Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

I have 21 investment properties that I have covered with 2-10 plus my own home and my brother’s. Overall, I have to say they are dependable, always courteous and respond in a timely manner. We have used them extensively especially with our investment properties. No claim has ever been denied.
We had one house where the A/C unit went out on a Friday in the midst of an extreme heat spell. I explained to the CSR that I couldn’t have my tenant staying in the house without A/C indefinitely. She upgraded me to an emergency and had someone out there that afternoon. In the end they replaced the bulk of the system which would have cost us $1,900 but instead we only had to pay the $65 service call.
When my own hot water heater went out in January (and flooded the hardwood floors) they couldn’t find a contractor to come out on Saturday. I found my own plumber , got authorization and had it fixed within hours. I submitted my claim and was reimbursed within a few weeks with no hassle.
I have found recently that they are renegotiating their payment schedule with their contractors and some that we’ve used in the past will no longer work with 2-10. However, we’ve always found their contractors to be professional,licensed and complete the work in a satisfactory manner so I feel confident in using others. Also, you have the option to use an out of network contractor provided they are licensed and will call for pre-authorization.
I did have a problem getting reimbursed when I had to replace my pool booster pump. It was denied but when I asked to review the matter with a supervisor he offered to pay half of the cost which was better than nothing at that point.
Most of our warranties are up for renewal and the costs are increasing as is to be expected. I decided to look at some other companies but frankly outside of cost I have no complaints. And based on the reviews of the other companies I’ve decided 2-10 beats the others by a mile.
One last comment. When we first started using warranties for our investment properties we went with NHP (National Home Warranty). STAY AWAY FROM THIS COMPANY!! They are a scam and a fraud. My partner reported them to the Atty General’s Office in NY. Every single claim we made was denied but not before we wasted days and in some cases weeks trying to get an answer. Everything was either pre-existing or insufficient records.

Long story short…They denied fixing our furnace -they sent the Select Mechanical- another HORRIBLE company who replaced parts in the furnace- when our claim was for the AC not working properly- now somehow our furnace is not working now they are denying the claim- even after I sent them my full inspection report showing that the furnace was in good working order! I am in real estate and will do my best to let the entire real estate commmunity in Indiana know how fraudulent they are! DO NOT use this company! you will regret it! I could go on and on- you get the point.
We have used this service a couple of times within a year and are not happy. The contractors sent were poor to say the least. Stay away from this service. Please.
First Home first call to get a gas leak fixed. Made 12 calls repeated same info with a HVAC crew waiting for approval to work. They had me fax the inspection report to verify if it was pre-existing ( they do not cover pre-existing) After 3 hours of faaxing and 3 more calls they called back saying that even though the inspection report does not have any info on gas leak they “feel” that this was preexisting and will not be covered.
Total expenses for me in trying to get 2-10 to serve the warranty: 4 Hrs of work time spent on calls + 3 Hrs of a HVAC guy who waited for approval to work + cost of repair 450$.

This company is a warranty scam. You use them only if you break something.. otherwise everything is preexisting. I am following this with a complaint to BBB and any forum I can.
Fortunately I have legal coverage in my employer benefit elections and I plan to sue them.
I have well water supply system, and the pump is broken. We don’t have water in house two weeks now and they are still playing game with us, changing the warrantable item to non-warrantable item with excuse based on builder. I will tell everyone, don’t buy 2-10 year warranty, since they will get nothing.
I have really bad experience with them and builder right now! I hope can give it 0 rate. US business model like this cause American have the live today! The only things customer can do is reveal these cheating behavior under the supervision of public.
just got off the phone with them, it’s been 2 weeks that my washer is broken. 2-10 says its been fixed, i have never seen the contractor come back and fix it..again i have 2 wait 1 week.
i will never go with them again!!!!
No real problems with 2-10 while we owned them. We made several claims and all were covered (mostly on appliances and 1 major one on a busted water pipe). Most contractors were decent and only had problem with one for Washer (not being able to keep it working for more than a few weeks), but was evnetually resolved. Only real complaint is that we werre dropped in the year we filed several claims which seems to be the norm after reading through many of the reviews.
Overall very descent while we were covered.
Would not pay what their SELECTED PLUMBERS recommended for repair. i was unfotunately caught in the middle…water has been turned off and home warranty would do nothing to help outside of customer service man Mike being extremely rude and offering the only solution is for ME to pay more money????? So upset you have to jump through hoops to get things covered. HORRIBLE COMPANY!
Four claims so far in one year and 2 more I just called in. Everything was handled well and work was done fairly easily. When I called they were always very polite. I can read my policy and knew what was covered and what was not. I had electrical, refrigerator, sump pump and concealed work done. One handyman was not a bright bulb, but I requested not to have him do anymore work. They were fine with it. The only thing I am upset about is that they won’t renew my policy. I guess too many claims in a year.
I have used this company two times in one year and have been satisfied with the service. My concern is that now my policy is up for renewal and my rate has increased. I am looking for a cheaper company, with hopefully the same service.
Our hot water heater began leaking and eventually the heating element even went out. We reported the claim when it was just leaking. It now is completely defunct. Something in/around the tank has soured and filled out house with a ghastly odor. To my knowledge, it is still covered, but at their timely leisure. Since it is not classified as an emergency (and they refuse to classify it as so until 3 months have gone by), there is no telling how long they would have us wait. I refuse to wait three months for hot water and to rid of the smell, we are just going to do it ourselves. Worthless.
i have had been in my house for 8 months and came home ac was not cooling…. called and in 2 day the ac unit was fix and was cooling great. The next time i called my master bath shower would not shutoff ( hot water side). The plumber came out tried to fix it but told me that the part could not be gotten and that 2-10 would replace the shower… They did with in 2 days i had the shower working back in order… Everytime i needed to have something fixed 2-10 has been there for me…
they lie like hell they use inferior service men and do not replace after saying they would they give you the 300 mantra instead of replacing DONT USE THEM THEY WILL LIE AND CHEAT
The couple we bought our house from purchased the home warrany through 2-10 for my wife and I. We are or were first time home buyers, so we felt a huge relief by knowing they did so. The first problem we had, our dryer would run about 10-15 mins and then it would kick the breaker, we called 2-10 they sent out an electrician, come to find out that the seller of the home we purchased put a broken, taped up circut back into the circuit box, without a hitch the contractor sent out by 2-10 replaced we paid our deductible ($85) and he was on his way. In retrospect i could of replaced it for $25 on my own. Then the second time we used them was for our Heating/Air conditioning pump and air handler. They sent someone out, we paid $85 for them to tell us that it isn’t covered under 2-10 due to lack of maintenance. Well they don’t care who did what, it wasn’t due to lack of maint. on our part, but they wouldn’t cover it, and we were out the trade fee, and had to pay for whole new units out of our pocket. Today 7/30/2008 a plumber came out sent by 2-10 we had a leak coming from our upstairs bathroom down to our laundry room. The plumber comes out to determine that the wax ring needs to be replaced and 2-10 didn’t cover it, we could pay him $160 to fix it, or pay him the $85 and we fix it. We pay him $85 for him to leave our house. 2-10 is not worth the money or the time you will waste. Do not buy for anyone purchasing your home and do not buy for your self…not a good experience no matter how you look at it.

My house has major foundation cracking, septic has failed after 2 months of being in a brand new house and a punch list of over a 100 warrenty items that were never fixed and will never be fixed because 2-10 leaves it up to the builder. The list goes on and on like traus failure in the attic, not just a few more like the builder wasn’t sure how to install them. my roof sags. The house across the street from me collasped before the people got to move in. the builder rigged it and now they have major issues with there house. Again 2-10 wants nothing to do with it. The home warranty isn’t worth the paper it’s written on.
A/C went out. Took over two weeks for 2-10 to order the correct part. Customer Service was unusable – every rep told a different story as to what was happening – and almost every story was wrong. The issue could have been fixed quicker with a slightly more costly option – but 2-10 instead chose to drag out the process despite the string of 90+ degree days. I would strongly recommend looking elsewhere for your home warranty needs.
Please stay away from this company. Like most extended warranty companies, they are quick to take your money but never respond to your problems. Even if it is a very legit problem that happens once in a while, they find every excuse not to authorize or pay for the repair. Please save your money, put the yearly premium in a piggy bank and use it when the time comes. Do not waste your time or money with 2-10 Home Warranty.
Very disappointed in 2-10 — unreliable recommendations for service providers, no geographic sense, incredibly long wait times.
Its taking forever to get our ac unit repaired , They sent a company out of ashboro nc to come look it and I dont think he didnt know what the hell he was doing , Im going to spread the word to everyone that I know to stay away from this compamy
I swear I will NEVER have a home with a 2/10 warranty ever again. If anyone thinks the warranty is actually in the interest of the buyer read the “tolerances” for everything. I have huge problems with my builder, the warranty company is not supportive to me, only to the builder. I have walls that bow out, floors with slopes, concrete with cracks, windows
that have broken out, showers that leak, doors that won’t shut/open correctly, dry wall that is peeling off the walls. My house is less than 2 years old, I have spent 9months with the builder and HBW fighting them to fix the damned house, I have been told cracks in concrete if they are over 3/8″ in 32′ are defects, bows in walls are tolerant 3″in 24′, dips/slopes in floors less than 3/16″ are not considered defects, because my windows open and shut, the same with my doors they meet tolerance. I have requested the paper work for arbitration (such a crock) I sent a certified letter, get the letter back because they moved a year and a half ago and the letter wasn’t forwarded. You would think they might send out notice to the customer, no, not so much. I have been informed to look in the left hand corner of correspondence from them the change would be there, because everyone assume their 2/10 warranty company moves. I sent a fax in requesting the arbitration information, I gave them until 5/15 to get the info to me or I am hiring an attorney and going after them and the builder. Cannot file arbitration if they stall long enough to get you past your 60 days they give you when you file a claim.
My advise, run run like hell before buying a home with a 2/10, and don’t waste time or money renewing. Terrible bunch of crooks, liars and manipulators.
Our furnace failed in the first year of owning the home, they denied the claim saying the unit was not installed properly. This of course is after they ignored our claims for weeks while I had a 16 month old and pregnant wife at home. I wouldn’t do business with this company if you held a gun to my head!
Hard to tell with this company for us. We have had a washer (or dryer) motor go out that was replaced. . .and it was a Bosch, so very expensive. We have also had another washer problem that turned out to be a fuse. And our soap dispenser flap stopped opening and that was replaced all in the span of 2 years, so no major problems with the company.
The first experience with them was with the washer motor. They contacted contractors and also gave me their phone numbers and suggested that I call them myself to set up the appointment as well. We went through 3 of their contractors before we found a 4th that was still in business and also covered my brand of washer. Once we got that company it was a very nice experience. We frankly got lucky. Found an appliance company that was super nice and also honest. Service call a few days later, diagnosed the problem, 2-10 covered it, replaced motor a week later.
Fuse went out with the washer the next year (had renewed with 2-10). Called 2-10, requested to use the same appliance company and after a bit of struggling with “are you sure they have a contract with us” we got them again. Once you find a good contractor that you know is covered with the warranty company, request them only. 2-10 has always allowed me to request them or others as long as they are in the network.
The Dishwasher was a bit of another story. The contractor said that they could replace the soap dispenser flap. He was there on the same service call as the washer so we didn’t have to pay an additional $65 deductible, so saved some money there. I went on to 2-10’s website to schedule the “work order” for the contractor (file a claim) and could not find dishwasher on the drop down list. I called 2-10 and was informed that the dishwasher was not included.
Normally, a few appliances are not included in the warranty and you have to add an additional coverage, but since I did a straight renewal from the year before where everything was included, I did include the dishwasher by default. I explained that to the customer service person and they were not helpful. They told me that I had not paid the $20 to add the dishwasher. I said, alright, I would pay it now. Then they said that since it was after 30 days from when I renewed it that they could not add it on. I said that clearly this was a paperwork error and that they had to research my last policy with them. They transferred me to the supervisor in which I got a voice mail, left a message, and of course never received a call back.
This went on for days. Finally I did get someone on the phone that I had actually talked to the day before that had tried to help me. They felt bad that I was still going in circles and they kept me on the phone while they researched the problem. He came back on and actually admitted that this was their mistake and that the dishwasher should have been included. It wasn’t but that I could go ahead and add it now for $20 and they would waive the 30 day limit issue.
Then they called me after the contractor submitted the work order for the new soap dispenser work and offered me $250 toward the purchase of a new dishwasher. We considered it but in the end just had the old one fixed.
So, mixed feelings on this one. Customer service can be horrible. Finding the right contractor/appliance person/plumber in your area that is in the network of the Home Warranty Company is a big, huge help.
Will I renew? Probably because the other reviews of the other companies scare me and at least I know this one.
2-10 did a horrible job on our claims, they would not cover, sent out an inadequate technician and called me a ton of times to renew. WTF??

Think about this…They don’t cover any “pre-existing conditions” well, what isn’t “pre-existing” in a pre owned home that you just bought??
So technically, they can refuse to cover anything!!
