I purchased a house and less than two weeks in, I had an upstairs bathtub leaking into my kitchen. After trying to use 3 plumbers that were in Home Warranty's network (two were out of business and the 3rd was so inept I refused to have him in my house again), I had to use an outside plumber. We found Home Warranty to be a fraudulent company. We would never do business with them and never consider them a company that will actually pay claims. They work hard to find ways to make sure your claim will be denied using bogus methods to do so. Even the contractors that work with them think so.

Bought a home in 2018 and had this Warranty added I did not know about. I replaced things already the Fridge, Stove, Microwave as they were from 1980's. Bought a home in 2018 and had this Warranty added I did not know about. I replaced things already the Fridge, Stove, Microwave as they were from 1980's. They would have probably denied the Fridge, Stove, Microwave if I asked. Trust me when I say it needed to be replaced due to its condition, functioning was questionable at best. I was able to get the Warranty to cover the Water Heater though they did not want to cover replacing it. I have an HVAC issue now and tried 2x fixing the issue. Service people recommended Comfort Specialist. We had that scheduled and find that the HVAC system 4yrs old, missing bypass system for 2 zone, the ducts improperly installed creating a ton of back pressure, over worked, and no longer cooling the house. I am military and away from the house. I have tried to explain the issues as the Service people do not talk to third party entities unless we are present at the time of the call etc. The replacement of the HVAC is $15,000 and not replacing is only going to add up in cost as the house is no longer cooling and only band aiding the problem. I understand the business side of the home warranty and after multiple attempts to fix and the Service people are suggesting to replace the Unit instead of band aid; $2,000 helps pay the $15,000 out of pocket expense. ..View less

Worst scam EVER. Do not waste your money. They would not cover my Hot water heater, or plumbing leaks. VERY evident that it was malfunction and wear and tear. Spoke to CEO DOUG and was not helpful at all. PLEASE don't waste your money. Look for another company

All of my experiences with Home Warranty have been great! They were quick to respond and repair damaged item on each of our claims. I believe we have had 5 or 6 claims over the last couple years and I have been completely satisfied with each one!

New with the company I called during non normal business hours left voice mail automated machine advise someone would call back no one ever did . And Today I was place on hold right away for more than 10 mins called back spoke to Natalie and she also quickly place me on hold if your looking to buying home warranty coverage I would never recommend this company not even to my worst enemy

They said I have to do that 1st before they would fix it and by fixing it they would fill it up again at their expense. Which with this warranty you have a salary cap on what they will pay up to and mine was $2500 but stated that if they filled it again it would come out of my salary cap dropping it below $2000 (So they really aren't paying to fill it again) I was told they are a repair company not a replace company. Absolutely a joke. Waste of a year's worth of premiums only to get the run around on a repair when we need them. They want me to drop 1200 just so they can assess how much they can repair on my air conditioning. Find a warranty with better ratings. I should have checked the ratings before renewing it (after the first year of it being supplied by the seller). Run away and don't look back!

Terrible company. My ac went out so I called them and they didnt answer the phone so I went ahead and got the repair. I should have left a voicemail but it was my first home because I just got out of the military. I was trying to get them to cut me a break on not getting authorization before the repair. Terrible customer service. I had to keep reminding her to stop raising her voice at me and that I wasnt trying to argue with her. Terrible customer service. When repairing they want to use after market parts on precision components. Components that require their parts not after market parts. Will leave you on a lurch waiting on repairs while they search for cheaper after market parts

They cover next to nothing after they make you pay the deductible. Their technician botched the job, my coverage expired a couple of days later and they refused to stand by the job that was initiated during my coverage that THIER technician made WORSE than before they were involved. I purchased a home about 9 months ago. Part of the deal was the sellers bought us a home warranty for 1 year. Recently the electrical in the home started acting up. Cant run more then one item per room in some rooms without tripping the breaker constantly. So I call home warranty and they set me up with a repair man. He shows up and starts diagnosing the problem. Well the wiring in the house is all screwed up and appliances with motors and heating elements (dishwasher, microwave, etc) are on shared circuits which they arent supposed to be. They are supposed to be on their own. So the repair man calls home warranty to get the work done and they say they will pay to replace outlets but not fix the wiring problem. Then tell him that the deductible isnt per visit but per outlet/repair. So 5 outlets would be 5 separate deductible payments. Im beyond pissed about this. It should be per occurence not per part. So because the inspectors missed the problems im just screwed and have to come out of my own pocket making the warranty completely useless. I can change an outlet by myself. I need the help on things I cant do like wiring. So this crap is a scam and not worth the time or money spent on it. They cover nothing. Worst place ivr ever dealt with so If you are thinking about doing it dont. You will end up paying everything out of pocket anywag ..View less

Buyer beware!!!! This company's warranty does not cover most wear parts. For example, the refrigerator rider only covers the compressor. No ice maker, dispenser, or any other parts are covered.

I've been with Home Warranty for over 10 years now we had good service and but we also had very poor service and was taken advantage of where I had to call once again to have the same appliance repaired. But my biggest complaint is that last year my very expensive Dryer tied and they were NOT able to fix it and was ONLY given $299.00 to purchase a new one when the Dryer that I got was a Steam Dryer Kenmore Elite which cost me $1,599.00 3 years before it went out. Then my AC Unit went out and I had 9 AC Repairman come look at my AC that's on my Roof and was told that the Coils had problems and I had to pay an additional $390.00 to have a leak Test because the Insurance wouldn't pay for it and they left without filling my AC Unit with Freon and the Tempertures here in Southern California where I live was over 112* and 98* inside the house around Midnight. I called once again to Home Warrenty and was told that the Insurance didn't provide the Freon and that I had to get someone else to try to repair my AC unit. I paid another Repairman $440.00 to fill my AC and it was cold once again, but within a few days my AC again was not working. I called HOME Warranty and again the sent another repairman 5 days later and he also told me that the coils were bad but couldn't find the leak for told me that the Insurance would NOT cover the Freon or Leak. This went on for over several months and after 9 different people that showed up sent their findings and once again HOME Warranty told me that they would not be able to repair my AC because of the Bad Coils and it was NOT covered by the Insurance. Really? I've been with this company for over 10 years and have paid over $4,800 in that time and was offered $500.00 to replace my AC which is going to cost me over $5,900.00. So what is the sense of having this Warranty if HWC only covers what is Convenitent to them and NOT me as a Comsumer. I have filed a Formal Complaint to the BBB and an Attorney to figure out what I need to do. I sent out a complaint to them and was told that I would be contacted within 24 hours and that was over 10 days ago and I haven't heard from at all. I am very disappointment with this company and I am 100% Disabled Veteran and retied US Navy Combat Veteran and I got this insurance because I am NOT able to fix anything around my home like I used too. I hope that my Statement will be posted to others to read and see what they have done to me and wonder just now they have treated us Clients like they have treated me so unjust.
