2-10 Home Warranty Plans & Coverage
2-10 Home Buyers Warranty has multiple offerings for different customer categories. There are three home warranty plans for homeowners. They offer buyer and seller coverage for parties involved in real estate transactions, and structural warranties for builders. This warranty provider also gives the option to personalize plan coverage.
1. Homeowner Plans
- Simply Kitchen- The Simply Kitchen Plan, as the name suggests, only protects your kitchen’s appliances.
- Complete Home- The Complete Home Plan offers coverage for the major appliances and systems in your home.
- Pinnacle Home- The Pinnacle Home Plan covers major appliances and systems, and also includes the Supreme coverage option with its standard coverage.
- Optional Coverage- 2-10 Home Buyers Warranty provides coverage for extra items that are otherwise not a part of any plan. These additional options include enhanced coverage and other items.
2. Real Estate Plans
- Seller Coverage- 2-10 HBW Seller coverage is provided free of charge for situations and places, applicable by law. Major home systems and appliances are covered in this plan. However, coverage for A/C and heat pump costs money. The coverage starts immediately and lasts for 180 days, or until the close of the sale, or if the listing is canceled.
- Buyer Coverage- Buyer coverage includes home appliances and systems. This plan's coverage lasts for one year and can be renewed by the homeowner at the end of the coverage term.
3. Structural Warranty
Structural warranties are agreements between builders and homeowners. A structural warranty details coverage for distribution systems, workmanship, and any structural elements of home construction. It also outlines performance guidelines. 2-10 HBW provides a full suite of warranties to cover any structural defects.

2-10 Home Warranty Costs
The cost of the Simply Kitchen Plan is $19 per month or $264 per year, the Complete Home Plan comes at $51 per month or $612 per year, and the Pinnacle Home Plan costs $60 per month or $720 per year. The prices of 2-10 HBW plans and optional coverage vary by state.
Service Fees
The 2-10 HBW service fee is priced at $85 per visit. There are two other deductible options available - the Service Buy Down Fee is $65 and the Service Fee Save Up is $100. If you choose the Service Buy Down Fee, you will have to pay an extra $6 for a monthly plan and $72 for a yearly plan during checkout. Choosing the Save Up option saves you $3 on the monthly plan and $36 dollars on the yearly plan.
“Even If” Service Fee Guarantee
This service guarantee is designed to offer more protection to 2-10 HBW customers. If 2-10 HBW finds that the requested item is not eligible for coverage, they’ll refund the service fee at your request. Also, in the event that a serviced item breaks down again within the coverage period, you will not be charged a service fee for the same item.
2-10 HBW Exclusive Appliance Benefits
2-10 HBW offers its customers the following exclusive benefits -
Appliance Discount Program- 2-10 HBW customers can get exclusive discounts of up to 65% off GE and Whirlpool appliances.
Appliance Color Match- If or when a covered item is not deemed repairable, 2-10 home buyers warranty will replace the item. The Appliance Color Match program will ensure, where possible, that the eligible replacement is the same as the existing appliance's color. The first preference is issued to functionality and then color.
Appliance Replacement Offer- When you file a claim for a service request, you have the option to select a service request or choose the Appliance Replacement Offer. If you choose the replacement option, a service contractor will not be sent to your home, and you can avoid paying the trade call fee.
You can replace the broken appliance with a new one, and submit your receipt to the 2-10 company for a $100 reimbursement.
The company also hands out a $50 gift card when people referred by you purchase a 2-10 Home Buyers Warranty. However, these benefits may vary by package and are subject to terms and conditions.
2-10 Home Warranty Claims & Customer Service
The claims process for 2-10 Home Buyers Warranty is quite simple, and you can easily apply for a service request any time you need a repair. As service is available 24/7, you can place a service request at any time to schedule a visit from the service contractor to diagnose the problem. You can file your claim online by logging in to your 2-10 HBW account or by calling customer service.

2-10 HBW hires independent service contractors for diagnosis and repair work. Their response time is 48 hours, typically during working hours, of Monday to Friday. In case of an emergency, the company will try to arrange the contractor's visit within 24 hours. You'll end up having to pay any overtime or additional fees, if you ask a contractor to work outside of regular business hours, in a non-emergency situation.
You can also use the homeowner's portal to look for other available features. You can find your property information, coverage details, and the eligibility to add extra coverage to your warranty plan for up to 30 days after enrollment with your online account.

2-10 Home Buyers Warranty States Availability
2-10 Home Buyers Warranty Plan Exceptions
All home warranty companies have specific coverage limits and exclusions as a part of their contract. Similarly, 2-10 Home Buyers Warranty does not extend coverage to all parts of a covered item. For example, energy management systems, glycol systems, oil systems, and more are not covered under heating systems. The company states that all covered items must be in good working order as of the effective date of coverage. However, any unknown pre-existing conditions that were not identified by a simple mechanical test or visual inspection are covered.
2 10 Home Warranty provides repair and replacement services to covered items that break down due to normal wear and tear. They do not cover items that fail due to wilful or involuntary abuse, misuse, neglect, home movement, electrical surges, fire, etc. Coverage is also not offered to devices that malfunction due to improper design, improper installation, manufacturer's defects, or any problems arising out of modifications or alterations.
The 2-10 HBW contracts have a Force Majeure clause. This means that any delay in service or failure to perform service, due to situations outside of their control, is outside the scope of their liability. For example, in situations where a delay in service or where services cannot be performed because of shortage or delay in obtaining parts, transportation stoppages, extreme weather conditions, acts of God, epidemics, etc., the service provider is not to be held responsible.
2-10 Home Warranty states that its coverage is secondary to any manufacturer's warranty or insurance policy. The presence of any such coverage may result in a delay as they wait for the primary policy to take effect.
The predetermined dollar limit for all covered items under the 2 10 Home Warranty claim is $25,000. Any additional costs pertaining to an item's excluded components, or any amount exceeding the set dollar limit, and other charges are at your expense, unless otherwise stated in your agreement. RUN FAST RUN FAR Up until a year ago this was a good company. Hung us out to dry, fridge had issues in November 2021, they could not get parts so they stopped communicating. We called for 2 months always promised updates, heard nothing from them, Gave up this month. One of the women who answers the phone is the rudest person on earth.

The first contractor I had to reach out and he stated he couldn't make it to me cause he was in Savannah and had a lot of clients. So 2-10 immediately sent my info to another contractor whom reached out to me the same day and they came out and access my Hvac unit. It ended up not being the issue it was the expansion valve which they stated was working fine. I got it changed out and my unit is working fine now but of course I paid out of pocket for this to be fixed. some of my rating is for 2-10 quick to get another contractor, time they came and look at my unit quality of repair if the person whom did fix my unit not through 2-10. My power bill will be high due to having to use my emergency heat waiting for the part that I was told I needed and rally didn't. ..View less

It used to be a good service 3 yrs ago, now it's ridiculous. It took 2 months and a dozen phone calls to resolve a simple plumbing issue. Now my furnace is acting up, no way to talk to anyone, no way to escalate the claim. It's Winter with no heat. Wait times on the phone now are longer than an hour. I will absolutely not renew this "service."

They will waste your time and money, you'll think they'll cover your expenses but the service fee will cost more than you having the job done by a better contractor. It will take forever to speak to someone, you'll get the run around, passing you to different departments, then will make you wait more. They just offer stress.

It took an entire month of calling everyday to get my AC fixed. The contractors who fixed it were great, but getting 2-10 to do their part was what took forever. Literally spent 3.5 weeks with no AC in the middle of summer in NC. Do yourself a favor and go with someone else. I have also filed another claim with them for my built in microwave that went out. It’s also been over a month, they’ve sent 2 different technicians to diagnose the issues and still haven’t approved repair or replacement on anything. I’m just done. I will be switching to a new home warranty service after this. ..View less
