The manufacturer of the water heater informed us that it must have been improperly installed and that it would eventually have serious ramifications for the house. RWS stated they have nothing to do with it because of the improper installation and would be of no help. So this is a review against home warranties and how worthless they are, as well as RWS for "providing security against home issues" yet finding their loop holes from having to help in anyway. We have had some HVAC and plumbing issues over the past couple of years and we’re just glad that we have a policy with RWS. They have a wide selection of professional contractors who always do a satisfactory job for us. Good thing our trusted realtor recommended RWS.

I have two claims outstanding, one for a plumbing repair since June 2020 almost 10 months, and one for a heating system replacement since November 2020 over six month. They have not resolved either claim and will not respond to phone or e-mail inquiries although I am contacting them weekly for status. I called RWS about my microwave which wasn’t powering on. They responded within the day and said that a technician would drop by our home the following day. The tech came as scheduled and replaced a broker part. I’m just glad that they were quick to respond and got the repair done in a day.

Please stay aware from this company and save your money. I have filed a repair order for my doorbell, and it's been a year now and it was still not fixed. They took their time to send their repairman and he wasn't able to fix it. He just gave me lame excuses that I don't understand, and I know for a fact that he was just making those up. Quick and good service. They sent out a technician the following day after I called about my bad water heater. The repairman quickly identified a defective part and called it in. The replacement was approved, and my water heater is fixed the same day. Great work, thanks!

I have made 2 claims within the first week of moving into our home. The first claim was related to heat pump problems. I was told that RWS had no contractors available in our area and that we needed to find our own contractor for repair. The second claim, our master bathroom toilet flapper disintegrated causing the toilet to overflow and run into our master bedroom. We were again told to find our own contractor because they didn't have anyone available in our area. After a 2 week wait, we were told that the deductible didn't exceed the total amount that the plumber charged us and the charge from Serve Pro for water mitigation was not covered under the warranty. A lot of customers regardless of any home warranty company they choose, may not know that usually water damage to carpet is something not covered under the home warranty because it is considered an insurable event through your homeowner's insurance. I learned this the hard way unfortunately. This is the first home warranty I have ever purchased so I did not know that. Going back to the first claim, the problem with the heat pump was that the outside unit had a bad defrost control board. After searching the internet, I found the correct replacement part at a cost of $125.00. Being generous at 8% markup that a HVAC contractor would charge me for the price of the part plus an hour minimum labor charge I would have had to pay a total of $325 ($225+$100 labor). Again, this is a very generous estimate. Most contractors would have charged more. That would have me paying out of pocket $325 and waiting for reimbursement from RWS. I will add, I am HVAC certified but lack a business license. I worked in the HVAC field for 10 years before changing careers. I would not suggest anyone who doesn't have the experience to repair their own HVAC equipment. I did, however, and saved at least $200 by doing so. Now the second claim. I could have easily drove 15 miles down the road to our local Home Depot or Lowe's and bought a $20 dollar toilet repair kit and fixed our leaking toilet. Instead, I paid a plumber $120 to replace a $5 flapper because I was told by RWS to find our own contractor to do the work. Remember, you have to have a certified and licensed contractor for any repairs to be covered. So, of course you can't do it yourself and get reimbursed by any of the home warranty companies. After filing 2 different claims with the same response of "You need to find your own contractor" My wife and I decided that this particular Home Warranty Company was not for us. We requested on March 6, 2021 to cancel the policy and refund our money back to us so that we can find a different company that actually has contractors who service our area. Today is March 15th, and after 3 different attempts to cancel our policy, we have been told over and over again that they will have to have a supervisor call us back to discuss cancellation. I called again this morning and it sounded like the lady just put me on hold 3 different times to pretend like she was trying to get a hold of someone. Her response was that either no one was in office or they were busy talking to a different customer. I was unable to leave a voicemail. I was pretty much told "Maybe after the 3rd time calling, they'll go ahead and process your cancellation." Apparently they do notate how many times you actually call in. I would leave no stars if possible. My experience with this company is that bad. Also, being that I have worked in the HVAC field in the past, I have dealt with home warranty companies before at least in the HVAC field. I find it hard to believe that out of at least 20 different HVAC companies that are local to my area, there were none available at that time to do the repairs. I would assume the same for plumbing. Either way, Ill be choosing a different Home Warranty Company that actually services my area. ..View less

The technicians are very professional and polite. They came here on time and immediately worked on our dryer. Got it fixed the same day after replacing a part. Called the claims department and said everything was okay after paying the deductible. Very efficient services.

I needed to fix my hottub, and since it is an old model, there is only 1 part on the market, which is a combined heater and control pack. Instead of covering both parts, they refused, only covering 1 part, even though it can't function independently, and I waited 5+ months for a resolution.

This company has not upheld their end of the contract. Most of the time it has takens them weeks & months to find a contractor to make the repairs. They have sent plumbers to my home twice, the repairs seem to have worked temporarily but I still have the same leaks I had before they came. I have multiple claims in & yet nothing has been repaired. My advice is to keep your money & find another company to do business with. When contractors do show up, you have to pay $75, if there's more than one problem but the same kind you are charged $75 for each. For example, if you have a leak & a stopped up toilet it's $75 for each. This is a ripoff, why can't the plumber fix both problems while he's there & you pay one service fee? I spoke with one of their claim representatives and reported that my I was having problems with my dishwasher. They immediately dispatched a technician the following day and he came back and reported that a part needed replacement. Paid the deductible and got reimbursed after a week. Good services.

I am very satisfied how Residential quickly resolved my issue. It was my first time to make a claim and was very apprehensive if they would make good on their warranty service. They sent a technician to check my refrigerator and he said that a part had to be replaced. He called it in and immediately installed the part. Great customer service – thank you!

These ***** have been processing my claim for over four months. SCAM!!!!!!!!!!!!!!!!!!! Now they wont even answer the phone and will not advise if they will ever process my claim for $175 that was submitted over four months ago.

Spot on service on my first claim. Glad I chose RWS. Claims rep was friendly, took all my info and waiting time was not long. They had my washing machine repaired in no time. Without it I would be spending a lot of money. Would definitely recommend them. Keep up the good work!

RWS is now saying that they won't cover the replacement of the water heater even though on the "Contract Details" page of their warranty booklet it states "Water Heater(s) $1000.00: Water heater repair work & replacement (covers the replacement cost of most water heaters." This company is a scam!!!! It's near impossible to get anyone on the phone when you call. Also, they don't honor their contract. I'm seeking legal recourse and am waiting for someone to call me back from the company so that I can terminate my warranty and have a prorated amount refunded back to me for the remainder duration of the warranty.
