Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. |
Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine.
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. I recently had a leak underneath my kitchen sink. I called CAP and explained the situation. Within minutes, I had an authorization number and names of local companies in my area that could assist me with my problem. A technician came out and was able to fix my leaking problem. Overall, I was pleased with the services CAP provided for me.
IF you need a company that won’t play games with you, that is honest, and does what they claim to do on paper, then look no further!I have been with CAPS for about a year now after being with several others that were just terrible.I recently hit hard times financially and could not afford my monthly payments for three months.They worked with me, offered payment arrangements, and were truly understanding of my situation. Instaed of canceling my account, they gave us a second chance.I am so relieved to have them and have peace of mind.They realize people go through hard times, they offer top notch customer service (a live person answers the phone at all hours, no prerecorded messages or buttons to push!), they work with you until the problem is fixed. There is no other company like this, the others need to model this one.The 5 star reviews are well deserved.
This was my first experience with Home Warranties and based on the reviews I selected Complete Protection. Very pleased with the decision to go with them. I had to make 3 calls so far to Complete Protection, service was exceptional, my furnace had issues with induction motor, CP protection provided me with Bella Heating and Air Conditioning, they came, identified a problem with induction motor and Complete Protection replaced the induction motor and paid $568.00, 0 deductible from me. All the three calls I made, I was impressed with the service provided by CP, the technicians they send are from established and well known service companies. I bought a new house and enrolled with CP for my new house as well.
Shortly after buying a home, the AC broke down (so much for home inspections). CAP had a service tech come out when able (difficult during the weekend since it was in the heat of the Summer & the A/C repairmen were spread thin). The part/service was close to $200 & CAP spoke with the tech & confirmed the problem over the phone. They then promptly reimbursed to the service directly. I was very pleased & relieved considering I work very long hours & was extremely worried about my little dog being left alone in a very hot Texas home! My biggest pet peeve is not being able to talk directly to a human being over the home with businesses these days…so I was almost speechless when an actual human being answered CAP’s number immediately. And she was friendly & helpful. You felt like somebody actually valued you enough to talk to you directly & they verified information & contacted the needed services within a very rapid amount of time. I am definitely thinking about using them again. Just hope they get their website accessible soon to other states being covered so that we can handle everything quickly online (since my only time to do a lot of things is at night, I love online service too).
We purchased this warranty plan when we closed on our house last year. All appliances, except the water heater was brand new. We made one call prior to the current in the eleven months since having the plan. I was surprised to learn on my first call that only one service company was authorized to check my washer. Complete Appliance Protection (CAP) indicated that they working to get additional service providers in the Washington DC metro area (a very large market). The problem with CAP came when we made the second call. Our water heater failed Saturday afternoon and we called CAP and was told that they did not cover overtime charges for repairs. That if we wanted the water heater fixed on the weekend, we would have to cover the overtime charges. This was stated before even figuring out what companies to use and whether the companies had emergency services. After receiving the names of two companies, we were given the repair authorization number. We called S&S Heating on Sunday to schedule the appointment on Monday. After being without hot water for over 24 hours, we also decided to replace the current water heater. To make a long story short, Monday morning rolls around and the replacement water heater company indicated that they could install the new heater the same day. We contacted S&S and explained to them that we are going to replace the unit. When the installation did not happen as planned due to space requirements, we attempted to contact S&S to re-schedule appt…S&S refused to take our call. We contacted CAP and spoke to Angela who proceeded to yell and scream about the cancellation of the appointment—rehashing the appointment cancellation. She indicated that she would see if S&S could keep the appointment and after not hearing back from her, I called her and she said that S&S is no longer an option–to look elsewhere. Needless to say, Angela flatly refused to assist us in scheduling the appointment to repair the water heater. She was both rude and unprofessional. The company seems like a good company, but my experience with Angela today turned me completely off. I never ever want to pay for a service where customer service is rude and nasty. It should not matter that we called to cancel because of replacing the unit, whatever the reason we changed our minds should not be interpreted negatively by CAP (Angela). We would like to do what we believe is best in the long term.
My husband and I shopped for home warranty companies for awhile and found Complete Protection to be very reasonable and we like the fact we don’t have to pay a single dime for repairs except for the monthly payment. CP has a live person that answers the phone every time. We get an authorization number from them and can call companies in our area for repairs. They have always been very fast and efficient. We recently had problems with our air conditioning and they came out fast and the air was up and running quickly. I would recommend this company to anyone. Great work!! Great price!!
I have had bad experiences with other home warranty companies. This company does what it says it’s going to do. A live person always answers the phone. You can use any contractor of your choosing — you just have to run the repair by CAP before it’s done. Claims decisions are made on the spot. I have had several occasions to use the warranty, and CAP has paid what they promised they would in a timely manner every time. We had to deal with them with both repairs and replacements. We got what we expected every time.
In regard to Mr. “Antic” in Phoenix:
We do not offer full replacement, nor do we claim to offer full replacement. The payout for the replacement and installation of a new water heater is $250, which is exactly what was delivered to this customer. Furthermore, the customer in question was offered a full refund for what he has paid (despite no wrong doing by our company). He chose not to take any refund and is still an active customer with us.
Unfortunately these kinds of issues arise when the consumer does not take the time to review the plan information that is provided. We certainly urge any potential customer to read our Terms and Conditions online prior to enrollment.
Absolutely terrible. Water Heater went on Christmas, flooded garage with rusty water, (it was only 6 yrs. old). After replacement CAP. I mean CRAP, said, “ya’ we’ll give you $250 towards replacement. It cost me $900. Truth is most of the big ticket items cannot be repaired. e.g. An A/C compressor is four to five-thousand. It cannot be repaired and CRAP will only pay $500 towards replacement. Well, that covers the sales tax! Our MB tub just started leaking. I called them only to find out that I’m not on their premium plan that covers plumbing, though when I signed up, they said I was on the top plan which covered the most?
Very expensive-$80 pr. month! The most expensive in the nation. They claim, “ya’ but we dont charge for a service visit”. How often will you get things repaired in a year? So, an average service visit with their competitors is $50; yet they’re dynamo BS plan is $960 pr. year (which doesn’t cover any plumbing or water damage from faulty appliance). The competition is $600 pr. yr. , and they all cover plumbing. Do the math. CAP-I mean CRAP is a rip-off. Save for an emergency and never use these scam artists.
Look closely at the limits that are afforded with this warranty company. Had the AC Blower motor fail on our AC unit that the replacement cost was $1385 but CP has listed the Maximum amount for this as $500, so the repair cost me and additional $885 out of my pocket. The washer had a gasket failure. Repair cost $400. CP will only pay $250 and then there is NO additional coverage for the units repaired or replaced. NOT really a home warranty insurance plan, more like a small contributor if you have a covered failure. One of the 2 service techs were a professional. I will not renew when this policy ends.
I just called for a rate since this is supposedly the number one home warranty company. When I called to ask for a quote I was told by the girl who answered the phone to go to the website and just choose what I want. When I asked if they covered plumbing she said No. I asked if I could speak to an agent she just kept saying, “have you looked at the website” and sounded like I was bothering her. If this is the kind of attention I would get and I’m trying to become a customer then I just don’t get all the good reviews. I’m a bit confused. Needless to say I won’t be using them because apparently they don’t care if I use them or not.
This is the second company with which I’ve had a home warranty with, and CAP is by far superior! Their yearly cost might be a bit higher, but they have $0 deductiable, and will still fix/replace items with pre-exsiting conditions. So far we’ve had 2 different providers (an A/C repairman and a dishwasher repairman) come out and both have been great. Would defiently recommend this company!
I had to call CAP in regards to my HVAC unit. This was in November in Maryland so to have my heat not working in the middle of winter was a bit uncomfortable for me. When I called customer care to request an appointment the rep was very friendly and actually showed empathy for my situation. He wanted to make sure that someone could come out quickly to get my heat back on. The service tech came within 2 business days and worked very quickly to resolve the problem. He was very knowledgeable and he seemed surprised that I did not have any required deductible payment with my plan. Overall, the service was quick, customer friendly, and affordable and you really can’t beat that.
I have had a few different home warranties and this company is one of the higher rated companies. Their customer service is top notch. I always get to talk to someone when I call and they are very friendly. They send out quality people to do the jobs. They even followed up on the last person they sent out to do a job to make sure they were up to my satisfaction. They will try to allow the workers to fix the problem before they are willing to replace it. They don’t cover a replacement completely, but every little bit helps. I would recommend this company if you are looking into a home warranty.
They have always answered the phone when I’ve had to call, which is sometimes later in the evening–and it’s a live person–no answering service. They were great about finding another service provider when the first one they gave me didn’t work out and the second one they gave me contact info for was great and we’ve used them twice.
There are no visit fees for someone to come out. We didn’t get very much money to help replace our range, but the amount definitely helped.
We didn’t have to pay this year since it was something included by the seller, but I”m definitely considering renewing our policy next year.
I switched to Complete Protection after being with another company for several years. With that company, I felt like I was being given the third degree when I called for service, as if they were looking for loopholes so they would not have to pay. So when their deductible went up (it was already high) I decided to try CP. So far they have been terrific. When I call they understand that I have a problem and show a willingness to help. Working together we managed to sign up the plumbing service I like. That was win-win-win for everyone. I highly recommend this consumer oriented company!
I spent some time researching warranty companies before deciding to purchase a warranty with Complete Protection. What I liked about this company was that they do not have deductibles and had great customer service reviews. They have definitely lived up to their good reviews. On the phone, everyone I have spoken to has been nice and helpful and tell me exactly what is going to happen next. When the lights in my living room stopped working, they had me contact a local electrician who was available immediately and able to deal with my unpredictable schedule. The electrician was very professional and very nice. It turns out that the problem with one of my lights that was out was that it was never properly installed by the original builder and therefore would not be covered by the warranty, but the electrician got clearance from Complete Protection and fixed it for me for free. Overall I am very satisfied with this warranty company.
I have had 2 great experiences using this service since enrolling with them in May. The customer service desk was courteous and helpful. The service technician both times was prompt and efficient. Reoommend this service to anyone.
WE were skeptical about purchasing a home warranty as I had witnessed several issues a family member had with a popular company. After reading reviews, we purchased a CAP policy and have been quite pleased. My double burner on my ceramic glass stove went out and the service company they referred me to came out the very next day, diagnosed the problem, ordered the part, and had it installed in a couple of days. We just had our “free” furnace inspection done and the company that did the service gave our heating and a/c unit the best inspection we have ever had. The gentleman checked all the vents to make sure they were blowing properly and made sure the thermostat (which is 37 years old) was accurate. We had such a awful experience three years ago when the a/c was checked and the technician scared us to death saying we had a large gas leak and a cracked furnace. We called out the gas company for a second opinion and they couldn’t find anything wrong with the unit. I mentioned this to the lady at CAP and she said if the technician found any problem with our unit, they would have to report it to the main office and if we were not in agreement, we could get a second opinion. The servicemen who came to our home were very neat and professional. I would recommend this company to anyone thinking of purchasing a protection plan.

We do not offer plans in the state of California, nor do we have a “Silver” tier plan. You are clearly confusing Complete Protection with a different company.
This is the worst company you can deal with I paid as a silver member there is only one person working with this company she answer all calls and after the service person visited my house for a repair on a viking cooktop on sep 5th and after numerous inquire from me they inform me on Oct 2 Nd , 28 days after that they do not repair or provide any service an my request because of a physical abuse please tel me how can I physically abuse my cooktop this company is just to get my membership money and come with an excuse not to prepare and be careful at the end of the year they will automatically renew your account make sure cansel do not join this company I ask for their last name and address they even refuse to provide their address to me I give this company A big 0 I am an existing unfortunate customer
I just completed my first experience dealing with my 4 month old home warranty contract with Complete Appliance Protection. I called with trepidation wondering if and how this would go. My double oven failed by beeping loudly in the middle of the night a few times and showed the F0 code. I called Amy at Complete Appliance Protection; she gave me some Tech names and Companies numbers to call along with an authorization code and it was that easy! The Tech (Luis)came out the next day, within the time window promised, analyzed the problem, ordered the part, came back as scheduled and repaired.
It was that easy. Outstanding service! And I am happy and less worried about any future incidents.
So far this home warranty program has been excellent.

My AC wasnt working, I called CAP and within 2 hours an HVAC company came to fix it. The company they sent me even flat out told me they are one of the best around, and its true-CAP is polite, honest, and the contractors they work with seem to also value this company. they are worth the higher premium, those other companies are scammers.CAP is number one!
I will start with the good things and that initially like many other reviewers we were pleased with the services and the company. As someone else says,the same lady always answered our calls, Angela. This made us feel that this company really cared about taking care of their customers. However a couple months ago things have changed and they have been going down since. When we called about a month ago about incoming pipe water leak issue a different representative answered the phone, was not very forthcoming to provide with the number for a company to call, and we ended up calling several companies nearby and finally located a plumber who was available. When he came we had to call CAP again but managed to receive an authorization number that time, and the claim was paid. Just a few days ago we have called because our 5-year old Kenmore HE washer lights were blinking and washer was not working. The appliance specialist that was dispatched via CAP-recommended contractor and came to inspect the washer said the control panel needed to be replaced and recommended REPLACEMENT. The technician recommendation was based on the fact that the washer was relatively new, and serviced by Sears under extended warranty on a regular basis until October 2011 at which time CAP coverage started. We have independently confirmed with the appliance repair company that they have recommended to replace the control panel and did not advise to purchase a new washer. Yet, despite having it written in CAP’s policy that they would cover full cost of any repair if the repair is possible and recommended by the contractor, CAP has made a decision to reimburse us instead in the amount of $250.00 towards the purchase of a new washer. We have called to inquire why they would not fix the washer since based on its age and technician’s recommendation it should be their policy to repair the washer. We were asking if there was any justification and based on what fact we had to buy a new washer when the existing one was relatively new and deemed easily repairable. The customer service guy who also claimed he was the top manager at CAP (but we have never encountered him previously when calling or submitting claims) was very disrespectful, rude and agitated when he spoke first to my husband and then to me, and at the end he basically yelled at me that we had a choice of either take a payout or not, and hang up without offering any explanation or answers to our questions. Because the house covered under policy is a rental property and my renters have small children and asked that we replace the washer as fast as possible, we have decided not to argue with CAP anymore and just went out to local Appliance warehouse and purchased a new washer. The warehouse manager who sold us the washer confirmed to us that the washer was brand new and they get large quantities of appliances from various warehouses and brand new floor samples from department stores like Lowe’s. This happened on Friday, 8/10/12. On the following Monday, 8/13/12, I have called CAP and was shocked to learn that the payout amount will not be paid and my contract was cancelled because CAP said they “do not want to do anymore business with you”. As for the washer payout they claimed it was a refurbished washer and not new and therefore they would not honor their own payout letter. When we referred to the store manager who confirmed to us at the time of purchase that the washer was new they said they called the store and talked to someone else who was there and who told them the washer was not new (although there was no other person but the manager in the store when we bought it, and so no way for anyone else to offer accurate information). I called the manager of the store the first day she was in which was on Wednesday and she confirmed again the washer we purchased was brand new and never used. Then she agreed to call CAP to confirm this. We called CAP shortly after and they informed us they have requested her to provide an invoice showing where her store purchased the washer from and the proof that it was new. I spoke to the store manager again and she was very frustrated with CAP and said they were asking too much and because her store buys the appliances from warehouses in large quantities she was not sure she would be able to locate exact invoice for that one washer. But she said she would try to find it. She also mentioned the person who was in the store on a weekend and to whom CAP apparently talked was not a manager, was not aware of what particular washer we have purchased and also did not have sufficient English language skills to understand what the question was about so likely did not even understand what CAP representative was asking and why. The store manager has confirmed the specific appliance we have purchased was brand new and therefore CAP had to honor their policy and at least pay us back what they said – verbally and in writing – they would, not mentioning they made us purchase a new washer instead of fixing the one that was deemed repairable. Also they never offerred an explanation of why the contract was under review and then cancelled. Interestingly, we have another house covered with the CAP home warranty as well and they did not cancel that account because it was paid in full for a year rather than in monthly installments. But how, as a customer, should I feel now after having these issues if I have to call CAP about possible issues in my other house that is still “covered” until November but at the same time they told me “we do not want to do business with you anymore”??? The bottom line is I am now seeking settlement in which they would send me a payout they have promised in their own letter and verbally.
I decided to get Home Warranty coverage with Complete Appliance Protection (CAP) after I read all the great reveiws. I bought a ten year old townhouse with all the original appliances. The day we moved in we discovered the A/C wasn’t cooling very well. I called CAP the next day and they were very professional and helpful. I was given an authorization number and a referral to a local A/C repair company. The
repairman came over within a couple of hours and thawed the coil and added freon. That fixed the problem.
Within the next few days, the water heater stopped working. Again I called CAP and they gave me an authorization number and referral to the same A/C repair company. The repairman came out, cleaned the valve and relit the pilot light. Within a week the water heater stopped working again. The repairman came out relit the pilot light. He called CAP to recommend replacing the water heater as it wouldn’t be feasible to fix it since it’s ten years old. CAP called me with the authorization number and while the payout isn’t huge, I’m very pleased with the overall warranty service.
I really appreciate being treated as a valued customer. I recommended CAP to my realtor so she can refer them to her other clients.
