| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. I’m just finishing the first year post-escrow and looking around because they increased the rate more than $100 over last year. The company itself has been ok. My complaint is that the plumber they sent to fix a leak seemed to want to make money off of AHS and myself unnecessarily. My gut instinct was that the faucet/hardware was fine (it was a year old and had a lifetime warranty), but the technician said he didn’t recognize the brand (it was American Standard from Home Depot) and the faucet and popup assembly needed replacing. Rather than investigate my feelings about the situation further, AHS just took the plumbers word. I didn’t let them do the work.
5 years, 2 properties covered by AHS – here are the 2 main reasons:
1. Service is horrible. I could give example, after example, after example, but it would take too much time and energy. Their billing department confuses the properties, changes the account/contract numbers every year, and changes the terms from monthly, to quartlery/annual for no cause, without warning. Then you have to call the 800 number because the website won’t allow you to order service, and getting a human takes about 40 minutes of waiting each time which is incredibly frustrating (I recommend a speaker phone and fully charged battery before calling).
2. Service is terrible. They simply use the cheapest contractors who are hurting for business in your area, so they contract with AHS for business. I’ve had expensive items missing after repair visits (KEEP AN EYE ON THEM AT ALL TIMES IN YOUR HOME!). They consistently try to lie to you and tell you the item is “not covered” for some reason or another and try to “hustle” you for some money. They will repair, repair, repair, and repair over and over instead of replacing which would have prevented all the repair dispatches at $60 a pop to you the consumer. This also caused an electrical fire in my a/c unit for my rental property.
I have American Home Shield for 7 years. Within the last three year the service has deteriorate.
On two occasion I had to wait more than 4 weeks to get a my wash machine repair done.
Another claim I explain the problem and asked is this cover before AHS sent someone out answer, yes. After sending a plumber AHS call me and state a license plumber who does permits had to come out. After license plumber came out he stated when he could have the repair done. The Plumber also stated some other thing needed to be done to come up to standard. My husband said just let them fix the problem and the other thing I will take care them. Finally I received a call from AHS and they said the problem is not cover this went on for two weeks before they discover the problem was not cover in the contract and why did they sent two plumbers out. We review the contract the item should have been cover.
We are at the end of our first year with AHS and we have had a few issues with our AC. We call and they get someone out right away. We weren’t to pleased with the company they contracted to come out and they would not send another company out but once it was all said and done, they fixed the issue. They contractors busted the hole going into my attic but they fixed it. So they weren’t all that bad. They had to come out a couple times to get the AC fixed correctly. Overall, we are going to go with them AHS again. The service call fee is only $60. We paid the contract company out of our pocket to fix the AC and AHS sent us a check to cover about 95% of the cost. We received the check about a month after the repair was complete. Their customer service is good. I would recomend this company.
AC repair on 2 occasions was great. No problems. Plumbing repairs on 2 occasions was non-existant. The first plumber did not know any more about plumbing than I did, and I am not a plumber!
The worst experience was when I tried to pay the second plumber the service fee. He said ‘I dont need that..AHS has already paid me’. We argued for a few minutes, but he was firm that he did not need my check. Next thing I know I am getting ‘Past Due’ notices from AHS. Customer service was extremely short, rude, uncooperative with me on the phone, and all this because they contract with less than stellar service people.
I did not renew.
This company is a rip off. They replaced my microwave oven. in doing so they damaged my cabnet, at a tune of $1500.00 the stupid microwave they replaced cost was not even $200.00
AHS says to deal with the vendor, they are not responsible for it. they are the ones that picks the vendors that come to our homes. Folks dont use this company, still fighting with them and it has been over 5 months now.. Can never reach the President of the company, he either is never there, or just having his flunkys take the calls.what a way to run a company
This company is a Scam. The service is pathetic, the vendors they use are incompetent. I had to call six times to have a leaky toilet fixed and finally had to stop payment for the job. The company they used was Rite Way Services. I had to cancel my subscription with AHS and would NEVER recommend them to anyone. It is impossible to get a Representative to answer you, and you have to wait an interminable amount of time to speak to some one…especially when I called to cancel my contract with them. They need to be examined by every states Better Business Bureau and made to deliver to the promises and expectations of what they espouse on their website. Go elsewhere for a home warranty…good luck.
Customer service is so poor and the service website is so flawed, that it takes an inordinate amount of time to take care of business with this company. I have been doing business with AHS for five years. I now have three properties warranted with them. They cannot manage to keep the three straight. I am so disgusted with this company’s incompetence that I will be changing warranty companies as soon as I have identified a better company.
This company is a RIP OFF, if they can not fix it they will not replace the item. They will try to give you a buy out that is far less than you can purchase a new item.

AHS refused to repair our heating after paying $60 for service call.
We have had AHS for over 14 years and seldom had any claims. Eight days ago we called for service because our heat was not working. They sent someone out four days later. The service person was rude and arguementative. He said he would have to order a part and would be back the following week. I gave him $60 service fee. Meanwhile it is 36 degrees outside. AHS called me the next day and said that the repair was not covered because the repair was not due to “normal wear and tear”. I complained and said that this was not acceptable. They said they would send another repair service out for a second opinion but it would cost another $60. I had no choice but to allow this. It is now eight days from my initial call and nobody has called or come and we still have no heat! These people are criminals and should be prosecuted for deceipt and thievery! Now I have to try and get out of the yearly contract.
I have been with AHS now for my first year in my new home. I have had some issues with vendors but AHS has always been willing to give me another vendor if I wasn’t satisfied with the work and get the job done. I was told from the beginning that it was a 48 hour service call. Most of the time it has taken less if now same day service. This year AHS all in all has saved me alot of money in repairs to my home. I bought a home that was 50 yrs. old and some things were updated and others older. In summary, AHS has saved me more money for the repairs I needed. Just buying a home I don’t think I would have been devasted if I had to pay for the repairs myself. I am renewing my service agreement again and feel secure that if anything happens this year I will have my needs met.
They are pathetic. I had a small leak at the intake house for the toilet. I turned it off and they contacted a plumber. The plumber stated he fixed it and left. Later I noticed a wet spot on my ceiling. It was still leaking and I had to foot the bill. AHS is an awful company. I had an incident with my washer as well. I had to pay the 60.00 and they wouldn’t fix it. I would nor recommend or renew.
I had a leak in a shower faucet behind a wall – the good news I discovered it early – turned off the water a placed a call for service – well I was told service was unavailable until the next day at best – without water and elderly parents living with us this would not work for us – we needed water I capped the faucet to stop the leak – enabling me to put the water back on. The plumber came 36 hrs later – told me that is what he would have done. Call it in for approval and it was denied because I wanted to protect me house and family and I touched the faucet. The rep I spoke to was about as helpful and understanding as a…… I asked to speak to which her manager to which she said she had no manager and was the final say in the matter. I will tell you what I plan tell everyone in My Real Estate office my friend and colleagues look to another company
I paid this company a whole year before I ever called them for service. Trying to get a repair person to come to your house when it is convenient for the homeowner is an impossibility. Trying to get them to honor a contract is out of the question. They find all kinds of loopholes as to why your warranty does not cover certain repairs. It takes forever to cancel a contract, but less than 15 minutes to open one. I have grown tired of arguing with them. I call and reported problems with my air conditioner not cooling. At the time was house 90 degree plus. They sent a company which added freon and this did not correct the problem. AHS rep was aware of this problem and was suppose to send the company back out but he never showed up. I have been having this same problem for several years. I finallly got tired of AHS and called someone else out. My entire until had to be replaced and of course this was money out of my pockets. I will never recommend this company to anyone else.
This really is the second problem I have had with them.
I have pipe start to leak last night. I called ASH, and got phone call back from contractor within a minute. I was happy then. This morning two guys from Choice Plumbing came, and started to ask $60 without telling me anything. They said they cannot tell me anything without $60. After I gave them $60, they then told me the pipes installed inappropriately. What the heck! How can the pipe installed inappropriately. Just 5 min, earn $60, do nothing. that’s really easy life. They can claim everything inappropriately installed. Terrible.
Customer service is also terrible!
I called AHS with a plumbing leak in my bathroom. I told them it was a leak in the slab. AHS sent out a plumber immeiately, however, he was not told that the leak was in the slab so he had to go get another plumber to help him. To make a long story short, the repair was done, but AHS requires an estimate immediately and the plumber gave them an estimate of $950.00. Then AHS said my coverage was only up to $500.00. They would not answer my questions, they were rude, in the end I paid this plumber for a repair that I am still not sure should have cost this much, as he rerouted the pipes through a wall instead of jacking out the slab. AHS has a cash out policy if the repair exceeds the allowed cost. They would not tell me how much they were going to pay the plumber, or if they were going to cash it out to me. The upshot of all of this is that the plumber got paid, AHS got their premium, and I footed the bill. As a realtor I strongly suggest choosing a different warranty company altogether. My experiences with AHS have convinced me that there is no worse company to trust with your own home, so I will not recommend them to my clients.
Very untimely in trying to fix a repair…Had to go and find a contractor myself and paid the bill…Wasted nearly $500 for coverage…Will not be re-newing the contract…
I purchased a home in May and the seller included an AHS warranty. Early this week we had our first cool weather and when I turned on the heat it didn’t work.
I submitted a service request at the AHS website and received a call within two hours. The service technician arrived on time and quickly diagnosed the problem but didn’t have the parts on the truck to fix it. He could tell I wasn’t thrilled at the idea of having to take more time off from work, so he called his office and arranged to have me be his first call the next morning. He arrived at 8:00 AM and had the problem fixed by 8:30 so I could be at work on time.
I guess the AHS experience depends a lot on who they contract with to do repairs in your area. The company they use here in Durham, NC is first rate and I couldn’t be happier.
We have had AHS for 4 years the last time we called ac was out and we were out of town 20 year old son home and it was 100 plus outside and we had a sick dog who was dying of cancer tech shows up 22 hours after 1st call at 9 pm at night checks unit tells son it is thermostat he does not have one w/him tells son he can be back in morning or son can go to Walmart and buy stat himself and put in.Son tells him come back Tech tells son he will show him how to touch wires to make unit come on shows my to take two wires and touch together knocked tech on his butt!!Then tells son just to flip breaker on and off till morning.Smart money I do not think so.Big Spring Texas
Before you purchase the Home Warranty, be advised that most of the contractors AHS uses have extremely poor ratings on the BBB. If you call with an issue and AHS gives your call to a company that is not reputable, AHS will make you wait an additional 24hrs before you are they are able to pull another contractor on their system.
During my time with AHS, I made 4 different calls regarding different items. 3 out of 4 never were fixed. Original contractors did a very poor job, and told a completely different story to AHS.
My recommendations is not to spend $600 on yearly premiums, and $60 per contract visit and instead save that $ for emergencies. This way you are able to choose reputable contractors that guarantee their employees work.
I always read the fine print. They do just as they say they will and how they say it will be done. If you dont try to cheat the company you wont feel cheated.
Customer service was polite. They tried to help us figure out what was covered versus what was not.
The technicians who came to the house did a good job. However, in one case, the problem turned out not to be covered by the warranty. The agent explained that the problem might not be covered depending on what the plumber found at the house.
An AHS Home Warranty was purchased by the sellers of our new home as part of our recent sales contract. We had the first opportunity to attempt use the warranty for a dishwasher/plumbing issue. After placing an online service request, we received notification that an appliance service (business name and number provided) would be contacting us shortly to set up an appointment. Having no call in 24 hours, I started to wonder. I called AHS and was informed that they provide a 48 hour window for the vendor to contact us. Glad it wasn’t an emergency! After inspecting the phone number, the service provider assigned to us is in another County over 1.5 hours away. I checked with our County business office and they do not have a license to work in our area. I contacted AHS and was told that the company would never do something illegal (AHS reps have been generally rude) and that a license isn’t needed. As this is part of what I do within the scope of my work in local government (occupational licensure) I informed AHS otherwise and they still refused to do much of anything. I told them I would not allow an unlicensed business to come into my home. AHS put me on hold, called the vendor, came back on line with me and confidently stated that the “vendor said” they do lots of work in my area and a license isn’t required and that the vendor would call me on Saturday to work this out. I explained there was nothing to work out, I would only allow a locally permitted technician in my home. I haven’t heard from AHS or the vendor since this conversation. Our County does have an unlicensed business complaint process and I will be pursuing this issue.
Hate to say it because I rolled the dice on AHS, but I couldn’t be more disappointed. I spoke with 3 different sales people prior to purchasing the warranty, each of the sales people gave me the same answer to my one main question, which after I paid for the warranty and had the service call – their “yes” answer was a quick “no.”
There was an old refrigerator in the kitchen of the foreclosed house I purchased. I informed the sales reps of the situation: the power was off, that I did not think it worked, but I couldn’t be sure. Would the refrigerator be cover??? They all responded yes as long as I purchased the $75 refrigerator policy and the extra policy that covers pre-existing conditions.
Well, I purchased both and of course, after paying the $60 service call $75 refrigerator policy and the upgrade policy to cover the pre-existing conditions, (which I don’t remember how much the increase was exactly) I am now out over $150.
I was directly lied to by the sales people, which is an unsettling feeling. Additionally, I trying to have the $75 refunded because of the misleading sales process, I had sub-par customer service. One time, it sounded as if the customer service rep actually just set the phone down on her desk. I could her talking as well as many other people for about 10 minutes until I hung up. If it was a connection problem, I would have thought she would have called back, since she had my direct dial and I did not have hers.
Lastly, I was told that if I faxed a statement asking for the refrigerator policy to be deleted, that there would be a refund. That was in May 2009. In my fax, I ask that someone please contact me to confirm receipt. I left email, cell, work contact information (I am very assessable) and I received no response. Also, I have followed up and the rep said they cannot help me.
Needless to say, I am NOT a satisfy customer. I do believe all the horror stories I have read, now, after the fact. Hindsight is 20/20, I would NOT buy a policy again.
