Purchased the additional coverage for my saltwater pool at a $355 dollar mark up only to be let down when a pump on my pool failed. Of course it was listed as an excluded item and not covered. I should have known better. The list of covered items is twice as short as those not included. Disappointed!

As a licensed real estate professional I advise you to NEVER sign up with this worthless company. They offer deals but their payout for claims is an ungodly, tedious process and when they finally decide to pay they give reason after reason why your claim is almost worthless. I would never advise my clients to use this horrible excuse for a warranty company!

A 90 day policy for RWS came with my home inspection. I chose to take advantage of the 18-month policy. What a mistake. My refrigerator was leaking during the 90 day window, and RWS did send a repairman promptly for a $99 service fee. However, a few months later when I called because my refrigerator was not working at all, I was left hanging with no communication from RWS whatsoever for five days, at which point I followed up on my service request with a phone call. I was told that they had not been able to locate a technician to work on my refrigerator and that I should find someone on my own and submit the claim for reimbursement. This is exactly what I did. That was in April, and I was told that I would receive my check within about 30 days. 30 days came and went. Soon it was June, and I sent an email inquiring about how much longer my reimbursement would take. I was told it was being reviewed and would be decided imminently. That was a lie. Then came July, August, and finally September. After repeated inquiries, five months after paying for my refrigerator repair I filed a complaint with the ****** ******** ******, which is the only reason I have a check in my hand right now. However, the check is for about $120 - not the $240 I should have received for the repair minus the $99 service fee, even though they FORCED me to hire an outside contractor on my own. Started out very well with initial problem, 4 days later A/C went out totally. Initial problem was handled in a timely efficient manner, This time seems the support a RWS went to alter ego of screw the customer. A/C has been out for 5 days, each day I call the answer I receive is the quote to repair is still in review status. 90+ degrees with humidity in the 80% range and it is still in review.

But they never resolved the issue. It is April 14th today. The weather has gone over 95 degrees and 35 degrees at different days. We have not had a properly functioning unit for over a month. I will make sure I write this true story and bad experience on every single review website I can find. The agent we talked to last told my husband that they would try to find a new contractor and told him it was hard to find someone. THIS IS NOT A CUSTOMER'S PROBLEM WHEN THEY CAN'T FIND SOMEONE TO DO THE JOB!! Absolutely terrible service. I didn't pick this home warranty, as a 1yr warranty came with the house I bought. Everything was fine until 2 weeks ago when my husband and I discovered the digital display on the oven/range wasn't displaying and wouldn't turn the oven on. It beeped when we pushed a button, but that's it. So I made a claim. They wanted the home inspection report (something I've never had to give my other home warranties in the past), which I provided. In the meantime they had told my husband on the phone a technician would be in contact. A technician never called. Later he received an email saying the range was "deferred" because the home inspection said the oven was 15° hotter than the [working] display at the time. My husband replied back asking how that had anything to do with the display no longer working and the oven not able to turn on. No reply for 10 days. Not having an oven has been a huge inconvenience for us, especially since I'm pregnant. He reached out to them again today and again all they responded back with was the range was "deferred" due to the temperature difference from the inspection last April. I'll be terminating business with this company. They've wasted our time when we could've hired a local repairman and had this issues solved within days rather than being lied to about a technician and a really lame excuse to pin as a pre-existing condition when the display clearly worked during the inspection. ..View less

The company "Residential Warranty Services" does not deserve even one star. I picked RWS as my appliances warranty company when I purchased my condo in Arlington, TX. The seller paid $510 for a one-year policy. When the time came to call them and ask to fix the fridge they did not show up, even after several phone calls made by my Property Manager. They claimed, "they were trying to find someone". After I emailed them a complaint, they emailed back with a long list of questions that I should ask an optional contractor. It was very clear that they would not come to fix the fridge, and they'd do their best to make this case into a bureaucratic long event. When I asked to cancel the policy they said they'd send a partial credit to my Title company (as if I were able to know if this Title company really received the check, and as if I had all the time in the world to chase this Title company). And besides- Why a partial credit? I was covered from October 2019 to January 2020 but never received any service! This whole refund (IF IT EVEN sent out, which I completely doubt) means that the seller would get a part of what he had paid for, not the whole sum; I would not get a penny back and on the top of it end up with no warranty, and RWS get paid some money for doing nothing and rip off customers. My conclusion: Do not purchase any warranty policy, to begin with, but go with your own repairmen. Unless you have known a company for many years and they have earned your trust, there is no need at all to buy a policy. And btw- from my experience as a homeowner, most appliances warranty companies never deliver, and definitely you cannot trust Residential Warranty Services to do their job! ..View less

Of course the failure of one part of the hvac system can and will damage another part when it fails. They take it to the extreme that “they won’t cover damage incurred by failures covered parts parts.” For example... it a toilet fails... they will fix the toilet but not the ceiling underneath. That makes sense. The curling is not and never was a potentially covered item. However, if your compressor fails and by extension, that repeat let blows the HVAC circuit, and therefore the hvac system, how can you honestly I will pay for just the compressor and nothing else that isn’t working with the system (which is covered). Every aspect of the hvac is covered in the book. They simply denied a claim except for cheap knock off part. Buyer Beware. ..View less

Our AC coil is leaking and now suddenly they want me to pay another $400 out of pocket plus my $99 deductible to fix it. Why have a warranty? Well, the next day or so, the plumbing manager and his head foreman came to my house and gave me a $2600 estimate to fix the problem. Well, I called RWS and had to supply them with the quote and they said they would get back to me. I preceded to call every 2 to 3 days, and was told several things, (they couldn't reach the plumbers, or the plummer company is not calling back, or we have to put the invoice to claim reviews and that someone would get back to me). I called and called and called, and was getting the same responses. Finally, after 6 weeks, I just gave up for awhile. I looked online today and found the guy with RSW who actually gets things done, Lane Clegg. What a blessing for this company to have him. He looked into the issue and got back to me within an hour. He explained first that the initial claim was based on a sump pump and not an ejector pump and that the company made a mistake, which meant money was coming back to me. Lane corrected other items as well. He also explained at great length the quote for $2600 from the plumbers, just about all which would not have fixed my problem. Only covered the compressor even though several parts had broken down. - Had to call over 13 times to get updates (on hold listening to the same 2 songs) - Finally, spoke to John 7/1 who acted excited that they were going to pay me $900 (which I have not received) I paid over $8k for a new system because just the compressor could not be replaced. - I asked to speak to a manager and was told that one would call me back. Still waiting! - I've now had a water pipe leak. I used their plumber recommendation that was more expensive. I had to pay the total bill of $1900. I know how this will turn out. I'm about to see if I can get my money back and reinvest it in an American Home Shield policy that gets much better reviews! Had I read the reviews prior to purchasing, I would have never purchased. I submitted a claim almost a month ago. I expect a call back and to have my issues fixed by paying the $75 per claim fee. I will not pay out of pocket and haggle to get reimbursed. That's not how a quality service does business. This is totally rediculous and I don't know why I spent the money to get this warranty in the first place.
