Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. As you review the responses contained here remember there are people who have relatively good and bad experiences. No one here should be gripping like our friend from Bowie, MD. Reading your contract, if its like mine is very simple. Getting maintenance if required is a service call to your provider and will cost you no different than a complaint call.
The point here is the point of a contract is to work in good faith. Unfortunately AHS doesn’t work in good faith.
AHS does however work diligently to minimize their costs to increase their profit margin as an INSURANCE company. They are hedging their bet the more difficult it is for you to go through them for repairs the more likely you will be to get a needed repair fixed yourself and forego the hassle of using their CSR’s. This is how any INSURANCE company works.
It is clearly not the fault of a person to believe they have paid for a degree of service as a contract states only to find the fine print states otherwise. This is why we need more fair contract laws. This is not a liberal or conservative point. It is a point that a company needs to be regulated properly and AHS is on a fringe between regulatory agencies. How did our country get in its current financial condition? Poor regulation and advice like that from our friend in MD.
Please use your own best diligence in considering a home warranty (insurance) policy. There are few firms who will do what a homeowner wants, but fewer still who will actually provide quality repair/replacment other than what they can get away with (breaking state and local ordinances on workmanship and unskilled work crews.)
Don’t become a poor service statistic, do your own diligence, call your provider, call back when you get your service call, call the service representative in advance to confirm and describe your service need, call and remind your warranty provider of the service you get and confirm the repair meets your local ordinances (ask an inspector to verify it!).
IF you do these things you’ll at least get complete and sound service. It may be on their schedule, which may not meet your expectation and it may not provide you with the expected solution you want but it will be complete. Miss anyone of these steps and you could find yourself out of pocket for both your warranty fees and additional service fees.
It took us over a month to get our A/C unit replaced because, even knowing the problem and contacting the A/C company, America Home Shields (AHS) for some reason decided to take their time. We made numerous calls to AHS regarding when we were going to get the A/C unit fixed or replaced, and every time they told us they were waiting to hear back from the A/C company who hadn’t receive the new A/C unit. That as soon that happened they would come fix it. We ended up contacting the A/C company ourselves, and to our surprise, the A/C unit had been sitting there just waiting for over 15 days for the “Go!” call from American Home Shields. So back again we called AHS and told them the A/C unit was ready, that we talked personally with the A/C company, and still they made us wait like one more week. In the end, we did AHS’s job for them and still paid them the deductible!! Pathetic company, just pathetic.
Bought home Aug 2008. Got AHS as closing deal, upgraded to full-everything-coverage. Prev owners (93y/o m & 89y/o w) had AHS and had A/C repaired 2 wks before closing. Inspector never checked match of the inside and outside units. Fl Bldg Code says (02/08) NO mismatched equip by mfg or ratings. Have had 5 calls to AHS CSR’s 2 for dishwasher took 2 service visits 4 wks apart and band aide repairs (D/W is horrible); 1 for general code electrical, service rep convinced me he wasn’t to do anything with multiple ground loops in home, not an AHS issue (not code!); 2 calls for A/C repair (FL? 92F, heat index 100+) 3 wks apart, first repair said it was electrical and left, electrictian fixed the feed to the A/C but A/C still crappy, waiting on next A/C guy now (96F heat index 103F). Mismatched Payne and Carrier systems, have mismatch coverage but AHS is not interested in repairing right and keeping me as a customer for next year. Plan on filing code enforcement complaint on repair services for not doing the right thing and charging AHS. If AHS had been proactive and been easy to deal with I would have renewed my $1000 / yr agreement with them for ever, they haven’t and I’m not! Be ware of AHS unless you know you won’t have to pay for the contract or you would be better off saving your money in a bank account annually for home repairs. I won’t recommend AHS to anyone. SAD SAD SAD SHAMEFUL BUSINESS.
I have used AHS for almost 2 years. I have made 4 service calls from them. The first one was next day service. On the second one the tech. came in to look at the oven and overed a new part for it. It took almost 1 month to repair the oven. On the second call the airconditioning tech came in the next day and fixed both my heaters. On one of the heaters, the pilot light was off and on the other one the ignition light was set too high casuing somekind of error.
On the fourth call was for a water leak on an old D.E. fitration system for my swimming pool. They ended up replacing the entire filtration system with a brand new one.
So far, my only complaint is with the customer service. They promised us a free $60.00 certificate which we got, but is was several month later after calling and complaining about the long time it took to repair the overn.
AHS has really gone down hill with customer service, especially the poor service providers they contract with. AC just went out,called, on hold for 25 minutes. Was issued a contractor, told emergency status and given thier number to call. Contractor stated that I must wait for them to call me or have AHs call them.Was told minimum 24 hours. I called back, oh, 35 minutes on hold. Asked for a supervisor which was like pulling teeth to reach. No Damage control for customer satisfaction, even after I whined that its 100 outside, have 3 young children, one with asthma, pets and possibly a hotel stay or at the least run out and purchase several fans. Supervisor was insensitive, ooh sounds eerily familiar to the urgent care med facility down the street. Maybe the same owners? I assume all warranty companies are similar. Best to go with most value I guess.How do you guage? It’s a shame with this economy and the small business person begging for our services that AHS does not seem to care. 1.My high pressure well siezed, NO water to the home. It appeared AHS, didn’t understand what NO water meant. They finally put in an emergency call..but I would have to wait 4 days..that’s 4 days with NO water. I had to go and buy a new pump and install so I could have water. AMAZING.
2. Pool filter regulater cracked. Called for service. No one in the area. They told me I could pick a company but the copmany would have to call for the okay. The only company that responded call and got the okay. I had to pay the whole invoice because the service man (owner) said he had trouble getting paid from AHS (nice). I Paid and did receive a check in 30 days.
Have had a policy for about 5 years. They for the most part have been responsive and fixed or replaced what has been an issue. Of course there have been times that we have had to call them back, but they do in those cases, eventually solve the problem. For the cost, at this point, this warranty has served me well.
This is the worst company I have EVER had to deal with. You are better off going with no warranty company than going with AHS. They hire shoddy, unlicensed contractors to “do repairs” and would rather rebuild a 1950’s dishwasher than just replace it. I am appalled that AHS works this way. I wouldn’t recommend AHS to my worst enemy. I dont know how anyone working for this company can sleep at night – they should ALL be ashamed of themselves – especially the president of the company – who knows us well!

I’m on board for a class action, 6 days with no A/C, 95 outside 93 inside, They sent out tech on day 3 and he let all the freon out into the air before he left, total unit failure and AHS won’t pay for anything, I will never ref, or renew.
It’s been about two MTH since i made a claim to repair my pool heater. I first call them and they had a first vender come out after a week. When the first vender got there, they found what was wrong with it, called AHS they told the vender that they wanted a second vender to look at it casue the first vender were to pricey. It took another week for them to get out there. When the other vender came out they said the same thing the first vender said. AHS told the to make the repairs. So again i had to wait for the part to come in about a week. the part came in the vender replace the part. when the heater turned on then the pool guy notice a bad code reading on it. so they had to order another part this time about two weeks. part came in vender replace it, but it still didn’t work vernder call AHS to tell them we need a new heater. Now AHS want to talk to the owner of the company that’s making these repairs. AHS told them they do not want to replace the hole heater even tho the vender say we need to replace. So now i’m still waiting for a simple heater to get fix.
It just seem like they don’t want to help in a timly matter i had to do all the leg work on this, i could easly log 10 to 20 hour of my time calling and talking to both my vender and the pool repair companies. AHS only would send out a e-mail to the pool repair people. I hope they don’t think there getting a $60.00 service fee for this until it fix! So yea i’m alittle mad. Bad service all away around!!
The only thing theis company is good for is to cover your AC UNIT IF IT IS OLD! The other repairs end up costing you more paying 60.00 service fees! theey still charge even when they don’t fix anything!!!!!!!!!!
Uses scam Nigerian companies who go out with no intent to do work. They are just collecting deductibles.
This company is horrible. I got 3 final notices for non payment and everytime I call to correct the problem they say: “it shows on our records it was supposed to be corrected, we will take care of it.” Its been two and a half months and as of five minutes ago my third call so I can only wait to see what happens. I would rate them a -1 of 10.
w/ any warranty company they do what they are contracted to do. when you expect more than what you pay for you are going to get mad.you should have your heating or a/c system checked at least once a year! and if people would read there contract! the only people that would have any problems w/ ahs would be worth the time to read. if you want to find a place to complain about something this is your perfect format. wake up! all warranty company’s are the same if you do not properly maintain your stuff or get a warranty after your stuff breaks you will have problems w/ any warranty co. i only found 2 or 3 that i could think were legit complaints. read your contract!then at least you will be informed.
Had company on several homes for the last 10 years. Company serviced everything fine up until last year and this year. They find every loophole to get out of servicing a claim. Had hot water issue that they claimed was installed improperly. Since they deem the water heater was improperly installed they would not cover the repair. The repair resulted in $60 service fee plus $1250 I had to pay out of pocket to replace a T&P valve and water regulator. Still having water heater issues today. Now they say I have a bad vent pipe that they won’t cover. This new issue will probably cost me another $1000. We will see when I get the estimate. Will cancel policy when I decide on a new company. By the way cancellation fee is $35.
This company refused to replace a poorly functioning toilet that was originally installed in 1947. I had to call in my own plumber to get it working again, so AHS made the repair cost MORE, not less! I won’t be renewing with AHS.
we have had two service calls.
the ac guy came and was here for 15 minutes and said we needed freon. he added the freon and went on his way.
I went in the attic that night and saw i has rips in several ducts. the guy did not even ask to go in the attic.
he obviuosly wanted to pick up his $60 check and go on his way.
called AHS for a someone else to come and fix the issue(my AC is still not working properly). still no appointment. everytime I call AHS you sit on hold for at least 15 minutes and there is no wat to go to a live person. You have to sit through 15 minutes of auto voice.
the plumber came and fixed one of the one of the 4 issues.
I will never renew this policy.
I have had three claims with AHS. Two were on my washing machine, and the current claim is on my refrigerator which has been inoperable since 5/31/09. There have been three visits from one repair co. sent by AHS and one from a certified GE co. and still no resolution as to when they will repair my refrigerator. Now they say they need a “second Opinion” from another certified GE dealer. . . . Horrible service!
horrible company all the way around. called to the house 5 times – able to repair under warranty once. waited 10 days with no ac. they couldn’t find anyone. i called and had someone in 30 minutes. their guy finally arrived from almost 100 miles away. they promised a $60 gift certificate to make up for it. that was over a year ago. their toilet repairmen couldn’t fix a toilet. the rep on the phone told me not to pay the $60. they denied it and sent me a bill for $60. i asked the supervisor to look into the “recorded phone call”. guess what – they are not recorded.
do not waste your money with this company. money is better off in the bank.
I have been with this company for many years but have recently cancelled my policy. AHS company has sent out service people that were not capable of making the repairs sent to repair. The last visit cost me $1600. because of
a plumber that drilled through my foundation to fix a leak that was not there.
When he fixed the leak the water meter was still spinning and he said I owed him $1600. Home Shield sent me $350.00. I called my own plumber to find the leak and it was a leak in the front yard. Which He found immediately and repaired. The plumber that Home Shield sent out took 2 weeks to destroy my house.
While this may start as a positive rating based on the actual numbers, it ultimately ends badly. I have been a customer of AHS for roughly 15 years and through several homes. All of my homes have been new or built within previous 5 years so AHS has made money off of me for years due to minimal calls. I must state that response was always timely and when necessary parts were replaced without issue. It has been with my current home that I have experienced a decline or replacement of an a/c unit. I paid extra due to the age of the home; however, when the unit died there was an exclusion around the guest quarters of my courtyard being a separate dwelling. At any rate, they ultimately did replace the a/c unit on another unit in the main house. Interesting enough, at the end of my contract this year, I was notified that my contract would not be renewed. After 15 profitable years for the, an unprofitable one caused my service to be cancelled. I should have been prepared when USAA stop recommending their service. I have however, gone from a bad situation to a worse one with Nationwide who has yet to respond to my first service request 5 days ago for a leaking hot water heater. Even with my dissatisfaction with AHS, never have I had such a slow response time. I will be looking to cancel as soon as this repair is complete.

I had been back and forth with this company regarding my air conditioner. My downstairs air conditioner stopped cooling last year. We called them to come and fix it. The first tech told me it had a leak in one of the small pipes and couldn’t be fixed because it was old and made out of aluminum. So he was going to check with the company to replace it. Ok. Yeah right 4 days later and after calling them like 5 times they finally told me they could not replace it because the coils were damaged from years of not being cleaned. Well that was not what the tech told me. So he told the company something totally different so the company can get out of paying for this. Now when they told me that in our contract stated “due to non-maintenance of unit” they couldn’t fix it, I went back to my contract read “ALL” the pages and could not find that information anywhere! Needless to say we ended our contract and got rid of them. Now we save our money and like Dave Ramsey says, you pay it in CASH!!!! When you have companies like that, they don’t care about us the consumer; but when you hire someone on your own, that tech or contractor wants your business so they are willing to work for you.
Had a water pipe leak inside the wall of our home. AHS sent out their man soon after I made the call. However, come to find out, they would not cover the repair. My policy clearly stated “plumbing leaks” but they claimed it was a manufacturing defect. My home is 10 yeras old. My claim is that the part wore out causing the leak. They did not see it that way, and I got stuck with a $1000 plumbers bill. On the flip side, my home owners insurance was outstanding on collateral damage/water damage repair. AHS never came out to replace the drywall cut out by the plumber. The Hartford did! Thank God for the AARP home insurance thru The Hartford. I have since declined to renew my AHS warranty and am finding out almost all the others are the same, rat bastards!
