| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

Save your money!!!! Stay away from this company! If you want a band aid job done for a repair, then this is the company to throw your money in the toilet. IF anything needs to be replaced, they will not do it! If they have a technician that will work with this company, they are instructed to ‘repair’ as best they can, but if it can’t be repaired, they say the appliance was abused or not covered. There aren’t any service people in my area that will do work for this company, and when I had to repair my well tank, I paid for it up front and they refused to reimburse me for any of the work. Put your money in a savings account until you need it and pay for the repairs yourself and get it done right the first time. Do not waste your money on this company!!!!!!
They chosen not to RENEW my policy!!
No reason was given as to their decision. I have been with them since I bought my home in March 2001, so now we are in 2009…I have used them for 8 years. I have also received more benefit from 2-10 then they have from me. Just in 2008 I placed 10 claims. My deductible was $85 each occurence, could be bc I am in the higher cost of living area.
So as I ponder whether to go find a NEW home warranty company, I am not reading any reviews that say this is worth the efforts. Here is my advice…based on 8 years of using 2-10.
1) if you use a warranty company…be willing to let them define the time-line to get your repiar done. To speed this up…they tell you give the contrator 24 hours to call YOU. Well…I get the work order # from the 2-10 rep. and I tell her what contractor I want to come service the unit as well and I make sure I have the tele #. Then I wait 2 hours and then call the contractor, by then they should have received the FAX from 2-10 with the work order details. This way you get a reaction from the start….same day..get that appt booked.
2) with 2-10 if I have one contractor to come fix several issues, I paid ONE $85 deductible. So if you have small minor issues, hold them till you get a big issue, call them(detail all issues) in to 2-10, get is sent to a proper contractor that can fix all your appliance issues and they take 1 fee.
3) Several times, ok a unit was too much to “repair”, so 2-10 wanted to “replace” it with a “comparable” unit….so there be careful…be an educated consumer…ask them the model #, and then go online look at the features of that unit they want to install…compare to what you have. You can ask for a “buy-out” if you want…if they agree..they send you a check..and you go buy what you want…even throw some extra money in to get an even nicer unit than your older one. I did this several times. Catch is though that once you do a buy-out….the new unit is not covered under 2-10 till it passes 1 year of installation..but that is OK..bc it comes normally with a 1 year manufacturers warranty anyway. BUT also beware that you now have to a) remove old unit and dispose and b) pay for delivery of the new unit.. So you may find going with an appliance store that offers free delivery/free installation/free removal.
3) When you elect to use your warranty to repair an appliance in your home, realize that you are giving THEM the authority to define how THEY want it to be fixed. Fixing to normal operation…..so many a times a contractor has advised that my unit needed to be replaced, that new repairs are going to be needed over time….2-10 did not want to replace. So in this case, I had call-backs for the same issue…and if they are within a relative close time-period, the deductible was waived for me.
I am not renewd by 2-10, been with them since 2001….and well I had the basic plan plus the extra coverage package which I recommend if one is going to do 2-10. It saved me in 2006 when my heat pump went out….got an entire new unit….my old unit was a TRANE..was only 5 years old…the new unit is a PAYNE….so 2-10 said they are similar in quality..and therefore a reasonable replacement. I thought otherwise, but again, I have not choice, unless I agree to do a buy-out…and then my cost after their meger buy-out would be thousands of dollars to upgrade and the cost involved in the heat pump removal/and installation. Realize that also there are costs that 2-10 will not cover with some repairs…any modifications needed to accomodate new equipment..are not covered..and also frion recovery in the home was not covered. So in heat pump repairs…realize you are going to pay more than the deductible bc there are always costs not covered.
So 8 years, must have called in around 20 calls to 2-10…all of them taken care of, many times I use the same contractor.. they know me by now. As you make calls, guide them to use the same contractor, try to “group” your similar claims so you pay one deductible; Call them when you have not heard anything for 24 hours; call them again and again..and call contractor to CALL them as welll….the contractor wants to make the repair..so enlist them to pursue 2-10 for authorizations. AND lastly, do not do anything till you get a work order/authorization number, that is essential for coverage.
Our home is 10 years old…why do I have so many A/C and appliance issues? Whether your home is new or old…..things happen…so ask yourself..can you handle a $250 repair job? Can you handle a $600 washer replacement? Can you handle a $8,000 heat pump replacement cost? The heat pump is what costs the most…so maybe going with a “service” contract with a local A/C firm that is referred by a friend or neighbor is better. They come service it twice a year….and you may get more value for your money there. Heat pumps are most likely one of the most expensive things to repair..so maybe just focus on the big item and let the smaller appliance issues and hot water issues..things that are $600 or less…fall on you.
I have been through this many many times…frustrated with 2-10 and then happy I sure had them! So for me to advise one way or the other is tough. All I know is that I needed to limit my “exposure” to high cost repairs..and I did that with 2-10 warranty. I used them at least 20 times, if not more really…it is incredible. I can guess that they thought after 8 years enough is enough for me! When my heat pump went and it was 100 degrees and I was 8 mos pregnant..boy that was a tough time…I was so unhappy and frustrated at the claims process, approvals waiting for a “good” technician to come..that is key….I did go out and buy a window a/c unit and 2-10 agreed to reimburse me for that unit. So here they redeemed themselves bc they understood my issue and were trying to help. The contractors have to be good….I estimate that many unhappy replies are because the contractors were so bad. 2-10 at some point has to do a better job in expanding their contractor network and also fine-tune the ones that are approved.
Good luck and if you are with 2-10 figure out the key “words” you need to use to get a repair covered. When my garage door fell…and the opener jammed….that was going to be covered, till they asked how it happened and I told them that I knicked it with the car before it fully lifted up….so they called that “abusive use”, so it was not covered. I had to pay for that. Guess they were right on that one. So be versed on how you are going to describe a faulty unit….so that is is covered and not owner abuse…if your washer breaks….tell them it has been a progressive thing…and normal use…not that you put a 6 x 8 rug in there to wash!!! ok???
good luck!
Wow, all these ratings and comments from HONEST customers has made my decision to renew easy! My answer.. H*ll No! I bought a new home last March and 2-10 started calling me in Jan 09 to renew the warranty. I did not make ANY claims the entire first year! I asked the “sales rep” on the phone to let me review the warranty info for a few days and I would let her know if I wanted to renew Monday. I have had 3 phone calls from 2-10 in the last 48 hours by ” their desperate sales lady” trying to get me to renew! I bought a warranty on my new GMC truck back in 2005, have been unable to get any service from them and 3 claims have been denied! 98% of all warranty’s purchased are NEVER used! I am e-mailing the 2-10 rep today and telling her to STOP calling me about this or I will report her to the FCC for telephone harrassment! Thanks for your HONEST feedback!
On January 27th,2009 my microwave broke and I called the home warranty company that I have my warranty through. They informed me that they did not have a company in my area to come out and service the microwave and I should find my own company. I called Stanton’s appliances who referred me to GE. I called GE and a technician was sent out to diagnose the problem. GE charges 89 dollars for this service. When I call 2-10 home warranty and told them this they said they could not pay for it because it is out of their network and they have dispatched their company’s in network company out. The Next week the company they spoke of came out and took the microwave apart diagnosed the problem. Since then I have been calling the warranty company to get a status of he problem. They have been informing me that they had not heard from the company they sent out with a diagnosis. I called the company and they told me that the called the warranty company and told them that the microwave needed to be replaced. After I found this I called the warranty company back and after 45 minutes of holding and being transferred they hung up on me. Feb 25 @ approx 7:00 I called back and went through the run around again and this time I got an answer that the warranty company said they could not “do the work on the microwave” I was then told that there was no one else in my area and I had to find someone to service the microwave. I again told them about the GE technician and they said that they work with GE all the time. I called GE and they said that they do not deal with this company and they do their techs do not call the warranty companies as I informed them that home warranty requires. This company is constantly lying and I have caught them in two lies. I asked them how could a sales person come to my home , take my money for a home warranty and not have any one in my area to service my home. They began to continue to tell me i have to find another repair company to come out to my home. It is ridicules how this company is blatantly cheating people.
My house is four years old(built in 2005). The roof has developed a leak. Most roofs I know of are covered for ten years under the basic warranty. 2-10 Home Buyers Warranty advised me my warranty on my roof expired after only one year.
They are criminals, nothing more.
The first claim went great, 2 and 3rd claims were horrible. The took a claim, I paid the deductible and then I was told it wasn’t covered. It took us 2 months to get a Bosch oven looked at, not repaired, but looked at.
Absolutely a nightmare to deal with. What has happened to me is bound to have happened to several other Arkansans. I am fortunate enough to be in a position in which I could financially handle a set back such as this, but I’m sure many are not and I know that folks on fixed incomes would be especially hard hit.
Basically what happened to me is this. I was shopping for a new house. During the negotiation for a house, the real estate agent and seller (who was also a real estate agent) were trying to alleviate my concerns about old appliances and possible repairs needed by saying “you’ll be covered under a home warranty, so if something breaks it will be fixed right away”. They were using this as a selling point in selling the house. The real estate agents are representing the home warranty company in this sense, I never spoke to a representative of the home warranty company (2-10 Home Warranty Trust ) until a problem came up. The sales agreement touts that the policy will cover unexpected breakdowns of covered appliances and major systems like plumbing, heating, electrical and air conditioning. You will be out only a service call fee (in my case it was $60) should a repairmen come out. The sales pitch letter says in bold “all parts and labor are covered”. At no time did the real estate agent or seller explain the policy in enough detail that would lead one to expect any coverage would be actually less than what they were saying – that if a repair was needed all you have to do is call and pay a nominal service call fee for the repair.
The cost of the policy on the house was $438.00. Sometimes, the policy is paid for by the seller as a value added to the negotiation, but as you know if they seller is willing to pay for the policy the seller would have likely just as easily lowered the selling price by that amount, so ultimately the buyer is paying for the policy.
The heater, originally installed in 1981 when the house was built, as it turned out had a cracked heat exchanger. So I called the home warranty company and they tell me I can call whoever I want or they can recommend someone. I call someone I know and trust who does HVAC work to diagnose the problem and give me an estimate on repair/replacement. The estimate was $2,300. I paid him the $60 service call fee required by the company, he called the company to arrange for replacing the heater and they told him they would only pay him $674.00 toward the repair. He calls to tell me he can’t do the job for that amount as the heating unit alone costs him more than $1,300.
I called the home warranty company and asked them what was going on and I was told since he is “out of network” they will only pay so much, but if I had one of their “in network” service folks do the job they would pay for it. I told them to send someone out and they did. I paid that guy another $60 service fee to basically tell me the same thing the other guy said – the heat exchanger is cracked and dangerous and the whole unit has to be replaced. The home warranty company called me to tell me the serviceman would be there to replace the heater and it would cost me an additional $400. When I asked why I would have to pay an additional $400, I was told it was for “modifications” when the repairman did the work. I asked what they meant by that and it turns out they were calling the installation (connecting the new heater to the plenum and condenser and ductwork) “modifications” and modifications aren’t covered in the warranty. I also found out the new heater they would be installing was only a 60% efficiency unit (which is against the law to make any more) and when I protested I was told they would only pay for a “like kind” unit and my old unit from 1981 was a 60% efficiency unit (which was state of the art back then). I was also told by the home warranty company that the unit cost $300, so they were wanting me to pay an additional $400 to install a $300 machine which at best would be costing me .40 cents for every dollar I paid for natural gas as wasted. On top of that, there was no guarantee the new unit would match well with the existing condenser or coil for the HVAC system.
I argued this was not acceptable to me, but to no avail. I asked if I could pay the difference to upgrade to a higher efficiency machine and was told I could not. I was told I could do it their way or could take a pay out of $674.00 or they would refund the cost of the insurance pro-rated. Ultimately, after being treated very rudely by their sales rep, I accepted a pay out of the $674 plus the $60 I paid for one of the service calls, so they sent me a check for $734. I called the HVAC guy I had started with and had the heater replaced at a cost of about $2,450.00
The way it stacked up, replacing the heater under the warratny would have cost me $958 once you take into account the cost of the policy and the service call fees. Why in the world would anyone pay $958 for a low efficiency $300 heater? Only consumers who were in a desperate situation would do so, and that would impact low income earners including minorities and the elderly the most. ortunately, I was able to financially handle the impact of installing a better heater. MY ADVICE IS TO STAY AWAY FROM THIS COMPANY.
I piad them $388.00 a month for coverage on all our appliances. They also charge $50.00 for every visit to check the problem. When we had an issue with our dishwasher, we called them and told them it was leaveing food on the dishes after a wash and thought it was a draining problem. They sent someone that they chose to come out to our house to look at the problem. he spent 15 min looking at the dishwasher and then told us the same thing we told 2-10 when we called. then he chaged us $70.00 instead of the $50.00 he was supost to. When we called them to tell them about it they told us to cancel the check. we did but it cost us $29.95 to cancel a check. Now they are giving me a run-a-round to get the money refunded to me. Even thier management will not call you back when they say they will. This is the worst service I have ever recieved from any company.
They will not pay. There is always an excuse why it is not covered.
2-10 took 37 days to fix the heater in our home during the month of January. It was under 30 degrees for most of those days. The company they sent out had the part in stock. But, 2-10 decided that they could get it cheaper and ordered the part themselves which took 7 days to come in. Then, come to find out it was the incorrect part. A few years ago they repaired my fridge with the incorrect part and ruined my flooring in the kitchen. I still had to do the repairs even though it was their fault. After 7 years of paying them I am finished with them and looking for another home warranty.
I have owned 3 homes with 3 separate home warranty companies and 2-10 is by and large the worst of them all. Heating claim in December was denied due to a pre-existing condition, what was the pre-existing condition? Time. It was not brand new.
When I provided the home inspection to show the unit had passed I was advised the home inspection was outside their timeliness window. One excuse after another with this company. I would consider other options unless you like paying a company who intentionally refuses to fulfill their obligation.
They replaced my 5 ton HVAC and an airhandler on another unit. The service company – Reliant Heating & Air were exremely professional.
i used this company for about three years and only had about 2 service calls in all. the first was an upstairs toilet that was stopped up and water the was coming from the ceiling as a result. 2-10 sent out a guy that was not very professional. He came in with a plunger unclogged the toilet and gave me an invoice. i asked him what about checking the plumbing, pipes, drains, etc. regarding the water from the ceiling and he said that 2-10 did not put in a service call for that and i would have to call them back and have someone sent out. i mean i could have used the plunger myself and saved 65 dollars. well, i called and called and finally after several weeks was able to get the customer service guy at 2-10 to set something up and waive the service fee; however no one showed up and the issue was never resolved with 2-10.
second issue was the AC. made a service call and 2-10 set up with a company that would not return my phone calls. i did some looking around and found another company who was very professional and was listed under 2-10. he came out and did some work but informed us that the warranty company does not pay for a lot of the work and gave us a form indicating what would not be covered based on the warranties guidelines. he really did not have many good words to say about the warranty company. i found him to be very professional honest and he did not over charge us. gave us tips on how to keep the AC unit in good working order.
Well i actually am without a home warranty right now and needed to get some work done and was thinking about going back to 2-10 but after reading all of these unfavorable reviews, it reminds me why i dropped them in the first place. i wouldn’t come back now if they were giving warranties away, which might be the case if they continue to provide such poor service. It almost seems less of a hassle to just pay out of pocket for services and just get it right the first time.
Buyer beware and read the terms and conditions. You will find that you pay more in the end. You are better off in some instances foregoing home warranty services, finding your own qualified service provider and negotiating a better deal especially in this tough economic times. 2-10 Home Warranty quality of service has suffered in the past several years that I have used them. Most service providers in my area will not honor them so I end up trying to find my own service provider which ends up costing me more money. I will not renew after this year.
I called them to place a warranty on my washing machine. I had to wait 10 days for their recommended vendor to come out and he did nothing but clean a button and I had to pay the $60. The problem came back less than 1 week later the button was stuck again and their initial company refused to come back now they want to send another one that can’t come for 8 days and I more than likely will have to pay the deductible all over again for the same problem they never fixed in the 1st place. I will not renew this for another year. Too much wasted time on the phone with them and missed work to meet their prefered contractors who are a joke not to mention very rude..both 2-10 reps and their contractos so far that I have dealt with.
I’ve had so many bad experiences with this company. The worst customer service people that I have had to deal with. They are not focussed on helping the customer at all. I had to wait almost 3 months to have my appliance fixed. What a Nightmare!
Thanks for the feedback everyone. You made my decision on whether or not to renew easy.
THIS COMPANY IS HORRIBLE DONT BUY OR RENEW THE WARRANTY FOR YOUR HOUSE IS A WASTE OF MONEY THEY DONT COVER ANYTHING AND THE SALES REP ARE RUDE BIG ZERO
We had a couple good experiences with them, but I found that you must “jump through hoops” to get anyone on the phone. Some of the contractors were good, and some were not. They know that they get paid regardless of their quality of service. HBW will try to deny valid claims and must be convinced to cover. Our last claim was valid, and they said that the condition (it was a refrigerator) was preexisting even though we bought it new when we bought the home! I agree with a few of the other comments I read here. They just cover randomly- They are hard to work with.
DO NOT GO WITH THIS COMPANY!! THEY WILL NOT REPLACE ANYTHING.
Horrible company. Rude, no customer service, sexist remarks, crappy contractors who could not find their way out of paper bag make this POS company a BIG ZERO… And worse yet, they don’t care. They know that they have a horrible reputation and they just plain don’t care. Guess they are still getting theirs and could care less how widespread their poor reputation is. One can only hope they would go bankrupt, but I’m afraid that if that hasn’t happened yet, it won’t. Bottom line is, is that they are basically low life thieves.
I would not recommend doing business with this company. But if you do, or you got the warranty via a sale… find out exactly what is covered and what your limits are for each covered section of the warranty (preferably before you send them money). To be frank, it’s simply not as good as they make it seem. Also, you will be amazed what is not covered and how fast you can reach the dollar limits for each section of coverage. It seems that the non-covered items are the ones that usually come to fault faster or are the big expensive items. It may look good on paper, but ask some contractors about pricing and the limits of coverage.
As for customer service, great, until something goes wrong or there is a complication. They can become rude, argumentative and condescending.
I actually had a customer service rep tell me that I could not speak with his supervisor. That the supervisor would tell me exactly what they did. I had to call back (again), go through the phone tree (again), and wait on hold to talk to a new person and ask for a supervisor.
I also had a rep argue with me!
The communication between the “various” people that may handle your reported problem is not very good. I’ve had one person tell me one thing, and another something totally different.
Buyer beware!
Here is my recent experience with 2-10:
To whom…concern,
After (your company) failing to provide me with a competent contractor in an emergency situation on no less than 2 attempts in 2 days, I had to go with a contractor that I knew would get the job done. I had to leave the 3rd day and I had the responsibility to keep my family warm during the Winter months. Now I try to be reimbursed for my inconvenience, and all I get is customer “no-service” and the status-quo run around – not to mention an ignorant “cubicle” person and her “avoidance” supervisor.
If you do not take care of this situation, certainly it will cost you much more than my $523.45 invoice. I am an engineer and building inspector in the Orlando area and “word” gets around. And please, don’t give me your “boilerplate” “I must get prior approval…”, you failed this requirement with the 2 out-of-business/inept contractors you had me contact.

Regards,
DO NOT USE THIS COMPANY! They are a rip off. After over 1 month and 4 people out to my house I still have no refrigerator. Stay away!
This company seems to be limited in the number of service companies it deals with. For instance they sent an HVAC company which claimed it also repaired garage door openers to repair my garage door opener. Of course, they were not able to repair the garage door opener, so a legitimate reapair company was called in. (This could have been repaired in one visit instead of two if the correct person would have called the first time).
This company will also cancel you if you use this service too often.
