| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I have a ROOF leak since 2 weeks and cant get anyone from 2-10 to Help me I just get runarounds
Had one year of service with them and had a multitude of problems, maybe 7-8 claims in one year. Every one was covered. One claim took nearly seven months to clear up and the issue was with the technicians. We had to get a third tech guy out to our home to verify information and his cost was paid for by 2-10. All-in-all we cost 2-10 a lot of money and at the end of our one-year contract they put us as a ‘do not renew’ status. This trumps the good work they provided for us in that year and thus, the grade they get from me shows it.
My review is both positive and negative. While we had our warranty through 2-10, the service was good. Unfortunately, I recently realized that my warranty had probably expired. I was never notified by the company. When I went to their website to determine the status of my warranty, I was unable to locate any information on my warranty. I contacted the company by email requesting the information. I received an email within 10 minutes telling me that my warranty had expired and that they would not renew it. I had filed 2 claims. Neither were large or expensive. I don’t believe they even added up to my yearly premium. I had purchased the supreme package and the appliance warranty. We have a builders warranty through this same company and that department has been superb! I just felt that the homebuyer’s department should have been a little more considerate in letting me know that my warranty had expired and that they were not going to renew.
Again, They charged me $2000 for my new home warranty with a $695 surrcharge on top of that. They explained that the slab was not designed right for the soil conditions. That is hard to believe when the engineer that designed it is registered with 2-10 Warranty.
The price for our warranty on a new house was $2000 with a fee of $695 more because they say the slab was not done correctly. This makes no sense because a 2-10 registered engineer designed the slab.
BEWARE!!! This company is about as big a rip off as you will find, and has terrible customer service to boot.Let’s review why.Number one, when you call and they eventually pick up the phone, they’ll most likely waste your time by switching you around endlessly from operator to operator.Secondly, when you finally get to someone who kind of sounds like they they know what they’re talking about, the only word you’ll hear is “no”.Thank goodness I’m not the one who paid for this con artist rip-off warranty when I purchased my home (the seller did) or I’d really be ticked off.(I’d use stronger language if I could, believe me)I can’t warn you enough. This company is a bigger rip-off then a lousy used car lot(at least you’d have a car to show for your money spent. With these thieves, you have NOTHING to show for spending your hard earned money)remember…BEWARE!
WHAT BUNCH OF CROOKS!!! CALLED FOR SERVICE ON 2/5/09 TO FIX GE WASHING MACHINE. IT’S 4/28/09 AND WHAT A RUN AROUND! NOW I’M NOT ONLY OUT THE $404 ANNUAL FEE, BUT THE $50 “DEDUCTIBLE” THE GUY WHO CAME ONCE, SPENT 15 MINUTES, SAID HE NEEDED TO GET PARTS AND VANISHED. I CALLED HIM EVERY MONDAY MORNING FOR 6 WEEKS AND STILL NO RESULTS. MY ONLY SATISFACTION IS THAT I’VE REPORTED THIS CO. TO THE COLORADO AND FLORIDA ATTORNEY GENERAL’S OFFICE TO INVESTIGATE. FORGET
REFUNDS….THEY EVEN CREATE THEIR OWN PHONE STATIC SO YOU GET CUT OFF!!!!!!
I called them regarding a leaking water heater that had stopped working. It took two days for someone to come out and even look at the unit. They then wasted another 3 days claiming they needed to order a unit b/c they unit was “unusual”. I can definitely tell you that was a lie. Then, the company claimed $600 dollars for “modifications to the house” which was just moving the exhaust pipe up on the wall 6 inches and doing a shoddy job at it. I could have spent the $600 — got a good unit, and cut the hole myself. In addition they want more than $100 more than last year to renew the coverage. Please. I’ll just save the money and do the work myself. At least I know then it will be done right.
My air conditioner was broke. They sent people out three different times with me paying $65 each time. Each time they came out they said it was a new problem and that is why I had to pay the payments. I turned my air on for the first time this year and it was still broke, I had to pay $65 for them to say that they needed to clean the coils with was $75 and not covered under the warranty, so I payed another $75 and it still didn’t fix the problem so they said they would come out and look at it again. Obviously you could see my predicament. Even if I hadn’t had them come out 3 times and not fix it the summer before, I had now paid $75 EXTRA and that obviously wasnt the problem. That being said, how many of you think that I will get my $75 back? Needless to say the customer service people were horrible. There was talking in the back ground, saying things like aight and other unprofessional activities. Then they had the audacity to call me because my warranty was about to run up and they wanted me to renew. Long story short, the person wanting me to renew got mad at me because I was dissatisfied with their service.
Moral of the story. 10-2 has shown to be unworthy of any smart mans hard earned dollar.
I have had both good and bad experiences with 2-10. I had a leak in my kitchen last year. A tech came out within a few days to repair the problem. He had trouble finding the source of the leak and had to cut a huge hole in the cabinet under my sink to look at the pipes. Found out it was a leak from the water hose in the refrigerator and he replaced it immediately. No problem.
But now I had a huge hole under my sink, not to mention I needed someone to repair the ceiling in my basement due to water damage. They refused to repair the hole under my sink saying it “wasn’t necessary” to fix the leak. How can you fix a leak if you can’t find the source? They sent out another company to repair my ceiling. The guy did a half fast job, left a mess all over the place and left some of his tools behind! When he was finished, he left quickly without even telling me he was finished.
Overall, this warranty company seems to want to help its customers; you just need to be very proactive and keep tabs on them and the companies they send to you. They will try to get things done half fast if they think they can.
I recently filed a claim for a dishwasher problem. The inside door would not close after it got dented. They sent a serviceman, I had to pay a $50 deductible, only to be told it was not covered, since it is not considered normal wear and tear. What is normal? It is not like we took a hammer to the door and dented it on purpose. What a scam!
My first exp with them. Called over a week ago and the plumber said he had company for Easter and wouldn’t be out til the following week. He never called or showed until I had called CS and got another name. That plumber was great. One problem: His company had merged and they weren’t sure if he was covered. Also, the warranty co still owed them money. He is diligently working on getting a work order. Plumbers are not anxious to get their business as they pay very low prices. Will wait a little longer and then will have the second plumber do the work even if I have to pay him myself. Plan on calling the states attorney general. They don’t work on individual cases but if there is a pattern they will conduct an investigation…call them!
Our experience with 2-1o has actually been quite good. We have pretty much had everything covered as things have broken, and the warranty has already saved us probably many hundreds, if not thousands of dollars in the years we have used it. We have had some issues with workers not doing the work properly, and had to have other companies sent in their stead, but overall they’ve been great. We haven’t had to suffer without A/C for months like some reported, not unable to cook for months either. Maybe it varies depending upon the geographic locale? We live in No. VA, and its been pretty good for us.
I just got a letter from BFS wanting me to switch from 2-10 for my home warranty. So I decided to look them up. Wow, good job I didn’t go with them! There was some seriously negative reviews. Thought I’d look up 2-10 to see what people were saying about them and saw some of the same stuff. We had an a/c problem and they fixed it straight away. The a/c company were great and fixed it right the first time. Hopefully if we need 2-10 again, it’ll be the same experience.
We only attempted to use this warranty service once in a two year period. Once was more than enough. The sewage grinder pump failed at our house. I called the company on a Saturday evening. They told me a company in Alton would call us (approximately 30 minutes away). I looked up the company – it was a flooring company. Since my problem was in the yard, I called back to request a plumber instead. They said a plumber from Smithton would call us (approximately one hour away). I looked up the plumber and only found one review which stated that he was a convicted murderer and shoddy plumber. I called back and explained that I wouldn’t take that chance. Since we couldn’t shower or flush I called a local contractor. The local contractor was fast, efficient and reasonable. I paid the local contractor for his invoice and sent the paperwork to 2-10. They didn’t respond to my fax. I called them one week later and was told it was denied due to “lack of pre-approval” even though I talked to them three times on Saturday night. With hold times, you can count on at least 30 minutes per call. The man was very rude. I could’t believe after all of that mess I had to call them to find out it was denied. I called the local regional manager (St. Louis). She researched and called me back promptly. She told me the claim was denied because they don’t cover sewage grinder pumps… which no one ever said during the 4 previous phone calls.
This company is no better than a scam artist trying to steal your money. I wouldn’t recommend them to my worst enemy. If I could give them a zero then I would.
Royally shafted us on furnace repair to parents home which was deemed obsolete…..carbon monoxide risk…they tried to nickel and dime repairs and only offered $600 to settle. I have fired them for my other 2 homes.
The did not cover what they said they would. They made a horrible recomendation on how to fix an incorrect problem with our dishwasher that cuased even more damage to our home. We paid for a second opinion from a reputable company and they laughed when we told them what the warranty company said. We got a refund (pro-rated), and will never do business with this company (or the realtor company associated with them). They-(realtors) make way to much money on selling homes to be partnered with a company that does not stand by the warranty. The people at this company are rude, and seem to have no desire to get issues resolved. This company cost us more money out of pocket, then we could have ever imagined.
I’ve been used 2-10 last two years. I think the level of service is fine but the problem is price. It was $375 in the first year, $440 in the second year and $499 in the third year. Because of the increasing price I consider not renew contract with 2-10.
I’ve had nothing but terrible experiences with this company. They only use “flat-rate” contractors, who aren’t really willing to do any job that they can’t “profit” from – usually, that “profitting” comes at the expense of the homeowner who ends up paying several hundred, to thousands, of dollars in “non-covered” out-of-pocket expenses.
I’m an attorney, I’ve read my contract from top to bottom, but the contractors know which items aren’t covered by the home warranty, so they include these as part of the necessary repairs, which means more money is being paid out by you, the homeowner, than is actually being paid out by the home warranty provider (i.e. I had an AC/heat pump problem – the home warranty company paid out $440, I paid out $790 – plus my $70 trade fee, PLUS my $58 per month premium).
Honestly, it’s not worth it. Take that $50 per month, throw in $50-70 (for a “trade fee” cost) every 4-6 months, and put that money in a savings account. By the end of the year, you’ll have $700-$750, which will likely more than cover the portion of your bill that the home warranty company would have taken care of, and most importantly, it saves you the headache of dealing with them and the uncertainty of knowing whether the repairs being done are good or bad (hire a local contractor you trust instead!).
This company is a rip off. I have had this piece of crap insurance for over 5 years and each and everytime I call I get the run around or they wont fix it. I tell you to stay away from this company. Dont trust them! S. Head Silver Spring MD.
Paid almost $400 a year for 2 years. Didn’t use the first year at all. In the 2nd year tried to use for air conditioner, their contracter never called, used my own and cost me almost $600. Tried to use a 2nd time for refrigerator and was told today that I wasn’t covered because I didn’t pay an additional $40 for water, don’t know yet what that will cost me. Just now cancelled the warranty. Doubt I will get much back, but something is better than the nothing I have received from them so far.
I had a washer that leaked water. The company sent out one tech who was in my house all of 10 minutes and told me that he could not repair it. I paid the deductible and another tech came out who advised that there were holes in the outer tub which had been filled with caulk. He could repair it and it would take 3 to 10 days. After two weeks I had not heard from anyone. I contacted the repair company and they said that 2-10 told them to hold off on the order. I called 2-10 and was told that the issue was determined to be “pre-existing” from the manufacturer and therefore they would not cover it. Everyone who I talked to on the phone was extremely rude. No one ever contacted me to tell me that the claim was denied and they claimed that they left me a voice mail which I never received. Not to mention the fact that they tried to claim that a 6 year old washer came from the manufacturer with holes in it. I also emailed the manager for southeast Michigan who did not bother to respond to me. This company sucks. Please do not use them.
This 2-10 Home Buyers Warranty SUCKS!!!!!!!!! They take your money in a timely fashion but the service you get from them is rediculous. I placed a claim with them in the begining of Oct. 08. After having 5 thats right FIVE different contractors come out and me having to take off work they half way fixed the heat after I spent $1200.00 dollars a month on gas for backup heat for three months they called it a done job. The contractors advised them not to repair the system but to replace it and at the end of January 09 two weeks after they said it was fixed the system failed again and I was told they could have another contractor come out and look at it. NO THANK YOU, I called my own contractor who at the very begining told them to replace it and I personally paid him to replace my heating system and wouldn’t you know it, I have had lower energy bills no problems what so ever. Then I recieveda call asking to renew my 2-10 home buyers warranty. NO WAY in HELL I will ever get scammed by them again. Till this day they still have yet to pay one of the five contractors for there service call and told them I am responsible for it. DO NOT waste your money with 2-10 HOME BUYERS WARRANTY you will regret it in the long run!!!!!!!!!!!!
We have used 2-10 for the past two years. We were debating cancelling, since our premiums are going up to $500 per year. But today we had a plumbing problem. I submitted the claim at 8:30am, the contractor called me at 9:15am, and changed his schedule around to make sure he could make it out today. (I had no use of my kitchen sink, so it was imperative for me that he make it out today!) Not only did a highly qualified plumber come out within 2 hours, he coordinated with a second plumber to do additional work within an hour after the first man left. The work is done, and I was charged only one fee. I have used my warranty around 7 times in the past two years, and have always been happy with the work that was done. One time, the call back from the contractor when I first submitted the claim was slow, but I learned how to be proactive and follow up by calling him myself. In Nebraska, 2-10 seems to be a solid company.
2-10 is too expensive, they take too long to process a claim, and they will do anything they can not to replace equipment. They have a lot of hidden “we don’t cover that” items. So you really have to read all of the fine print. I dont’ recommend this company to anyone.
