Very pleased w/this home warranty company. We own a home over 20 yrs. old and they have come through on every request we’ve submitted in a very timely manner.
Great company to work with for patient people. They eventually get everything fixed but it always takes a few weeks for the problem to get resolved.
Most of the contractors are knowledgeable and give good maintenance tips after fixing the problem.
I had 4 claims in 3 years. One of AC was most expensive and had a good replacement resolution, one for Fridge was excellent repair resolution, one for garage door was good repair resolution. One for microwave is the most problematic and is still ongoing for months. But they seem to be trying hard to repair although replacement would be cheaper for them and more satisfying to any customer.
I’m very disappointed with this company. I had a problem with water coming out of my airgap (connected to dishwasher). The guy they sent tried to move it to the other side of the sink where I had a hole for my soap dispenser. This was supposed to remove any possibility of kinks in the hose. It ended up not fixing the problem. Not only that, but I later realized that the air gap now leaks and sits on the sink directly above the outlet under the sink where the dishwasher plugs into – a fire hazard. So I called OR again to try to fix the leak and to move the air gap to the other side at least so there’s no fire hazard. The OR rep this time told me air gaps aren’t covered. I asked how that could be since they came out the first time to fix the air gap. I finally demanded to talk to a supervisor, who agreed to send out a repairman, but since it was over 30 days since the first visit, they had to charge me the $55 fee again! The repairman came out and didn’t know anything about air gaps. He said there wasn’t supposed to be a hole in the top of the air gap – that’s where the water was coming out from. He asked if someone punctured the hole in the top of the air gap. It was obvious to me that this was not the case as the airgap had a tube molded into it leading up to the hole. I then knew this guy didn’t know what he was doing, so I just asked him to switch the air gap back to the other side, where it originally was so it wouldn’t pose a fire hazard. He wouldn’t do it – not covered by warranty. I explained to him that the previous repair person that OR sent out moved it to the current side and it’s now a fire hazard – he refused to move it. I asked him to leave. I called up OR and told them that the repairman didn’t know what he was doing, I would not allow him back in my house, and I wanted someone else to come out. They said they couldn’t do that. I asked to speak to a supervisor again and explained the situation. The supervisor was very helpful and agreed to send out a local company this time. This company was very professional, immediately saw the problem, explained it to me, agreed that this air gap is supposed to have a hole in the top – but was told by OR that they won’t cover moving the air gap to the other side, claiming that it doesn’t pose a fire hazard (even though if a leak develops, water could drip right on top of the electrical outlet/plug).
So far, no more leak, but if one does develop and my place burns down as a result, I’m going after OR.
One more experience since then. I just had OR send out a plumber to fix a leaky pipe under the sink as well as a leaky toilet. The policy claims that it fixes leaky pipes, so I figured this was covered. When the plumber came out, he said that it’s not actually a pipe, but a “pop-up system”. To me, it’s a pvc pipe that connects to the sink drain and to the P-trap on the other end. Pop-up systems are excluded from the warranty. They did, however, agree to pay for the $10 flapper on my toilet – after I shelled out $55 on the service call thinking they’d cover my leaky sink problem. So not only did I shell out $55 for the service call when I could have installed a $10 flapper in my toilet myself, but then I got hit with a $200 bill to fix my sink because OR wouldn’t pay for it!!! I’m going to cancel my contract and I recommend anyone considering this company to look elsewhere. They have too many exceptions in the policy, their personnel are not well trained, and they hire some companies who don’t know what they’re doing.
I had a dishwasher to be looked at since I just bought the condo and test the dishwasher, it was working fine and then two days before my tenant move in, i test the dishwasher again just to make sure. the water did not drain from the dishwasher, call OR to have some one come out. OR send this local plumber which look at it and say it needs a new motor and OR would not cover since it is too old. get a new dishwasher is better. OR denied the service. so i had to pay the deductible for having a plumber telling me it needs a new motor. OR sucks. i email them to cancel the policy. it took them more than 3 wks to respond. OR SUCKS!!!!
This company is a JOKE! We had a furnace issue, followed everything they asked us to do, never returned our calls & when we called was put on hold for more than 15 minutes. Every time we would get to talk to someone, it would be a different answer as to what was going on. I personally feel like the people who paid for our home warranty at the closing of our house , should get there money back. Its unreal how unprofessional this company is. Your contract is as good as the paper its wrote on. Save yourself money do not do business with this company!!!!!!!!!
I would not recommend this warranty company. Many items are not covered. The contractors they use are not reputable. I have had two issues with my home. The first issue was covered and involved plumbing. Unfortunately, the contractor they sent had little experience. It took 4 visits to finally find a very simple solution. The second issue I had involved a gas fireplace which they do not cover at all. Terrible warranty. Definitely not worth the money.
We have had OR for 23 years on our 1960’s home. We have filed 4 claims in those years. The one that stands out for me is on our dishwasher. We had an older one that was a cleaning marvel. It started to leak and make a noise. Even though we could easily go with out a dishwasher, OR sent a worker out the next day. They worked on it to get the noise gone and would have to return the next day for the seal. They did just that. Well, after on week of use, the noise was kinda back and the leak was there too. So OR sent the same people back. They decided it to not be fixable and must be replaced. OR gave us the option of a nice comparable machine or a check to buy our own. We chose the check. All of this was done on one service payment of $65. They are quick, nice and reliable.
We have just renewed with Old Republic for the 3rd year. I was not pleased with the 2-3 day response time for first few calls; had never had a home warranty before. When I complained Old republic allowed me to request a different contractor who was more responsive. We have had repairs to microwave, ac, plumbing, refrigerator. ALL were completed successfully and professionally. Sometimes the Old Republic clerk who answers the phone is less helpful than others. I’ve learned to hang up, and call back and usually get someone who is very helpful. Still, overall value for the cost can’t be beat. I wish they sold these plans direct to homeowners and not just through realtors so I could get one for my parents’ house.
Contractor said oven must be replaced, due to twofold risk of explosion. OR said it was to blame on “interior lining” which is of course excluded. Flames go out by themselves, oven heats to the point where it can melt aluminum on the stove. OR guy said it’s like a beaver eating the wire, they wouldn’t cover that either. I pointed out that beavers aren’t part of the oven…
I know people are more inclined to write reviews when they are angry over a bad experience, so I (like the last two) thought I should add my positive experience. I was actually searching online just now to do a price comparison to make sure that we are not overpaying for the ORHP plan (~$425 per year). After looking online, I plan to renew again (for our 3rd year). Especially now that we are renting out our house, it is really nice to have one number (or website) that we can call whenever our tenants call with a problem. Twice they have called — once when the heater was not working and once when the air conditioner was having problems (both at about 7am on a Saturday morning). ORHP had someone at our house within two hours or so. This kept our tenants happy, which has made our experience as landlords much better. It has made the $425 very worthwhile and the $75 fee was much better than having to spend $200+ to have our A/C and heat fixed.
I too thought that i should write a review on the company… seeing that there were so many negative reviews.
my heater went out, they had a company come out, diagnose it… and then replaced the unit within 2-3 weeks. i had to pay a charge of $400.. but in turn i received a brand new heating/AC unit.
my garbage disposal also went out, and i chose the cash out option.. because i could care less about the disposal… also was payed out fairly quickly.
now my dishwasher is another story… the tech that they have sent out is a complete joker… he comes out, tries to fix it, and ends up breaking a different part. hes been out here 4-5 times.. finally i called ORHP to tell them to send out a different tech, because this one is a joke.
they informed me that they didnt realize the tech had even been out because he hadn’t forwarded any reports and that they would immediately transfer the claim to another company.
all in all im pretty impressed with their customer service, quickness, and overall handling of my claims so far.
After reading so many poor reviews for OR I thought I needed to write a good review because I haven’t had any problems with this company. I have had a home warranty with Old Republic for one year. I got the warranty when I bought my home last year at the recommendation of my realtor. I have made 4 claims this year – two issues with heat pump, issue with bathtubfaucet in one bathroom and an issue with the shower head in the other bathroom. All four claims were covered and handled with no problems. With the first heat pump issue I actually had both a HVAC company come out and an electrical company come out (twice!) all for the same one co-pay and the two companies kept at it until the problem was fixed. Every time I call I talk to a live person and get the name of a contractor. The contractor is supposed to contact me but I get their contact info as well. With 3 of the 4 claims they contacted me right away and came out right away. With the most recent claim, the contractor was a little slow to come out/contact me but I think they were a small shop and it was around the new year and it wasn’t OR’s fault. I believe I actually called on New Year’s Day to OR and they were there and handled my claim even though it was a holiday. The only thing they have turned down is when I called to see if an outside faucet would be covered and they said it would not. The showerhead issue occured when I was replacing the showerhead and part of the pipe broke off inside the wall pipe-it was covered. I am reading these reviews to be a smart consumer and check to see prices/reviews for other companies since it’s renewal time…. I don’t know that OR is the cheapest company based on the prices listed on this website, but my premium and co-pay actually went down this year so I can’t complain about that too much!
Very irresponsible and undependable company. They send useless companies to do repair work, and always try to avoid any coverage so that we pay up every single time. Very nasty customer service.

This Company Sux! They promote this high and mighty service and suck in these gullible RE Agents with a good sales pitch. But when it comes time to get service from orhw, you have to fight for it. Kinda disappointed as the title company portion of OR is awesome…. maybe they should get out of the warranty biz. Horrible, horrible.
I wish there were a 0 option to rate this company. My toilet broke and the company they sent out to fix it (Plumbing RX) never showed up for their appointment. A month and 3 more missed appointments later, they still hadn’t showed up. I found out later they were rated F by the BBB. Then OR told me they would not pay for the work, based on a report from a plumber who never even looked at it! I wound up having to pay for the repair out of pocket, and needless to say I immediately cancelled the remaining period of the warranty. What a scam.
First I would like to comment on this review’s questions. Are we reviewing the warranty company or the service from independent contractors they hire to come do the actual work???
Old Republic is a lousy company! period.
1) we set up a 3 month payment plan to dedect money for the years coverage–they didn’t stick to it and withdrew money whenever they wanted.
2) we had a heater issue and we had to keep calling them. The reason? They continually said they “couldn’t find a contractor.” this went on for a couple of days. All we had was an 8 year old gas heater with a bad ignitor and they couldn’t even help us with that! How do you not have a contractor in place in a major city??
3) we told old republic 4 times what number we could be reached at and still that number was never used! We had to spend the night with no heat in 9 degree weather outside just because they couldn’t get a simple phone number instruction correct. The repair man was here the day before our finally scheduled repair day, but he only got word to use the wrong number so nobody was home to meet him. Of course nobody fron Old republic contacted us the the repair was to be done at the first attempt.
4) the repairs took about 20 minutes and the service was excellent, but that has NOTHING to do with old republic at all.
5) what if some really huge emergency happened? I seriously doubt anyone out there would want unreliable people making basically no attempt to help you.
6) the worst part was that we told them we had small children at the house–that didn’t matter to them. Lucky they had a warm place to stay until old republic got off their hands and did a minimal effort to help with what they are paid to do.
we are dumping this company.

This company just informed us that they would not renew our policy since they had a significant loss with us. They had to replace our refridgerator after 3 months of having service repair people come out. They did pay for a mini refridgerator since I had a small baby in the house with no fridge. So with the months of service calls and them having to replace the unit anyways, they did pay well over twice what they would have had they replaced it the first time as the tech advised. Now we are getting dropped….didn’t we just use the warranty as we were supposed to? You know, when things break? We will actually save more money with another company, and hopefully won’t get less in the way of customer service.

I read the revews. And after having the worst experience in getting repairs done, I see how they are so poorly rated.
It took a week to get a plumber to look at our broken toilet–he told us to turn off the water, and not use it until he can get the part, which woul be at least a week. He never called us back or got the part, and we had to hire our own plumber after waiting close to a month. Old Repulic told us they would reimburse us, but did not even cover half the cost. (By the way, the plumber we hired fixed it the same day).
Now they continue to send me a bill for the trade call and threatening to cancel my policy, which would be a blessing. They are the WORST–LIARS and CROOKS, and I will make sure to inform any realotrs or buyers to not use them.
I was very skeptical of home warranty service (it came with the house during purchase 6 months ago) and was so pleasantly surprised by my experience that I want to share it with others. I completed an online service request at 11:30 pm for a leaking water heater. At 8:30 am the next day I received a call from a plumber but he said he wouldn’t be able to come until the next day. I asked him if he thought it was even worth it going through the warranty company and he said he had worked for them for 7 years and it was worth it if the water heater was covered (it was). I called a neighborhood plumber who told me the same thing. (Did I mention I was extremely skeptical?) I called Old Republic (now 8:45 am) and asked for someone who could come that day. They then worked on calling companies who could respond so I didn’t have to go through the phone book myself. At 10:40 I received a call that a new company would be out. At 10:42 the plumbing company called and said they would be there between 12:30 and 5. At 1 pm I received a call that they were 15 minutes away. I had code violations (1948 home) that I had to pay for but the water heater was installed the next morning and works wonderfully. I checked city code and I did have violations and it seems the replacement water heater (Rheem Guardian Fury gas model) is of decent quality. My shower was very hot and I am now running the dishwasher and washing machine and there is still hot water. Time-wise and money-wise it seems that this warranty was helpful.
My A/C went out, the sentout a repair man and he told this what needed to be fixed to correct the problems. He them went back and instrusted them ther were more repairs to be made. oLD rEPUBLIC AUTHORIZED ALL THESE REPAIRS. But at the end they pulled back and said they were not going to pay for these repairs. They said they were pre-exesting…That is bullshit
I wished I had read this information before I picked Old Republic. I have had nothing but problems. I have had four service calls on my ac/ heat pump at 75.00 a visit. Now it freezes up. I just paid $ 150.00 for Freon when they replaced the air handler with builder’s grade. I am very unhappy. All I can say I wished i had read this information before I got Old Republic.
I am a first time homeowner and have learned the hard lesson that there is a sharp dichotomy between crooks and hard working, honest professionals in the home business. The home I purchased was a foreclosure and has had multiple repairs to be done-from roof repairs to plumbing. Unfortunately, I have learned the hard way that Old Republic Home Warranty co are crooks. My water heater busted and I tried to file a claim. They sent me a plumber who not only showed up 4 hrs late and looked like he just stepped out of jail, but who also didn’t show up for the follow up appt. Their site claims they check out their contractors but this isn’t true b/c a simple check on the Better Business Bureau web site showed this plumber they sent had an “F” rating for customer complaints which included financial complaints. I called OR to complain, they said they could only intervene which is what caused the second follow up the plumber didn’t show up to. (By the way, during the “intervening” I had to deal with 2 different OR agents. The first said he was going to call the plumber directly to check the status of service then call me back. He never called me back! And this when I was dealing with a plumber who wasn’t showing up and who if I managed to get him on the phone would say, “Just a sec, I’ll call you back.”) After a repeated request to OR to intervene when the plumber didn’t show a second time, they called him only to tell me “He’ll come tomorrow. He just has to get the part” But this was the same story the plumber had told me for 2 days. Of course, he was a no show!
They finally agreed to a cashout but only for a replacement part ($230) even though the only thing the plumber did was recommend a full replacement. Even though they also had trouble with the plumber, they refused to reimburse me for the money he took from me ($60). They told me they couldn’t give me that money back b/c it’s what the plumber needs to pay them for the service call. I independently had to shell out additional cash for a second opinion from a BBB rated A+ plumber who said I did need a full replacement not just a part! I told them that I wanted to file a complaint against the plumber so they would remove him from their lists so this wouldn’t happen to someone else. They said they would type it in the system but that’s all they could do. They said their contract relations office would call the plumber to “get his side.” ?? He showed up 4 hrs late and I expected had been drinking. He was in my house less than 15 minutes and didn’t show up for 2 follow up appts. His side? I told them I wanted to submit the BBB “F” rating for him and a complaint letter and they said I could but their office has a system. I refused their option to send a second plumber b/c I’ve already been out a water heater for almost a week now. I also was fearful of what rif-raf they were going to send me next. Plus it was a week and counting with no hot water a few days before Christmas. I had to call and place an order independently (by the way, the BBB A+ plumber did the work in 24 hrs-NO DRAMA) They refused to accept the recommendation in writing from the other plumber to cash me out properly. However, I’m out the money I should have been able to count on from Old Replublic. I have no intent of renewing with them at the end of my year. I will shop around for a better company. I have had some positive interaction with some contractors but not with others. Their are some honest folks out there. I’ve had some good experience with kitchen repliance repair, some outdoor handymen, and a flooring company that I’ve looked for by myself. But I’ve learned their are groups like Old Republic who have mastered ways to swindle people.
horrible company. We just moved into our home and our brand new dishwasher broke. They sent a guy out, i paid my $55 dollars and he said “Yep. It’s broken and it should be covered.” I got a call a week later and they said they would not fix or replace it because of “grease in the motor.” I used the dishwasher maybe 10 times, and I do not see why they would not cover a problem that was not maliciously caused by me. If you read their fine print they can find a reason to not cover anything major.
If that was not enough, our furnace went out in the middle of winter and I had to make three calls before they were able to assign a rep to come out to look at it. Too bad for me it would be 3 whole days before they could make it out. I ended up just calling a local repair guy and they came out and fixed it without using the stupid warranty people who were sitting in their HEATED offices doing nothing.
Save your money and more importantly dont get drawn into a false sense of security. I am convinced all home warranties are garbage. Thankfully I am a Georgia Resident and my next move is to try to get some of the money refunded to me.
Do what Clark Howard suggests, dont give your money to these crooks and put it in a high yield savings emergency account instead.
Our Washer and dryer were working and then stopped in mid-cycle. Went To breaker box and flipped switches which didn’t resolve the problem. Plugged in washer to extension cord and plugged it into a working outlet. Couldn’t do that to the dryer. Called that morning to Republic for service request. The electrician didn’t come out until the next morning. The electrician said we needed a new line because the outlets wouldn’t allow enough power to the appliances. He said that he didn’t think that Republic would pay for it because someone had worked on the wires before. I don’t know why that matters. The electrician will be coming out to fix the problem for $500. Also, I didn’t appreciate the fact we had to call several times for an answer. I am starting to think home warranties are just a waste of money and time.
My central heating unit failed. Old Republic sent a technician out in a timely manner, but then the problems began. Although they authorized replacement, they claimed not to cover modifying the plenum to install the new furnace. The coverage area states that they will upgrade the plenum to effect a covered repair, but the exclusions in the small print at the back of the contract says they are not responsible for ‘construction’, and they claim that adapting the plenum to the new heater is not a ‘covered upgrade’, but an ‘uncovered modification’. They are sending me a denial letter, and I will have to sue them. Otherwise, my share of the repair will be $750 and theirs will be $606. Whats the point of the warranty?
