance.
I would NEVER waste my time or money again.
I have not had to use the home warranty company often since i got them 2 years ago but the three times that i have, i have not been pleased. The worst experience was with my a/c unit. They sent the a/c company out four times to my home all for the same problem, which is an inconvenience…each time i honestly beleive it was to try to avoid fixing the problem. There was a leak in my system and they said it was due to lack of maintenance…i had only been in my home for 2 years, so the lack of maintenance, which i do not believe is that case, would not have been due to my fault. I personally was not pleased with any aspects of this company and have cancelled my policy with them. I have had positive experiences with another home warranty company and will go back to them or search for a new provider who will do what i paid them to do.
I would have to rate this Co as the worst I’ve ever dealt with. After reading these reviews about BBB rating NT which is an F I’m so mad at myself for not looking into this. I’ve filed a complaint with the BBB and plan on filing suit against them for breach on contract. In our contract it states that in an emergency they would send someone out. An emergency is classified as being 104 degrees or higher outside and on Sunday when we had our AC break it was 104 by 11 A.M. and reached 110. They didn’t get a tech to our home until Monday after 6pm and then he informed us he couldn’t get the part and get it fixed until Wed late afternoon or early evening. So therefore we’ve been staying in a hotel for what will be 3 mights at $70 a night, have a missed day of work and pay on top of the deductible we have to pay out to HWA. So add all those charges up and we’re not at about $500 out of pocket. I couldn’t have had a tech out on Sunday to fix this problem out of pocket for $300, so in my eyes whats the point of having this Co handle anything for me. They offered to pay a buy out today, 2 days in to my issues after 5 calls for the cost or the repairs but I would have come out of pocket anyway and then wouldn’t get my money back for 2 to 3 weeks. I wouldn’t recommend anyone using their service as they are cheap on their pay outs and cheap in paying there contractors. From what I’m told that’s the reason you get terrible slow service. For all of you out there that are mad and wish someone would file suit against HWA, we are going to do it. I feel like they don’t care and as long as they get their money who cares about the customer. That’s bad business and someone had to take action against them.
Our garage door would not open and we were trapped and unable to get to work. The tech got it working and we were able to get to work although it was late but understandable.
This is the worse company ever. What they say they will do and what they ACTUALLY do are two different things. I have had a repairman out here FOUR times to fix an air conditioner that simply doesn’t work. They baby it along with more freon but don’t fix the leak (they said they can’t find it.) Finally when the entire thing froze up they agreed to put in a new condenser IF I would wait until Monday – this is Thursday and this is Dallas with 100 degree heat. The reason I had to wait until Monday? Their purchasing department took the day off. Totally and completely useless. Not only that, but it seems as if they should be held to following through on what they say they will do when an unsuspecting buyer thinks they are doing something that will protect them. Not from this company, what you need is protection FROM this company and the seller who purchase the warranty should ask for their money back. They would do well to replace those snotty customer “service” people also.
Nickle & dime you as much as possible. Couldn’t get a technician out til after the weekend when we needed help as soon as possible. Took the tech more than a week to get the parts and get back to replace it. Customer service people are idiots reading from a script and not listening to you…. don’t use them. And if you do read every little excerpt, like they’ll cover your ice maker and refrigerator, but not the water line or water valve…. this is what they do….
BE CAREFUL WITH HWA!!!!
I have just found out that HWA has a deal with the contractors. They will send contractors to repair the item in such a way so that it will break again. This helps HWA keep the customers coming back over and over again for repairs. They do not have any guarantee except one month. if you have the same issue, you will have to pay the deductible all over again. this is how HWA makes money from customers. if you want to discuss about this with me, you all contact me directly at 7038519388.
This is the worst company ever, full of excuses and BULL. They never fixed my dishwasher or my Trash Compactor. Please be advised to be very carefull with this company.
Buying your first home? Choose another warranty company other than HWA! AWEFUL! My realtor and attorney managed to provide me with a home warranty through HWA that seems to cover nothing! I purchased my home in May and at a time when the AC was not needed. After some hot months of July and August, I turned on my AC to find it leaking through my upstairs freshly painted ceiling. After contacting HWA, they send a repair service from over 70 miles away and one of which was upset about traveling the distance. Not only that, the service company came at 1pm when they were do to arrive between 4 & 9pm. My babysitter did not know the issues yet the guy wanted to service the equipment anyway. The results were clogged drain lines and a possible faulty compressor. Their advice was to hire a company to clear the lines and if the problem persisted, call back. I did all of that at my expense with the issue still happening. I called back for more service to be declined from HWA due to some line of “we do not cover from lack of maintenance.” What about the faulty compressor?? They declined any further service to be performed and they would not cover anything. Somebody remind me of why I have this warranty? I thought it was the right thing to do and buy one to find out I wasted my $500 and achieved a stress level higher than I ever have experienced just dealing with these rude business people over the phone. Keep in mind, the compressor is faulty and not working properly and should be covered. Please know going into the home, you supposedly are responsible for previous owners maintenance of equipment covered by the biggest scam in the country of a home warranty. My realtor and attorney are now involved. I agree with others comments about a lawsuit, count me in!! People, realize that a rating of 2 out of 5 is not good, go elsewhere! I heard American Home shield is good with reputable people and covered services.
Great communication. The tech even called to tell me he was running a little late. He was very knowledgeable. We will use this company again.
I worked with Kim McDonald and my experience with her was excellent. She is kind, considerate and quite efficient. She made the process easy.
The ladies at the call center were always friendly although wait times averaged 15 minutes. They did repair about half the claims we attempted to make. Toilet was phantom flushing and they would not fix it because it would not phantom flush during the 10 minutes the plumber was standing there, even though I could tell them exactly where it was leaking. Tried 3 different times. Would not repair leaking hose bib because it was outside, even though on the same slab. AC guy was here fixing ac and they would not allow him to repair toilet even though he was licensed in both unless I paid another deductible. Would not repair clogged washing machine drain sewer lines because the clog wasn’t in the slab.
Obviously, home warranties can help in some scenarios but it didn’t save us hardly any $$.
Saikat, No home warranty company covers pre-existing conditions, however, HWA does have the OrangePlus Option which does cover pre-existing conditions. Check to see if your agent ordered the OrangePlus for you.
We got the HWA through our agent. Just after 5 days from moving in, the AC unit started dripping water. It was one of the first 100F days in Chicago land. We called HWA and their contractor came the next day. The contractor guys were quite professional and they found out that the coils inside were rusting and there was a crack. When they said this to HWA they asked for our INSPECTION report. Now when the inspection was done it was 65F outside and it was not possible to test the AC. Also, we used the AC in milder conditions in 1 wk that we spent in this new house and did not have any problems. It was only after running it for a long time in a really hot weather that it did break. However, HWA is now claiming that this is a pre existing condition and they are not going to cover it. So it looks like that if you are buying a house in Chicago land in cold or milder temp.s (which is almost ~7 mo) then you will be out of luck of getting any coverages for an old AC that your new home may come with.
The experience with HWA was positive. The company suggested did not contact me, I contacted them. Once I contacted them, they were courteous and came out quickly. They had to order parts and did not get back to me on the status of the parts. I felt confident in the work being done on my appliances but the vendor could use some refinement on keeping the customer informed.
I have had this company for 4 years. The customer service has been excellent and service timeliness very good. This year my A/C went out and it has taken them over three weeks and two techs and it still isn’t fixed. The techs have both told them the outside unit needs to be replaced but they are just playing part games to try and save a 23 year old AC unit. The first tech told them that even when he got it running the pressures were still not right so he could not get the unit running properly. The unit needed replacing. Instead of listening they sent another tech out who told them the same thing. They are sending a relay out. The first 4 times I used them I was happy with the service but this time when it is one of the items they boast about it has been very poor.
I liked the fact that their technician was personable and gave me suggestions on keeping my AC happy and how possible options for minimizing heat/cooling losses.
The plumber who came to my home was outstanding – professional, respectful, helpful, service-oriented, competent and efficient. I have nothing but the highest marks for the company and the individual who performed the services. Thank you.
I took advantage of Home Warranty of America’s free listing coverage when my house was on the market last month. My Refrigerator was making a very loud noise. My Realtor suggested that I call HWA since I was already covered. To my surprise, the customer service staff was very friendly and experienced. The Vendor was at my house the same day and was able to fix the problem! I’m extremely happy and very surprised about HWA! I would recommend this product.
