Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

Plumbers are subpar. 4 trips at $60 each to get a simple drain leak identified properly (I told them exactly where it was but the plumber wouldn’t believe it; finally believed me and fixed it but ruined the porceline on the tub while repairing it. Also, they’ve fixed my sink drain twice and it still leaks.
A service call was placed on Thursday evening for the air conditioner. The vendor assigned could not come out until Monday afternoon. I called to get another service company assigned since the temp is above 90 and would be all weekend and was told this is not an emergency and they can’t help me. Their customer service stinks!
I paid for service through AHS for over a year without a claim. Then my hot water heater fried. The plumber said it wouldn’t be covered because the previous installer used PVC not CPVC for the hot water line going into the top. This caused water to leak into the top and fry the wiring. The plumber couldn’t say for sure but figured the hot water heater was greater than 15 years old (I’ve only owned my home for 4 years). So, I can safely say that the hot water heater worked fine like that for the 4 years that I owned it. When I saw the condition of the water heater when it was removed it is likely it died of old age. The exact reason a person would need a home warranty! I paid $700 for a new hot water heater and new pipes out of pocket. I am not happy!! I figure since I live in an old home they’ll give me an excuse like that every time I call! How can everything be up to code if codes change with time!!!!!
On a separate note, I just refinanced my mortgage. Before I was paying AHS through automatic withdrawal (like escrow) with my biweekly mortgage payments. I called to change my payment method and was bounced between departments for a week before I was finally told that I would have to cancel my existing account and open a new one. All I wanted to do was pay my bill! Why is that so difficult? Oh, and why can you call 10 different customer service reps and get 10 different answers?!?! No one cares–that’s why!!
I requested a repair and the tech did not want to repair claiming to space was to small where the AC was locate and he left. I was still charged for the service call. @nd issue to company refuse to reprair my garage opener and claim i needed to get the track fixed first. THis is ridiculous that a person who paid her paid automatically monthly is denied service. What a f-n rip off.

When you can get some one out for this Co the work is great but getting someone out through them is very very had started my service reques 4/23/09 it is now 4/27/09 and still now one set to come out and check last lady ( 3ed time on phone to them) said after 48 hrs they will let me seack other people but from today not when this started.Have used them before and was great But this time has upset me with them. Not sure if I will stay are go to another Co. .
Last year was the worst with this company. I live in the south and July is one of the hottest month. We had trouble with our A/C unit. We contacted AHS. They sent the worst company out. They first tried to say we need more freon and would be back. It took them 2days and we had to call them. They said they would not be back out until we cleaned and did maintenance on our unit. They would do, that would be extra. We called another company to inspected and clean the unit out of pocket. The other company said it was cleaned already and was maintained, that we needed a part. We called AHS with the new assessment from the other company. We also explained the company they sent were rude,disrespectful and did not want to do the work. They said they had to sent the same “yahoos” back because of policy. Their contractors blantly said they need more money and make excuses to try to scam the customers and AHS. I also explained I have asthma and needed it fix. This process went on for 2 1/2 weeks until we had someone we knew to fix it. altogether we were out of pocket close to $1000. This included our service fee, purchasing window units, a second opinion and to fix our unit with materials. It took our guy 1 day to fix the problem. We will not be renewing our policy w/AHS and would not recommend to anyone. Also the year before we had problems with our furnace, it took them 1 week to fix it. We had to buy space heaters to keep my family warm. It cost more money and time to have this warranty than paying for repairs ourselves. Just save money for repairs.
I agree with another rater, if I could give this company a ZERO, I would. After 6 weeks of attempts by their “repairman” to fix my A/C, they finally agreed to send me someone else. They finally fixed the problem. The first “repairman” had installed the wrong motor. They couldn’t seem to understand that 117 degree weather, with no A/C is no fun. I wouldn’t take their insurance if they gave it to me.
I am a property manager who has to deal with all the different home warranty companies quite frequently. I can say without hesitation everyone in our office groans when a work order is called in from a tenant and the warranty company is AHS. They are not only extremely slow, and constantly innacurate but also seem to have no clue what they are doing. They also don’t seem to understand that when it is 110 degrees outside people can’t go without cooling for two weeks while they get quotes or ship part across the US that are available with another service provider locally. Needless to say they are frustrating.
I wish there was a score of ZERO! We have had to call AHS 2 times and wasted our money paying for service calls. The first time we used our washer in our home the drain pipe was clogged and flooded our laundry room. The repair men did nothing and said the spin cycle water pressure coming out of the washer is too high so we now have to settle on washing our clothes low spin cycle so the water drains out slowly and has time to get out the pipe. Makes is hard to dry towels and blankets though b/c there is so much water left in them. The second time they came out was to look at our air conditioner which doesn’t cool our house. The inside unit which goes into our attic was “not easily accessible” by the repair man and therefore he was not obligated to fix it. We again paid him for nothing and hired our own repair man who got right to it!
Extremely poor service. Representatives seem to have no clue what they are doing.

They charge for everything and do not want to pay for any thing. They are rude and disrespectful
My pool pump went out. They claimed that it was a pre-existing condition because I was a new customer. I paid the money for the best coverage and got nothing but excuese and lies for it. I am very un-happy.
After 7years Ifinally made a claim. Surprise,it would have cost $1,200 to replace a water heater. I said no thank you. I bought a new G. E. water heater, and had it installed(up to code)by a liscensed plumber for $700. I live in one of the most expensive cities in the country. They even found a rediculous reason not to fix a pin head leak in a water pipe. I am through and really putting the word out. I am advising my insurance agent not to recommend them. I was just notified, I am part of a winning class action court case. Also, filing a claim with the California State Insurance Department.
I have used my home warranty 5 times in the last 3 years, 3 times on a 14 year old heating and AC system that they cannot find parts for for days, but they won’t spend any more to replace it. The last time my heat went out it took 3 days to get it back and that was when the temps were getting into the single digits at night and not above freezing durring the day.
My latest aggrevation has been the hot water heater. The service repairman they sent was going to charge me $1800 above what they were going to pay for the labor and cost of the water heater only. The cash out option that they offered to me was less than 1/2 of what it ended up costing me to have another plumber come out and replace the water heater, and was $100 less than the contractor price for the water heater at the local plumbing supply warehouse.
They are great for little things or things that are fairly cheap to replace like garbage disposals and leaky toilets, but a good do it yourself person could save a lot of money there and not buy the warranty in the first place. My heater is the only reason I have maintained service with them because I cannot afford to replace it on my own at this time, but I also know they will replace it with the cheapest thing they can find and their cash out value will be little as well.

I saved hundreds of dollars in repairs by having a home warranty. and the repairman that came to the home was professional and courteous and very informational. this is our first time to have a home warranty and we live in an older home. i am so happy that we signed up for this service and encourage others to consider it b/c household repairs are such a drain on the monthly budget.
After all these years of paying AHS. The service technician states our appliance cant be fixed but has to be replaced AHS wont cover it so we cancelled our coverage.
I just got a mailer from our mortgage holder (Wells Fargo) with an enrollment form for this company. I jumped on the internet to check it out. WOW! I’m glad I did….has this company ever made a policy holder happy?
very frustrating to be broiling at 100 degrees and when they Finally get out, it last about 2 hours and it stopps cooling again.Finally had to go to head person and they reimbursed after so long.My unit FINALLY died and then they replaced and I was out 1400.00 my part. Live and learn.

I have been fortunate to not have had to use my AHS warranty much. On the occassions that I have, I have scheduled online and had a service techinician call within 24 hours and generally out within a day or two. My only complaint is when my ac had to be replaced we upgraded it to a larger unit and AHS cash out option paid less than the cost to replace with the same size unit.
I also went online and quoted a neighbors property (which is the exact same as mine) and they could get all of the appliances covered (including washer/dryer/refrig which were listed as additional appliances) for about $30 more than my policy and my policy said it would cost $144 to add these three appliances. I am currently shopping for another company and/or dropping coverage.
HEATER: Too many service calls for the same problems and too many different companies servicing the same problems – Spent 5 (winter in NJ) days without heat or hot water due to conflicting service companies.
I would NOT recommend this company to anyone!! No replacements were made and we were told that we had not maintained the heater properly so they could not fix it.
We paid the service charge and over $600 for the 1st service and at least a total of another $300 for the continuing 6 service calls. We had just bought this house and the sticker on the heater listed companies that were out of business or had not servied for the last couple of years. Companies making the calls would not post any repairs made – in fact, we can not even get copies of the repair bills made from AHS!
GOOD NOTE – Repair on stove was fast, efficient and satisfactory
AHS sent incompetent staff to repair my fridge. They didn’t even do diagnostics and “guessed” wrong about the repair that was needed. I ended up calling another company on my own that came out quickly and did the repair correctly. I recommend not using AHS!
We have a rental house out of state and thought it would be advantageous to go with a warranty company to handle our repairs. Not a good idea. First – you are at the mercy of the contractor they choose and second – the company has a list of things they don’t cover. (Read the fine print, please.) The representatives on the phone could not be nicer and they were able to get a plumber out in a very timely manner. However, replacing the thermostat in our 13 year old water heater did not produce the sufficient hot water. “That’s Ok,” my kind tenant replied, I’ll just take showers insted of baths.”I personally spoke with a representative from the plumbing company who handles the warranty issues and he was extremely rude to me and would not answer my questions about specific problems with the water heater. They were sent out again at my request ( no charge this time)and the plumber adjusted the water temperature dial for them. This also did not solve the problem. Our tenants told us the plumber was rude and demeaning. After researching on line,and talking with another plumber, I found that our particular water heater had a defective dip tube which was disengrating and actually clogging the faucets – which our tenants were taking apart every week and cleaning because of the build-up from the disenegrating dip tube. (The plumber sent out by AHS insisted it was a calcium build up.) Again I discussed this with the plumbing rep and again he was rude. I called the warranty company several times with the dip tube information – even offered them the web sites discussing the class action suit against the manufacturer. They were “soooooooo” nice and said they would study the situation. In the meantime, I filled out a not so nice review on line (at AHS request) discussing the rudeness of the contractor rep as well as the unresolved problem but did not receive the promised response. When I did not hear from them after a week I spoke with another “sooooooo” nice rep. and she kindly told me that they do not cover manufacturer’s defects. I spent a month negotiating with them while my tenants were dealing with low water pressure and insuffcient hot water. The result? We were forced to replace the water heater on our own and are now canceling both of our home warrenties with AHS. After reading everyones’ reviews (with this company as well as others) I am not alone in my frustration. This is not insurance – instead it is like gambling – it is the luck of the draw. Too bad I don’t gamble.
