Offers plans to cover pre-existing conditions and lack of maintenance repairs, for an additional fee.
| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

When we bought our house last year this was the recommended home warrenty company. We had them come out one time within the first year to check our water heater and we received excellent service so we renewed our contract for a second year. Our dryer broke and we called for a service to come out. We were told a three week wait for the first comapany (sears) to come out.I did not find this out until it was “past regular business hours” so another day without dryer. Being without my dryer for three weeks was not anything I wanted to do so I called AHS back and requested a new contractor well the service rep sent me a name and number of a company that doesn’t work on my dryer (LG) so I called back another day waisted,I called AHS back and requested another contractor to come out, this time the rep said she would have to contact the companies and see who works on LG dryers another day gone. We finally get a contractor(10/28/11) Home Applliance Repair, I contact him he says he will be out Wed 11/2/11 at 7 am. Well at 7:20 this am my husband who took the morning off work to be there, called the contractor only to find out that he “forgot” about out appointment and was on another job in Leesburg and would not be able to make it to our house till 11 or noon. We called AHS hoping once agian to get some sort of customer service or may be not have to pay for the service call since I now have been with out my dryer for weeks but they refused to do anything but a written complant in the file. So not only am I still with no dryer and no customer service, my husband now loses a whole day at work in this ecomony not good at all! AHS does not care at all. Who knows if this contractor will show today but I am so unhappy with all of this I have started reserching new comapanies to get my warrenty through.
I had AHS for several years on my primary home and on a rental property. Over the past couple of years the quality and professionalism of the contractors they use have seriously declined. I would not recommend AHS.
I have paid AHS for 8 years, on a new house, they replaced my microwave.
This Sept my Range broke, and after trying to repair it for 6 weeks, they finally agreed to replace it and sent me a NONRENEW on my coverage when it expires in December!!!!!!! I have paid them more tan $5,000.00 in premiums and now that they had to buy a $1,200 range they non renewed me!!!!
Good lucky with this outfit they are the worst!!!!!
Terrible costumer service and they don’t pay for things that are in your contract. I was without heat in the dead of winter for 2 weeks before I had to finally get someone out of their network to get the job done. I went through alot of difficulty to get only partially reimbursed for a $4000 water heater. Thus far I am not impressed and I personally know other people in my area that have had even bigger issues with worse outcomes. They are unreliable and really unhelpful. People on the phone did not make an effort to help a family without heat. We all got sick and had to get gym memberships to shower, Ahs made absolutely no effort to help or understand the situation we were in. I even spoke to someone in a supervisory role and she was not much help. The worst part of all of it was having to pay for this out of pocket although I have been paying my monthly payments on time and have been a good customer. I will continue to keep them for now until I can find another company that is better. Beware of this company. Thus far i am not impressed. Im a member of the Realestate community and have contacts I the chamber of commerce. I will be sending out letters about Ahs and my experience. I just had another appliance needing to be fixed And am curious to see how it will go. I will continue to write accurate reviews about each experience on this site, Facebook, twitter and letters to my community, local Realestate agents, the local paper and the chamber of commerce.
I have had AHS for almost 3 years now, and have had them service my AC Unit multiple times. This is my first home, and it is an older unit. The first 3 techicians did not even check th inside unit or duct work to see if the problem came from there. Every time, except for the last all they told us was our cooliant was low, and they re-charged. The last time a tech was out, he was very helpful and informative. He suggested that we change out filter more often because we have tile floors and two pets, and that we clean our outside coils as often as we do yard work. Both we do just as often as suggested. He also examined the duct working and inside unit and said that both needed to be cleaned. He called AHS to verify our coverage and that “maintenance” was the homeowners responsibility. The tech could not even fully see our inside unit without removing it from the closet. This also was not covered and was considered our responsibility, even though the tech advised us not to remove it unless we were familar with AC work. They did not explain any type of “maintenance” when we signed up with them. I am incredibly unhappy and will be expressing my concerns AGAIN to the company as well as cancelling my policy with them. I also just tried to call the 1-800 number they have listed on their webiste, and the message keeps telling me I have reached a number that has been disconected. This sounds about right with this company.
I would not recomend them to anyone.
THE CALL CENTER IS USELESS. FROM 10/2 UNTIL 10/19 I WAITED, AND WAITED AND WAITED ETC. NO CALLS BACK, NO SERVICE, THE ORIGINAL COMPANY ASSIGNED CAME FOR THE $95 SVC FEE AND ADIOS AMIGO MY HUSBAND CALLED AHS 17 TIMES FROM FRIDAY THRU SUNDAY AND FINALLY GOT A REPLACEMENT SERVICE PROVIDER. I WENT TO THE ADDRESS LISTED FOR THE ANL SERVICE CO AND HE LIVES ON A MARINA WITH TAPED UP BROKEN WINDOWS TWO VANS IN FRONT AND NO ONE TO BE FOUND. ALL IN ALL THE SECOND GUY AIR COMFORT TECHNOLOGY WAS THERE WHEN THEY SAID THE WOULD BE I TOLD THEM OF A SUPPLY COMPANYS ON THE ROAD NEAR US THEY WENT AND PICKED UP THE PART CAME BACK AND IT IS FIXED. I AM LOOKING FOR ANOTHER SERVICE COMPANY. THIS COMPANY IS UNRELIABLE AND A TOTAL NIGHTMARE TO DEAL WITH. ON THE WEBSITE IT SAYS $65 WHY DID I PAY $95?
I have used AHS for about 2 years. The first year, I had one service call about my water heater. They promptly sent someone out, and he replaced both the upper and lower thermostats at a cost of $60. Has been working fine since. The second year, I have had one minor issue with a toilet that was promptly taken care of, and a major issue with my A/C unit. Each time I have called for service, I have had prompt responses. When the guy came out to look at the A/C, he determined that the entire unit needed to be replaced. This would have probably cost me about $6,000, but it was covered and completely replaced, even though it was an old unit. I have seen a lot of negative responses on here, and when I first signed up two years ago, I might have been a little skeptical, but I have been very happy with all aspects of dealing with AHS. I am expecting to renew my coverage next year.
When an AHS representative tells you that they cover plumbing please read they fine print. I feel like I have just been swindled after paying for AHS more than a year. I had a plumbing leak from the drain of my shower. The leak was coming from something called a strainer basket. It connects the bottom of the shower to the drain pipe. Plumbing right!!!???? AHS does not cover it. Not only did I have to pay their plumber myself but I also had to pay the $60 service fee for the privilege of getting screwed.
I have made 3 service calls during the course of 4 years of my contract with AHS, their services are very poor and I have not been satisfied with their services at all.
On three service calls I have made during the course of 4 years of my contract with AHS, I have not been satisfied at all. Their services are very very poor.
You have to be crazy to put good money with these crooks. It would take several hours to type up the horror stories with these crooks. Don’t do it. Put them out of business before they steal other people’s money.
I have called out AHS numerous times on our dishwasher for the same issues. They keep trying to fix it instead of replacing it. The latest tech from Sears said they told him they haven’t spent enough money yet in order to justify a replacement. I had also called them out on a wall heater which looks like a fireplace. The unit is classified as a wall heater although it looks better. Because it doesn’t look like a standard wall heater, they refused to fix it. Still charged me for a service call.
I have been a customer since 2005 but after all this recent lack of service, I am going to cancel my contract and go with someone else.
On Saturday my toilet backed up and caused the shower and tub to fill (about 2″) with dirty water. I called American Home Shield, the warranty that came with my house (I moved in 5 weeks ago). They answered the phone quickly and asked several questions including if the stoppage was affecting the whole house. I explained that it was affecting both bathrooms and I didn’t want to run the kitchen sink for fear of pushing more sewage into the bathtub and shower.
Monday morning (over 24 hours) when I woke up the tub and shower had drained and I was able to flush the toilet. AHS called to see if my service call was resolved and I explained that the plumbing company never contacted me. They kept me on the phone and got the plumbing provider on the call with us to arrange and appointment.
The plumbing company arrived around 3pm on Monday and turned on a bathroom sink and flushed a toilet and said that there wasn’t anything they could do since water was now draining fine. I asked if they could run a snake through the line or check for a blockage that might cause this to happen again. They said AHS would not pay for that because they water is draining now. They also said they do not take calls after 5pm or on weekends and all calls are handled on the next business day.
I would not recommend utilizing AHS, if you have the choice. This warranty came with the house I purchased but I certainly will not renew the warranty next year.
Sincerely,
Eric
AHS recommended service company could not repair my furnace. AHS would not reimburse me for the reasonable cost charged by a firm I selected. I do not recommend this firm
bogus, this company is bogus. You will pay more money on top of the you monthly payment if you need something to fix in the house. This kind a company don’t deserve a costumer, that’s all.
I have had AHS for a 2 yrs. now. I cancelled my contract last week due to their poor customer service. I pay over $600 a year to cover everything in my house plus a pool & spa. The control panel went out on the pool earlier this summer, so I called immediately. They referred my request to a electrical contrator & they could not come out for 5 days even though I let them know the pool would turn green because the pump could not run without the panel working. They said a circuit breaker had fried & replaced it. The same piece broke again a little over 30 days later. I called back in & they said they would look into it & send the same contractor out again & I would not have to pay the service charge charge because it was within 60 days. I get an email that a different contractor is coming out. I call AHS & they said I would have to pay the $60 but if it was for the same item that previously broke I would get the $60 refunded. It was the same circuit breaker, so I called back & told I would be getting a refund check. This was at the beginning of 9/11 & I am still waiting. I called again 2 wks. later as was told it didn’t say the check was issued so they would follow up on it. 2 more wks. & I call & they will again follow up. I called the 3rd time & they tried to tell me the same thing-they will follow up. I told them to cancel my contract because I shouldn’t have to call 3 times to follow up on something they said they would do. They also didn’t care when I called them because both time the contractors did not come out until 4-5 days later which caused algae to form in the pool & ended up costing me $130 in chemicals to get rid of it. Expect getting some sup-par contractors & if anything breaks, expect awhile to get it fixed. The wwait time the last few times I have called to talk to anyone has been 10-15 mins. on hold.
Wow, just reading the reviews, everyone has the same problem, poor customer service, lack of timely response, contractors who don’t know what they are doing. In three calls in the past 2 1/2 years, they have yet to cover anything at my rental property. Always an excuse, The past one took the cake. My pool maintenance service notified me the filter body had a crack in it and was leaking water, he had to turn off the filter to the pool (over 90 degrees in AZ). I put in request to AH who dispatched to Aaron Pools. Of course they couldn’t come out for two days. The tech called and told my husband the “small” crack was due to the psi being over 30. I had to call AHS to find out they denied the claim because the tech from Aarons said it is “negligence” on our part that resulted in the pressure being too high causing the crack.I contacted my pool person who maintains this pool weekly and has all the dates of filter cleaning, backwash, etc. He contacted the manufacterer of the filter, Pentair, who sent written documentation that with an infloor cleaning system the psi will be 30-35 to operate correctly and the filter was designed for up to 50 psi. I called AHS, offered to provide them with this documentation, pictures of the “small” (6 inch crack which was pouring water out), and documentation of maintenance. They would not believe anything except what their technician stated, they called Aarons and the tech stuck by his story. Where did this tech get off being able to override the objective written data by Pentair who manufactered the filter? ASH send out another company, who agreed it was not from negligence (Foster Pools), but is has now been almost 2 weeks with no filtration in this AZ pool at over 90 degrees temperature. Of course AHS will take no responsibility if this pool gets algae infested, or the amount of work my pool company and I have done to try to get this covered. Also, it was yesterday Fosters found out the repair would be covered (I’ll believe it when I see it) and I have yet to hear a word from AHS about this. They are horrible, have rude customer service reps, and I plan to cancel both my properties coverage as soon as this matter is taken care of. Do yourself and your blood pressure a favor, DO NOT OBTAIN COVERAGE WITH THIS COMPANY!!!!!
I have had a home warranty with AHS for 4.5 years. Have only used them 2 times and had no previous problems, until this 3rd time. The refused coverage on my pool pump citing some loophole in the contract, which could technically encompass everything in and around my house. The service companies that they chose to service this issue were rude and told several lies…told me one thing and then told AHS a completely different one. I will be canceling coverage. They have collected over $3,500 in 4.5 years from me and refusing to cover a $340 repair. While this is a minor repair, I am concerned after reading all of these other reviews about everyone’s experience with A/C and heat pump.
AHS used to be very good. I understand that it has changed owners. Be prepared for delays. My oven has been broken for two months. 10 technician visits later (3 technicians came multiple times) they said they would send a part away to be remade and hope to have it fixed in six weeks. Or they will give me $280. That’s one tenth of the price to replace the oven. When I called to complain, they said they would “research” the offer and get back to me. Finally, I called them back today. They have no record of that conversation. There is no one to complain to and no appeal. We plan to cancel our contract immediately. I would say that they are worthless, worse than having no contract at all!
AHS only works with dishonest companies who at the end want to charge you $$$$. If you go and research the companies that are their “approved vendors” they are all dishonest and have low ratings. We, consumers need to teach these companies that they can’t get away with it. they more we tell everyone the more they will learn. I have paid them for years…and the one time that I use them….they tell me that my clogged pipes are not covered and then they tell me to read the …the limitations of liability and somehow worded things that they are getting off.
I have been AHS for 10 yrs, thats roughly $45k that this company has gotten out of me. I usually do not even do reviews, but in todays time and economy – the least you expect is customer service. I have had a great experience with this company up until this year and a half.
The customer service is just not there, the attitude of “oh well” is there. No communication when you do request service,if you try and call, pack a lunch – getting a live person is a task all in it’s own.
When you finally get thru – the “oh-well attitude” kicks in.
I live in between orlando and Daytona – they send the work order to someone in Jacksonville, after waiting on a call – I call and was informed that they do not service this area. AHS never altered me of this, I then call AHS myself and get attitude. They then say they have 48 hrs to get me another vendor. Not 48 hrs from the original call – from when I called. Last experience: made a service request – waited 10 days , then the tech calls me and states that the service was not covered, after stating exactly what was wrong on service request.
I have done the service reviews, e-mailed, and talked to several people – no one cares.
This company seems to have the same attitude as the cable co or phone co – theres no one else that can service your area – SO DEAL WITH IT..
It is getting easier and easier to find information on fixing your own items – YOUTUBE is great for this. The mom and pop shops want our bussiness and will treat you w/ respect – and be thankful that you used their service.
If you fiqure out the time you take off work to wait, taking your clothes to a laundery matt( while waiting on them),the freezer out for 2 weeks and I had to call around and find the parts, the aggervation of the customer service reps – you begin to wonder what am I paying for?
After I sat down and fiqured out how much money this company has gotten out of me, I will be changing out – just like w/ the cable and phone company – you dont value my bussiness and money – I dont value your company.
Good luck to anyone that does not live in a big metro city – you get lost in their world.
I have been without air conditioning since 9/6. The first technician that came out to inspect the unit called in to AHS for authorization and was told it was not covered. I had to call AHS ( 20 minutes on hold)to have them actually read my policy that shows it was covered. They agreed and had to schedule another technician to come out as the other one had left after they denied auhtorization. I lost a whole days work for nothing.
5 days later when the second technician came out he was unable to get authorization becasue the computers at AHS were down so they would have to reschedule another appointment. 2nd day of work lost with nothing to show for it.
On the day of the third appointment, the same technician that came out previously called at 8am ( the time his office called me and said he would be there) and told me he would not come out unless I removed the air conditioning unit and set it on the ground for him to work on??? I called AHS and told them what their service company wanted me to do. They stated that I should not remove the unit myself for safety and liablity reasons and that the service company should have sent two technicians if the unit was too heavy for one man. Third day of work lost.
They said they would try to find another contractor to come out and look at my air conditioner. 5 hours later I called them back to find out if they had found another contractor and they said they had not been able to find one. They suggested I find one and call them. The condition to that was if I agreed to look for one they would stop looking.
The next day after no word from AHS I found the number for the company that they had sent out earlier in the year to fix my heater and called them. They said they were available and still an AHS authorized contractor. They were suprised that AHS had not contacted them in their recent search for a service company in my area. Their office is located 2 miles from my house!
They called AHS and and they authorized them to come out look at my AC. Diagnosed a burned out motor. Due to the age of the unit they decided to replace the whole unit.
10/18/11 – It has now been 3 weeks since the new unit was ordered and it still has not arrived. I called AHS a week and a half ago to check status( no follow up by AHS what so ever) and was told the unit was at the distributor ready for the contractor to pick up. I called the contractor and he said that the distributor had the paperwork but not the air conditioner. Recieved a follow up call from the contractor today stating that he is still being told that they have the paperwork but no AC.
I called AHS again and had to go through 3 people before I talked to anyone that was willing to do anything but tell me that the unit was on order. Now they are telling me that the wrong unit was ordered. Does it really take a month and a half to replace a window mounted air conditioner??
Do not buy a home warranty from this company.
I have tried to used my policy 3 times in two years and each time the person on the phone was nice, but tried to find a loophole in my contract to tell me my problem wasn’t covered. This last time was the last straw. They sent an HVAC guy out who spent more time trying to sell me $6000 in new equipment rather than diagnosing the problem. He never went in the attic where the problem is coming from b/c he said the area was small and he had a chest problem. I called AHS 4 days later b/c I hadn’t heard back from anyone and of course the “problem” which was never properly looked at wasn’t covered even though I’ve paid for the extra coverage. This insurance is not worth the money!
same old story – pay 60.00 to find out you’re not covered.
AHS is absoutely worthless. Between the service charge and uncovered fees; the cost to replace a $275 water heater comes to $350. If you try to take the cash out option it comes to $295 as long as you have it installed by a plumber and inspected by an electrician.
The contractor AHS provided tried to charge me $169 for a pressure relief valve you can buy at HD or Lowes for $29.
Don’t waste your money on this scam. Save what you would spend on the policy for repairs and you’ll be much further ahead in the long run.
