Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. |
Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine.
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

When they found out that a repair part for my electric range was no longer available, they told me the range wasn’t covered under the policy because it was broken when I purchased the home.
My home inspector tested it and it worked and he listed it as operational in his report.
This is a ripoff company. I called with a kitchen faucet leaking. They gave me a claim number and told me to call a plumber. The plumber came out at $75 and could not get a repair part so I contacted the manufacturer who said they would send me the part. When the plumber explained this to American Preferred and gave them an estimate of $175 they told me that labor was not covered so they wouldn’t pay anything. There contract is full of loop holes and is a total waste of money.
The company makes you jump through hoops in order to have the repair work reimbursed. I called the company after a diagnosis by a local contractor to receive a claim number. The number was issued and the work was completed. My claim was denied because the contractor didn’t call while they were at the home completing the work. Most contractors want to get in and out, the last thing they want to do is wait on hold to talk to a representative about something that was already disclosed. To validate the install, I requested a signed letter from the contractor describing what was completed. The claim was still denied; no common sense was used in their decision making. This company isn’t worth the money and aggravation.
America’s home warranty is very slow in deciding on what they will cover. I have already been with out heat for several days and now have to wait several days for them to gather info and decide whether to replace a 30 year old furnace that is leaking CO and several other issues, or if several thousand should be put into the old one. This company is frustrating, too picky about any issues, and have left me in the cold literally!
I contacted this company due to an issue with my A/C unit that stopped cooling right at the end of the long hot summer and an issue with my range that no longer heats. I was given warranty numbers by both and was pleased with what I thought was going to be a worth while process of repairing my appliances that are covered under the warranty.
I was told to call the contractor of my choice and then to contact the company to have the claim handled. Seemed reasonable.
The contractor for the A/C came out today, looked at my unit, found two issues, one being a contactor that was fried and the other a capacitor that was stuck open. The contractor, being a sound service provider, repaired my unit. I suppose that was a mistake on their part, to provide the service they were called to provide.
The contractor was grilled on not only what was wrong by why it was wrong. First the contactor had a bug (yes, a flying insect) that got inside of it and caused the contactor to fry. Ok. Well it seems that pests are not covered by warranty. The contractor painstakingly explained that the capicitor issue was totally unrelated to the contactor issue. This wonderful warranty company basically tried to tell the licensed professional that he was wrong and if the bug wasn’t the issue he shouldn’t have said so. What????
It gets better. Since he expalined that the two issues were unrelated were put on hold and the warranty person returned to inform me very professionally that the warranty would not cover the repair for, and I quote, “another reason”. When asked for the reason it was that the contractor had already performed the repair prior to our call to them. Ummmm, that’s not a loophole…that’s just a stupid excuse.
This company DOES NOT OFFER WARRANTY and IS a TOTAL WASTE of the honestly earned money of hard working Americans.
It is this American’s preferrence that are put out of business for being a farse and creating contracts on the false pretenses of being a real American business. PLEASE DO NOT EVERY DO BUSINESS WITH THIS FRAUDULENT COMPANY.
Found a problem with my furnace which they had repaired with only a few short phone calls. I’m very pleased to have a nice safety net on my new home.
This is my second claim we have had on our home we purchased 5 months ago. Both claims have been denied, even tho the tech called before any work has been done. The latest reason was because the tech did not know the exact cause of the furnace breakdown. He did know it was because the relay had gone bad but did not know the exact reason the relay went bad…so, claim denied! This company is garbage and any realtor who sells it either doesn’t know or is also unethical.
This company is a total joke!
I live in the country, finding a repair service is nearly impossible.
One of two services agreed to repair my electric range but did not want to waste
time talking on phone.
They submitted a detailed bill to APHW who promptly told them the repair man had
to call for claim to be paid.
I called APHW, was told i know the rules they told me have a blessed day and hung up.
They reviewed my claim and denied it.

This company is absolute garbage. You would be better off flushing your $425 down a toilet than giving this company your money. Example: If your heating and air conditioner fails they don’t cover the Freon to put the unit back into working condition. They pick apart the repair and fix the broken part but the other items needed for the repair are not covered.
Update. My dishwasher has now failed. Once again Americas Home Warranty did not cover my appliance. The technician after talking to the representative even wondered why the fix was not covered. It was a simple part. The technician fixed it with no problem. Once again Americas Home Warranty Inc. said the part was not covered and failed to give me a reason why when it clearly states on the warranty that it is covered. This company is pretty much worthless as the paper they give fraudulent service agreements on.
I had 2 issues with my home. My windows would not stay up, and I had a outdoor faucet that had broke. The company said that both things were not covered. When I asked for the representative to be specific about what was covered, her answer was so general that it would be impossible to know what was actually covered. Plus, there policy is that the repair person must call them while doing the repair, so they can determine whether your repair is covered. What Garbage! I just wasted $490.00, hope you listen and don’t do the same!
