The company claims that their goal is to provide the best possible service to their customers. Through their immaculate and friendly service, the Landmark team has managed to earn positive reviews from their customers. Select states receive pest control services from the Landmark team along with home warranty plans. Their plans also include a re-key service and also A/C & heater tune-up service.

Water heater busted and did quite a bit of damage to baseboards and dry wall in the garage and the adjacent room inside the house. I saw the leak on a Sunday, shut off all water to the house and called Landmark. They had M R Plumbing come out the next day to take a look and Martin was outstanding. He helped my drain the busted water heater (I recently moved in and didn't even have a hose!), and then re-routed the copper piping to bypass the water heater so i could at least have water to the house. He cut and soldered everything. He was back the next day with a new water heater and to begin the demolition of the damaged areas. He did treatment for mold, placed fans to dry everything, removed damaged areas, and even helped guide me through the home owner's insurance claim. He was incredible and absolutely went above and beyond for me. I am very appreciative for Landmark's choice and for M R Plumbing... saved me a whole lot of hassle. Thanks so much. view less

I chose Landmark as my home warranty provider as part of the closing process on my new house. I have completed my first claim with them and am beyond happy. I submitted the claim on a Sunday afternoon and received a response within 30 minutes (this was not marked as an emergency claim) with the next steps in the process, the repairman's contact information, and the service fee amount. I setup the appointment on Monday for service on Tuesday. The service company was very easy to work with, timely, and friendly. I couldn't be more happy with Landmark! view less

I love using Landmark Home Warranty. The customer service is very attentive and they always make sure the can do their best to handle our service request. We had our garage door spring break and our gas range have problems at the same time. Filed a claim for both and Landmark took care of them with fast, curtious service. They checked up periodically during the claim repairs via phone and email to make sure our concerns and expectaions were met. Very good company to have warrenty our home.

We just moved into our home and the furnace stopped working. Landmark had me send them my inspection report we did before we bought the home. In the report it said that the pipes needed fixed and/or replaced because of gas leaks. Landmark denied my claim saying that the furnace was needing repairs before the claim so they would not cover it. I called and talked to my rep and explained that we had repaired the pipes previous and I sent her a copy of my invoice. She said the claim will go through and they sent out Excellence Heating and Air. When they got to my house a few days later the guy went and looked at my furnace. All he could say was "wow... oh man... wow". I believe my furnace was above his skill level. He said he would have to take pictures and get back to me.. he was there maybe 5 minutes, he didn't even diagnose it. A few days later Excellence came out again (apparently he had researched my furnace) and "diagnosed" it and asked for my $60 co-pay. The next day Landmark called and left a message saying my claim was denied because of the same reason stated above. I called them again to explain what happened and they say that because the report had a check by the option "repair or replace furnace" that it was indeed needing repaired. I explained that if you look at the notes on that check, it just needed the gas pipe fixed which was done. They said they had more experience reading my home report than I did. After much arguing they still denied the claim. I told them I was very dissatisfied and wanted my $60 back from the incompetent technician that came out because if I was going to fix the furnace myself I would have never let that guy in my house... to which they refused. My husband called later to talk to them and after much coercing and explaining the home report to them they decided to open it back up and allow the repair to happen. The repair took place and before the tech came out, Landmark called me again to ask questions about my home report and the invoice that I sent over with the repairs to the pipe. They were again looking for excuses to not fulfill the claim! It seems to me that they say no time after time just to see if we would back off! After almost 2 weeks of dealing with COLD we finally got our heater fixed! view less

Landmark has been great to work with since I have it on three homes I own. The service companies are good also, but sometimes take a little longer than I would like.

This company avoids all conflict with associated contractors. We had a bad experience with inadequate contractors. Our home air conditioning system was freezing up. The first contractor added R22 freon and left. This was in June of 2016. In September of 2016 our air conditioning froze up again. The second contractor added R22 freon and left., Three weeks later the air conditioning froze up again. The same contractor found the problem to be a leaky evaporator coil. It took two weeks for them to replace it. After two days, the air conditioner stopped cooling. Six days later the contractor was back and found another problem with a leaky copper line. I would give this company no stars. They had no repair people in my area but that took a couple of days to figure out. Then the heating system was not covered because it was hot water heating with a boiler, and also pressure tank on the water heater was considered a "modification " although it is required by code in my area. Don't use this company I warn you.

It took countless phone calls to Landmark, two different contractors, and nearly two months to get the problems fixed! We found the level of communication and customer service to be abysmal. We have used the home warranty about 4 times and the customer service was great and very informative. Three times the service was done the next day and was completed by an excellent contractor and answered questions and informed us of everything that was done. The fourth time was on and Friday and they had a hard time finding a contractor but found one late on Friday and they called first thing Monday and the problem was taken care of Monday afternoon. Where do I start our AC went out on around 10/11/16. We called our home warranty (landmark home warranty)told them. We said it was the compressor and gave them make, model, and all numbers. They send out the order to sunrise. They call me and schedule it on a Saturday because I am a teacher and 4pm is too late to come out. I get an email saying 9pm to 1am. Saturday 10/15/16 at around 10 I try to call and no answer.I had a barrel race so I wanted them to call 30min before they came. I also emailed. I look them up and see the reviews and basically was like...no. I call landmark and give them the basics they will not answer calls, I emailed, I have a barrel race, the 9pm to 1am time slot, I do not like the reviews I see I want another company. They said they are ranked #1 in their system thats why they chose them.. I was like are you blind? Just Google them! They couldn't get ahold of them. I had them mark in their notes that I was not happy with the company due to the reviews. Sunrise finally calls at around 12:30 my husband goes back to the house. They change the capacitor and guess what it doesn't work its the compressor. And they do not have one despite having all the information because it's expensive to keep on hand. Are you kidding me. I also have a credit with landmark and it was to be applied but this company didn't accept that and made me pay the full cost. Then after all that he tried to sell my husband a bunch of things. I call landmark and they said compressors have to be approved and ordered by them but they have to wait for the full diagnosis. Hello.. I said it was the the compressor. Landmark didn't get the full diagnosis until the 18th. We didn't hear back from landmark until 10/20/16 they said they tried to call and left a voicemail... no I didn't get one. They would not approve it until we paid $240 for freon!!!! (Just what every review said) We said fine. Landmark didn't approve it until 10/24/16. We called sunrise on 10/25/16 they said they didn't have the part yet. On 10/26/16 sunrise calls to set a day of course 4pm is too late so Saturday 10/29/16 9am to 1. At 12:26 they tried to call. I missed it my husband tried 10 min later and gets a busy signal I try at 12:46 and get the same we call the main number and leave a voicemail. I text that number at 1:23.. Nothing! I call landmark and they said sunrise called to no answer I said yes but we called right back.. well guess what landmark can't get a hold of them as well. So as I learned everyone of these reviews on sunrise are correct and I can't believe I went for landmark over First American for our company just because they had 1 more thing covered. I paid over $700 for the best coverage now I am out that + $60 + $240 and 19 going on more days with out AC in Texas! 95° on most days still! Oh an aroun $100 for a small window unit to cool 1 room. Landmark lost a customer after this year and this sunrise company I hope will lose some as well! view less

I got the most expensive home warranty available with this company and it absolutely did no good! I woke up at 5am one morning to my house flooding. I had to quickly get a plumber there to stop the damage. Once the plumber cleared the line, I called Landmark as that is a covered item. The would not cover one cent, because I didn't call the first. Basically, I had to let the flooding continue to happen while the processed my claim and sent out their service person. view less

I used Landmark Home Warranty to protect my new to me but used home. My A/C wasn't cooling well so I called Landmark to make a claim. The repair was covered under my plan and the contractor Landmark used (Mr. Ace Mechanical) was friendly, smart, timely and worked well with Landmark to expedite my claim. I don't feel I was lucky(like a one off) as the service was solid all the way through the process including follow ups to me to make sure I was being taken care of or had any questions. I would definitely recommend Landmark to anyone trying to protect their home as much as a service company could. view less
