The terms of cancellation differ depending on when you cancel, the circumstances under which the contract is canceled, whether or not service has been requested and the state in which the home is located.

The cancellation terms of a contract will typically be something like this:

Within 30 days and no claims: If you can cancel your home warranty contract within the first 30 days of your policy coming into effect, you are eligible to a full refund of the contract’s cost. That is if you haven’t made a service request.

If claims have been filed: If you cancel the contract within 30 days from the policy coming into effect after filing a claim or anytime after that, you will receive a refund of the unearned contract fees that is based on a shirt rate schedule minus a processing fee of $25 and the cost of services received from the company during the agreement. This may even lead to you owing to the company sometimes. In such a case, 2-10 HBW will charge you the net amount due to the company or the unpaid contract fee, whichever is lesser.

In a case of fraud: 2-10 HBW may also terminate the contract after any applicable provision, due to fraud, material misrepresentation, or non-payment. In this case, the company will repay all the paid contract fees if you haven’t placed any claims. If a claim has been made, the usual cancelation terms will be followed.

They promise and do not follow-through. If you want to provide home warranty DON'T USE THIS COMPANY! We had a pool pump go bad. We had extended warranty on our policy paid for by our realtor. When we called about the claim we were told we didn't have the rider. I was looking at it but argued with the person on the phone to no avail. Considering I had to wait 32 minutes to get to speak to someone. We paid for the repair ourselves! Then we had an air conditioner die in July in Florida! A repair person was sent within a week (still too long for July). The warranty company had to order the part and it would take up to 4 weeks. Six weeks later when we finally talked to someone at the warranty company they had not acted on the claim. They are quick to get your money but no follow-through. We then asked for the $100 dollars back that we paid the repair company and we would get it fixed ourselves. We were told it would take 2-3 weeks to get our check. It's been 6 and we have heard nothing:( This warranty company exemplifies every fear of being ripped off that warrant companies project. DO NOT GO WITH THIS COMPANY!!!! ..View less

I had a gas leak in my property. The technician they sent charged $75 to show up and without diagnosing the problem, or even looking at or touching anything he stated it would be cheaper to repipe all the gas lines rather than find and repair the leak. My realtor sent another plumber who found the leak and fixed it. 2-10 refused to refund the service chargre.

As new home owners we had a plumbing problem. A plumber was sent out, promptly fixed the problem, and we paid only $89. The contracted plumbing company phone receptionist was very professional and delightful. Plumbers (2) who arrived to my home were professional, neat and thorough. Great experience overall!

I just used 2-10 for the first time. Issue: air conditioner. I submitted the request on a Saturday. Got a call on Sunday. Problem fixed on Monday. A-1 service to me. Also, everything was done online. The site is easy to navigate and access (especially for it being my first time using it.) ? thanks 2-10!

Not same brand, not same color, not same functions. Basically the cheapest dishwasher possible. The amount offered in lieu of replacement was about 1/3 the amount that it cost to replace it with a unit from the same model line....only newer. That amount is only what it cost to purchase the unit. Not including any installation. Phone service is terrible and wait times are 40-65 minutes on hold. Departments aren't aware of what the other one is doing. No email support. This is basically a service that has zero intention of replacing your unit with a truly "comparable" item. What a waste of money. ..View less

On August 29 (a Saturday), I lost power to half of the outlets in my kitchen, including the outlet that powered the refrigerator. I submitted a request on 2-10's website and the website said I would receive a response when they found a contractor to do the repair. On Monday, I called customer support because I needed to make sure my fridge could still have power. Customer support said that they did not have any contractors in the area so I would have to find my own, get a diagnosis, submit a request for a claim, and wait for the claims department to get back to me. In the meantime I just had to use an extension cord to keep my fridge cold so that my food didn't spoil. I found a contractor and went through the steps I was told to do, and the website said I would hear back from the claims department (I think) within 2 business days. I called after that time period and was told that the website was incorrect and that it usually took 1-2 weeks for them to respond to a claim. (If that is the case, then why is that information on the website?) While I was on the phone I was told that the problem was caused an improper previous installation (which isn't covered), but that if I could get the contractor to identify what was caused by the improper installation and what was caused by other issues they might cover the other issues. I called the contractor again and explained the situation and he described what caused the various issues, many of which were caused by an overloaded circuit. I called back to the claims department and passed the information along and was told that they also don't cover overloaded circuits. Part of the diagnosis included a circuit breaker that didn't trip, and when I asked about the purpose of a circuit breaker I was told to wait a few minutes. Then the claims department person said that they might cover the circuit breaker but they don't cover overloaded circuits. I tried to clarify that the purpose of a circuit breaker is to prevent an overloaded circuit, so if the circuit was overloaded, wouldn't that indicate a problem with the circuit breaker, which is covered under the warranty. The claims department person sputtered a bit and said to hold for another minute. When he returned I was told that I needed to get a description of the order of events that lead to the circuit damage/issues from the contractor. Again, I called the contractor and asked if he could do this, and he said he could but that it would be a few days because he was working on other jobs too. After I received the report from the contractor I submitted it on the website on or around September 23. As of today (October 8) I have not received a confirmation email, I have not received an update, and I tried calling today and waited on hold until the phone made a ringing noise once, and then went silent. That was not the first time this occurred, and I would estimate that I have spent nearly 2 hours waiting on hold dealing with just this one issue. I was also told to call a number that is not listed on the website for customer service, because customer service doesn't handle claims. The number is the "contractor phone number" and directs homeowners to push a button that routes them back to customer service. I was told to push the button for contractors, even though I am not a contractor. This adds to my frustration with this company - there is inconsistent information about what I am supposed to do, and in the meantime I am just waiting on hold, waiting for an email, or waiting for any sort of indication that the repairs will be covered. ..View less

All they have to do is get power back to six outlets and fix one light switch. ABSOLUTELY NOT WORTH MY TIME OR MONEY. I will NOT recommend 2-10 to anyone!!! ..View less

I contacted the company 4-5 days after the service. I waited on hold for 47 mins, no one answered so I called back later. I ended up waiting on three separate occasions for 47-75 mins each before I finally was able to reach a live person. I spoke with customer service and was told that the claims dept haven't reach a decision on the fridge replacement. The CS rep suggested I give it a few days then call back. I called back 4 days later and spoke with the claims department after waiting on hold for another 90 minutes. I was told that the claims for replacement was approved and I would get an offer in a few days. It has been 2 days later and I still don't have resolution on this issue. I have been with 2-10 home warranty for 9 years. I also have a rental property under warranty with them. I was constantly being told I would receive a decision or offer letter in a couple days. No one from 2-10 contacted me. I asked what the turn around time for claims and was told they don't have a time around time. My entire interaction with 2-10 in this situation has been disappointing and frustrating. The lack of ownership and urgency was eye opening. The company never contacted me to let me know what the service technician found when after they came for the initial service call, which cost me $100.00 I had to contact the service technician directly to find out what was going on with my claim. I was told that although 2-10 covered the cost of the furnace, they did not cover the additional items needed to make a working heating system. This would cost me an additional $1300.00. Who can afford that? When I contacted 2-10 warranty customer service, the representative was nasty to me on the phone and basically told me that this was how it was. I could not depend on their service nor could I afford to lay-out an additional $1300.00, not knowing what else they were going to find while working on it. I have a disabled brother in my home, I could not wait on them ordering the part, scheduling the service on top of the additional $1300.00 in cash they required. I ended up using a friend of mine who is a license contractor, who had the furnace in stock, could schedule me in within a week, who I trusted and who would allow me to make payments, When I purchased my first home, I was relieved that it came with a home warranty because it was not a new home and I was a first time home buyer on a very tight budget. I was told it would only cost me $100.00 per incident, well that is COMPLETELY false. Yes they were going to pay for the furnace but anything else associated with it was out of pocket for me and not knowing the company and not getting good communication with the warranty company, I really had no idea how much this would actually cost me in the end or the amount of time I would be without heat. I decided to use my contractor and now am out $1800.00. I believe the home warranty is just a chance for new home owners to feel secure with their purchase of a new home so relators can make a sale. Relators should be ashamed of themselves selling this as a service for their clients when in reality it is a money maker for the warranty company, I want to know how much of a kick back the relators get from the warranty companies? Because that is the only reason I can see for them existing and being recommended. ..View less

Recently we had no AC in 100 deg days and when they arrived the was cooling so they charged us $100 for showing up. Three days later on a Saturday no AC. Could not get service until next Tuesday so we paid for own service. It cost us $400 for a solenoid ($80 part) and was told that solenoid was failing intermittently and explained failure 3 days ago. Next week condenser motor bearing on adjacent 2nd floor unit started to squeal, bearing failure. 2-10 contacted and they subcontracted to Climatemakers who arrived 3 days later and took another 2 days to get parts, another $100 service charge. The new fan did not squeal but was loud with thumping sound. Neighbors were thankful that squeal was gone but still had difficulty sleeping because of noisy fan. As reference a Larger package unit beside the smaller condenser was very quiet. Called Climatemakers about noise of the new motor and they sent tech to check it out. We were charged another $100 for call and told that it was okay and live with it. Now we have a loud condenser unit and no solution. 2-10 Home warranty stated that they had to take word of Climatemakers since they represented 2-10. Now we are stuck. ..View less

I have had the same problems as all these other people. 2-10 is the worst possible company. You can never talk with the same person and you are kept holding for up to 2 1/2 hours. Our AC went out in early June 2020 and it is now end of Sept. 2020. No AC. We have been lied to constantly by 2 - 10 as well as the contractor. Can never get anyone to call back and after being told recently that the AC had been ordered and came in but someone dropped the ball and did not do what was required and now the AC is no longer available and they would need to reorder. At this time I asked for a buy out to take care of the problem myself and was told that the buy out would be $1436.05. This is the 3rd amount that we were given. They said we must have misunderstood the other 2. However, they were willing to pay their contractor $3365.56. The other claim I had was a refrig/freezer. I had a high end appliance and it was replaced with the cheapest made in Mexico GE that you could possibly find. This company is a cheat, rip off and lying group of people. I finally requested cancellation and a refund for unused months. Do not do business with them. D, from North Carolina ..View less
