When Should I Buy A Home Warranty?
If you have an older (5 years) home or have purchased a pre-owned home, it would be wise to buy a home warranty. The older a home gets, the more its components experience wear and tear making them more prone to break down. While purchasing a pre-owned home, you may not know the condition of the appliances and systems, so it’s best to stay protected. In both instanced, purchasing a home warranty is a good choice.
Is Home Warranty A Waste Of Money?
No, a home warranty is a useful contract that can help you avoid the repair and/or replacement costs associated with a broken appliance or system when you place a successful claim. To do so, it is important to understand the terms and conditions of the contract well. So, if you go through your home warranty policy well enough to discern the exclusions and limitations, you can potentially save thousands of dollars in repair costs.
Who Regulates Home Warranty Companies In Maryland?
According to the Maryland Department of Labor, Licensing and Regulation, warranties come under the purview of the Maryland Service Contracts and Consumer Products Guaranty Act.
Generally, the Maryland Home Improvement Commission (MHIC) does not have the authority to enforce warranties and are limited to investigating whether the initial work was performed in a workmanlike manner or not.
Is It A Good Idea To Buy An Extended Warranty?
An extended warranty prolongs the warranty of a specific product in case of any damage. While it is good to have one, a home warranty offers the same benefit to many of your home’s major appliances and systems and is a better choice.

I have been a customer of AHS for over 30 years, my air needed work last June and the tech they sent charged my 200.00 for new freon in addiction to $100 service charge. Two weeks later no air, they send same tech and he said he found a new leak and I had to pay 250.00 for new freon and 100.00 service charge because tech told them this was not related to other leak. We had no air condition in July or August, however I had to run air to help a little bit or we couldn't stay in our house. Tech never told me that using the air conditioner while not working correctly ,it would never shut off. My electric bill for those two months was over 500.00 each month, and our house never got cooler than 87 degrees. Called company again and wanted to send same tech again and I canceled the appointment because I know he would try to charge me 200-300 for new freon, decided to wait until spring to have them come out again. I was charged another $100.00 and told he found another leak and it would cost $450.00 this time for new freon, so I told him no and I would get another company to check mu system. So I had Blue dot come out under a 79.00 special to service my unit and I didn't tell there Tech anything, because I wanted to here his take on my air conditioner. He showed me a huge leak in the new evaporater the other Tech had replaced and said it was faulty work on behalf of there Tech. He told me the freon was no longer available and therefore the unit could not be fixed, so after 7 months and over $1000.00 spent to do nothing but, line the techs pockets, I was given a price to replace defective system. The tech that took all my money and never fixed anything turns in a report that it was a maintenace problem. So when I called to get the process started for allowance, they refused to even talk to me about it. The only thing they would say to me over and over again, that they were not going to pay for anything because they didn't authorize replacement. I talked to a supervisors and he just repeated word per word what the service Rep had told me. I have paid this company for over 30 years at two different houses to assure if something major were to break, I would be able to fix it, since I have this home warranty from AHS. I have paid these people $26,000-$27,000 and they could care less would not even pass my concerns to any one else. I am a disabled veteran and I will spend every free minute I have, letting others know this company is stealing customers money, and when it was time to deliver on there promise to take care of my air condition they would make up a bunch of bull, so they did not have to honor their contract and replace my broken unusable central air that could not be fixed because the freon was no longer available by code. I have recommended so many of my family and friends to this company, and to know you are paying for nothing makes me sick to my stomach. And instead of recommending people to this garbage, ripoff Company, to run as fast as they can from AHS and if they have a current policy to cancel it ASAP because they take your money with no intension of the customer ever collecting anything, with in my opinion makes them a bunch of thieves. I have never been treated so rudely and unappreciated as I do today Thanks totally to AHS

If there is a way for Cinch to avoid making a repair or replacement based on interpretation, they will avoid it. If you try to explain the details of the problem, they simply restate a scripted response over and over again. Their "tech service" is the same as their "customer service" . Both are very unprofessional as I\'m sure they are beat up all day for having to repeat the same thing over and over again to everyone that calls. In my situation, they would not fix my microwave because they can not get the parts and they do not cover spring repair. (???) Additionally, in efforts to discuss the issue, I was hung up on twice.

This company is horrible! I have duplicate policies on a property that I sold in April 2022. I am still being charged for a fictitious policy for the same address on a monthly basis. I have tried numerous times to resolve this issue. No supervisory authorities will speak to me and my checking account is being tapped each month for a non-existent policy. I'm not a fan obviously.

Up until Sears filed bankruptcy, I purchased mainly Sears Appliances for my home. My stove, deep freezer, washer and dryer all came from Sears. I bought the extended home warranty. Yesterday for the first time my deep freezer started malfunctioning. I called Sears for service and to my chagrin I was told that my deep freezer that was purchased the same time as my washer and dryer was not under warranty. Let me deter by saying the automated service had signed me up for a service call and charged by account $75.00 yesterday but, it ended the call stating that it was servicing my range, so I stayed online to inform the rep that my deep freezer needed service not my range. I was completely shocked when Sears told me that deep freezer was not under warranty. Why when I signed up for Sears Home warranty in the "1990's" I was told that all of my appliances were under warranty. Yesterday, the member service person Joses stated that he would call me back at 9am the next day with a 30-day free service and sign me up for to receive service on my freezer which would be $3.00 extra a month. He stated that I could not add additional services until August 5, 2022. OK so did I get a call back on August 6, 2022. NO!!! I called THE NEXT DAY August 5th and after being put back and forth in the customer service que per several times yes and doing the complete verification I was transferred to Gabriel ext 50707 who told me that I had to pay $36.00 in full for the service in which I did. Gabriel then stated I could not put a service call in until next day. I requested to speak with his supervisor who was not available then his manager whom he did not know. He then transferred me into a que and left the call. AWFUL SERVICE My service request number was 432557

Our ice maker shopped making ice, so we scheduled an appointment with AHS online, and we got the next available appointment. The contractor diagnosed the problem, order the part, and scheduled the repair. The next contractor returned for the repair. It took about 5 minutes to install the new part, and he was done. Our ice maker is making ice again and we are happy once again with American Home Shield.

The service that we were given was excellent. The serviceman was cordial and pleasant and did everything asked of him. The air conditioning is working very well and my house gets very cold. Only thing, the unit is making a slight shaking noise, but it is very mild and goes away after an hour of the unit running.

When I place an order AHS responds quickly with contractors to assist. For past 3 or 4 yes I have had no complaints. The contractors from businesses that are referred are very professional, knowledgeable, share information, may suggest variable options if needed. I have no problem in referring AHS to family, friends and other landlords.

The company arrived on time. I did not like paying AHC $75 for the ProConnect service, then paying the regular $100 service fee and paying for the cost of refrigerant. Because refrigerant was needed, the company had to call the request in and I had to pay the regular service call fee to AHC in addition to the $75 for ProConnect.

I was disappointed to know that they do not cover semi detached townhouse roof. And I was told it would be covered when I signed up. So with all the bad weather I requested service and I was told it was not covered. So I was transferred to contracting who told me customer service was wrong. So they sent me back for customer service to so call investigate and it’s been 3 weeks they said they would call me back and they did not. Call contracting again to hear it’s covered. No one has called me back and I have made 4 calls, that were an hr long
