BFS Home warranty offers three plans. These plans are adaptable to meet the diverse needs of buyers, sellers, and real estate professionals.

  • The Basic Package Plan: It covers all the basic home systems like a water heater, garbage disposal, and two air conditioners.
  • The Deluxe Package Plan: It provides coverage that includes everything offered under the Basic Package plan. In addition, it covers major home appliances such as microwave, washer, oven, and refrigerator.
  • The Premium Package Plan: It provides coverage for the repair and replacement of all the home systems and appliances with no service fees.

BFS’ home warranty plans include unlimited service calls, no service fee (deductible) options, and there is no restriction on the age limit on the home or its systems and appliances.

BFS Home Warranty Prices & Coverage

The pricing of BFS Home Warranty plans range between $25-$59 monthly, and the deductible is $55 per claim. You can also choose a ‘no deductible option’, where you pay $150 for unlimited service requests or calls. This pricing is for a single-family home but will change if you are buying a plan for a condo, mobile home, or duplex. You can submit a free quote to get the pricing details based on your specific needs.

Maintenance Plan

BFS customers can also buy the Maintenance Plan, which provides routine maintenance for the household equipment. It includes two plans- the Standard Maintenance Plan and The Deluxe Maintenance Plan. The cost of the Standard Maintenance Plan is $149, and the Deluxe Maintenance Plan is $189.

BFS Home Warranty Claims & Customer Service

BFS home warranty claim process is very simple. You can contact their dedicated customer service at 1-800- 237-9910 during standard business hours of 8:00 am to 5:00 pm on weekdays.

Follow these simple steps to file your claim:

  • To arrange an emergency visit or to file a claim, call the BFS helpline number.
  • The company will assign a service technician to visit your home at an appropriate time.
  • BFS will initiate the service within 48 hours but if it is an emergency(like the loss of plumbing, heating, or cooling service) then they may provide the service within 24 hours.
  • You have to pay a service fee for each requested service visit, and the service cost may vary depending on the state.

Does BFS Home Warranty Cover Everything?

Home warranty companies generally don’t cover damage occurring from any kind of accident, abuse, misuse, fire, flood, windstorm, or act(s) of God. They also don’t cover damages occurring as a result of water, mold, mildew, fungus damage, or insects and rodents.

BFS plans will not cover the problems that occur due to power surges or power reductions. The coverage is limited to the perimeter of the dwelling and to the interior of the residence.

Coverage offered by BFS on all high-end or commercial appliances is limited to $1,500. Circuit Board coverage is limited to $250 per item. Customers can renew their services without fear of a lapse in the company's coverage. The average cost for replacing the house equipment such as HVAC and electrical system is around $3000-$5900.

Existing customers who periodically renew their contracts will also have to wait for 30 days after renewal for the coverage period to commence. During the 30-day waiting period, the firm may examine your systems and appliances.

BFS Home Warranty offers coverage for pre-existing conditions in any systems or appliances that were not identified or found by a visual inspection or simple mechanical test. Hence in order to qualify for this coverage, you must conduct a home inspection within the last 60 days.

The contract excludes any service or replacement provided by another company on a covered product without written authorization by BFS.

BFS Home Warranty has served about 35,000 customers in 48 years of existence. Your home warranty can become void if your appliances or systems break down due to lack of maintenance or wilful neglect and misuse. You should also note that any damages to your items won’t be covered unless specified in your home warranty contract. Is the BFS HW contract transferable?

Yes, the BFS HW contract is transferable at no cost, and if you want to get more information about it, you can call the contract department at 1-800-237-9910.

How to cancel BFS Home Warranty Contract?

You may cancel your BFS Home Warranty at any time. To cancel the contract, contact the home warranty provider by phone at 1-800-237-9910. You can also send an email to inform the agent that you wish to cancel the contract. If you choose to cancel within 20 days after the contract was made, you will receive a refund for the remaining term of the contract.

How to become a BFS home warranty contractor?

To become a BFS home warranty contractor, you’ll have to send a formal application with documents verifying your status as a licensed contractor.

We have been burnt by other home warranty companies. Then we discovered BFS. They are highly professional, prompt, knowledgeable and personal. We have used he to fix problems with our micro wave (they actually bought us a new micro wave, they fixed our fridge and ac unity also. We strongly recommend BFS.

I have had a warranty with this company for the past five years, I guess I should have learned. The unit is older than the house (24 year old water heater) which shows minor signed of a leaks and rust/corrosion on the top and bottom seams of the unit. The technician showed up and told me the heating element is going out but since it still heats water it is not an immediate need replacement so they will not replace it. So apparently the system must either leak all over my house and ruin my flooring or stop heating water completely, so I would be without hot water for 4-5 days waiting for a technician, So they offered a buy-out for $750 and if I wait until the unit fails I was informed I will still need to pay in the area of $450 for the replacement. I already paid $415 along with $395 last year and $375 per year for the three previous years (total $1935) with only one claim for an a/c blower fan motor replacement. This doesn't count the visits I paid $55 and nothing was done to resolve my issue. I had an issue a few years ago with my a/c, but thank goodness my son is an a/c tech and realized I had a freon leak inside the house (on the unit replaced by the seller of the home and under warranty, so no cost to BFS for the replacement) before they convinced me to replace the outside unit at a personal cost of $1800 that would not have resolved my issue. the bottom line is you pay large sums of money for what you think is warranty coverage for your household products and come to find out the company is not willing to replace things, even when they admit they are failing (the heater element in the water heater), until there is total failure and possible damage to your home and still a large out of pocket expense when the item is finally replaced. ..View less

I hope their current level of service is not an indicator of future service. Called in emergency AC problem at 0900, it is now 1415 and no call. Went on line to request service but their app couldn’t find me as a customer but I’m looking at the receipt from feb 2020. Now if this becomes resolved or an explanation follows I may change rating but right now I’m not impressed.

Since I started to request quotation the representative was very responsive, i was able to get a 2 year deal. They helped me with the AC tune up and the technician who visited was very kind and He gave me good tip to maintain in good shape my units, i live in the area of Frisco TX and I got the $0 deductible

This service is horrible. AC leak and techs came out 4 times and each had a different solution, most of which would involve extra charges. Finally the manager Steve told me a new AC was needed. I called another company for a 2nd opinion. No new AC needed, the pan needed to be cleaned out it was full of rust and gunk. RIP OFF!

He removed a leaking hose from the kitchen sink sprayer and replaced it with the new one I had. He was fast, efficient and friendly. No mess when he left and I now have a leak free hose. So far they are a waste of both time and money. A water control valve is not covered under plumbing and gfi plugs are not covered under electric. They wait until morning of scheduled appointment to tell you it is not going to be a covered problem. I could of had someone else out in those two wasted.

We have been very pleased with BFS here in San Antonio. They have gone out of their way to be sure we were comfortable when we had A/C problems. They even brought a huge fan to help us. I would recommend them highly.

We are using the new BFS in San Antonio. They are very knowledgeable and prompt. We used the one in Georgetown and would never use them again. They cheated us out of money to fix the A/C and were very rude. Thanks for being a great staff at the BFS in San Antonio.

We have been using broward factory service for over 15 years and they have always been very helpful whenever we have a problem!! Great customer service And technicians!! The Clearwater office is the one that we deal with!! Thank you Jeannette

The service provided by BFS has gone down to absolutely worthless now a days. In fact there is NO SERVICE! Please do not waste your money! I reported my appliance (just 3-4) yrs old for repair 6 weeks ago, it took 2 weeks to come have a look at it (i am in metroplex). The tech took it for repairs and since then I have been calling but no action except false promises by Ronnie and Ashley that we will ..Read Full Review

Horrible service. I am out of AC for 7 days in Houston. They keep break their promise and still haven't fixed the fan of the compressor. Will never use them again nor recommend to anyone.

Extremely satisfied with the plan my realtor gave us as well as the service received from BFS. I called to have my A/C repaired b/c is was running hot and BFS responded promptly. We had a BFS tech at the house within hours. He was friendly and knowledgeable, A/C fixed within an hour. I highly recommend BFS and will be renewing our contract next year!
