| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

Hate to say it because I rolled the dice on AHS, but I couldn’t be more disappointed. I spoke with 3 different sales people prior to purchasing the warranty, each of the sales people gave me the same answer to my one main question, which after I paid for the warranty and had the service call – their “yes” answer was a quick “no.”
There was an old refrigerator in the kitchen of the foreclosed house I purchased. I informed the sales reps of the situation: the power was off, that I did not think it worked, but I couldn’t be sure. Would the refrigerator be cover??? They all responded yes as long as I purchased the $75 refrigerator policy and the extra policy that covers pre-existing conditions.
Well, I purchased both and of course, after paying the $60 service call $75 refrigerator policy and the upgrade policy to cover the pre-existing conditions, (which I don’t remember how much the increase was exactly) I am now out over $150.
I was directly lied to by the sales people, which is an unsettling feeling. Additionally, I trying to have the $75 refunded because of the misleading sales process, I had sub-par customer service. One time, it sounded as if the customer service rep actually just set the phone down on her desk. I could her talking as well as many other people for about 10 minutes until I hung up. If it was a connection problem, I would have thought she would have called back, since she had my direct dial and I did not have hers.
Lastly, I was told that if I faxed a statement asking for the refrigerator policy to be deleted, that there would be a refund. That was in May 2009. In my fax, I ask that someone please contact me to confirm receipt. I left email, cell, work contact information (I am very assessable) and I received no response. Also, I have followed up and the rep said they cannot help me.
Needless to say, I am NOT a satisfy customer. I do believe all the horror stories I have read, now, after the fact. Hindsight is 20/20, I would NOT buy a policy again.
I am shopping to replace my local home warranty just to see if i can find one cheaper. I was led to AHS and was about to purchase but had a second thought. To check the reviews of other home owner with their service. It has more negative feedback than there is service. I think i will look farther and skipping this one. Thanks for the warnings ya all!
Good-luck with the next one you choose =)
Wow! Reading the posts leading up to me writing this one, all I can say is WOW! I thought that I was the only one having problems with AHS, but I see that I’m one in a long list and line of customers who have been getting the same type of service (or lack thereof) from them. My heat pump required repair 3 times over the past year and a half (each time was during the hottest or coldest weeks of summer and winter, respectively). I was told by the customer service rep that my problem didn’t qualify as an emergency (with temps over 100 in humid SC). They (customer service reps) routinely do not follow up with their contractors who do not respond in a timely manner with repairs (after initial diagnosis). If fact, as I type this, my heat pump requires repair AGAIN and I had to contact the contractor AND AHS 3 times in the past week to finally get them to come back out and finish the repair (scheduled for tomorrow, 23 Sep)…it’s been over a month since the initial visit and assessment was done by the contractor. Ask about possibly replacing my 18-yr-old A/C and ventilation units due to the number of service calls for the same repairs, and the answer is “will only be done if the contractor recommends that action be taken.”
To say that I’m dissatisfied is an understatement. To add to my misery, the first thing that they (AHS) ask me when I call them is if I want to go ahead and renew my policy (which expired on 15 Sep). I’m currently looking for a better, and more reputable, home warranty provider.
Rude customer service, any excuse to avoid emergency repair service that they can, the last person I spoke with (”Ashley” at their Memphis Call Center) refused to even transfer me to a supervisor when I didn’t like her attitude. Her reason? MY wife was on the account, not me. I said her supervisor could handle that, she refused to put me through. And when our a/c died at the start of the last heat wave, with temperatures hitting mid 90 degrees inside the house and with a 2 year old sleeping in those temperatures, they still wouldn’t classify it as an emergency call. These guys are scam artists, avoid at all costs.
Clothes dryer broke about a month ago. On 9-10-09 it stopped drying again. AHS send same guy out to fix it on 9-14-09 who declared he must have broken the heating element when he installed it last. Said it would take a week to get the part even though I have a Sears part store in town. Called AHS today, 11 days after he came out the second time, I was told to be patient that they allowed their contractors to order parts. I had them list all of their appliance repair contractors and I had never heard of any of them. That is the problem. My dryer has been broken for 3 of the last 4 weeks. AHS does not care. Stay away!!!
I have been dealing with AHS for 2 1/2 years trying to get them to replace an air conditioner. It is located on the beach and is a bucket of rust. They AC has broken down every 4 to 5 months and each time basically a band-aid has been placed on it. During the past year it has broke down 5 times and they refuse to replace it. I have been told by independent service ac specialist that it needs to be replaced but AHS refuses. I will be switching to another home plan with better reviews. AHS customer service is absolutely no help, they are arrogant and have attitudes and the service is also very slow.
Took a while for service rep to make first vist and then even longer for the repair to be completed. When we called to follow-up they said, “Yes we have the part, lets get you scheduled.” We shouldn’t have to call them to get them to follow through.
I am 3months pregnant, I had a mainline stoppage with raw sewage leaking up through the mainline drain in my basement, of course occurring on a Sunday evening. I immediately called AHS and was told that this was not an emergency because I could flush my toilets, (only if I wanted further damage to my basement and more raw sewage to clean up). I requested to speak to a supervisor 4 times before I was finally transferred. At last, I was assured that someone would be out to fix it within 2hrs, if I was not contacted I was to call back. When I called back I was told they were unable to find anyone, I was given outside authorization to call a company myself. I was given a list of 10 companies in my area I was not able to use, of course these were the only companies with 24/7 service hours. If I found someone I would be reimbursed within 7-21 business days as long as they agreed with the diagnosis and repairs. So I opted to wait, the service man did not arrive until 4:30, almost 24hrs after I originally made the “emergency request.”
I was told after I called back that it was not actually put in as an emergency request. After all this, the repair is not even covered under the warranty and I had to find my own company at 5:30, yet to be able to flush or use any water in my home.
This company is horrible, a waste of money, many of their contractors do not do proper work and breaks again after being serviced and they require you to pay the service fee again to have them out.
I’ve had my warranty w/AHS for over 7 years. Their service, contractors and fees are terrible. Don’t waste your time and money with this company. I’m going to find a new home warranty company ASAP.
I had a brand new off brand water heater replaced by them, cost of $1400 just two years ago. It is not heating as I write this. They never cover anything, I paid for that water heater. They did not.
I have paid AHS for 13 years on a home that I believe has been covered by them since new in 1979. This home still has the two original outside air conditioning units. Can you imagine having two original 30 year old AC units in Texas? (Have you seen a 1979 car on the street lately?) I have been trying for 5 years to get them replaced by AHS with no success. They simply refill them with freon, do what is necessary to keep them limping along, and charge me the service charge, and of course the annual fee. We no longer even try to get them to cover plumbing, garage door, appliances, etc. – just simply not worth the aggravation.
My theory is that they know that if they charged what was necessary for a genuine home warranty no homeowner would pay them that much. So they have devolved to a relatively low annual fee, but with so much fine print that nothing is ever covered. So what’s the point? I think it has more to do with a “feel good” feeling realtor’s and home sellers give their buyers at closing. But the reality of this “warranty” is quite different.
This company is the worst kind of scam, (actually worse than a street game of 3 card monty or a shell game) because they successfully present and market an image of being a legitimate business, one that’s all about “your satisfaction”. And worst of all, us consumers are apparently powerless to stop them. Some of us simply do not have the time or energy to take them to court. It is a sad day that this can exist in our country.
-Speechless and tired in Texas
Have had two repairs from AHS. First was the AC it took a while to get the repairman out here and then a while to fix it. I would have rated them a 3 for this visit. It now works great. A few weeks later, our dishwasher’s electronics fried and was fixed almost immediately. That visit would have earned a 5. I’ve averaged the two out for a 4 on timeliness.
I’ve been so disappointed in our AHS warrenty. Our real estate agent gave us a one year warranty when we bought our house, and they haven’t covered a single item we’ve called them for. Although their response has always been fast in regards to sending a repair person, other than that it’s been terrible because they’ve refused to cover the electrical problems, garage door, etc and often have to send out the repair person 2-3 times before they decided if they were going to cover it or not. Last month the hinge on our garage door half-detached from the wall and bent so that the garage door in un-openable and frankly dangerous because the springs have considerable tension on them and are held on with only one screw. Although “garage door openers” and “garage hindges” are covered in our policy, apparently “hinge” means the connections between garage panels and not actually the functional part of the garage door that allows you to open and close it. I would never purchase another policy from them.
to say I’m frustrated is an understatement. I called to have my tub fixed, which I cannot use at the moment, hence the need for service. the service folks don’t have to show up for 48 hours, and when I called to try and get someone else, they told me it was not possible and against policy. for the $60 service call, I’m calling someone else and will not be re-upping my contract, which is due for renewal this month. they would not fix a plumbing problem back in December and they would not replace my furnace either, even tho’ it is as old as dirt and highly inefficient. I’m going with another insurance company. reading all the complaints here has just solidified that decision. this is not a company that deserves my patronage, and it should be evaluated carefully before anyone signs up with them. customer service needs to be a priority for this company. do more surveys of your customer; find out what they want in a home owner’s insurance.
Stay away from this mcompany Worse the Swine flu. I had them a year and everytime their contractor was turned down to do the repair. And I learned their contractors gave them information to get the job turned down so the contractor could then try to rip me off.
I had a plumbing drain leak and they told me it was defective workmanship. It had been in place for 16 years without a leak and then it was “defective workmanship”. The contractor quoted me $375.00 to replace one joint and two feet of pipe. I threw him out and got it fixed for $75.00.
It took AHS 3 weeks to make the proper repairs to my dishwasher! Same lacking service on other repairs on other items.
Inferior workmanship, poor quality replacement, and they no longer will have our business!
WOULD NOT RECOMMEND….TOTALLY RIP OFF…CONTRACTORS THEY USE THAT CAME TO MY HOUSE WERE WEIRD, HAD NO TOOLS, AND HAD TO BORROW MINE….TO BE ABLE TO “LOOK” AT MY FURNACE..NEVER TOOK FRONT OFF OF IT..THEN TOLD ME IT WAS RUINED AND NOT COVERED…BE SURE TO FILE REPORTS WITH THE BBB ON YOUR PROBLEMS WITH THIS COMPANY.
Quoted $1600 repair for water heater, of which only $60 was covered.
Much like everyone else the only time I called them they initially said they would vocer the ceiling fan and then said that they would only replace the ceiling fan with a $29 cheapie ( the original was $199 and the warranty states taht they will replace with a like product). At this point I decided to cancel the warranty – this was an impossible feat, calls, emails, submitting the request on their website – I had auto withdrawal on my credit card – finally I called the bank and complained that they would not cancel and kept charging me months after I had decided to cancel – the bank suggested that I dispute the payments that I had already made and I did so. The bank for American Home also had to agree to this before my bank would permanently refund the charges – their bank agreed and then! The turned me over to a credit collections agency for non payment! Hey wait! I paid up front and they didn’t perform according to the contract! How can this happen? Don’t trust them. It’s no wonder there was a class action suit against them – I wish I had been part of it.
This company is the worst. We called three times in five years it always took them weeks to solve a problem. The problem is solved for threee months then after 30 days of course you have to pay again the 60 dollar visit, and it has beeen like that for five years. We had problems with the air condiitoners the contract says it is covered well we paid 60 dollar visit plus 75 dollars still donot know why and the air was not fixed. So it is always another thing and more money and more money and they fix things for three months so you have to call back over and over. They never replace anything. We are still without our airconditioner the man that came said it was the compressor then after nine days , with heat stroke he appear saying that it was a braker, so we needed an electrician, and we told the company is an emergency we have been without air for nine days, I work at home. They do not care they answered well, we have 24 hours to see to it. When they came for the garage door they came twice, still the garage door after a couple of months stopped working. So if we call is another 60 dollars. Now this time with the air is an emergency I bleed at night and I am suppose to work which I can hardly do it.
It is really the worst company anyone can ever hire. Some of the companies that have come to doservice here say it is not them they could fix it inmmediately is the company american home shield that delays things looking for cheaper vendors and cheaper things. They ar ethe same owneers of that terminec and that electric thing which is suppoose to eliminate bugs which is another scam.
The first time called AHS I had a leak and they told me that washer/drier bibs were not covered. Later when reviewing my policy I found out that they should have been. The management at the company will not return my phone calls.
The next time I called them was for a water heater which I was sure was covered by the warrenty. When the plumber showed up to fix it, he told me that certain parts of my water heater were not up to code, and it would cost $1250 to bring it up to code. This was not covered by the warrenty. AHS told me that I could find another plumber to do the install, but they would only cover $400 of the repair costs. I ended up doing it myself for $500 total, which put me $750 ahead of where I would have been with the warrenty.
Every time I have called them they have routed me through different departments and come up with some excuse as to why the claim would not be covered or why I owe more money.
DO NOT PURCHASE THIS PRODCUT. IT IS A RIP OFF AND A SCAM.

I have a warranty with AHS for the last year. I caled once for service on a ceiling fan. The electrician who came out said the part had worn out and would be relaced. He fixed it and I paid the service call. AHS refused the claim and said it was damage from a “power surge”. When I called customer service they blew me off and said it was “my bill and not theirs”. I have spent the whold day today,10 calls at 15 minutes each in a attempt to CANCEL my warranty which is up for renewal. I still haven’t gotten through to a human being. Upon calling the other 800 number back they said just keep trying we can’t cancel your contract. Just a note to BEWARE WHEN YOU TRY TO CANCEL YOUR WARRANTY.
We have been AHS customers for the past 5 years. Like others have commented, sometimes you get a good technician, sometime you don’t. It happens. I have never once complained, always paid the service fee, whether or not the job was done well, and just went with the flow. Recently however, we had a problem and called AHS for help. Customer service assured me that it would be dealt with and that I was not to worry. When the plumber came out, it was a totally different story. He looked at the damage and made a call to AHS. They accused me of breaking the item in question and AHS would not pay for the repairs. They said that there was nothing that they could do since I was obviously to blame. The plumber left and said he would waive the service fee, since he did not do anything. I ended up calling my homeowners insurance co. who came out and took care of everything. They said that it was obvious that the item was faulty and that wear and tear was to blame, not me. What has finally led me to cancel my service was that 2 weeks later AHS charged me the service fee that the plumber waived. When I called they said there was nothing they could do. I pointed out that I have been such a loyal customer and was upset that I was being charged for him to do nothing. I also mentioned that the one thing that was keeping me with them was the fact that the plumber had done the decent thing by not charging me the service fee, but the fact that they were going to do this was the straw that broke the camels’ back. I was never happy with the service and I would not recommend this company to any friends or family.
The company does not follow through with service calls and will not return phone calls. I have been a customer with American Home Shield for the past 10 years. The company must be under new management who does not care about the customers.
Worst company that I have ever dealt with, period. I got AHS when I purchased my home. The day after I moved in, the oven broke. The next day, I called AHS and they sent someone out a few days later. A few days after that, I received word that I would be receiving a new stove. They scheduled to deliver my new stove and it was never delivered. Long story short, it took 7 months to get a new stove!! 7 months!! I also had a problem with my A/C and they sent someone out. It was “repaired,” which lasted for about a week. My A/C went out 5 times. It needed replaced and they wouldn’t do it. I finally bought a new A/C out of my pocket. The 3rd issue that I had with them: they came out in the winter to repair my thermostat (which took 3 days, I spent 3 days in Indiana in January without heat). I didn’t have any issue after that and my year was up shortly after that and, obviously, I didn’t renew it. The next summer, my A/C wouldn’t come on and I had to have a technician come out. What was the issue? The technician who fixed the thermostat didn’t hook it up to the A/C. I had to pay for that out of pocket, too. Even after I didn’t use them, they continued to screw me!!
