Do I need home warranty?
Not every home needs home warranty coverage. So, as a home owner, you should get appliance warranty plans if it makes financial and practical sense.
For example, if your home is a brand new construction you can live without a warranty for the first couple of years. But if you have an older home, it definitely makes sense to have homeowners warranty to protect you from costly appliance repair costs. If your air conditioner or heater breaks down, it costs several thousand dollars to replace them unless you have home warranty protection!
Many home owners do not like to get involved with the handymen repair work either because they live a busy lifestyle or they just don’t have an appetite for it. If some appliance needs an urgent repair, they don’t like to go through the ordeal of screening contractors, getting price quotes, inspect the work etc.
If you just don’t want to “deal with it” then go, get a home warranty which is essentially buying peace of mind. If something break down, it is not your headache anymore.
You will need to consider home warranty if you meet any of the following conditions:
- Any of your appliances such as air conditioner, heater, washer, dryer, water heater etc. are getting older and there is a fair chance that you will need to repair them.
- You are financially not prepared to handle major expenses when a system break down. HVAC appliances costs anywhere from three to eight thousand dollars.
- You do not want to get your hands dirty when something breaks down and need repair work done quickly.
- Your house is older than 5 years and you have been spending money on maintenance here and there
- You do not have a trusted service contractor and if you do not want to go through the pain of cold calling contractors from Yellow Pages, getting quotes, and checking their work.
- Appliances are not maintained properly (not all home warranty plans cover lack of maintenance issues)

If you are still unsure, you can check average appliance repair costs and find out if it makes sense to buy a home warranty policy. If you decide not to have coverage, make sure your home inspection done every year and assess your needs for home warranties based on that report. you should also save money to replace big appliances that cannot be repaired.

I appreciate the advice regarding home warranties, as we are moving from a historic home to a 9 year old home and are uncertain whether it will be worth the investment. I do, however, resent the insinuation in “Drett.com’s” comment that the lazier people may need this. Since my husband and I are both clinicians and may be much more successful in removing your appendix or recognizing your nocturnal seizure disorder than we would be fixing our stove, I hardly think that makes us lazy. Apparently we all choose to apply our talents differently. The person that builds a house is no less talented than the person that fixes a broken limb. People pay people to do what they do well. What a world it would be if everyone was a doctor or an appliance repairman. Sheesh.
