| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

This company seems very shady to me. I have had 2 appliances this year that have gone out and both times a second repair visit was needed to actually fix the problem. In both cases the first service person did a minimal “fix” that appeared to be fine at the time, but turned out to not really be the fix at all. Both cases took over 30 days to recognize, and guess what — after 30 days you go back to square one again. New $55 service fee, new problem, etc. Don’t bother calling; no one has any empowerment to help you (although it doesnt seem like they want to anyway)and everything must go to the “service manager”. From a customer service standpoint, just look at how they respond to unfavorable reviews. Sure sounds like the customer is NEVER right when it comes to Blue Ribbon.
My family and I bought a house this summer and it had a few issues that the sellers could not afford to fix for us so my realtor recommended that we purchase a warranty from Blue Ribbon. A few months later our hot water heater broke but because it was not in good working condition when we bought the house, and therefore wasn’t covered by the warranty. The Manager, John Oldani, and his crew went above and beyond what anyone would to do to help us. It was Thanksgiving weekend, we had no money and no way to purchase a hot water heater and without John’s and Blue Ribbon Home Warranty’s help, we would still be without hot water. In a world with so many people that just don’t care about others, these people cared enough to help my family tremendously and I would highly recommend a Blue Ribbon Home Warranty to anyone. Thank you John for everything you did to help……
Buyer Beware this company is horrible. They are expensive and they do not cover allot of items. If it is a high dollar item they will only pay a percent. They didn’t cover a part on the water heater they don’t cover the broken panel of garage doors. They do not cover allot of your home. If your water heater goes you expect them only to pay 20% of it. Please do use or give this company any of your money. We have only lived in our house for 2 weeks and found out they charge service fees and will not fix anything. Do Not Use This Company!!!
I have had Blue Ribbon Home Warrenty for about 5 years now and it seams that everytime i have a problem and I call upon Blue Ribbon Home Warrenty for there help they never let me down. Yesterday I came home to a flooded garage from a leaking water heater. I called Blue Ribbon and they sent out a local plumber the next day ato service it. After reviewing the water heater it was best to replace it. The plumber called BRHW to get approval to install a new heater. BRHW did not hesitate and the new heater was installed. I now have hot water again and no out of pocket costs. With service like this I will never let my contract expire. Thanks Blue Ribbon.
I had two service contractors come out today as scheduled. One was Wayne of Dependable Appliance and the other was Tom of SCC Electric. They were both very professional and expediant in their jobs. I have also had to have some plumbing repairs and it has always been Jaimie that came to do the work, I believe he works for Colorado Springs Plumbing, and he has always done an excellent job. I prefer to have the same guy come out as this allows a knowledgeable relation to be had allowing me to have trust in them and not feel like I am being taken advantage of. This is my second year in using Blue Ribbon (I will renew) and so far everything has been great with them and the contractors the have sent out to my house to do the repairs. To me, I do not feel as I am being taken advantage of by Blue Ribbon or the contractors. Also, in speaking with these contractors, they spoke highly of Blue ribbon and in dealing with them, so that also made me feel better in spending my money with them for the home warranty.
I am a very happy customer of Blue Ribbon Home Warranty. Called them about a leak in a pipe at my water heater and they had service at my house to fix the problem in a very fast and timely manner. They are always very courteous to me when I call and always make sure that they have the problem corrected as fast as possible. Tim and his department have always handled every call like I was the only customer they had and always make sure everything is complete. I am so glad I have the warranty. THANKS GUYS!!!!
Rob Ladewig quoted the parts of the warranty that suited his purpose. They had the Basic Plan without washer & dryer. Plumbing coverage states:…”Dedicated Plumbing associated with excluded items is also excluded.” Letters were sent out at closing offering to upgrade to a Gold Plan within the first 30 days of coverage. Gold Plan coverage would have covered the leak. They didn’t take advantage of the upgrade. I called the Plumber to verify the fitting that was leaking was an elbow that ran horizontally over to the Washer hookups. That line was dedicated to the Washer which was excluded from coverage. Rob said he could understand the drainline being excluded or the dryer vent but not the waterline. They are all dedicated to excluded items. What is the difference? Waterline, drainline, vent. He understood 2 out of 3. He still got a quality job done at a bargain price from a quality contractor, one of Blue Ribbon’s. He could have paid four times as much or more by going through the phone book. The plumber verified the leak was on a line dedicated to the washing machine after leaving the main waterline. Basic Plans are basic coverage and don’t cover everything. You really do get what you pay for. Sorry.
If you are planning on using Blue Ribbon Home Warranty READ THIS FIRST.I We bought a house in Colorado Springs that came with a Blue Ribbon Home Warranty. On Fri Jan 7 late in the afternoon, I call them to report that I had water leaking into the light fixture in the Kitchen. I told them that it had been leaking for several days and that I stopped using the upstairs bathroom and washing machine to see if that was the problem. It was still leaking and I needed help. They sent a plumber out on Mon, cut a hole in light fixture box and indicated it indeed was a pipe. On tues a plumber came back out and cut a hole in the wall behind the washer and dryer. They found that the copper water supply pipe had a bad joint and was leaking. They fixed it but said the policy didn’t cover it and that we would have to pay for the repairs. We did, but when I got home from work, I call and talked to Blue Ribbon and quoted from the warranty ” Leaks or breaks in water, waste, vent or gas lines, angle stops, risers, gate valves, shower and tub valves, toilet mechanisms, wax ring seal….” I asked how the leaking copper pipe could not be covered? The tech I talked to indicated that it was the pipe that goes to the washing machine and isn’t covered. I said how could that be, it is the same pipe that comes in from the basement, goes up to the second floor, hits a tee goes less than eight inches one way to feed the bath tub and less than eight inches the other way to feed the washing machine faucet. She told me that since the washer and dryer were not covered under the basic plan that dedicated plumbing wasn’t covered either. Finally after speaking to a supervisor and explaining that based on their logic, if I had a leak in the pipe in the basement, it could be considered dedicated plumbing to the washer also since there are no shut off valves or any thing else between the water supply and the washer faucet. I just said this interpretation of the wording in the warranty just doesn’t pass the common sense test — it is a water leak! At that point, the supervisor actually said to me and I quote “if you didn’t have a washer hook up you wouldn’t have had the leak” At that point I knew this was going no where and any business that used that type of logic to avoid their responsibilities wasn’t one I would do business with. If you go with them don’t just read the words and think you understand the coverage, do your “want if’s” and call a lawyer to be sure. I won’t do business with them again even if I have another issue that I think is covered — it just isn’t worth the hassle. I would be happy to discuss our experience with anyone who might have questions.
I’ve reviewed our records and we don’t have a Bill Jarvis in Parker, or anywhere else for that matter. However, I believe Bill Jarvis is Really Jason D. Everything matches. He told us he was looking for a warranty for his Mother in Castle Rock(Near Parker). He used her CC to pay the $75 for the pre-inspection. They had a double oven he wasn’t happy hearing wouldn’t be covered without additional premium. He lived in Nevada and had a 702 area code. The $75 paid the first 3 months of coverage for the warranty….that’s how it works but he didn’t realize it. When the monthly billing arrived in October, Jason, aka,Bill went ballistic and accused us of stealing his money. He reported us to the BBB in Denver and the case is closed because we had already met all his demands. We chalked it up to a misunderstanding. Our Account Rep he contacted was floored when she learned what had happened. He called us originally. Then he said he was never interested in a warranty in the first place. So why did he tell us he found us on this site? They didn’t purchase so, in my opinion, this review shouldn’t even be here. They aren’t and according to Bill, aka, Jason, never did activate the warranty so they never were customers! He didn’t even need to use the alias!
We had to push to get any response from this company when we issued are questions about establishing a service. Usually there was a few day pause between the time we submitted out questions and we received a response. The company was quick to charge $75 for an “inspector” to survey the house. After the brief “inspector” visit we didn’t hear anything from the company. We asked how much the service would be if we selected to activate the coverage. We learned that additions such as “$90 to add the double wall oven” made the insurance overpriced and less complete coverage compared to other companies, like National Home Warranty, in Nevada. This Blue Ribbon Warranty provided a fraction of the coverage offered by other companies. We selected not to activate coverage. That means the brief “inspector” visit was a $75 waste of money.
I called Jackie about needing a repair on a Central Air Unit. We are having very hot days and I am sure the repair staff is very busy with air conditioning calls. Scott called promptly and scheduled Nick to do the repair. Nick showed up after already working a full day just to be able to get my Air unit up and running before the 95 degree heat the next day. Nick had it diagnosed, showed me the problem, informed me of the repair that it would need and had it fixed within an hour. Thank you guys so much for the fast and courteous service. I will continue to be a customer for many years to come.
I have had my Blue Ribbon warranty since I purchased my 1950’s style home in November 1994.I didn’t need any service in the first couple of years, and due to job change, considered letting the contract lapse. My better judgement told me to maintain the warranty.Over the last 15 or so months, I have needed to call Blue Ribbon for a dishwasher repair, a furnace repair, a drain problem, a refridgerator repair, and, on Monday, a major drain backup in my kitchen. (Due to job furlough, it would have been very difficult to come up with the cash to pay a plumber out of pocket.) I keep thinking that they’re going to say, “You again?”, but instead, I get the same quality service everytime I need them.On EVERY single occassion, I have had a qualified service professional take care of the problem ON THE SAME DAY! Two of the service reps have told me that they like doing work for Blue Ribbon, because they are authorized to go ahead and take care of routing problems, while other companies require them to call and get authorization once they determine what the problem is.The warranty is particularly valuable to me as a single, female homeowner. I only know my drain is clogged, from there, I could be told anything and wouldn’t have the knowledge to know if the information was dependible or not. With the service from Blue Ribbon, I know that they will take care of what needs to be done, without my needing to determine who is honest and who isn’t. +1
John & Steven put us in a tough spot. Late payments began in 2008. When they renewed in 2009, they had to catch up 2 months to complete that contract. They renewed in July and immediately began the contract without payment for 3 months. They caught up September 30th for the 3 months and then no payments again for 3 months nor any correspondence from them regarding their circumstances. The end of January the caught up through December but were still 1 month behind. They actually had 4 months payments due on the day they called. Contractually, we could have ended the contract and not renewed July of 2009. We took a chance and their record became worse. We sent monthly Past Due statements and the contract they signed has the cancellation clause in it notifying them what will happen if they are 60 days late. It goes to collections. We didn’t do that yet. To date, they are still 120 days late and counting. Sorry guys. It is Jackie’s call and she was lenient for almost 2 years. jfo
We have been with Blue Ribbon since May of 2007 and have not had any issues until now with this company. We have had to utilize the home warranty and a couple occasions and they were very efficient in getting our service completed.
Now the issue and the first time we have had poor customer service and an unwillingness to work with the customer. I’m sure, just like everyone else suffering from the recession, were not making payments on time for the last year and yesterday made a phone call and received an amount that would bring the account current that we had planned on paying today and also planned on going onto auto pay as we are now in a better situation that allows us to make sure that payments would not be rejected. Upon calling today, we found out that we can no longer make the payment given to us yesterday as they have decided to cancel our policy and now the only way to reinstate the policy is to start with a brand new one and payment would have to be made in full from now on and they weren’t willing to do the auto pay we had wanted to finally start. We admit that we were 3 months behind at this time around on our payment plus we needed to pay this month but we did not even receive a cancellation notice and were trying to make things right again. When questioning Jackie about that, we were told by that we were obviously not viewing our bills so they didn’t see it necessary to send a cancellation notice and did so even though we just called yesterday to catch it up and that they weren’t willing to go on an auto pay plan because we have been late on our payments.
Although we would like to stay with Blue Ribbon and continue to recommend them to our friends and family, we are now in a position where we have no choice but to locate a new company for our warranty since the ONLY option was to start a brand new policy (co-pay needed for the first year) and pay in full (which we cannot do at this time.
Have used these guys since I bought the house in 2000. Have continued to use even after we moved out and decided to keep as a rental property. Although there were a couple of times I was unsure of what they covered, if they indeed didn’t cover it, they explained why, showed me where on the contract it stated such, and helped me get the fixes I needed (on my dime though). can’t complain when the contract I signed says so… I REALLY like these guys…
My wife and I recently purchased a home in Heritage West. The selling agent had purchased a home warranty as part of the listing, and we have found Blue Ribbon to be exceptional in every sense.
Within seven days of purchasing the home, the furnace went out and I couldn’t get it re-lit. I called Blue Ribbon and they had a service tech out immediately. It turns out that the burner set was incorrect for the furnace model, creating a serious safety issue. Blue Ribbon contributed $1100 towards the purchase of a new furnace. I couldn’t have been happier.
Within three days of that occurrence, the Sub Zero refrigerator quit working. They ended up putting in a new compressor to the tune of $700.
Then the Kitchen Aid dishwasher broke, and at the same time, the clothes washer quit draining. Again, Blue Ribbon came to the rescue.
Most recently the Kitchen Aid in-wall microwave/convection oven had a problem. They had a tech out immediately, and the magnetron was replaced.
All of these events happened within 5 months of purchasing the house, and Blue Ribbon never batted an eye, they just delivered everything they said they would and more!
I am normally a self-insurer, but our experience with Blue Ribbon has sold me on the value of their product. Thanks Blue Ribbon!
They get the repair done fast and efficient. They’ll find the repair company that can be there fast! We’ve been with BR for three years.
I just want to get the word out about how fantastic Blue Ribbon is! I’ve been using them for 6 years now and have always received the best service possible. Timely, accurate, friendly – everything a reputable company should be. I highly recommend this company to everyone I know!! It’s wonderful peace of mind to know that they are behind me all the way. Thank you so much!!!!
Awesome LOCAL company. I have another warranty through AHS for my California home and it is a night and day difference. Blue ribbon actually performs as promised! In the past year, I have had them out to work on 2 furnaces, a garbage disposal, a pipe leak and a water heater. All work was performed by clean, friendly local people. This is a must have if you live in Colorado! Now, if I could just find the same thing in CA I would be a happy camper!

My Blue Ribbon Home warranty is the best investment I made when I purchased this home, and I recommend it to everyone who is planning to buy a house.
I spoke with GM of Pueblo. Her initial call was on a brand new furnace installed right before she closed on the property. It was under manufacturer’s warranty. That is why she was directed to contact the installer, to preserve the manufacturer’s warranty. Our coverage excludes appliances currently under a manufacturer’s warranty. The second call was for maintenance on the new furnace. None was needed at that time. I sent our our contractor on our dime. I waived her copay. After all was said and done and I explained how the maintenance plan worked. I agreed with her that she didn’t need that additional coverage and I refunded her premium for the maintenance plan. I asked her to reconsider her harsh rating as, the main reason she was upset, was that she didn’t know she would have a copay for each service and declined coverage based on the copay amount. This is resolved with the customer, but her harsh rating remains and in our opinion is unfounded. jfo
Wondering why I purchased this. They don’t have a reputable service agent in Pueblo, CO. I have called twice and they have been unable to assist me with my concerns and service issues.
“We also protect your property for 14 months plus will do an inspection on your mechanical system and appliances to make sure there in good working order.” Of course IF they can get someone out there.
This is a GREAT company. Anytime I have a problem with anything in my house they are quick and responsive and polite and very knowledgeable. In a rating of 0 to 10, I would give this company (and employees) a 12.5 (at the minimum). I have had the Excel warranty plan and Blue Ribbon beats them like a racing horse running against a dead mule…. Again a GREAT organization from top to bottom. Mark Tabacheck
