2-10 Home Warranty Plans & Coverage

2-10 Home Buyers Warranty has multiple offerings for different customer categories. There are three home warranty plans for homeowners. They offer buyer and seller coverage for parties involved in real estate transactions, and structural warranties for builders. This warranty provider also gives the option to personalize plan coverage.

1. Homeowner Plans

  • Simply Kitchen- The Simply Kitchen Plan, as the name suggests, only protects your kitchen’s appliances.
  • Complete Home- The Complete Home Plan offers coverage for the major appliances and systems in your home.
  • Pinnacle Home- The Pinnacle Home Plan covers major appliances and systems, and also includes the Supreme coverage option with its standard coverage.
  • Optional Coverage- 2-10 Home Buyers Warranty provides coverage for extra items that are otherwise not a part of any plan. These additional options include enhanced coverage and other items.

2. Real Estate Plans

  • Seller Coverage- 2-10 HBW Seller coverage is provided free of charge for situations and places, applicable by law. Major home systems and appliances are covered in this plan. However, coverage for A/C and heat pump costs money. The coverage starts immediately and lasts for 180 days, or until the close of the sale, or if the listing is canceled.
  • Buyer Coverage- Buyer coverage includes home appliances and systems. This plan's coverage lasts for one year and can be renewed by the homeowner at the end of the coverage term.

3. Structural Warranty

Structural warranties are agreements between builders and homeowners. A structural warranty details coverage for distribution systems, workmanship, and any structural elements of home construction. It also outlines performance guidelines. 2-10 HBW provides a full suite of warranties to cover any structural defects.

2-10 Home Warranty Costs

The cost of the Simply Kitchen Plan is $22 per month or $264 per year, the Complete Home Plan comes at $51 per month or $612 per year, and the Pinnacle Home Plan costs $60 per month or $720 per year. The prices of 2-10 HBW plans and optional coverage vary by state.

Service Fees

The 2-10 HBW service fee is priced at $85 per visit. There are two other deductible options available - the Service Buy Down Fee is $65 and the Service Fee Save Up is $100. If you choose the Service Buy Down Fee, you will have to pay an extra $6 for a monthly plan and $72 for a yearly plan during checkout. Choosing the Save Up option saves you $3 on the monthly plan and $36 dollars on the yearly plan.

“Even If” Service Fee Guarantee

This service guarantee is designed to offer more protection to 2-10 HBW customers. If 2-10 HBW finds that the requested item is not eligible for coverage, they’ll refund the service fee at your request. Also, in the event that a serviced item breaks down again within the coverage period, you will not be charged a service fee for the same item.

2-10 HBW Exclusive Appliance Benefits

2-10 HBW offers its customers the following exclusive benefits -

Appliance Discount Program- 2-10 HBW customers can get exclusive discounts of up to 65% off GE and Whirlpool appliances.

Appliance Color Match- If or when a covered item is not deemed repairable, 2-10 home buyers warranty will replace the item. The Appliance Color Match program will ensure, where possible, that the eligible replacement is the same as the existing appliance's color. The first preference is issued to functionality and then color.

Appliance Replacement Offer- When you file a claim for a service request, you have the option to select a service request or choose the Appliance Replacement Offer. If you choose the replacement option, a service contractor will not be sent to your home, and you can avoid paying the trade call fee.

You can replace the broken appliance with a new one, and submit your receipt to the 2-10 company for a $100 reimbursement.

The company also hands out a $50 gift card when people referred by you purchase a 2-10 Home Buyers Warranty. However, these benefits may vary by package and are subject to terms and conditions.

2-10 Home Warranty Claims & Customer Service

The claims process for 2-10 Home Buyers Warranty is quite simple, and you can easily apply for a service request any time you need a repair. As service is available 24/7, you can place a service request at any time to schedule a visit from the service contractor to diagnose the problem. You can file your claim online by logging in to your 2-10 HBW account or by calling customer service.

  • You can log in to the Homeowner Portal and select the eligible repair for an appliance or system 
  • Enter information about the brand and model, and answer a series of questions
  • The closest authorized service contractor will be selected to service your claim
  • After placing your service request, you can log in anytime to check the status of the claim
  • The contractor will diagnose the problem and report it to the company
  • 2-10 Home Buyers Warranty company will then check the item is covered, assess the problem, and determine the most plausible course of action - repair, replacement, or reimbursement

Tip: Getting a home inspection done will increase your chances of having your claim approved.

2-10 HBW hires independent service contractors for diagnosis and repair work. Their response time is 48 hours, typically during working hours, of Monday to Friday.  In case of an emergency, the company will try to arrange the contractor's visit within 24 hours. You'll end up having to pay any overtime or additional fees, if you ask a contractor to work outside of regular business hours, in a non-emergency situation.

You can also use the homeowner's portal to look for other available features. You can find your property information, coverage details, and the eligibility to add extra coverage to your warranty plan for up to 30 days after enrollment with your online account.

2-10 Home Buyers Warranty Plan Exceptions

All home warranty companies have specific coverage limits and exclusions as a part of their contract. Similarly, 2-10 HBW does not extend coverage to all parts of a covered item. For example, energy management systems, glycol systems, oil systems, and more are not covered under heating systems. The company states that all covered items must be in good working order as of the effective date of coverage. However, any unknown pre-existing conditions that were not identified by a simple mechanical test or visual inspection are covered.

The company provides repair and replacement services to covered items that break down due to normal wear and tear. They do not cover items that fail due to wilful or involuntary abuse, misuse, neglect, home movement, electrical surges, fire, etc. Coverage is also not offered to devices that malfunction due to improper design, improper installation, manufacturer's defects, or any problems arising out of modifications or alterations. 

The 2-10 HBW contracts have a Force Majeure clause. This means that any delay in service or failure to perform service, due to situations outside of their control, is outside the scope of their liability. For example, in situations where a delay in service, or where services cannot be performed because of shortage or delay in obtaining parts, transportation stoppages, extreme weather conditions, acts of God, epidemics, etc., the service provider is not to be held responsible. 

2-10 HBW states that its coverage is secondary to any manufacturer's warranty or insurance policy. The presence of any such coverage may result in a delay as they wait for the primary policy to take effect.

They have a predetermined dollar limit, $25,000, set for all covered items. Any additional costs pertaining to an item's excluded components, or any amount exceeding the set dollar limit, and other charges are at your expense, unless otherwise stated in your agreement. But after not hearing from them.. surprise surprise, I called them this week and after 50 minutes she said they hadn't received pictures from the appliance company, then when I informed her someone from their company called me last week, she then put me on hold for another 30 minutes and came back and said it is not covered because I don't have supreme coverage, the most dishonest corrupt company ever, I hope they go out of business for their dishonest services - DO NOT BUY THIS WARRANTY COVERAGE ..View less

I placed a claim and 3 months later had not been provided a resolution for my issue. I called 2-10 multiple times and every time was told that I would receive a call back in 3-5 days, which never occurred. When I asked to speak to a manager, I was told again that a manager would return my call in 3-5 days. Unfortunately my issue has still has not been resolved and I still have yet to be contacted by the company. I had an AC compressor covered by a parts-only warranty go out. 2-10 refused to cover the repair labor, so it actually cost me the repair labor, PLUS my HWA subscription costs , PLUS the original HWA visit fee for the technician to tell me it was broken. That they would not even cover labor is not made clear anywhere in their terms of agreement. I feel like I am being totally ripped off.

AC went out about the end of May and was told the earliest an HVAC guy would arrive would be near the end of August. About 1 1/2 month - 2 month wait time while the temperature was 90 degrees and higher. Not to mention the 45 min - 1hr 30mins wait time every time you would try to call.

Range was not heating properly so I used an oven thermometer to test the temps and they were off so turned in a service request. A technician came out and I showed him the temps it was heating at and he said that oven thermometers were not accurate and the heat needs to be maintained at least 30 minutes to get an accurate reading. Range was not heating properly so I used an oven thermometer to test the temps and they were off so turned in a service request. A technician came out and I showed him the temps it was heating at and he said that oven thermometers were not accurate and the heat needs to be maintained at least 30 minutes to get an accurate reading. He tested the range and said there wasn't anything wrong with it because it heats to factory standards , which it turns on, the temps (on the cooktop) feather in and out as they are supposed to and the oven heats within 5 degrees, so there wasn't anything wrong with it. I told him it took over 45 minutes for an average sized chicken breast to cook at 425 degrees, so it was not cooking correctly. He reiterated it meets factory standards for time and that is what they go buy. I told him time doesn't cook the food, heat does. I asked him what all the temps checked out at (since he lights going out, so I replaced the bulbs and three of them still would not come on so called that one in. I was asked it the lights were there when I bought the house, which they were, and was told they were not covered since they are pre-existing. Wouldn't everything in the house be pre-existing then?! Water heater leaking, submitted service request, hadn't heard anything in 24 hours so had to get someone else out. Claim was denied. Talked to Customer Service who were completely rude. Save your money!! We will never waste money on this company again.

This company does not live up to the 24 hour dispatch they claim to. I am on hour 36 with no resolution in sight. I had to call the place and they told me it would take up to 72 hours to get a repair service dispatched to my home. I called another repair service that would be at my place the SAME DAY.

I was told they'd contact me by EOD Monday (Today). I log back in to 2-10 to see the status as 'Homeowner Cancelled' when I never did such a thing. I never heard back from the new service provider either. I tried calling customer service and was told there would be a 50+ minute wait time. My call was dropped (not by me) after about 30 minutes on hold. I tried calling in to new claims and opened a new claim - only to be assigned to the first contractor who had never responded (Diversified Home Services). Hold time on support is now 80+ minutes. In short, it's been 10 days and I've had no service to even diagnose my problem. I won't be renewing with 2-10 for sure. ..View less

The unit was old and this was the main reason I kept the home warranty which came with the house to which I have renewed every year since 2015. I was pleased that a service contractor came out fairly quickly so I thought things would move along fairly quickly but this has not been the case. I began calling the home warranty folks only to be stuck on the line for over an hour, 2 different times. After finally speaking to someone the week of March 8th, 2021, I felt as if things would still move fairly quickly to get the heat parts so the unit could be fixed. Again, this didn't happen. After calling the service contractor to see what was happening on their end, I was told that this company was very slow about sending parts and that they really knew nothing about mobile home units since they were different than a stick built home, basically. This made me feel uneasy and that things were about to get messy and let me say, they have. I began calling the parts department who the service contractor told me to call to see if they could get the parts mailed to them so they could fix the unit. The girl I spoke to was very nice but had no clue about the parts and had little to no information to help me. I've called this company over 4 times now and I'm getting the run around. The service contractor told me he even sent them a list of parts with part numbers so all they had to do was order them and he could get it fixed pretty quickly. I called again and spoke with another lady who was very nice and she said she would reach back out to the service provider and get everything set up. This was on Tuesday, March 23rd and she said I would receive a call the next day from 2-10 to give me an update and now it's March 26th and I've yet to hear from anyone. I spoke with the service contractor again on March 25th and he told me that 2-10 told him he would have to re-submit the request and that basically everything would start over as if it were a new request. Now mind you, 2-10 had already approved getting this fixed and I agreed to pay my out of pocket expenses that weren't covered. Since I first filed a claim which was on March 8th, 2021, it has now been 18 days with no heat or air! I'm livid that this company, who I've paid a lot of money to for 5 years, has done absolutely nothing, to get this issue resolved. What if I actually lived at this residence? Can you imagine going 18 days and counting with no heat or air? This type of customer service is completely unacceptable in my opinion. I've now had to call another company to fix the air and pay out of pocket because we have a trip planned there the week of Easter and we have to have this issue fixed. Long story short, I do NOT recommend anyone to buy a home warranty from 2-10 Home Buyers, it's nothing short of a complete rip off! ..View less

I had an issue with my air conditioning unit (January 2020), which turned out to be a simple blown fuse (simple fix, but took us a year to figure out due to the poor contractors you sent). When I contacted 2-10, they promptly sent out a contractor of their choice. Here is where the damages started. The first contractor they sent did not correctly diagnose the issue, and had me buy a whole new HVAC unit. He also physically assaulted me by grabbing me from my waist when he was behind me. I reported him and they sent out a different contractor. This contractor installed the new unit. He left the instructional paper in the AC unit which resulted in burned paper coming out of every vent in the house. He also did not connect the unit to the two available transformer, but only to one. This caused the fuse to blow again. The paper left in the unit caused a blockage in the drain which caused overflow in the drain pan and leakage. they sent another contractor who did not diagnose the issue correctly. He said the emergency hose carrying the water outside was not properly installed. He removed it and installed a 3 story high plastic pipe that fell to the ground two days after due to poor installation. The drainage continued to occur and damaged the gas meter situated right under the HVAC emergency drain. I reported this issue but 2-10 was unable to contact this contractor to have him repair the damage. they also told me that I had to take it up with their insurance but only provided me with the information to their insurance 6months after I reported the issue. This resulted in the contractor’s insurance not covering the damage due to too much time passed. Literally EVERY single contractor 2-10 sent caused more damages than before. they took absolutely no responsibility for sending unprofessional contractors or for the damage they have caused to my property. I was left with several bills to pay that could have been avoided if any of the contractors they chose were qualified. this is unbelievably wrong. they provided no assistance when their contractors caused so much damage. ..View less

Ive been waiting 2 months for my washer to be repaired. It was misdiagnosed to begin with. Now im being told the contractor doesn't do the required repair. Another contractor has to he found (2-3 day window), they get 24-48 hours to contact me about making an appointment, then the actual appointment which will apparently be another diagnostic, then wait to hear anything about repairs or replacement, then the actual ordering of parts which takes a full business week, then schedule for them to actually come out and do the repair. I've had to call them between 5 and 7 times just to keep pushing this along. It wasn't much better when our oven broke. Took a month, the contractor lying, and me finally starting to lose my cool to get the repair finished. The only good thing I can say is at least plumbing and hvac repairs seem to go faster, but when I had issues with my water heater, they insisted on fixing a 14 year old unit and spending more on repairs than a new one would cost installed. I'm beyond infuriated and calling to cancel service. I'll work on these things myself if it's going to take 2-3 months to get a resolution. ..View less

Made a claim on 2/17/2021 for leaking kitchen sink. Royal Flush plumbing came out and said we needed a new garbage disposal. Gave them $100 and haven’t seen them since. Still waiting 3/22/2021.

This Thursday will be 6 weeks without a working oven/range. They still haven’t located the parts etc etc etc. this company is horrible. We are a family of 7 and they could not care that we can’t cook. For what we have spent on dining out every day I could have bought many ovens. They have no idea when it will be fixed.

Each person tells me something different and all I know for sure is that my dishwasher still doesn’t work and I don’t understand what the point is of this home warranty. This is ridiculous. Half the time the contractors who are sent out just collect their service fee and leave after blaming the problem on something that is not covered. It is interesting when the next contractor who comes out is able to quickly fix the issue. Customer service is trained to also tell you how your problem does not fall under coverage.
