This Company is a MAJOR SCAM. They take their time responding, they send BELOW AVERAGE contractors (in our case, a plumber) out to tell you that AHS will not cover the work to be performed, and the cost is no where near the $60 trade service fee, and to top it off, the Guy still wants the $60 for coming out and doing nothing! What a Joke! What a Disgrace to all of the honest plumbers, and home warranty companies out there! A Pure Waste of time and a year of Home Warranty payments down the drain. Completely Disgusted with this Company…….Will be reporting to the Better Business Bureau….
I have been with AHS for two years now. Before AHS, I was with Allied.
For the most part I feel that my service calls have been returned in a timely manner. Nonetheless, I have never received same day service from any of their vendors—even when I phone in at 4:00am. When asked to contact another in hopes of obtaining same day service—AHS reconnects with me within the hour and claims that they cannot locate a company to accommodate my request. My gut tells me that AHS did not really attempt to contact another and only waited out the “token” hour to appease me.
ASH sent out a plumber last year and when I mentioned to the plumber my preference to have had the sink repaired the previous day, he told me that his company only received the order that morning, but would have come out the previous day if contacted. This level of conduct is not a total deal breaker for me, but it is a red flag.
That said—last year I also had my refrigerator repaired. We had to wait a few days for the part to come in, but all-in-all the job was completed professionally. My washer was also repaired last year without any incident whatsoever.
My contract with AHS is up in July; therefore today I am on this site to compare competitive pricing. In doing so, I came across some of the worst reviews I have ever read—especially that of National Home Warranty. I had NHW on the phone just ready to switch when I requested to check things out online first. Subsequently, I “Goggled”—then ended up here. Point being—if not for the Internet and sites such as this one, I would have made the mistake and signed with NHW.
As for AHS—I think I’ll wait it out just a bit longer.

I feel AHS has no compassion for its clients…
We are still trying to get satisfactory service from AHS. We started on 4-21-2009, it is 5-13-2009 and we are still calling for a response. The contractor finally determined that the compressor is bad, now we have to fight for a decesion from AHS. We will switch as soon as this situation is completed!
On 5/06/09 I called AHS to report that my AC was making a popping noise. The customer service rep. set up a ac repair company to come out and repair.
They came on 5/08/09 on to disconnect my compressor and said it was burned out and put the cover back onto the ac unit, and told me that I should call the AHS because another compressor can be ordered today and would be installed as soon as they get it.
I called AHS as instructed to only be told that they will not cover it because the dog broke the AC system.
I asked, how can a dog break an AC system, she couldn’t explain it, then offered to send out another company to take a look at the ac system .
They 2nd company came out on 5/12/09, he look on the inside and seen where the 1st company disconnected the compressor and ask what was it doing, I explained that it was making a popping noise and smelled like burnt wires, he said ok then called AHS and began taking pictures then said that the warranty company is going to call him back later on today and then he’ll send the pictures to them and see what they’re going to say about it.
I called AHS, only to be told that the AC repair company is going to call in and give a report on what they found, I told her that he ( the ac company) said that you all ( AHS) was going to call them.
Now here I am sitting at home caught in the middle between these 2 companies one waiting on the other to call them, it’s a in the mid 80’s here and even hotter inside.
They called this morning May 13, 2009 and said the damages to the ac system are not covered by them.
This sound like breech of contract, I will be letting an attorney have a close look at this for sure.
AHS will leave you hanging when you most need them.
I called in a service claim 15 days ago that my refrigerator was not cooling. As of today, it is still not fixed and will probably be next week according to the technician. Still waiting for the parts to come in, and no one knows when they will be in. AHS sent out a technician 2 days after the original call was placed. This was the first company. Two days after the service call, now 4 days after no working refriderator, and 2nd company calls me to schedule an appointment. I told them it had already been evaluated and they replied to me that AHS wanted them to take a look ( a second opinion). AHS NEVER INFORMED ME THAT A 2ND COMPANY WAS TO COME EVALUATE. The owner of the second company informed me that AHS wanted this 2nd opinion.
So now, 9 days after the 2nd evaluation and 15 days after the first call to AHS, I STILL DO NOT HAVE A WORKING REFRIGERATOR AND STILL DO NOT KNOW WHEN IT WILL BE IN WORKING ORDER!!! HORRIBLE CUSTOMER SERVICE!!!!
If a rating of 0 was possible I would use it. I have been a customer for 2 months. Asked often what you cover and are there any restrictions. A/C units works but, the fan wasn’t working. I was told due to dirt in “AN OUTSIDE” unit my claim was denied. BULL BULL BULL. Question; Cant they say, claim denied for every call due to lack of maintenance. They are crap.
dont waste your money. poor service and poor contractors. They just put a band aide on the problem and dont truly fix it. read all of the limitations!!!!! they treat you like a fool! will never renew.

AHS replaced my original A/C condenser unit 3 years ago with a bottom-of-the-line Payne unit. The compressor went out on it once not a year after it was installed. This last breakdown was the compressor blowing the seal and seizing up causing an electrical surge throughout my house and burning out outlets and a flood light system. The contractor that AHS sent to repair the A/C condenser said the compressor needed to be replaced and it would take 3-4 days to get the part. This time of year the temperature reaches 85-90 degrees. I asked the contractor how quickly I could get a new unit to replace the one that was broken and he said tomorrow (1 day). Because my wife has respiratory problems in needed to do something quickly so I ended up paying $3500 for a top of the line A/C Condenser (American Standard/Trane), 10 year warranty and service agreement. I probably paid far too much but I could not wait 3-4 days to get a part and band aid a piece of junk that was going to fail again anyway. So what should have cost only $60.00 ended up costing me $3500.00. At least I don’t have to worry about the A/C for awhile. I still have issues the electrical outlets and floodlight system but AHS probably won’t cover that.

I would never use this company again. Their customer service is terrible… they’ve treated me with a “whatever” type attitude on many occassions. Their coverage is poor and they were supposed to replace our equipment with comparable equipment and we had a top of the line a/c unit replace with what we were told is complete trash, possibly below builder grade. So much for replacing a Trane unit with something comparable… Never again… lesson learned.
We have used AHS for 6 years and the service is inconsistent and typical of an insurance company–they will do almost anything not to provide great or even acceptable service. A few times, I have had quick and easy service. At least 50% of the time I have a lengthy and painful experience taking care of the repair. The most frustrating is waiting for parts that they refuse to inventory or expedite. Furthermore, almost every time I call I end up spending at least 1-2 hours on the phone trying to get better service. The latest example is the washing machine which has been going on for 14 days. It’s a standard Maytag machine that a significant percentage of their customers own, I’m sure. Here’s how it has gone:
4/24 I called to schedule the repair
4/28 technician diagnosed problem and ordered parts
5/5 technician returned but had misdaignosed problem and couldn’t fix
5/5 same day another technician rediagnosed and ordered another part saying a technician would return in 9 days
making it a 3-week repair. I spent 2 frustrating hours with AHS and their contractor Sears trying to get the part expeditited and a sooner appt. I offered to order the part myself which would take me 15 min. online but they didn’t want to pay extra shipping charges even though they had misdiagnosed the problem resulting in delay.
5/6 I called back the next day to try to get somewhere with a different supervisor at Sears (because AHS will not intervene its customers’ behalf and simply refers them to the contractor). Thankfully I got someone who recognizes they are actually in the business of service and she was willing to overnight the part and schedule the first available appt as well as move me up if a spot should open.
5/9 If all goes as promised, my washer will be fixed in 16 days.
If anyone knows of a better company, please let me know. Courtesy of your site, Blue Ribbon Home Warranty gets high marks but only serves Colorado.
If this company is not good, it shouldn’t have an A+ rating by BBB, but it does in fact have an A+ rating, and that is not argueable. Most of the warranty companies listed are not even members or accredited by the BBB.
This company knowingly sent an unlicensed plumber to my home. They were aware that he had defrauded other customers in the area by taking their $60 fee, disassembling plumbing, and then leaving to “get a part” never to be seen or heard from again. This wasn’t the first bad experience I’ve had with AHS but it will be the last.
I’ve been with AHS for almost 11 years. About 3 years ago, I started to have problem with my A/C unit. I’ve been warned by HVAC techs sent by AHS that the leak was inside the house somewhere but AHS won’t authorize the repair. So the A/C was charged for last two years. However, this year I’m told that my A/C condensor unit is dirty and had a non-repairable leak. AHS tells me because I have neglected the A/C unit it won’t be covered. I asked for “second opinion” by different company they sent. The second tech told me the condensor wasn’t really dirty but it does have a leak. BUT the note to the AHS said the unit was “cleaned” between the first and second visit. I hosed it down with water at the end of last year. That was last time it was cleaned. Now AHS claimes that I cleaned the condensor unit between the two visits from techs to “trick” them into warranty the A/C unit. I have already talked to two other A/C companies that informed me a dirty A/C unit may run poorly and use more energy but it won’t spring a leak because it was dirty. Well, about 2 hours on the phone (mostly on hold) with AHS, their authorization specialist, and the second A/C company that came out to look at the A/C unit, someone from AHS will check with the techs and call me back. After all the ordeal, my advise to anyone out there is save your money and when your house needs repair beyond your abilities, look at the local bussiness reviews on website. The two companies that AHS sent have very poor ratings in Kennesaw/Acworth area. It was like choice between bad and worse. I won’t be renewing with AHS. At least they answer the phone calls in timely manner. Then, put you on hold. Aaron.
I’ve called AHS 3 times. The first time, to replace a leaky water heater, ended up costing me over $500 in code upgrades, permit fees, and technician fees; more than the actual new water heater cost. The second time, I called for a leaky washing machine and had to pay a technician $60 for him to tell me there was no leak. There was a leaky hose, I fixed it that weekend, and AHS refused to refund me the technician fee. The third, and final, call pertained to a coolant leak in my fridge. Apparently, AHS doesn’t cover coolant leaks because they consider the cooling system part of the icemaker. I canceled my policy.
We had AHS for a year and it cost us more in the long run. One of their contractors when replacing a leaking toilet, placed the toilet in our bathtub and broke our ceramic towel holders. The contractor refused to pay for the damage and AHS just gave us another plumber. The next plumber also did not help us with a leak in coming from our shower. I am now checking out other home warranty companies.
AHS is such a rip-off. I changed to them in 2008 because the sales rep said that they would cover my bathroom whirlpool tub, when my previous warranty company didn’t. So I paid them $488 and referred someone else who has multiple homes. Well, my friend had terrible experiences with them, ranging from them not calling him back to not covering the simplest of problems with one of his homes. The companies that they contract with are not any better when it comes to customer service. I spoke with some young lady at Stilwell Plumbing named Christie to inform them that I had received a call an hour ago about the plumber being on the way and he still haven’t arrived. She wanted to argue with me about how she was the supervisor and that they give us a window of 4 hours and they could arrive anytime within that window. Well, what is the point of calling if they say the person is on their way (to normal people, like myself, this means anywhere from 15 – 30 min) and they still haven’t shown up over an hour later? I called AHS to get a new contractor and learned that my leak in a pipe would not be covered since it occurred due to freezing. I also asked them again about my bathroom whirlpool tub and they won’t cover the jets — they are useless (but very good at taking your money!). I will not be using AHS or Stilwell Plumbing of Baltimore, MD EVER AGAIN.
Purchased our first house in March of 2005 and had AHS from the get go. At first, they fixed a couple of small problems with ease, like the dryer. It was fixed without issue. Then the dishwasher broke, a couple of years a later and the real AHS began to reveal themselves. It took 6 months, 4 techs and countless headaches for them to finally fix the motherboard correctly!! Not to mention, every time I called customer service I had to try and understand ebonics! Their customer service in 2005 was great and we felt comfortable with having them but their decline has been fast. Later in 2007 our waterheater broke. Thankfully it was in the garage so it didn’t do any wall damage but we got so much hassel from AHS that I ended up calling the President of the Company. He was too weak to answer my call but his Personal Secretary answered and told me “SIR, WE HAVE OVER A MILLION CLIENTS, WE CAN’T SERVICE ALL OF THEM TO THEIR SATISFACTION.” This floored me and I told her, “THEN I THINK IT’S TIME TO SCALE BACK YOUR CLIENTELLE AND I’LL START BY RELIEVING YOU OF ONE WHEN IT COMES TIME FOR ME TO RENEW!” This is the PHILOSOPHY of their company!!! WHO HAS EVER HEARD OF A WARRANTY COMPANY THAT DOESN’T THINK THEY NEED TO KEEP ALL OF THEIR CUSTOMERS SATISFIED??? Here at AMERICAN HOME SHIELD – We satisfy our customers only SOME of the time! RIDICULOUS!! I stopped using them and wouldn’t suggest anyone else do because as it was made clearly from the TOP of this company, THEY ARE THE WARRANTY COMPANY THAT CAN’T ALWAYS PROVIDE A WARRANTY. The funny thing is, they’ll take your money with ease. TRUST THE REST OF US & STAY AWAY FROM AHS!!!
I made 2 service calls and both times I had to pay $95 each to the tech, but the worst part is that NO WORK was done, because of coverage issues which I should have been informed of in advance.
I have AHS, UNFORTUNATELY. I have had nothing but problems
they have repaired my refrigerator 7 times in the last 4 months, each time only to come back for the same issue. The worst. Stay away from them.
I got my AHS warranty through a partnership that they had with USAA. The warranty was to cover our home which was a rental property at the time. The experience was awful. Most of their technicians are not competent and a second or third tech has to be called. One company ordered a part for my microwave and took over four weeks to complete the repair only to have it malfunction a month later. I had five techs come out for one leak in my basement. After returning to the property, I kept the warranty and I continued to experience the same in addition to incompetent customer service. I will not renew my contract with them this year. Incidentally, USAA no longer partners with them.
I went to the website http://www.homewarrentyreviews.com to investigate a possible replacement for my current home warrenty plan. I’ve decided to stay with AHS. The reason for my search of a new plan is because AHS has raised my cost fron $444.00 pr. yr. to $465.00 pr. yr.(I have additional coverage washer, dryer, fridge, etc.) After doing my research(which wasn’t much), I decided to stay with AHS and change my plan to the lower cost basic coverage.
I decided to offer my experience to readers of this website, since I found it to be very helpful. I have had AHS since the purchase of my home in 2001. Since that time, they have replaced my water heater, dishwasher, and have had the washer repaired. My wife has had no problems with thier service reps. She usually requests work on line. Sometimes the service technitians they refer are not as competent as I would expect,but I only pay the service call charge once for each concern. For example, when we had the water heater replaced, the technician connected the water lines backwards. I didn’t realize this until 4 yrs. later when we wanted hotter water. Also in 2006 the water heater was tripping the circut breaker. The new plumber they sent replaced one of the filaments, why only one? I don’t know . The water heater worked fine for about 2 months then started tripping the circut breaker again. This time I decided to replace both filaments myself. It’s working fine so far.
When they tried to repair the dishwasher, the cost was greater than a new one. So AHS purchased me a new dishwasher, and I installed it myself. I currently keep the the warrenty because the property is a rental and this warrenty give me peace of mind. I do minor repairs myself and only use the warrenty for high dollar items. We have just had our heat pump repaired and it appears that the technician is competent. I would reccomend this company.

I was ready to resign relunctantly with American Home Shield when my kitchen sink began to back up. I called AHS shield and they informed I didn’t have a “back up” protection. I asked how would I know to get it? They said by asking friends about new upgraded service. In other words, the company will not tell you what upgrades are available to you. I have been an AHS customers for five years. In the beginning they were great, now they flat out stink! I would not recommend signing up with them as I was about to do. Trust me, the check was in the mail and they ruined it for themselves.
