Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights
The above premium is offered only for the first year. Rates may go up from second year onwards.

This was the first time I used any home warrenty company. This company sure turned me off… First of all they LIE!!! Its a joke to get someone to work with you, I had my Air Cond break in the middle of the Vegas Summer. They hired a company to come out, they replaced the hole thing, with USED PARTS.. I called because it was not working. Then they had comeout and said, “Its all used parts that dont go together”… How can they do that? This company had to ok the repair, so they had to know it was not the right parts put together… But I had to fight them over and over again.
Why would they do this, because its a BAD COMPANY.. STAY AWAY for this one…
Trust me.. They dont care about you, just getting the money from you.. I suggest DONT LIE, DO YOUR JOB and HELP THE CUSTOMER…
I called old republic and I live in Texas . Obviously the tech coundnt come out until 3 business days because the tech is so backed up. I purchased the platinum protecion ( which I highly reccomend) and it turned put my whole system had to be replaced. They replaces my compressor but I had to pay $600 in not covered costs which the friendly agent I talked to went over with me. And to tell you the truth this platinum warranty really paid off. If I were to do this without the warranty it would have cost me a fortune!
Thanks old republic I honestly have to say this is hands down the best warranty provider in the business!
A happy orhp customer
We called old republic to come out and fix a broken ice maker. They reported that ice makers are not covered. We have a leaking sink in our bathroom, and two toilets that run intermittently, fortunately they said these are covered. They sent a nice plumber out, but the plumber said he had never seen this type of sink before and that he would have to call to see if he could get parts. He looked at the first toilet and reported that it was in good shape and did not need to be fixed. He went out to the truck to call about parts for the sink. He came back in after an hour and said that old republic would not cover the sink because he felt the leak was in the sink and not in the pipes. He could not see the leak because of the position of the pipe coming into sink from the wall. He even asked if I had a small retractable mirror so he could angle the mirror up to see what the problem was. I stated that I did not have a mirror like that. But he was able to make the diagnosis despite not being able to see the actual problem. He then proceeded to replace a seal on the toilet that he had just stated did not need to be fixed. I feel he did this because I was becoming agitated that nothing seemed to getting done. He then said I needed to pay a $55 dollar service fee which I refused to pay. Good to know what $450 buys you from old republic….Absolutely nothing. In speaking to old republic they never offered to send someone else out to get a second opinion. All they kept saying is it is not covered. And that I owed $55 dollars which I told them I refused to pay. And the plumber left before looking at the second toilet. old republic said I would have to pay another $55 dollars if they sent another plumber out to look at the second toilet. What a joke.
I have given this company a 1 only because 0 is not an option. My a/c went out on 8/10 – 14 days ago. I called ORHP and a technician from All Star Mechnical arrived at 7pm on 8/11 and verified that both of my condensors needed to be replaced and since we are experiencing an extreme heat wave in GA, he would make it a priority. That was the first lie. The next day, I called ORHP to determine the status of my claim. I was told that it was not even entered into the system yet, but I would be called with the status once it was in the system – lie #2. On 8/13, I called again. This time, I was told that the parts had been ordered, but they were on backorder. The reason for the backorder was blamed on “the government”. On 8/17, I called ORHP again to check on the status. They had no info. I told them that with every fan in the house, including an attic fan, the temp was reaching 93 degrees inside my home and with all doors and windows open, the house was full of bugs and dirty. They suggested that I buy a window unit. I am a senior citizen living on fixed income. IF I could afford to buy a window unit, I would not be able to install it! On 8/19, I finally reached Monique Henderson who advised me that my condensors would be in the next morning (Friday 8/20). Monique gave me her direct line and told me that if I had any more problems, I could call her directly. I have called her 3 times on different days. She has not returned any of my calls. Since Monique told me the parts would be in on Friday morning, I called All Star on Friday 8/20, to find out when they would be installed. All Star informed me that the parts were not in and they don’t even have morning deliveries. I’ve lost count of how many lies we’re up to now. I somehow survived another sweltering weekend and on Monday, 8/23, I called All Star again. This time, I was told that the parts were not in because they were shipped by rail instead of UPS and rail takes longer. I was assured that they would be in by end of day on Monday and I would be called to schedule installation. I was also assured that they would be installed this week. It is now 3:15 pm on Tuesday and, you guessed it, no call. I thought about calling them, but I’ve reached my quota of lie tollerance. If (that’s a huge IF) they are installed this week, it will be nearly 3 weeks without A/C. If you’ve experienced August in GA, you know how long that is…. sorry, I couldn’t resist mimicing the Excedrine Migraine ad
To add insult to injury, during this ordeal, I received my renewal notice and they have increased my fee by $100 over last year. At least I got a laugh out of this
I came home from vacation to find my central AC had quit working. My husband requested service online and somebody called within the hour to set up an appointment for the next day. The contractor who arrived was courteous and had a new motor in his truck to fix the AC. The only reason I did not give them 5 stars for timeliness is because they said they would be there between 11 and 1 and didn’t make it until 5:30. Overall though I am very happy with the service so far and glad that we paid the extra for Platinum Plus so the extras would be covered. I think people tend to submit feedback more often when they have a complaint so I was ready for a bad experience when I read these reviews, but my experience so far with this company has been good.
I bought my house in june of 09. During the home inspection, it was found that one of the heating furnaces was bad. Old republic was used to fix it as terms of the sell. Winter rolled around and we found a gas leak from the furnace. We called out the gas company and they tagged the unit and turned the gas valve off. We also found that the wrong flex pipe was being used in the attic. We called out old republic once again to have it fixed. The guy come one morning and left for the rest of the day without telling me anything. 2 days later, the guy comes back and “fixes” the furnace.” We were still smelling gas so we call out the gas company again and he turns off the gas valve again but doesn’t tag the unit. We call old republic back and they send out the same guy. The guy looks at the furnace and says he can’t do anything because the gas company didn’t tag it. The gas line has been off to the furnace since last December. On the other hand old republic did break fixing my garage door.
They failed to fix a problem with my A/C and continued to send a bill for a re-call on the problem that wasn’t fixed. They suspended our coverage because we would not pay for the re-call (I was told there would not be a charge when I put in the 2nd service request.) Meanwhile, our kids start the evening sweating in their beds upstairs because the temp in the hot part of the day rises so high upstairs (90+ degrees.) The A/C will not cool when the temp gets above 85 degrees outside.
Don’t let a real estate agent talk you into this one!
These reviews are spot on for my service. I purchased my home in 2005 which had an Old Republic warranty since the day it was built (1995). Prior to move-in, the old owners had the outside A/C unit replaced under warranty. For the last five (5) years, that unit has been “repaired” on average 5 times per year. It cant be the service company which comes out because its one of 3 different ones they use. I have asked them to change the service company because I am sure they are just putting patches on it. I have repeatedly asked Old Republic to replace this unit and they always come up with excuses on how its cheaper to patch without looking over the last 5 years of service calls. The amount of time I have lost from work is probably 120 hours dealing with this mess. I’d say their contractors are poor, and do not fix the job. But, you have no other choice since very few actually work with Old Republic anyway.
I have had this home warranty for two years now and was leaning towards renewing it once again this year when it expired. Until I opened by renewal letter and read that my deductible would be raised again this year from $75 dollars to $100 dollars. The first year it was $50.I have had to replace my hot water tank already after they sent one company out to my house a total of four times and they never fixed anything. I called and complained and demanded another company be sent out. They finally told me it needed to be replaced. This was all happening in the dead of winter. OR did not care a bit that I didnt even have hot water to take a bath while they kept giving me the runaround. I think one of the biggest problems are the companies they choose to contract with. They send out the worst repairmen who obviously dont have a clue what they are doing. I also feel like because its a warranty call, they do the bare minimum because they are not able to charge you an arm and a leg for their services. I would not recommend Old Republic to anyone. They do not care about their customers. They only care about keeping money in their pockets and raising your deductibles every year for horrible service all around.
We have had Old Republic since September of 2007. They came out and fixed a bathroom fan and a garage door problem (minor repairs) just fine. However, the last 2 times we needed repairs (which were covered by the warranty – or at least, were supposed to be covered) – they refuse to pay.
For one repair, we had a plumbing problem – which was covered and in the end they send reimbursement- but in the meantime, water covered our floors and cost us $30,000 in repairs to cabinets and floors. Had they just sent someone when we called, that could have been avoided.
The second, was a shower valve. They send an incompetent plumber who insists that is it calcium buildup (not likely since we have copper pipes though). They set up an appointment to come back and fix it and said the warranty company would cover it. Then I get a call from ORHP and they say they won’t cover it – it will cost mne about $450. The plumber told them it was calcium.
We called our own plumber, who came out and fixed it in 20 minutes – turns out it was a broken gasket (which was supposed to be covered). All he had to do was turn the water off and remove a valve with a wrench (something I could have done if I knew anything about plumbing – which I don’t). I complained to ORHP and sent the invoice for them to reimburse me ($135). They ignored it so I complained to BBB. They then send a check for $80 ($135 minues the trade call fee for their incompetent plumber that couldn’t break out his wrench to check the problem in the first call). I am still fighting to get my whole premium back since this is the second problem we have had…is this possible?
The phone interaction to report was adequate but the follow-up was horrible. It took hours to get a time and date for service. They only use companies from surrounding areas. My guess is because they are not willing to go with anyone who may cost them a fair price. My advice is to seek another home warranty company.
When my wife and I bought our home our realtor added the Platinum Plus plan to the deal. It was $450 with a $55 trade fee for service calls.
We had called them 4 times over the course of the first year in our home and for the most part they fixed everything we needed (except one issue – plumbing). They were prompt and the customer service/website were great.
However, when time came to renew they said it would now be $550 with a $75 trade fee. We were appalled that in this tough economy they would try to raise the price. I called asking if they would negotiate and they wouldn’t budge. So now we’re not going to renew with them and find a less expensive warranty. Too bad because if the renewal fee and trade fee stayed the same, we would have renewed with them in a heartbeat.
We bought our house a year ago and we have had to repair our AC and heating units, and replace the hot water heater. Old Republic has been really helpful, and for the most part, efficient. We have not had any problems with the contractors they send out to help us. The only thing we had an issue with was when our AC went down in the middle of Texas summer (high 90’s to 100 degree temperatures). The company they sent us came out, then told us that he couldn’t assess the problem because he didn’t have the right equipment with him. Then why bother coming at all? ORHP refused to call out another company without paying the $60 trade fee again. That was the only issue we’ve had with this home warranty company. Over all, I think it is worth it!
There was some kind of water seepage in the basement. Water leaks and sewage backups are covered under the warranty. So the sent the technician out. He came within a few days. He informed us that in order to fix the problem (which cost $135 total, of which we paid $50 under warranty) he’d have to charge us an extra $600 to take out and put back in the water heater. And of course *that part* wasn’t covered. I ended up having to take it out and put it back in myself, costing a day of work.
Next one–there was a plumbing leak, it took the technician several days to come out (that’s with a running leak–a big problem, but I patched it as I could and waited for the technician). He came out, told us that the job required some minor modifications, which weren’t under warranty, of course. So I paid $50 co-pay + $60 for modifications, old home paid maybe $60 for the actual fix. That’s the type of service you can expect.
At the end of May, I called ORHP to complain that my AC was not keeping the house cool. Their service company could not come for a week. The technician did not know what he was doing, and misdiagnosed the problem. ORHP ruled that the supposed problem voided my warranty. My father convinced them to send the technician back out, it again took a week, and he again misdiagnosed the problem.
After much arguing, ORHP told us we could get a 2nd opinion, and they would reimburse us. We called a reputable company, and our technician told us that the previous diagnosis was completely bogus.
After submitting his diagnosis to ORHP, they sent out a 3rd company. They came out in the morning, and said they would have to come back when it was hot. A week later they came back, and found the same thing our 2nd opinion found.
ORHP finally said they would replace my AC, but they were going to give me a bottom of the line unit, and I still had to pay $1k for non-covered items, like permits, haul-away & draining the line. Our 2nd opinion tech advised us to ask for the cash instead, which we did. The first offer was just over $800. We finally talked them up to a reasonable amount, and we are going to have our company install a better unit. When ORHP finally agreed to replace the unit, they said it would be 7-10 days. We called our company for the replacement on Friday, and they will be coming to replace it on Tuesday.
This has taken 2 months, 5 service calls from 3 companies, much time off work, much hassle with ORHP, and I’m just now getting my air conditioner.
If you are having trouble getting your problem properly diagnosed, tell ORHP you want an independent 2nd opinion. If you don’t want ORHP’s service company to do the repairs, ask for the cash instead.
The worst customer service. Weeks and weeks have gone by, waiting for OR to send parts, set up appts and then once the part is installed, we have a phantom leak. The service company knew exactly what to say and tell OR to not cover the additional parts or cost. In Fact Russ rentmeister says he works for Old Repulic. Beware.
We now are geeting the run around from costomer service rep to manager and back all promise to resolve the problem. Each one says did you get a call back? We have contacted our sales rep more than once and all he does is forward or e mails and phone calls to someone else. spineless.
The air went out in my house. I called for a callback on the Air Conditioning subcontractor that had een originally sent out (Air Supply Heating/Conditioning. I called @ 6:11pm. The call did not get dispatched until 8:40PM. I have multiple sclerosis and when I finally had to leave my home it was 98 degrees!!! Every person that I talk to “Oh let me switch you to this department and someone will call you right back”. With all the home warranty companies that service, don’t choose this one!!!! This company endangered my health and that disturbs me greatly. Looking for someone else.
I requested a service due a malfunctioning on the A/C. ORHW respond to my request fast, especially when the first services provider fails to show the appointment day, and in a rude ways cancel the service request, the operator from ORHW call me immediately and placed another services request with another services provider, which came the very next day and fixed my issue in a professional and honestly way.
The only complaint is that I wish they could accept costumers suggestion when choosing a services provider.
Please remove my previous submission. After I contacted them and mentioned that I had posted a less than positive review AND I got to speak with a suprvisor – they have waived my additional deductable fee of $55.
Had spa repaired twice – once for motor – second for leaking impeller. After 2nd visit we had to leave for an emergency and a trip that took us out of the country. Didn’t have opportunity to check spa out until our return. Found circuit is overloaded with what they did. Was told it was now over 30 days ( actual 50 days) and I would have to pay the $55 ded. again. With numerous companies to choose from I will not renew with Republic. No wonder most people only give them one or 2 stars. Company NOT RECOMMENDED!
i placed a service call for cooktop ignitor. a technician came by in 2-3 days and tried cleaning under the knobs that turn the cooktop on. he stated when leaving that if problem came back I should call them to replace a part. well, problem came back the next day. the technician came out again to replace the part, but decided that the cook top has been glued in place and said he cant remove it. he’d file a report with the home warranty company. I told him it looked like caulking, but he disagreed. the home warranty people called me and said that the cooktop is improperly installed and so they cant cover it for service. after alot of arguing and back and forth, they said I need to get my own contractor to remove the glue around the cooktop and then they would have the technician come back and replace the defective part. so I finally got someone I knew to look at it, they said it was caulking and had the stuff removed in 5 seconds! I called old republic back to ask them to service the defective part, and did not get a call back for several days. called again, and complained, the person on the phone told me that she can’t take down a formal complaint from me, because my complaint isn’t valid! she did however say that they’ll send a technician out again. this issue has been going on for 5-6 weeks now, and I’m waiting to get a call back from their representative and from the repair technician.
It seems to me that old republic is very eager to find an excuse not to cover an item for service.
I called because of backed up sewage in my dishwasher. I was told that the repairman would be at my home between 11-1. He didn’t show up or call. I called and was told he would be there between 2-3. He did not show and I called again. He said he was 15 minutes from my house. An hour passed and he had not arrived and I called him again. He said that I was second in line and would get to me when he could. This is after taking time off work and waiting for him ALL DAY!!! I cancelled the work order with Old Republic and asked them to please send someone soon because the dishwasher would not drain and was starting to smell really bad. I was told a dispatch person would call me back. 2 days have passed and NO ONE FROM OLD REPUBLIC CALLED ME. I am convinced this entire home warranty is a sham.
We have had three claims in the past year. our delays were not as long as others. However it goes to their overall lack of doing the right thing.
Leak fromthe tub was a non-emergency. It two days for them to send someone.
Second was a non heat issue. Good thing it wasn’t cold. that took three days.
The worst was the a/c issue. Triple digit heat index and the HVAC company couldn’t get here for two days just to diagnose the problem. Funny though, when I called them as a non.warranty customer, someone would be there in the morning between 8 and 12.
For Old Republic to reassign the order, I had to wait a day for a new contractor.
Still waiting.
5yr old evaporator coil for an R22 2.5ton unit had an unrepairable leak and needed to be replaced. Old Republic offered to buy out my policy for $500. They did not want to cover the condenser coil and it has been a two week struggle to get them to cover both coils. Furnace also has to be replaced and Old Republic will not cover the third part. It has been 5 weeks without air conditioner. There’s an average of 25min wait to reach customer service and they don’t call back when they say they’re looking into the work order and they give a time they’re going to call.
I have been dealing with these half wit people for going on 4 YEARS for the same problem. I have MAJOR issues with my AC and Heating. I have called them over and over about the AC in the summer and the heater in the winter. Everytime they send out a DIFFERENT company. Its never the same company so that way they can get another 75.00 service charge because each company has a different diagnosis. Then the company will ask Old Republic to approve the repair and they wont. They approve a half assed repair and then it breaks again. Old Republic is turning a blind eye to a MAJOR issue that they should cover and instead they band-aid it so it works a little while but ends up breaking again. Then the dance starts all over. Call Old Republic, make a claim, send out some guy that cant fix it, call them back, send ANOTHER company, pay again, they cant fix it, etc., etc., etc.
My house needs a NEW AC/Heater. I should have a heat pump…a NEW one. The system in my house is not only too small for my house (per several different repair men that have been out here) but also in the closet UPSIDE DOWN!!!
Now my AC has been out for 7 days. Old Republic was called last week on Wednesday to send someone out to fix it. They informed us that no one could come out til Monday. (Please note the temperature in Oklahoma is averaging 93 degrees daily, Heat index is over 100). The guy came out today, we paid 75.00 for the guy to tell us that the part that was replaced the last time is what is broken again. So he has to submit an approval to Old Republic and then Old Republic has to get the part and send it to him. So on the short end it will be another week with no air I am sure. If they stay true to their ways the part they send will be the wrong one.
I have lived now for almost 8 days with no air in my house. Its cooler outside than it is inside. Old republic will not look back at my history of complaints with them and make good on the warranty they are being paid for.
Im not even going to begin to discuss the issue with the broken waterline Old Republic informed us wasnt covered on our warranty.
