Important Tips On Buying A Home Warranty In Maryland

The weather conditions in Maryland are characterized by warm summers but frigid and windy winters and a lot of rainfall. Certain home systems like the HVAC, water heater, and electrical systems increase during the rainy and colder months, accelerating their wear and tear rate. A home warranty is what you need in such cases.
Here’s the weather profile of Maryland. It highlights why you need to protect your appliances and systems.

Average Rainfall Average Sunlight General Climate Conditions Tropical Cyclones
59 inches/ Year 205 Sunny Days/ Year
  • Warm and Humid Summers
  • Cold, Windy, and Snowy Winters
September

To find an ideal home warranty, take stock of all the home systems and appliances that you deem vulnerable and considering the following:

  1. The terms and conditions established by the company are the extents of a home warranty's coverage. Before selecting a home warranty plan, read the fine print and exclusions and determine if they are alright with you.
  2. Check the company and its customer reviews to learn everything there is to know about a home warranty provider. Ensure that your devices pass home inspection checks in advance, as most home warranty service providers do not cover pre-existing issues.
  3. Since your HVAC may run overtime during the winter, check for companies with generous coverage and dollar limits for the system. A handful of companies also offer HVAC tune-ups and other maintenance services if you’re interested.
  4. If you’re a new homebuyer, you can choose to go for buyer-specific coverage that’s generally more comprehensive.

FAQs

How Much Is A Home Warranty In Maryland Per Month?

The cost of a home warranty is based on several factors – the company, the area you live in, the coverage you choose, etc. On average, you can expect the pricing to be around $30-$60 per month or $300-$750 per year. In addition to the premium, you may also have to pay a deductible or a service fee which typically ranges from $60-$120.

What Is The Most Reputable Home Warranty Company In Maryland?

There are many top home warranty companies serving in Maryland. According to our research, Choice Home Warranty, American Home Shield, and Liberty Home Guard are popular choices among Marylanders. If these companies aren’t what you are looking for, you can check out our top 10 companies list

When Should I Buy A Home Warranty?

If you have an older (5 years) home or have purchased a pre-owned home, it would be wise to buy a home warranty. The older a home gets, the more its components experience wear and tear making them more prone to break down. While purchasing a pre-owned home, you may not know the condition of the appliances and systems, so it’s best to stay protected. In both instanced, purchasing a home warranty is a good choice.

Is Home Warranty A Waste Of Money?

No, a home warranty is a useful contract that can help you avoid the repair and/or replacement costs associated with a broken appliance or system when you place a successful claim. To do so, it is important to understand the terms and conditions of the contract well. So, if you go through your home warranty policy well enough to discern the exclusions and limitations, you can potentially save thousands of dollars in repair costs.

Who Regulates Home Warranty Companies In Maryland?

According to the Maryland Department of Labor, Licensing and Regulation, warranties come under the purview of the Maryland Service Contracts and Consumer Products Guaranty Act.

Generally, the Maryland Home Improvement Commission (MHIC) does not have the authority to enforce warranties and are limited to investigating whether the initial work was performed in a workmanlike manner or not.

Is It A Good Idea To Buy An Extended Warranty?

An extended warranty prolongs the warranty of a specific product in case of any damage. While it is good to have one, a home warranty offers the same benefit to many of your home’s major appliances and systems and is a better choice.

If there is a way for Cinch to avoid making a repair or replacement based on interpretation, they will avoid it. If you try to explain the details of the problem, they simply restate a scripted response over and over again. Their "tech service" is the same as their "customer service" . Both are very unprofessional as I\'m sure they are beat up all day for having to repeat the same thing over and over again to everyone that calls. In my situation, they would not fix my microwave because they can not get the parts and they do not cover spring repair. (???) Additionally, in efforts to discuss the issue, I was hung up on twice.

This company is horrible! I have duplicate policies on a property that I sold in April 2022. I am still being charged for a fictitious policy for the same address on a monthly basis. I have tried numerous times to resolve this issue. No supervisory authorities will speak to me and my checking account is being tapped each month for a non-existent policy. I'm not a fan obviously.

Up until Sears filed bankruptcy, I purchased mainly Sears Appliances for my home. My stove, deep freezer, washer and dryer all came from Sears. I bought the extended home warranty. Yesterday for the first time my deep freezer started malfunctioning. I called Sears for service and to my chagrin I was told that my deep freezer that was purchased the same time as my washer and dryer was not under warranty. Let me deter by saying the automated service had signed me up for a service call and charged by account $75.00 yesterday but, it ended the call stating that it was servicing my range, so I stayed online to inform the rep that my deep freezer needed service not my range. I was completely shocked when Sears told me that deep freezer was not under warranty. Why when I signed up for Sears Home warranty in the "1990's" I was told that all of my appliances were under warranty. Yesterday, the member service person Joses stated that he would call me back at 9am the next day with a 30-day free service and sign me up for to receive service on my freezer which would be $3.00 extra a month. He stated that I could not add additional services until August 5, 2022. OK so did I get a call back on August 6, 2022. NO!!! I called THE NEXT DAY August 5th and after being put back and forth in the customer service que per several times yes and doing the complete verification I was transferred to Gabriel ext 50707 who told me that I had to pay $36.00 in full for the service in which I did. Gabriel then stated I could not put a service call in until next day. I requested to speak with his supervisor who was not available then his manager whom he did not know. He then transferred me into a que and left the call. AWFUL SERVICE My service request number was 432557

Our ice maker shopped making ice, so we scheduled an appointment with AHS online, and we got the next available appointment. The contractor diagnosed the problem, order the part, and scheduled the repair. The next contractor returned for the repair. It took about 5 minutes to install the new part, and he was done. Our ice maker is making ice again and we are happy once again with American Home Shield.

The company arrived on time. I did not like paying AHC $75 for the ProConnect service, then paying the regular $100 service fee and paying for the cost of refrigerant. Because refrigerant was needed, the company had to call the request in and I had to pay the regular service call fee to AHC in addition to the $75 for ProConnect.

First and foremost, I had been having trouble with the company that replaced my roof in regards to the leak around my skylight. In so much as they claim it was the skylight and not the roof. Since I had been having this trouble I decided to call AHS to see if they could help me out, they sent a real professional. He explained to me why the leak was due to improper flashing that surrounds the skylight. And how because of the age of the skylight it would not recommended to attempt to make a flashing bib, because it still may not work. He told me that replacing the skylight with a modern one with a improved flashing barrier would insure no more leaking. I told him to go ahead and replace it now that I had a reasonable explanation why it needed to be replaced. They were able to get it done that same day, within a half hour of rain that has stayed all week. No more leaky roof. And AHS absorbed half of the cost of the new skylight to boot! I am very pleased with the whole way the situation worked out and would gladly recommend AHS to everyone.

Awful!!! Fridge not working and told because they are updating their system I’m out of luck. Have to send proof of purchase and wait 2 business days for a response that was after sitting on hold for and hour once to have them disconnect when trying to transfer me then an hour again to get through. So I guess customers get no service because they are updating their system. What’s the point of spending so much money on a warranty when you can’t even use it when you need it.
