| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

Extremely poor service. Representatives seem to have no clue what they are doing.
Rude and disrespectful
They charge for everything and do not want to pay for any thing. They are rude and disrespectful
My pool pump went out. They claimed that it was a pre-existing condition because I was a new customer. I paid the money for the best coverage and got nothing but excuese and lies for it. I am very un-happy.
After 7years Ifinally made a claim. Surprise,it would have cost $1,200 to replace a water heater. I said no thank you. I bought a new G. E. water heater, and had it installed(up to code)by a liscensed plumber for $700. I live in one of the most expensive cities in the country. They even found a rediculous reason not to fix a pin head leak in a water pipe. I am through and really putting the word out. I am advising my insurance agent not to recommend them. I was just notified, I am part of a winning class action court case. Also, filing a claim with the California State Insurance Department.
I have used my home warranty 5 times in the last 3 years, 3 times on a 14 year old heating and AC system that they cannot find parts for for days, but they won’t spend any more to replace it. The last time my heat went out it took 3 days to get it back and that was when the temps were getting into the single digits at night and not above freezing durring the day.
My latest aggrevation has been the hot water heater. The service repairman they sent was going to charge me $1800 above what they were going to pay for the labor and cost of the water heater only. The cash out option that they offered to me was less than 1/2 of what it ended up costing me to have another plumber come out and replace the water heater, and was $100 less than the contractor price for the water heater at the local plumbing supply warehouse.
They are great for little things or things that are fairly cheap to replace like garbage disposals and leaky toilets, but a good do it yourself person could save a lot of money there and not buy the warranty in the first place. My heater is the only reason I have maintained service with them because I cannot afford to replace it on my own at this time, but I also know they will replace it with the cheapest thing they can find and their cash out value will be little as well.
within 5 days of signing up for our allied home warranty, our ice maker broke. so we have already saved the cost the home warranty.
Within 5 days of signing up for our Allied Home Warranty, our ice maker broke. I saved hundreds of dollars in repairs by having a home warranty. and the repairman that came to the home was professional and courteous and very informational. this is our first time to have a home warranty and we live in an older home. i am so happy that we signed up for this service and encourage others to consider it b/c household repairs are such a drain on the monthly budget.
After all these years of paying AHS. The service technician states our appliance cant be fixed but has to be replaced AHS wont cover it so we cancelled our coverage.
I just got a mailer from our mortgage holder (Wells Fargo) with an enrollment form for this company. I jumped on the internet to check it out. WOW! I’m glad I did….has this company ever made a policy holder happy?
very frustrating to be broiling at 100 degrees and when they Finally get out, it last about 2 hours and it stopps cooling again. Finally had to go to head person and they reimbursed after so long.My unit FINALLY died and then they replaced and I was out 1400.00 my part. Live and learn.
this compagny sucks it is a rip off. call them you pay and nothing is fixt.
I have been fortunate to not have had to use my AHS warranty much. On the occassions that I have, I have scheduled online and had a service techinician call within 24 hours and generally out within a day or two. My only complaint is when my ac had to be replaced we upgraded it to a larger unit and AHS cash out option paid less than the cost to replace with the same size unit.
I also went online and quoted a neighbors property (which is the exact same as mine) and they could get all of the appliances covered (including washer/dryer/refrig which were listed as additional appliances) for about $30 more than my policy and my policy said it would cost $144 to add these three appliances. I am currently shopping for another company and/or dropping coverage.
HEATER: Too many service calls for the same problems and too many different companies servicing the same problems – Spent 5 (winter in NJ) days without heat or hot water due to conflicting service companies.
I would NOT recommend this company to anyone!! No replacements were made and we were told that we had not maintained the heater properly so they could not fix it.
We paid the service charge and over $600 for the 1st service and at least a total of another $300 for the continuing 6 service calls. We had just bought this house and the sticker on the heater listed companies that were out of business or had not servied for the last couple of years. Companies making the calls would not post any repairs made – in fact, we can not even get copies of the repair bills made from AHS!
GOOD NOTE – Repair on stove was fast, efficient and satisfactory
AHS sent incompetent staff to repair my fridge. They didn’t even do diagnostics and “guessed” wrong about the repair that was needed. I ended up calling another company on my own that came out quickly and did the repair correctly. I recommend not using AHS!
We have a rental house out of state and thought it would be advantageous to go with a warranty company to handle our repairs. Not a good idea. First – you are at the mercy of the contractor they choose and second – the company has a list of things they don’t cover. (Read the fine print, please.) The representatives on the phone could not be nicer and they were able to get a plumber out in a very timely manner. However, replacing the thermostat in our 13 year old water heater did not produce the sufficient hot water. “That’s Ok,” my kind tenant replied, I’ll just take showers insted of baths.”I personally spoke with a representative from the plumbing company who handles the warranty issues and he was extremely rude to me and would not answer my questions about specific problems with the water heater. They were sent out again at my request ( no charge this time)and the plumber adjusted the water temperature dial for them. This also did not solve the problem. Our tenants told us the plumber was rude and demeaning. After researching on line, and talking with another plumber, I found that our particular water heater had a defective dip tube which was disengrating and actually clogging the faucets – which our tenants were taking apart every week and cleaning because of the build-up from the disenegrating dip tube. (The plumber sent out by AHS insisted it was a calcium build up.) Again I discussed this with the plumbing rep and again he was rude. I called the warranty company several times with the dip tube information – even offered them the web sites discussing the class action suit against the manufacturer. They were “soooooooo” nice and said they would study the situation. In the meantime, I filled out a not so nice review on line (at AHS request) discussing the rudeness of the contractor rep as well as the unresolved problem but did not receive the promised response. When I did not hear from them after a week I spoke with another “sooooooo” nice rep. and she kindly told me that they do not cover manufacturer’s defects. I spent a month negotiating with them while my tenants were dealing with low water pressure and insuffcient hot water. The result? We were forced to replace the water heater on our own and are now canceling both of our home warrenties with AHS. After reading everyones’ reviews (with this company as well as others) I am not alone in my frustration. This is not insurance – instead it is like gambling – it is the luck of the draw. Too bad I don’t gamble.
Had two big problems with AHS in four months. We are currently looking for a new company. The water heater went out in December. They replaced it but the code upgrades were not covered. They refused to replace it without the code upgrades, which shouldn’t come into play until I am ready to sell the house. Code upgrades set me back $1300 which I am still paying for. Then our heater went out several weeks ago. The first mental giant they sent out charged us $60 to tell us that we just needed to replace the batteries in our thermostat. After my husband and I tag-team them arguing for a second opinion, they sent out another contractor for free. This guy found a six inch crack in the heater. They still won’t cover it. Why? Because the heater, at 100,000 btu, is too big for the house. We need one that has about 70,000 btu and they will not replace something that doesn’t have like for like features. Since when are btus a feature? That’s like saying an air filter is part of a new car’s options package. The fact that it was recalled in 1994 (we’ve had the house since 1998 and the heater was installed in 1991) and prone to catch fire doesn’t seem to matter. They’ve washed their hands of it and we’ve washed our hands of them.
I purchase a duplex in Plano Texas in fall 2007 and the seller provide the home warranty. I randomly pick this AHS. Wrong decision!
2 months after the closing. The tenant called me said the ac is leaking water. I booked the service online which is easy and fast. The customer service man called me at the same day to schedule an appointment. Not bad at all. However, the AC technician came and inspected the AC unit. The technician said the AC evaporator unit is bad but that is not coverred by AHS. The cost is $1100. I called the AHS customer service and asking why the evaporator unit is not coverred. The service representative told me the evaporator is not AC unit and could not be coverred! I am shock and dispute with the customer service over a week. Finally, I gave up because the tenant complain it daily.
I found another technician and have the same job done for only $800.
If you decide to go with this company, you better to read their policy carefully. It is very tough to ask them pay the cost. Be careful.
I have been a customer of this company for over 5 years and I have not had any problems until the last 2 years. The contractors that are sent to your home make you feel that you have done something wrong and AHS uses any mean necessary not to comply with the contract. I am laid off and spent over 120.00 within a month and was refused repair or replacement. I also recently received notification that AHS has a class action lawsuit for this same reason. In these economic times this is not a company you would want to invest in. I have cancelled my service.
have 2 contracts for 4 years now, sick and tired of dealing with customer service and each service call takes minimim of 2 trips to provide minimum fix to problem…looking for new company and will cancel service as soon as convenient
My water heater went out on Saturday afternoon. I called AHS but they said because it wasn’t a life or death emergency I would have to wait until Monday. After waiting until Monday with no hot water I called them again they said the plumbing company would call me but they had 48hrs not including Saturday or Sundays to set my appointment. They set it for Tuesday between 1pm-4pm. They actually showed up at 5pm. When I showed them the water heater all the so called plumber did was knock on the heater stand. He told me that it was weak and would have to be replaced. He also stated that he could replace the water heater but he couldn’t guarantee it would stay up on the stand because he again said the stand was weak. He informed me that I would have to contact a drywall company to replace the stand because again it was weak. After all this nonsense AHS called me said it would cost me an additional $455 because my heater wasn’t up to code. Not to mention the $60 deductible. I only paid $468 for the year. After replacing the waterheater myself and trying to cash out they told me I could only be reimbursed for the water heater because it wasn’t installed by a professional licensed plumber. They also tried charging me $60 for a disposal fee but when I replace it all I did was place it out with the trash and it was taken without any hassles. I would look for a different home warranty company. I should have read the reviews before ever getting AHS.
The worst company ever! Slow, rude, inefficient, and incapable. Don’t do it!
I am currently using this company and I absolutely hate it! I have been trying to get my central unit fixed since Christmas and tomorrow will be April 1st. They won’t give me my money back on my contract, and they told me that only one company was “authorized” to work on my unit when I tried to get another company to come out. The company that they have “authorized” to come out to my house has been holding on to a part for over a week now for my central unit and isn’t coming out. Unless you like dealing with drama, difficult people, and throwing your money away, do not purchase a home warranty from American Home Shield!!!
My A/C went out in the middle of August. I have a 6 month old and a stay at home wife. AHS took 4 weeks to get it replaced!! Meanwhile, my family and I were living out of a hotel room for the entire month. Our hotel bill was more than we would have spent replacing the A/C on our own! AHS is crap, all they want to do is argue and save themselves money.
On another instance I was given a free-repair voucher for complaining so frequently. I provided the voucher to the vendor and assumed everything was fine.e 4 months later I received a collections notice from AHS. Crap!! Do not use this company. It is cheaper to do the repairs on your own.
I own a plumbing company which worked as a contractor for AHS. We no longer provide service for such an unethical company. We were mostly contracted to replace water heaters. The coverage for the customer was suppose to be the labor and the new water heater. We were to bill AHS for the labor. We were told to start charging the customer for the labor fees by charging them with hidden charges such a permits, county required upgrades or regulations. The bottom line is we were facing the customer and wanted to provide good honest service and AHS would not honor the coverage they were suppose to cover. We discontinued providing service for AHS because we care about our customers. Our goal was for the customer to be happy and referred us to other customers
