2-10 Home Buyers Warranty
|
Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. |
Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine.
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights
2-10 Home Warranty also administers these warranty programs:
HomeTrust Home Warranty
Freedom Home Warranty

This service provider was OK. I had a few issues over the past year and while all were fixed or looked at, I am still not satisfied. One time the service guy showed up to my house early, but I told them I could not be home until 4:15. The guy called me to tell me he was there at 4:00- I told him ok, that’s wonderful, but I won’t be there for another 15 minutes. He called me back and asked where I was. I told him I was only a few minutes away (which I was). I arrived at my house at 4:15 on the dot and he was GONE. My roommate has arrived before me and told me and he wasn’t there when she arrived home. I was LIVID. I called him and he said he couldn’t wait because he had another job to go to! How is that possible when my time was 4:15? I called the service department immediately and they apologized, but I still had to wait a few more days for that same guy to come back. It was unbelievable. It was my dishwasher, which still doesn’t clean properly, and they told me unless it stops working, there’s nothing they can do. Needless to say, not very impressed.
We have had this warranty for 2 years since purchasing our home and are at the renewal time again. I thought it seemed expensive but it has paid for itself twice over this year. We did get a good repair person after an initial mixup with assigning the job to someone outside our area by mistake. That did delay things for about a week and a half on top of the time it took for parts searching and ordering. Our stove had a switch that would not work, and the repair person found that the part could not be ordered any longer because the stove was too old. We ended up receiving a new stove that retailed for over $1600 because the warranty replaced the old stove with an equivalent new one and hauled away the old one. We only had to pay the $75 deductible. Did the stove get fixed as fast as we would have liked? No. Was the situation unworkable? No. The stove and oven still worked enough to use while we waited. Overall we are happy with the results and are only shopping for other warranties because of the expense of this one. I have just submitted a plumbing problem claim and we will see how that goes before I finally decide.
We had a leak in the wall under our sink and 8 days later still no one came out to fix the problem and we have contacted the company 20 plus times because now we have more damage that was done because they have failed to send someone out and now they told us its not there problem to fix the damaged floor and cabinet that would not have been ruined! MY ADVICE TO ANYONE DO NOT SIGN UP FOR 2-10 HOME BYERS WARRENTY!
Just tried to use the program today and you take my deductible and the problem does not get fixed by first company but collected the deductible and then you say you will send a 2nd company then call back later and say you have been denied the claim but when I asked about the deductible that was for a diagnosis. What a joke home warranty is. Sorry I ever bothered with getting this.
Unbeleivably poor service. They seem like a scam, they don’t deliver on anything and try to send unqualified and unreptuable individuals to your house. They never fixed anything at my house.
Will be reporting them to the proper authorities since they don’t seem like a legitimate company.
AVOID AT ALL COSTS!! Inherited this home warranty when I purchased the home. Had a simple (so I thought) leaky shower drain. Called 2-10 and they sent out one of their in-network plumbing contractor. They would not let me choose who I wanted to use. The contractor stated that the shower drain was not installed correctly and that the whole drain would need to be replaced. 2-10 refused to cover this. Even after I sent them the home inspection report showing nothing was wrong with the installation. The agent was rude and condescending as well. I will not be renewing my contract them nor would I recommend them to anyone. If they refuse to fix a simple leak in the drain, I can’t imagine what kind of ordeal I’d have to go through to get something else fixed.
The closing real estate agent recommended the 2-10 warranty as the town house is around 10 years old. It made sense. We have had it less than 1 year and we had our first problem with the HVAC in mid-April….like about everyone else in the south. We called them and a local HVAC company made arrangements to diagnose the problem the very next day…so far so good. The HVAC tech of the local firm was highly skilled, polite and professional. He determined that we needed a replacement evaporation coil. His company called that part request into 2-10 the next day. I know this because I was trying to ensure that the HVAC was fixed in time for a visit from an elderly relative at the end of the month. I wanted to make sure there was no hand-off issue between the warranty company and the local HVAC company because of parts which might cause delays. I called 2-10 6 times in two weeks and was told each time the part had been ordered and that they would have an ETA in 48 hours only to find out this morning, after a call from the local contractor, that they claimed the repair parts were not covered and had NOT been ordered. After 2 hours on the phone with their help desk this afternoon, it turns out the “Supreme” package I am paying for DOES cover the cost of the parts and AGAIN they claim to have ordered the coil and that we’d get an ETA on the parts in 48 hours. 2-10 systemically and willfully mis-led us on the parts status for over 2 weeks. What a racket. Stay clear of 2-10.
We have had this warranty for a little over a year. The first year we had a couple of miner things that had to be repaired and they were great. The first real test of this company came yesterday when we had to call in a claim for a sump pump problem. They were hateful, condescending and untruthful. They had repaired our very high end sump pump a few months earlier and during a heavy rain yesterday the pump was running but running poorly. The basement had 5 inches of water as a result. They sent a plumber and he told us the pump was not running properly (but was running) and it should have had no problem keeping up with the hard rain. He said it needed to be rebuilt or replaced. He had to fight them to get to put a loaner in while waiting to make the repair or replacement. Today 2-10 called to deny the claim. The told us the same technician had told them the pump was not running, had frozen up and had nothing wrong with it…simply overwhelmed by the amount of rain. They also said there was 10″ of rain in our basement. This was all untrue. We have reported this to the BBB. Do not use this company or you will end up having to fight for any service. They are awful. We believe they did not do a proper repair a few months prior and this heavy rain simply showed that. It is a high end sump pump and they will do nothing to resolve this.
After 3 years with 2-10 I’m here for comparison shopping. My experience is not nearly as bad as many of the reviews I find, but I would not be shopping if I was totally happy. Like some of the others my recent experience is less than my previous experience so I wonder if they had management/ownership changes.
Overall they are a well intended company. They pick up the phone quickly and assign contractors promptly. They are polite and professional. I think they try to do the right thing; it is not a sham company.
In 2011 I had a refrigerator problem on a Sunday and they sent someone out within hours. The contract does not require them to do that. He fixed it and saved a bunch of food. Next call for a garage door issue, and they agreed to let me use the company that installed the custom equipment we have, again something not required of them by our agreement. We were off to a good start and I recommended them.
A couple of other matters were OK. Nothing to complain or rave about. They were slow to resolve a washer issue recently, with miscommunication internally, but they recognized the delay and made a good effort to correct it. In the end the machine was replaced with a quality model by very professional guys and I was very satisfied.
I have been less happy with the quality of plumbers assigned, and the denial of one claim clearly covered by my contract. The plumber that came twice seemed motivated to retreat to his truck and call with rationale to deny the claim. The first time I went along and paid the guy directly. I’ll give 2-10 the benefit of doubt on this one. The second time he convinced 2-10 to deny a leak to water pipe in my basement. The contract covers this regardless of whether or not the end device served by the pipe is also covered (washer for example) or not covered (faucet or hose bid for example). In my case the line led to the foundation wall. On the outside it led to the lawn sprinkler system which is clearly not covered. They said since it leads to the sprinkler system it is not covered. They waived the copayment in an effort to compromise with me which was nice, but does not change the fact they denied coverage due me per what the contract actually says, even if not what they would like it to say.
For my next plumbing problem, a sump pump issue, they assigned a guy 56 miles from my home, per Google, with a BBB F rating and only a house address. With wife and 3 small kids at home I was uneasy and declined. I paid a trusted but very expensive local plumber instead and received no value from my warranty. Would their guy have been just fine? Maybe, I can’t say for certain, but I lacked confidence and you can decide if you think me unreasonable.
Time to renew and they raised their rate 14%. That is just too much. Combined with the claim denial and poor plumbers I’m shopping. AHS seems to cover much more (second refigerator and stove in basement, sewage ejector pump, light fixtures….) for less cost, but their reviews are almost as bad as 2-10′s. I have not decided yet, but for the first time I am looking elsewhere.
You would think with the supreme coverage with this company there would be very few exclusions on the warranty. The company will only cover standard snaking to plumbing lines. The line needs to be jetted and it’s not covered under the Limitations: Service for concealed/concrete-encased water drain, vent piping, ductwork, leaks and
breaks in the plumbing system is limited to $500 per contract. Straight from my warranty contract with the company. The jetting cost is only $275 that the warranty company will not cover. Considering the jetting needs to be done from the roof vent I would consider that concealed line that should be covered.
I only gave an entire point because there wasn’t a Zero. This is the biggest joke of a company I’ve ever had the misfortune of trying to work with.
2 claims, both denied.
I’m a first time home owner, I tried using the re-key service. I ended up paying out of pocket for a locksmith to come out (2-10 states they didn’t have a locksmith in my area, even though I’m in the middle of town) They promised once he was here, I could call and they would pay with CC over the phone, and charge me the 60.00 service fee. After the locks were changed, I called and was told there would be no CC payment because the call center was closed due to snow in Denver, the home bound workers weren’t given tools to properly help people. They said all I had to do was send an invoice and I would be reimbursed. That hasn’t happened. That was 3 weeks ago, I call all the time and they say someone will call me back- they never do.
The exhaust fan went out in the master bedroom, they denied claim stating that it was a pre-exsisting condition. They’ve dragged it out weeks asking for Home Inspection reports and yet again, never getting back to me.
Save the $ you would invest in 2-10 Home Warranty Co, and hire a handy man. Their Customer service SUCKS! They called with an automated survey, when I said I was dissatisfied, the survey ended and hung up.
Company denied a part that would have our heat running. The fan came with the unit and is integral to the furnace working but through a loophole (the fan isn’t attached to the furnace) they have left us with a bill and cold. They did not do the right thing and won’t budge on helping us. I do NOT recommend doing business with them.
If there were a “zero” option for rating, they would have gotten zeroes across the board. We have now been without heat for an entire week, and it does not look like it is changing anytime soon. Our 27 year old furnace quit working & the hvac company they sent out said there was evidence of a flame rollout & cracked heat exchange. They said it should be replaced with a new furnace (as did our multiple friends in the hvac world). 2-10 said they would not replace the unit, only the heat exchange. They put in an order for a new heat exchange. When the hvac guys went to pick it up, 2-10 had only ordered one when our unit requires 6. 2-10 tried to blame the hvac company for “picking up the part too early “. Little does 2-10 kmow that my husband’s best man works in the parts department… lie #1. 2-10 then gave us the option to pay an additional $550 to get a replacement furnace. We opted for that. Within hours, they called back & said that they had to replace with a 90% instead of an 80% because they cannot “downgrade ” our current furnace- the price now jumped to $850. After thinking it through, we said ok (even though we KNOW our current furnace is rated 80%). Now they are saying they cannot even do that! I don’t have enough time or patience to write everything that has transpired, but we have now caught them in at least four lies. Please, save your time & money and DO NOT choose 2-10 as your home warranty provider.
Will not allow you to use repair company of your choice. Very poor response time to service calls. You are at the mercy of the contractor’s work schedule (that they selected for you). Terrible customer service. Renewal price and deductible have been increasing annually. Low quality replacement parts and short term fixes as opposed to fixing the root of the problem. I could go on but you get the point.
Stay away!
We have had this company and a warranty on our home since buying it 4 years ago. Since then our HVAC system has had to be repaired at LEAST 5 times. Of course this ALWAYS happens at the worst times, heating in the winter, AC in the summer. We’ve been told several times the system was out dated, parts were hard or impossible to come by and this last time it was FINALLY recommended by the contractor to be replaced. However, 2 weeks after initial failure we are STILL in the cold. We were contacted by 2-10, first it was to be replaced, 95$ extra charge. Then we were contacted again by 2-10, replaced 295$. Then yet again repaired 295$ and finally (hopefully) repaired 95$ The largest issue is that all this time and back and forth the contractor is unable to DO ANYTHING! So if parts are to be ordered they needed to wait. Meanwhile it’s dropping to 40 degrees or less. We tried and spoke to several reps including “supervisors” who later denied to speak to us.
BAD FORM!!! 2-10. I’d come to expect much more
My 2-10 Home Warranty came with the house I purchased and based upon a positive experience that first year, I opted to keep the coverage. 2-10 was very good for the next year and a half… but now I wouldn’t recommend them to anyone. Their network of providers has shrunk so much that they have had issues with even finding contractors to come out to make the repairs. And they have not dealt with me in good faith for the past 2 claims. They are refusing to reimburse me for work that I had done when their first contractor came out and did not resolve the problem. They couldn’t find anyone to service my home within their network and after being without water for 48+ hours- I paid someone to take care of it. They won’t reimburse me because they didn’t pre-approve it- but yet they couldn’t supply a contractor within their network to fix it. I have two children and they were both sick and couldn’t take a shower. My husband has chronic respiratory issues and so it was not a good scene to not be able to do laundry, dirty dishes, no flushing toilets, no showers. To add insult to injury- you can spend upwards of 30-45 minutes waiting for a customer service rep to even answer your call and then when you tell them your issue- 99% of the time they have to transfer you to a customer service specialist… what the heck?? I have filed a complaint with the Better Business Bureau in Denver, CO and well as with the Department of Insurance in my home state as they are partially regulated by that entity. I have also reached out to our local NBC TV affiliate in hopes that they will feature my experience with 2-10 on the air on their “On your Side” feature. I plan on becoming a big ole thorn in their side. I am even contemplating pursuing the possibility of a class action lawsuit against them based upon the number of complaints I have read online about them. Believe me… mine is not a unique story unfortunately.
They made me pay $353 for what they call “uncovered” items, for my air condition repair. The evaporator coil is all that needed changing because it was leaking.
They give you all the glorious assurances when they want to sell you their warranty. You are told that all you pay is $60 service fee. When you have a claim you hear all about the fine print and the technical details that you cannot understand anyhow.
We have been with 2-10 home warranty for 13 years. We first got it when we bought our second house the builder used it, then we continue with them. I have had service done on my micro wave replace, water heater, one of my air conditioner compresser replaced. Other service my double door oven, my sink grinder, my refrigertor. I have been very pleased with the customer service, I had one incident with a person but I reported them and got it resolved. You do have to be careful with certain contractors, because we had one contractor who they can never come to my home. What I do when I used a certain contractor and was please with there service whenever I call in for a service pertaining to them I would request that that person come back to my house. Overall a liitle frustrated but I am please because everything time I had a warranty problem, 2-10 home warranty made sure that if they needed to send some one else they did and I only paid 1 deductible for that service until it was fixed. I am a continued loyal customer and I have saved thousands of dollars thru my warranty with them. Very Happy customer for 13 years
We received a home warranty when buying a home in Scottsdale. Our hot water tank sprung a leak and had to be replaced. We had no problems working with this company. they arranged the plumber and gave a good fair price to the claim. We would recommend them.
Hi:
Very bad experience till date on one of my existing claim.
I did submit a claim for Microwave. There were couple of technicians who visited my place.
The second technician did carry the microwave with him stating the diagnosis has to be performed at his shop.
Repeated calls to 2-10 Home Buyers Warranty representative could not be fruitful.
At times they hung up and i have to call again. At times the representative asks us to call back for an update. After two weeks i am still calling them to get that fixed.
A real nightmare. I did talk to the Supervisor but i did not get any update so far. The explanation was not in a polite way although its taking many days to fix.
I am likely to cancel this service anytime soon.
Thanks
Sam
The technicians that came out were fine…it was the customer service reps that treated me like an idiot when I called to make a claim that bothered me.
We got good service from 2-10 if or last 4 -5 years, but the service this past year was so sub standard that we decided not to renew. Value for $$$ was not there. The actual 2-10 customer service was always good, but the quality of the actual repair companies has gotten very bad. For a recent refrigerator repair, the first company never called nor responded to my calls for one week. 2-10 assigned another company for the repair. They called within 4 hours, then didn’t show up for e scheduled service. When I reached them, after taking time off from work and waiting three hours,I was told they forgot. We rescheduled. For about 6 days later, and again I waited and no show and no call. To add insult to injury, i got call from the company (Ashcroft Appliances) today, 14 days later, asking if I still needed the service. The other problem repair was for a leaky roof. I had the company do a repair, then had to do a call back as the roof leaked again. With Sandy, the roof started leaking again in same spot. I chose another contractor who showed me pictures of the poor quality patch job from the previous contractor. I now have a repaired roof, but also have a $2000 interior repair to redo my bedroom ceiling. My recommendation, investigate any company that 2-10 recommends and requests an alternate if you are not satisfied.
The people who answer the phones are nice enough, but the service has been slow and the workmanship extremely shoddy. I would not recommend them to anyone.
We paid an electrician to come out and run extra outlets in our garage (Due to the fact that there was only one in the entire garage). When the electrician opened the electrical box he discovered the main breaker in the house had a broken connector. Which was causing it to arc and a buzzing sound in the box. Since he was there we paid him thinking that it was safer to get it fixed before something bad happens. Called the Warranty people afterwards and they will not covered it. Since we already paid for the electrician to be there all we want covered is the cost of the main breaker. This company is not worth it. Go with someone more reputable and understanding. Also from reading other reviews they are one of the worst to get stuff covered.
This company would rather let you freeze than spend a few extra dollars to get you a part in a timely manner. Our heat pump was freezing and they sent a company out to look at it. Paid the $100 and they replaced one part. Days later, and nearly subzero temps, and the heat pump froze again. Now we need an airhandler replaced (that we must pay an additional $600+ for) and 2-10 is taking their sweet time ordering that part. No one cares. They won’t give us an exact estimate of when the part will arrive. So far their best estimate is next Monday, the 11th. We have wind chills below zero, two small pets, and have been running emergency heat non-stop for nearly a month. They don’t care. The emergency heat is cold. They don’t care. This is a joke. They are a joke. We tried to call and request that this order get bumped up but they don’t care. It is all about their bottom line. We were given this home warranty when we closed on our home, but would NEVER EVER renew or purchase this again. STAY AWAY! We will not be renewing. We will (eventually) get our heat pump repaired under warranty and if it breaks again, we would rather pay $4800 for a new heat pump than deal with them.
You are not saving money with this warranty. Saving money will cost you so much more with them.
