| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

My home warranty was purchased thru the seller’s realtor. So I really didn’t do any due dilagence on this company.. and Im kicking myself because I even bought additional coverage for the septic system BIG MISTAKE…I called them after a Ham Cty inspection revealled a failing system. I called them spoke with a Jill Wythet ext 2126 she was very rude and proceed to tell me that just because the contract does say its excluded doesn’t mean its covered…CAN WE SAY SCAM… I’m also going to put in a complaint in with the Better Business because this company is conducting business unethical and unprofessional and CONSUMER need to know.
I called with a few issues, it took several calls to get a contractor out. 2-10 would not pay for one of the issues, everything was a prexisting condition. To me the whole Damn house is prexisting, this company is a joke. I agree with all the previous comments this company is USELESS…. I would not recommend this company to anyone ever.
We’ve had 2-10 since we purchased our house in 1999, and, until recently, had reasonably good luck with them. IMHO, the number and quality of contractors willing to work with them has gone down dramatically. One plumber last week decided he just wasn’t going to do business with them anymore after they faxed him my claim, then he said he would be willing to come out if I would pay him his full price. Fat chance.
In early June of this year, our A/C died. 2-10’s contractor took a week to get out and fix it. It died again in early September, on a Friday. I figured that 2-10’s contractor probably did a cruddy job, so I paid a different contractor $350 to repair the unit. 2-10’s contractor had wired the capacitator incorrectly, and the wires and connectors had burned. I knew there was no way they would cover the cost of a repair I didn’t put in a claim for, but I e-mailed them about the cruddy job their local guy did. No response.
This past Thursday, our hot water heater sprang a leak. The 2-10 contractor simply refused to take the claim, and the 2-10 people couldn’t find anybody else nearby who would come out. So I called out a reputable plumber, who drained the unit through our garden hose. He diagnosed the unit as non-repairable. 2-10 called me and authorized an out-of-network repair, so I arranged for the plumber to return the next day (last Friday). When the plumber called for authorization, 2-10 kept him on hold, then exercised its right to obtain a second opinion. They assigned that to a contractor 40 miles away (one of the people who couldn’t come out the day before). I have yet to hear from him (it’s Tuesday now) and I doubt I will. I paid the the plumber to replace the unit and had him leave the old one in the garage. I’m guessing 2-10’s authorization people figured that once I had a plumber right there, I would pay him to fix the problem and let them off the hook. I happen to be a lawyer, and I intend to pursue this.
This company is fraudulent and should not be doing business with honest people. The sub-contractors come to your house and charge you to do nothing. Basically if there is something wrong with your home, you have to get it fixed by someone else, pay them $400 THEN call 2-10 tell them what was wrong and find out that it was or was not covered. And 100% of the times we tried it, was NOT is the answer. DO NOT do business with them.
I needed items of plumbing replaced. I requested to have the same plumber come out woh did repairs in the past. Needless to say I got the run-around and a different plumber came out. The man did not have his game face on and wasn’t ready to play. He told me my faucet wasn’t leaking when you could clearly see the water build up line on it, told me he couldn’t find the cleanout trap to snake my kitchen sink. Would you believe that I moved the bottle on pinesol and found it. Run around after run around is what I got. Now mind you, I have been treated great up until this point, so you be the judge..just trying to give you a heads up..
I purchased my home in 2008 and was covered under 2-10 home warranty. Each time I filed a claim, the agents were very nice and sent repairmen out in a timely manner. However, even though I had the package that was supposed to cover everything from the roofing, flooring ,garage, plumbing… basically everything, they found loopholes and ways not to cover. I basically paid for the warranty for nothing. I called for fridge line repair, roof repair. etc. nothing! The entire time I was covered, they fixed a hung disposal!
I was kept on hold for over 20 minutes trying to have the detuctable waived for a repair I had already paid the deductable for. The custumor care represenative was rude and offered no help, other than to tell me that I had to again pay a deductable for a repair that suposedly was fixed the first time they came out to my residence. When it comes time for renewal, I will go with another company.
Horrible customer service. Made me wait 4 months to get my dishwasher repaired… sent the same bad repairman twice. After he couldn’t fix it, they said, and I am literally quoting, that “You must have broken it on purpose. We won’t cover it”. We then spent the day convincing them to send out someone for a second opinion, which they only promised to do after making us promise we would pay a VERY high fee if the second guy said we abused the dishwasher. When the second guy fixed the dishwasher and said we were not at fault, they said “We can’t prove that” and would not apologize. I’m in my 30s and have been around the block with customer service people, and this is the worst I’ve ever seen. DO NOT USE.
I was directed to a local appliance company by 2-10. This company rescheduled four times to just take a look at my refrigerator. They would only offer to replace the seal, although many other parts were missing or damaged. They cashed my co-pay check of $80 immediately and haven’t been back since. I e-mailed the 2-10 warranty people and haven’t heard a word. The purchase of this warranty was a waste of money and paying another $80 was stupidity on my part.
Very impressed with service.
I have 2-10 from year 2005. It cost me around 550$ every year. So for, they never covered anything whenever I report an issue. I had bathroom pipe breakage issue. Techinican told me that they cover plumbing only if it’s accessible. Since the breakage was behind the wall, he demanded 1200$ to open up tiles. U know what, I gave $300 to a my own technician and resolved the issue with tiles open, fix the pipe and close the tile.
I called 4 times so for but they never cover any. Don’t see any worth of money. Will not renew this year 2009.
When I bought my older home 3.5 yrs ago my realtor started me out with this policy. 2-10 has fixed appliances, the heat pump/airconditioning, water/plumbing problems, and are always very pleasant and professional to work with. Occasionally I have had more than one claim in at a time, or back to back calls, and they have dealt fairly with me. When they couldn’t get a company out to my house for a water related issue they allowed me to call my tech drain person in Spanaway and worked with him to solve the problem. It was wonderful. Thank you 2-10!
I was not notified that my warrnty was not renewed 06/2009 and did not find out until an issue with my HVAC came up in Oct/09 that I had no coverage. Supervisors are rude, poor customer service.
The representatives that initially answer the phone are very nice, but the supervisors are awful. It is obvious that the company’s policies are designed to benefit them, not the customer, and the staff members are not empowered to use common sense. It is very difficult to find vendors that are willing to do the work for 2-10 — even in a rough economy, it is obvious that vendors don’t want to bother with the red tape and hassel that is involved with this company. It has been over 2 months, and we have still not had our first claim resolved. I would NOT recommend this company.
This was purchased by the seller of a home we bought, and in a word, this has been a useless service. We have had three claims:
#1 was an alarm system. They sent a general repair person, not an alarm specialist who could not do any troubleshooting beyond what I was able to do. Cost:$ 50.00 to me. They then told me only after I called several times that they did not have anyone in their network that could service it and I should find my own contractor and have them call the warranty company to see if they felt that they were qualified and could work together. I gave up on this one.
#2 was a well problem, and only after paying my $ 50.00 was I informed that the problem wouldn’t be covered.
#3 is a washer problem that is going on for three weeks now. They decided to authorize a repair, parts were supposed to be in, scheduled a repair, didn’t show up or call until late in the day after setting aside time for their 6 hour window, only to find out that the parts were not in, and they don’t know when they will come in. No follow up by the warranty company. And I paid another $ 50.00 for this service call.
Summary: $ 150.00 spent in addition to the warranty to pay the “co-pay”, and to date, nothing was fixed and most of the items I had to pay to get fixed anyway. RIP OFF!
The warranty came with our house upon purchase and we’ve renewed for 5 years. The policy expires this month and I will not be renewing this year. We’ve had to have our dishwasher and central heat pump both repaired once and our hot tub repaired 3 times. Each time we’ve called for service we are told that they will contact someone in our area and have them call to schedule repair. I usually wait one day and call back because we do not hear from anyone. I’m then told that they do not have any contracted service people in our area and am advised to find someone on our own and then call for approval prior to work being done. I actually prefer calling in our own service people because I can contact a reputable local service person. It just annoys me to have to wait 24 hours for them to agree that they do not have anyone in our area. I really hadn’t had any issues with them up until this year when I attempted to place a call for a plumbing issue. I explained to the rep that the sump pump had apparently gone bad and my finished basement was beginning to flood. It was a saturday, so I was supposed to give them 48 hours to respond. Obviously I was not going to wait 48 hours for a plumber and have my basement flood. I had it fixed myself that day, and just an fyi, their plumber didn’t contact me until tuesday to do the repair. They just called me today to renew for the following year. The premium has increased another $60 per year, the deductible has risen from $50 to $100 per repair and the appliance package coverage has dropped to $400 for repair or replacement. Meaning they no longer pay to repair/replace your appliance should it need repair/replacement they will give you $400 towards the repair or replacement, less your $100 deductible, so basically they’ll give you $300. I questioned their rep about it and she said “Blame it on the contractors nationwide raising their prices.” I’m not sure about you guys but I purchased this insurance for the peace of mind that should any of my appliances break they would be repaired or replaced with only a $50 deductible from me. It was a lot easier to budget the monthly insurance premium rather than a new appliance. I no longer feel it’s worth the money. Please read the fine print and make sure you are getting complete replacement value or it’s just not worth it.
When we purchased our home new 5 years ago it had the warranty from 2-10 home warranty for the first couple of years, and we have renewed it at our expense every year since then. We have called twice; the first time was for an electrical problem. 2-10 assured us that an electrician would call us within 24 hours. Two days later no one had called and we completely lost all of our electricity. Eventually we called X-cel Energy who responded in less than two hours and fixed the problem. On August 19th I called because we had a waterline leak between our meter in the front yard and the house. The person at 2-10 checked with her boss and they said this was a covered item. They assured me a plumber would be calling me within 24 hours. five days later no one had called. I called 2-10 again and they explained that two companies had declined the work, and they would now call a company and send them out. The company called me and said they don’t do that kind of work. Again I called 2-10 only to be told by a rude and obnoxious person at 2-10 that this is not a covered item. I asked to talk to a supervisor and the clerk just transferred me to another clerk. 2-10 found a loophole in the contract that states they do not cover the pipe if it is not within the foundation. Sure would have been nice to know five days ago. It is very obvious to me that 2-10 has a bad reputation and that was confirmed when contractors don’t even want the work from them. Don’t expect 2-10 to care or follow-up to make sure that your problem is fixed, they could care less.(five days is ridiculous) Read the contract carefully it has enough loopholes in it to make a 16th street lawyer proud. Take the time to go on-line and look at the reviews on home warranty companies, I sure wish that I had. There are some companies out there with some favorable recommendations this company isn’t one of them.
I have been using 2-10 for a while and I sell their warranties to clients. I have had decent but not stellar service in the past. But recently the quality of their contractors and their honesty has greatly suffered. On one recent call I was told the water heater was bad and to replace was $70 trade fee and then $1200. I told the 2-10 tech to forget it and he became irate and said he was charging me more for coming out. It had to be replaced as it was a safety hazard. He kept trying to sell me on a replacement energy efficient unit. I called 2-10 and asked for another tech, the rep said that was all they had and I would have to pay another trade fee. I finally just asked them to send me the money and I would get it repaired no matter the cost. They sent me a check which took a long time to get from them and several calls. I then had a plumber come out only to find a bad thermacouple, cost of repair $115. Not to give up on 2-10 (I have done business with them for over 10 years) I called on a HVAC problem for one of my listings, again they sent out some no name tech who just wanted to replace and charge full fee. I called 2-10 to complain and was hung up on. I think 2-10 service is now horrible and will not recommend to my clients.
So that anyone considering the company has a complete picture, unlike some others, I have found CS to be fairly decent. All reps, with the exception of the last one (Fran, who seemed more than a bit condescending, but maybe I (or she) was having a bad day) have been very helpful. Even with the plumbing issue that wasn’t covered, the CS reps tried to be helpful in terms of giving me information regarding who to contact to try to resolve the issue. The one that I spoke to before Fran even referred me to a supervisor (Evette??), who was able to resolve the issue in terms of covering the service charge for the visit. (Initially, they kept trying to tell me that I would have to pay an additional deductible. After I explained for the third or fourth time that it was a recall, they finally got it.)
Also, the contractors have been timely in setting appointments, and with the exception of when the first one had the family emergency, have kept the appointments as scheduled.

I have had both good and bad experiences with this company. I came to this website after my last experience to try to see if there were any better companies in my area. After reading the reviews, it does not seem like there are any unfortunately. My first two experiences with 21- involved minor issues with my a/c unit. Both were relatively good experiences. The last two times involved the same plumbing issue. The first contractor seemed to fix the issue twice, but to no avail each time. 2-10 scheduled him to come back a third time as a recall, but he had a family emergency, so I called for an alternate contractor. That was a hassle initially, but the CS rep was helpful in setting up the alternate contractor (after about 10 minutes or so of discussing the two previous service calls for the same issue). The second contractor advised that he would need to cut a small piece of drywall in my kitchen ceiling to assess the issue (which was in the upstairs bathroom). He advised also that the first contractor should have done that. His assessment was dead on, but unfortunately not covered. It was a caulking issue, and the warranty states that those are not covered. That was fine with me, but now 2-10 will not send someone out to repair the drywall because the underlying issue was not covered. That does not seem fair to the customer. Luckily, it is a very small cutout, so it will be a minimum cost to have someone fix it. If I were more handy, I could do it myself. My concern is what happens when, for example, a contractor rips out half of my wall only to have 2-10 tell me not only is the issue not covered, but they are also not going to repair the wall that the contractor ripped out to assess the problem. Don’t pay for the uncovered issue, but the cost to put the property to at least a “rough finish,” which is what they do it an issue is covered, should be automatic. After all, your contractor did that damage, so it is only right and fair that you cover that cost. The warranty is helpful when it works, but when it doesn’t . . . I just renewed and have no claims under my current renewal, so I’m debating on cancelling.
They have always been very responsive and fixed the problem each time they came out. The only negative is the cost goes up every year to maintain the service, but one service call ususally pays for itself.
What a lousy and crooked CO. 2-10 does not deserve to be in business. My house had a A/C Evap.Coil go out, house is only 2 yrs.old. They have taken over 9 days to get the coil. It still is NOT here. I’ve paid over $300 for what? In Savannah (August) it has been 96-99 degrees ea. day. My home inside is 86 degrees. YEAH…nice huh? These guys at 2-10 are certified crooks. It will be my job to make sure that EVERYONE Knows about this Co. I called the Georgia Attorney General too. LOOK for a better Warranty Co. They are out there!!!! DG
This company is the worst. My issue concerns my washer. The first contractor sent had no knowledge of the appliance. It took two to three weeks for him to realize that he could not repair it and also the time it took for the parts to arrive to repair the washer along with damaging the washer and making matters worst. The next contractor had the knowledge but is taking longer because of parts being ordered by the contractor such as control boards and panels etc. The contractor informed me this may be because of the defective parts being purchased by the home warranty company. To make matters worst I’m always the last customer to be serviced on the day of my appointment when given a window of arrival which they don’t keep. I have been told by the warranty company that the contractor must exhaust all means of repair before the washer can be replaced if need be.This is going on three months. 2-10 is the worst
I should have listened to all these reviews before I used these guys. Warranty came with my home purchase, so I figured to use them, given that I would only have to pay a 50$ deductible. End of the day, they send an inadequate plumber who cannot fix it, and the insurance company told me that’s the way insurance works, and they could send a 2nd opinion. Yeah right. And just keep paying for every opinion? I’m just going through a regular plumber. What a waste of time.
The 2-10 Warranty is a waste of money. The A/C Company they contracted to fix my outside compressor unit, had inexperienced technicians. Two separate technicians diagnosed the problem incorrectly and it took 10 days to fix what turned out to be a faulty exhaust fan on the compressor unit. The 2-10 Warranty personnel were not willing to pressure the A/C company to find a solution quicker. After I had paid $400.00 in annual premiums, my home warranty company is unwilling to be my advocate. They are no longer my warranty company. 2-10 Warranty is a poor example of a Home Warranty Company. BUY BEWARE!
