2-10 Home Warranty Plans & Coverage

2-10 Home Buyers Warranty has multiple offerings for different customer categories. There are three home warranty plans for homeowners. They offer buyer and seller coverage for parties involved in real estate transactions, and structural warranties for builders. This warranty provider also gives the option to personalize plan coverage.

1. Homeowner Plans

  • Simply Kitchen- The Simply Kitchen Plan, as the name suggests, only protects your kitchen’s appliances.
  • Complete Home- The Complete Home Plan offers coverage for the major appliances and systems in your home.
  • Pinnacle Home- The Pinnacle Home Plan covers major appliances and systems, and also includes the Supreme coverage option with its standard coverage.
  • Optional Coverage- 2-10 Home Buyers Warranty provides coverage for extra items that are otherwise not a part of any plan. These additional options include enhanced coverage and other items.

2. Real Estate Plans

  • Seller Coverage- 2-10 HBW Seller coverage is provided free of charge for situations and places, applicable by law. Major home systems and appliances are covered in this plan. However, coverage for A/C and heat pump costs money. The coverage starts immediately and lasts for 180 days, or until the close of the sale, or if the listing is canceled.
  • Buyer Coverage- Buyer coverage includes home appliances and systems. This plan's coverage lasts for one year and can be renewed by the homeowner at the end of the coverage term.

3. Structural Warranty

Structural warranties are agreements between builders and homeowners. A structural warranty details coverage for distribution systems, workmanship, and any structural elements of home construction. It also outlines performance guidelines. 2-10 HBW provides a full suite of warranties to cover any structural defects.

2-10 Home Warranty Costs

The cost of the Simply Kitchen Plan is $22 per month or $264 per year, the Complete Home Plan comes at $51 per month or $612 per year, and the Pinnacle Home Plan costs $60 per month or $720 per year. The prices of 2-10 HBW plans and optional coverage vary by state.

Service Fees

The 2-10 HBW service fee is priced at $85 per visit. There are two other deductible options available - the Service Buy Down Fee is $65 and the Service Fee Save Up is $100. If you choose the Service Buy Down Fee, you will have to pay an extra $6 for a monthly plan and $72 for a yearly plan during checkout. Choosing the Save Up option saves you $3 on the monthly plan and $36 dollars on the yearly plan.

“Even If” Service Fee Guarantee

This service guarantee is designed to offer more protection to 2-10 HBW customers. If 2-10 HBW finds that the requested item is not eligible for coverage, they’ll refund the service fee at your request. Also, in the event that a serviced item breaks down again within the coverage period, you will not be charged a service fee for the same item.

2-10 HBW Exclusive Appliance Benefits

2-10 HBW offers its customers the following exclusive benefits -

Appliance Discount Program- 2-10 HBW customers can get exclusive discounts of up to 65% off GE and Whirlpool appliances.

Appliance Color Match- If or when a covered item is not deemed repairable, 2-10 home buyers warranty will replace the item. The Appliance Color Match program will ensure, where possible, that the eligible replacement is the same as the existing appliance's color. The first preference is issued to functionality and then color.

Appliance Replacement Offer- When you file a claim for a service request, you have the option to select a service request or choose the Appliance Replacement Offer. If you choose the replacement option, a service contractor will not be sent to your home, and you can avoid paying the trade call fee.

You can replace the broken appliance with a new one, and submit your receipt to the 2-10 company for a $100 reimbursement.

The company also hands out a $50 gift card when people referred by you purchase a 2-10 Home Buyers Warranty. However, these benefits may vary by package and are subject to terms and conditions.

2-10 Home Warranty Claims & Customer Service

The claims process for 2-10 Home Buyers Warranty is quite simple, and you can easily apply for a service request any time you need a repair. As service is available 24/7, you can place a service request at any time to schedule a visit from the service contractor to diagnose the problem. You can file your claim online by logging in to your 2-10 HBW account or by calling customer service.

  • You can log in to the Homeowner Portal and select the eligible repair for an appliance or system 
  • Enter information about the brand and model, and answer a series of questions
  • The closest authorized service contractor will be selected to service your claim
  • After placing your service request, you can log in anytime to check the status of the claim
  • The contractor will diagnose the problem and report it to the company
  • 2-10 Home Buyers Warranty company will then check the item is covered, assess the problem, and determine the most plausible course of action - repair, replacement, or reimbursement

Tip: Getting a home inspection done will increase your chances of having your claim approved.

2-10 HBW hires independent service contractors for diagnosis and repair work. Their response time is 48 hours, typically during working hours, of Monday to Friday.  In case of an emergency, the company will try to arrange the contractor's visit within 24 hours. You'll end up having to pay any overtime or additional fees, if you ask a contractor to work outside of regular business hours, in a non-emergency situation.

You can also use the homeowner's portal to look for other available features. You can find your property information, coverage details, and the eligibility to add extra coverage to your warranty plan for up to 30 days after enrollment with your online account. 

You can speak to 2-10 HBW customer service by calling their phone number - 800.775.4736. The customer service representatives will address your concerns about a service request or its status. 2-10 HBW has different contact numbers for plan purchase, renewal, real estate plans, and builder plans. 

2-10 Home Buyers Warranty Plan Exceptions

All home warranty companies have specific coverage limits and exclusions as a part of their contract. Similarly, 2-10 HBW does not extend coverage to all parts of a covered item. For example, energy management systems, glycol systems, oil systems, and more are not covered under heating systems. The company states that all covered items must be in good working order as of the effective date of coverage. However, any unknown pre-existing conditions that were not identified by a simple mechanical test or visual inspection are covered.

The company provides repair and replacement services to covered items that break down due to normal wear and tear. They do not cover items that fail due to wilful or involuntary abuse, misuse, neglect, home movement, electrical surges, fire, etc. Coverage is also not offered to devices that malfunction due to improper design, improper installation, manufacturer's defects, or any problems arising out of modifications or alterations. 

The 2-10 HBW contracts have a Force Majeure clause. This means that any delay in service or failure to perform service, due to situations outside of their control, is outside the scope of their liability. For example, in situations where a delay in service, or where services cannot be performed because of shortage or delay in obtaining parts, transportation stoppages, extreme weather conditions, acts of God, epidemics, etc., the service provider is not to be held responsible. 

2-10 HBW states that its coverage is secondary to any manufacturer's warranty or insurance policy. The presence of any such coverage may result in a delay as they wait for the primary policy to take effect.

They have a predetermined dollar limit, $25,000, set for all covered items. Any additional costs pertaining to an item's excluded components, or any amount exceeding the set dollar limit, and other charges are at your expense, unless otherwise stated in your agreement. I ended up with a 2-10 warranty when I bought my house. Of course, the real estate agent was going on about what a good thing it is (even when the seller was the poor sucker who paid for it). A few months after moving in, I noticed the fridge was leaking a bit of water. I disconnected the fridge from the water line- no big deal, as the water was only needed for the ice maker (I am old enough that I can make do with ice cube trays). Then I called 2-10 to see about getting a repairman to come out. After a lengthy dance with the automated menu, I was on hold about 45 minutes until a customer service rep was available to speak to me. They said they would get ahold of a repair company, and the company will contact me within 24 hours. The next day the company did reach out to schedule an appointment. Unfortunately, the woman who called must have been at home on her cell phone, as I could barely hear her over the screaming toddlers in the background. The conversation was even worse as she spoke very little English, and she had to keep asking me to repeat what I was saying. Somehow, we managed to get an appointment scheduled with the repairman for 2 days later. After hanging up, I was wondering about this repair company, so I decided to look up customer reviews, and the vast majority were negative. Most of the customers were unhappy that the repair guys who arrived were often late, extremely rude, unprofessional, looked like convicts, did not have all the tools they needed, did bad work, and left messes behind. Based on what I read, I decided to cancel my appointment. I tried to call back the woman I booked the appointment with, but she didn't answer and, oddly, I was not given an option to leave a voice mail. I tried 5 times to call her back- no answer, no voice option. I had to do some internet digging, and was able to find a different phone number for the company- this number got through, and it was for the guy who actually owns the company- his cell phone, which he answered while he was driving on the road. I said I had tried to call the woman back several times, and he replied, "oh yeah, her phone sometimes doesn't work." Like this was not a big deal when you are running a business. So I cancelled my appointment with him. Then I called 2-10 and cancelled my policy with them. I can only hope the home seller who was suckered into paying for the warranty got a refund. Things for people to bear in mind about 2-10 (or any home warranty service): - You cannot choose your own contractor. After reading so many negative reviews about 2-10 and other companies, it is obvious that these companies contract with the lowest, scummiest contractors. Bottom of the barrel. The ones who would get no business otherwise. Best thing to do: Make sure you build up an emergency fund for repairs and hire your own contractor- someone with good, detailed reviews. If you are active duty or a veteran, ask if they have a military discount. - You can refuse to buy the warranty. Your real estate agent is going to be pushy about the warranty. Ask them point blank: "Is this warranty required by law?" If not, then tell your agent to go flip sand. The agent is only pushing it because they benefit from you buying it. If you are the home seller, ask yourself why you would purchase a home warranty for a home you are no longer living in? If you are the home buyer, shop around for insurance policies that offer service line coverage as an add-on. You can also look up the model numbers of your large appliances, and check with the companies to see if the appliances are still under warranty. Overall, 2-10 is not worth the expense. ..View less

I am a first-time homebuyer. Anytime Home Services then referred me to EcoDry stating that I needed this company to provide access for their plumber. The plumber did not coordinate with EcoDry. EcoDry caused substantial damage to my home trying to find the cause of the leak in my bathroom, that they were unqualified to find. EcoDry then referred me to another company to repair the damages they caused trying to find the leak. The plumber came to my home the following day, but did not diagnose the cause of the leak. He stated that the cause must be what EcoDry found. From my experience, 2-10 Home Buyers Warranty refers customers to companies that may have relationships with other companies and they provide kickbacks for the referrals. The referred companies do not provide satisfactory work (i.e. assessment, documentation, etc.). As a result, I'm now stuck paying thousands out-of-pocket for the damages made to my home from these referred companies. I give 2-10 Home Buyers Warranty zero stars in all categories. I emailed a letter to 2-10 Home Buyers Warranty (email@2-10.com) on 6/20/21 detailing my experience. I am sending a hard copy in the mail. Maybe I can save someone else the stress. Horrible customer service never call when they say they are going to. Worst!!! Been without a working fridge for over a month. Mind you their contractor broke the fridge in the first place with the repair.

First, let me start by saying that I work with victims of crime, so I have an overwhelming amount of patience and understanding when it comes to claims and case management and people. As a mother of a minor child, I also understand the affects that the pandemic has caused most of us staying home. With all of this said, I do NOT understand why this company's emergency policy does not include Hot water. Giving credit where credit is due, I submitted a claim online and was able to get someone out the same day. But, I am sitting here almost 2 weeks later still without hot water. I followed up with 2-10 to ask about the status of the claim; when I checked online it says that the work order was Completed. I sat on hold for literally 97 minutes!! The very nice rep advised that the claim was going through the channels and that it should make it to the Purchasing department in a few days. This leads into the weekend, no hot water and a 5 year old boy (to say the least). I get a call on Monday morning from 2-10 advising that they needed ADDITIONAL info from the contractor (that THEY sent out). If you are going to hire these contractors, I would think that addtl info is just a waste of time, especially when it applies to certain appliances and the age of the appliances; hot water vs. a ceiling fan. My tankless water is over 10 years old, rusted on the outside and like I said, NO HOT WATER at all. Again, I didn't hire an outside contractor, this is 2-10's choice. So now I am still waiting. I called the contractor myself to let them know that 2-10 left them a message. Ok, the contractor submits the information. 2 more days later, the claim is still waiting to be approved from the Purchasing Department. Why? If 2-10 calls you and requests info and you call them back with the info, shouldn't this just go straight through? NOPE. After speaking with other homeowners, I have learned that there are other warranty companies that will allow their in-network contractors fix the problem right away and with their own materials/parts if they have them. With 2-10, 2-10 has to purchase the parts/appliances for the contractor and get them shipped out. Shipping, mail, decrease in employment and services during the current state of the country, Really? I have to wait on UPS or Fedex or whomever? So, if the contractor has the part on his truck, he can't use it. Seriously? This is like the hospital waiting on the insurance company to call them on Monday because it is the weekend and that kidney that is needed and readily available from an unfortunate accidental death will just go to the next patient because they are not using insurance. An embellished example, but this is how I feel about this process. I would understand this checks and balances process if I was using an outside provider. I also am very frustrated that the rolling message when you call is to use the web portal. However, the web portal is not accurate. It DOES NOT show the activity of the claim. It never showed that my claim was in the purchasing department or that they were waiting on information. It showed the job was completed. 2-10 definitely needs to update their software, website, policies for using in network and out of network providers, policies on what constitutes emergencies or high priority, provide an email address that customers can email with questions about their accounts, And they need a live CHAT agent on the website. What company that services a vast amount of people all over the country Not have a chat box or an email address for customer service? I will say that I have had 2-10 for the last 3 years, it came with the home that I moved into. And overall, I have not been this frustrated before. But I never had a circumstance of this nature, one that I think most people would deem highly important. One bad experience can definitely cause a person to change their perception about things. This situation has done this for me. Prior to this incident, I have told people that I was satisfied with my service using 2-10, but I guess that is all out of the window now. I will not say that this is a terrible company, but I will state that their procedures need to be reviewed. I don't like to and will not bash people or companies, but I will tell people the truth and provide information that I believe is useful. I would just advise future consumers to do their homework and to talk with people in their community who have home warranties. I tried to request warranty service on-line but could not find the page to report my specific plumbing problem. I called customer service for assistance and had to leave a call back message, but they never got back to me. It seems this company is still using COVID as an excuse to keep from hiring more customer service help. I will look elsewhere for a home warranty when it is time to renew!

If I could give this company ZERO stars, I would. I would not recommend this warranty company to anyone. My husband and I are so disappointed in everything regarding 2-10; their customer service is poor and their contractors are liars and money hungry. Using this warranty company has been a horrible experience. Complete waste of money.

I’ve had 2-10 for several years. This year has been the worse!!! Customer service is horrible you have to hold for at least an hour before you speak with someone. Website is down quite often, I spoke with a customer service rep who told me he was sorry for the wait time, but he was the only one working this weekend, the contractors they work with do not call you if they can’t make the appointment. I waited 2 days for a plumber who told me specific times and days he would be at my home. It was 4 days later before he arrived. 2-10 did not take any responsibility for me as a paying customer who had 2 failed calls from this contractor. Last year my garage doors stopped working. The contractor came out figured out the problem ordered the parts. Came back to install the parts, 2,days later 1 of the garage doors did not open. Here we are a year later and both of my garage doors do not open and they want me to pay another $85 service fee to have the doors repaired again. Terrible service 2-10!!!!!!!!! ..View less

This was one of the first times that 2-10 ever sent anyone competent to our house. I was really torn because I know good plumbers in the area and 2-10 always sends the worst - as well as the worst appliance repairmen - but it seemed like an expensive problem, so I went through the warranty. This time the repair itself went well, and quickly, but with two problems, both related to the fact that the plumber had to cut a hole in the wall to get to the pipe and 2-10 doesn't cover that. The first is that the plumber also didn't deal with many of the pieces of dry wall and dust that were around, which I then had to clean myself, the second is that obviously we still have a hole in our wall and apparently mold inside of it. We have a 10 day old baby and a small dog, under no circumstances should a repair leave a potentially dangerous hole in the wall, with dust, and exposure to mold, around until I can get someone else out to fix it because of some technical bullshit with the policy. We can't afford big repairs, which is why I pay for the home warranty, but it's been disappointing 90% of the time. ..View less

Good afternoon. We are sorry to hear about your experience. The service agreement provides coverage for leaks and breaks in the plumbing. Sometimes the pipes are exposed and accessible. other times they are not. When the claim is determined covered, we will cover repairing the pipe, but not to fix or repair the drywall. I left a message that was not returned, instead I got another text with a new appointment two days later between 10-1pm. At 2pm I called the office since no one had arrived yet. The operator was rude and unprofessional. He informed me the tech was running late. When I pressed for a more accurate ETA he guessed 3:30pm. I told him I was frustrated with the schedule and his manner, he laughed at me and hung up. Then I got a text cancelling my appointment. So I called 2-10 Home Warranty and waited on hold for 45 minutes to speak to an operator who told me they would try to find another contractor and contact me the next day, but if I didnt hear anything call again. The next day I heard nothing so I went on the website to see if anything was updated and my account says my request was cancelled by Homeowner. So I waited on hold to speak to an operator again, this time for 1 hour and 32 minutes. This operator spoke in circles and contradicted herself every other sentence. Basically she said they will look for a new contractor for 24 hours and then inform me to find someone out of network and pay out of pocket and be reimbursed, but its already past 24 hours according to her. So far this warranty is a giant waste of time and energy and has yet to save us any money. Instead we are living in a sauna house and spending all our time on hold. ..View less

We purchased a home and this warranty was provided by the seller. 2-10 Home Warranty has been the absolute worst company we have ever dealt with. Our first issue was our dishwasher. First tech was super creepy, "diagnosed" the issue, told us didn't know if part was still available. We never heard back from him. We contacted 2-10, worst customer service wait time, 2-10 sends second tech, he "diagnoses" the problem. Why? The issue was already diagnosed and it was closed out by first tech - IT WAS NEVER FIXED!! Second tech leaves, we never hear back from him! Third technician, dishwasher was replaced. He was from LOWES! Our hotwater heater needed new element. Pretty much same issued. Multiple techs, no corporate communication, very unprofessional, issue not resolved until multiple attempts. Refigerator same issue. Same tech that came out very first time for dishwasher. This guy puts electrical tape over some vent in my refrigerator. Three technicians, six weeks, I have no fridge, about $500.00-600.00 worth of lost food. No way to keep mild cold for my baby other than on ice. I seriously think dealing with this company reduced my age by at least 1 year. This company was by far the very worst company I have ever dealt with. So, let me tell you what happened: First off, I did my research to buy my home warranty, and it came down to 2-10 because I had two older HVAC units that may have needed replacement soon. 2-10 claimed that they are the only company that would replace the unit if you buy the additional HVAC coverage. That's exactly what I did. Long story short, the first year I had a few AC issues that needed service. Each time they sent 2-3 contractors because they didn't like the quote from the previous contractor. And when they did, they listed a whole lots of things that wouldn't be covered under the policy. I would say this is BS because I had other home warranties previously and never had these issues with them. Ok fine, let's say that's normal in home warranty business. The most infuriating issue was that in the second year, I had to sell my house (relocation) and therefore needed to cancel the policy. During the sales process, the inspection needed some minor fixes ($200) which were all covered. They prolonged the process so long that we had to close before they pay and therefore I paid out of pocket. They didn't reimburse me for the covered cost. So I asked them to return the money I paid for the whole year. I called them so many times and waited on the customer service line for so many hours. I have submitted their online forms quite a few times too, but no luck! So my last resort is to let others know to stay away from this company! Well, turns out the pool heater isn't coming on so I called the warranty company. They sent out a technician who tells me that my heater is actually classified as a heat pump, but that it shouldn't be an issue, they just need to send the correct tech out. A few hours later the 2-10 rep calls me to inform me they won't be covering it since it's a heat pump and that's part of the exclusion list. This came as a surprise to me because when I purchased the additional coverage this wasn't mentioned and in the coverage, it states: INCLUDED: All components and parts of the heating, pumping, pool-sweep motors, and filtration systems. It's only when you dig into the additional EXCLUDED items they call out heat pump as not included. Seems very contradictive... so on one hand it's covered, but on the other, it's not. 2-10 has not resolved this or found a compromise. I offered to have them replace the heat pump with something different that would be less expensive, they stated some policy where they couldn’t do that.

It is now Tuesday, and my household with two small children has not had hot water for SIX DAYS. No bathing, dishwasher, laundry.... And now we can't get 2-10 on the phone. Last time we talked to them, we were told 24-48 hours for a response, and "we're so slammed because it's that time of year that everyone's AC stops working." Um...a leaking, not working HWH is a kinda big deal too. I'm taking my kids to my mom's for baths. Lucky me she lives not too far, but seriously! We can't get a straight answer from them, much less any action. Contractor says they're waiting too. Either 2-10's process is really screwed up or they're really understaffed or they're hoping we'll give up and just get a new one ourselves. WTH?? Like I said, little things, no worries, but as soon as it's a major repair/replace situation - BIG PROBLEM! Oh, and our house is now 15 years old. The age where stuff starts falling apart. I was then told that when they are on the way, I should call 2-10 and let them know. I asked if there was a special number to call and she told me just call the customer service number. I asked "how can I get anything approved when he is here if I can't get through to you?" Is there a special number ? She said no. I asked for her supervisor to call me. She sent an e-mail and said her supervisor would call. It has been several days and no call. No way to have the thing fixed under warranty. I called an A/C company who came out same day and resolved the problem, or at least I hope they did. Now I'm out $210 for something that should have cost $75. Extremely poor customer service. I paid them a fee to pull gas permit when they installed my gas water heater. But they never did pull the permit. Now I could not call city to inspect the unit. They didn’t provide the safety issue. I don’t feel comfortable with this company.

Awful customer service... expect to wait for answer 30min each time, and if your conversation exceed 1hr, 30 min, they will hang up on you. Expect to have no working fridge for two months now
