I have been with three home warranty companies since I have owned a home. Old Republic’s customer service will keep me coming back. Customer of three years.

Have had Old Republic Home Protection plan for my rental condo for 9 years. Have had many repairs, including garbage disposal x2, electrical fuses x2, water heater x2 and range. Only problem had was with one plumber who couldn’t diagnose water heater problem. Old Republic promptly sent water heater specialist to correct problem (at no additional charge). Old Republic has always been responsive with reliable technicians. Never had refusal of coverage or renewal issues. Very satisfied with this plan. Highly recommended. However, only now open to real estate transactions.
Pre-existing? How do they know what is pre-existing. We were turned down for an unexpected heating problem and tech stated it was a normal defect, and they turned it down. Now we know how they make their money. Ours will go somewhere else.
We’ve had them for a year now and about broke even with the plan costs + service call fees VS. actual repair costs. I’ve found the contractors they use will spend 10 minutes to find some reason why its not covered then take their $55 trade fee and move on. $55 for stopping by for 10 minutes to say “you’re SOL” is a pretty good deal for them.
They first seemed friendly to get the order adn was a little bit of a hassle, but then the contractors they use are cheap ones in austin texas. My issue was a air conditioner going out and at 100 degrees the house is not livable at that point. But calling old republic home protection they don’t consider the air conditioner issues to be a priority unless the weather is atleast 120 degress. Poeple die when the temperature gets to 120. Its obvious that this insurance company is very willing to take money but not keep their part of the contract. They even said that they give their contractors upto 2 days for something like this to service and then if they still don’t fix it by then, they will put you in the queue again and then another 2 days can pass before you get your air conditioner serviced. I’m reporting this company to the BBB and filling a formal complaint to make sure that thieves like these don’t take advantage of people. In my mind these are criminals and should be put in jail, but they seem to be hiding behind open looped laws.
Bought a house and got an Old Republic home warranty to go with it. Within 2 weeks, the gas water heater failed. Called OR and dealt with their preferred plumbing contractor(Who was nice enough). Bottom line, because the old water heater was still under manufacturer warranty for parts only, OLD REPUBLIC COVERED NOTHING! The labor was not covered by manufacturer warranty. OR still would not cover that. What do you think costs more, the labor or the parts? OR home warranty is LIKE HAVING NO WARRANTY AT ALL.
Also had to call the plumber directly myself the next day. They had not yet even contacted him as they said they would.
A/c went out in the heat of the summer (when a/c outages are many) on a Thursday nite, I phoned them that nite, the tech came out the following Monday and fixed it quickly with the right part. My only cost was the deductible. Very happy with this service.
Too many exclusions, they act like they dont want to cover anything. The only reason why I was with them is because the house came with the warranty for one year, now that the year is up I will DEFINETLY be looking else where.

These guys have increased their deductible to $75 per incident. Anuual premium now starts from $450 (basic)
Bought a house on a Tuesday and the air conditioner worked great. Wed evening its 90 degrees in the house. Called Old Republic that my realtor repeatedly insisted that I buy make my service request. Get my call back from the contractor… we can be there tomorrow (this is Thursday morning) I said unaccepatble its 97 outside. Showed up at 1 denied by 2….reason problem was pre existing….thats kinda funny, thats why I bought the thing was because they cover that. This is not over!
We had only had the warranty for a short period of time when our septic system went out. They had someone here very timely and authorized and paid for all of the repairs. Great customer service and even followed up to make sure everything was taken care of timely and to our satisfaction.
This company did nothing for my family and I. They use deceptive and sneaky wording in order to get out of fixing anything. I would not waste my money on their “warrenty.”
They are are average, but I think of most of the warranty places are. So far they have covered several things, one they wouldn’t because it was a builder’s error. Also they don’t contract with a lot of plumber’s in my area but they are trying to build their list. The last one they sent was really great. The customer service reps are good, and when they couldn’t get a plumber and I had to use my own they reimbursed me in a timely manner. My biggest issue is its practically impossible to get same day service with them, its usually next day and forget about weekend service they never provide that, but will reimburse you if you pay someone else to come out in an emergency on the weekend. I’m thinking about looking for something better, but so far everyone I look into seem to be average, so I will probably stick with the average I know versus the one I don’t know.
Here in Arizona, I’ve had two calls into ORHP for a/c and for dish washer. The contractor they sent to repair the dishwasher was prompt and thorough. The contractor they sent to repair the A/C continues to “top up the freon” 3-6 lbs a time and declares it fixed. When I asked them to have the contractor look for the leak they said okay but have put off sending anyone around for 4 weeks – my contract clearly says they have two days to respond to a service request. Plumbing issues I didn’t call in because they said that I’d have to make each plumbing request seperate and my handy man would do it all for $55 plus parts ($20) – three calls at $55 a pop sounded rediculous.
I contacted ORHP last Thurs. to report that my a/c was broken. The first contractor they assigned to the job was supposed to diagnose the problem Fri. evening or Sat morning. He never showed. I called him all weekend with no answer. His office called ORHP Mon. afternoon to let them know that he had a family emergency and would not be comming. They tried to find me another contractor, but could not find anyone that they cotract with that would service my area. I found out Tues. afternoon that I would have to find my own contractor and submit an estimate to be authorized. With this scenario, I have to pay for the new a/c unit out of my pocket and they will reimburse me later. It is now Wednesday afternoon, and I have just received notification that they will pay 100% of the work done, but it is so late in the day that the contractor cannot make it out until tomorrow. I live in south Texas where the temp. has been 98-100 degrees, and I have been dealing with this for 6 days. I am very dissatisfied with ORHP. I feel like I have gotten the run-around.
An Old Republic Warranty came with the 28 year old home we bought and we paid to renew it another year. However, now they refused to cover it anymore. They sent no letter or notice – the only way for me to find out was to try to renew on their website (once I realized we had passed the expiration date!)
Have had Old Rep HW for 8 years. Have had to put 3 water heaters in during this time. The second blew up and flooded my downstairs-they would take no responsiblity for the poor installation. That replacement failed recently after 3 years. This time I had to pay an additional $600 for uncovered “code upgrades” that were never previously addressed by THEIR plumbers. I am cancelling them. They contract with sub-par low quality providers of service, then they do not warranty their work. They are the worst.
I was reasonably satisfied with Old republic. We had to use them several times and yes, in the middle of the summer it might take a few days to get an AC guy out to my house. Their contractors seemed competent and did not seem unreasonable. I had one incident in which I thought the plumber was trying too hard to make the repair not covered so I would have to pay him big bucks. Old republic declined to cover the toilet because it was impropoerly install. Yes, it actually was poorly installed. I sent the plumber packing and repair it myself for $ 25.00 rather than the $ 600.00 he wanted to charge. The did agree to replace my compessor when they could not find a part of fix it.
Over all, not bad. I would use them again.
Be warned that repairmen responding to calls for Old Republic use refurbished parts with Old Republic’s blessing. These parts may last only a short time–not their problem. We also had a repairman replace a part on our aircondtioner which he said was used. Old Republic said that the company denied that they put in a used part. The part went out in 3 months time, leaving us without ac in 100 plus weather. This company will do whatever it takes to patch up your appliance as cheaply as possible.

I grew old waiting on hold! Our A/C has been out for a WEEK now with Old Republic doing “parts research.” It’s 98 degrees in the south, and we are having to stay in a hotel! who knows when we will actually be able to get back to our normal routine again. Old Republic STINKS!
The last time I had Old Republic out was for a washer. The service man came later that same day, he had a new pump/motor on his truck, which he quickly installed. He cleaned up the area he worked in (water leaks while doing the repair) and was courteous. It was great service!! This is why I love Old Republic. All I paid was my $55. BTW – the service guy told me that would have cost me about 200.00 is I had called him myself.

I will refrain from posting for or against Old Republic. I just want everyone to know that Jim Nelson, that gave Old Republic all 5′s to up their rating made 3 postings to this website on August 12th, 2008, 2 are against Blue Ribbon Home Warranty, all 1′s and he said we suck, at 3:38 pm and at 3:39 pm and then immediately popped in here to give Old Republic all 5′s. Who is Jim Nelson? He isn’t in our database at Blue Ribbon Home Warranty. I believe he has vested interest in Old Republic. I won’t write an evaluation for Blue Ribbon Home Warranty because I am the General Manager and yes, I do have a Blue Ribboh Home Warranty on my home. I have been checking our reviews to attempt to resolve issues with unhappy customers…..like Jim Nelson! But, how can he be unhappy with us if he doesn’t have our warranty? I have had ORHP for for less than a year and am totally unsatisfied. The first call was for the heat going out in the middle of winter. The service tech put in a $12 thermostat for the $60 service call (I could have saved $48). I am still trying to get my A/C fixed. Luckily, I had called a non-ORHP technician out first for a diagnosis. The first person ORHP sent out looked like a homeless person who didn’t have a clue. He stated it was a clogged drain, but when I showed him my paid for diagnosis, he agreed I need a new unit. I never heard from that company again. The second company ORHP sent out agreed I needed a new unit (cost $1600 total), but then the non-covered fees were outrageous to bring the system “to code” (my cost $800). I had a fourth non-ORHP tech come out. He stated a number of the items for non-covered fees were not “code”. I called my city to find out & they agreed many of the items were not mandated under code. I then called ORHP back who stated I could pay the $800 or ORHP would give me $400 & I coud have the work done on my own. I explained to the rude service rep I just wanted to know why I was being told the items were not covered by ORHP and mandated by code. ORHP recanted the story about the items being mandated by code, but that their contractor mandated it for insurance purposes and OHRP would agree to pay for some of the “non-covered” items. Also, ORHP could not control what their contractor charged (some non-covered items were more than 4 times as expensive as what a regular contractor would charge). Sorry for the long story, but bottom line is, it has been 4 weeks and still no air, ORHP and their contractor have misled me as to what expenses were required and the rude service reps are enough for me to look for another company for a protection plan.
Old Republic warranties are a big waste of money…if you read the fine print they do not cover appliances which fail from “normal usage” nor from neglect or improper usage…so then by these facts they cover nothing, absolutely nothing. I live in a 4 yr old house and the dishwasher motor is dying, but I have to pay for it myself, after paying $55 to their tech who said he thinks either a little broken piece of china or a carrot is in the motor but he can’t reach or see it–he “guesses” this is the cause. It’s a 2 hour job to get the motor apart, so coverage denied! This company is all hype to sell “protection” when in fact you are protected against absolutely nothing except losing $330 ( I paid for the double upgrade–!) Simply money in their pocket…I am going to attempt to take themn to small claims court, will keep you posted how this turns out! As of today I DO NOT RECOMMEND OLD REPUBLIC, EVER!!!!!!!
use lots of different contractors and the level of service depends on the company that comes over. Anything from plumbing to bug spray (inside/outside) extermination services were either great one time and poor the next. Inconsistent at best.
-I have used Old Republic twice in a year for my A/C. It is time to renew my service plan, the cost went from 330 or 360. to 450. with a $75 service charge instead of $60.00. After reading these reviews i am afraid to renew.
I’ve used Old Republic a couple of times already & each time they were very timely in their service. Also, I saved a lot of money by calling since my water heater needed replacing soon after I bought my house. I liked they didn’t question me about it. I definitely think it’s worth the money to buy, you save so much!
We had this company in Tracy, CA. They replaced three burnt out ceiling fans without hesitation and a dishwasher that fried. Everything seemed to happen quickly, was fairly happy with this company. Strange to see the negative notes.
1st call to Old Republic was on Wed. September 10, 2008 when I got home and saw that the A/C was leaking from the attic. Chapman Air & Heat (www.chapmanair.com) came out the next day on the 11th. Repair man flushed the drain line and said it was fixed, so we turned the A/C on and when I came home the next day, their was now a lot of water damage on our kitchen ceiling from the A/C still leaking.
So I called Old Republic and they called Chapman Air & Heat to refix the problem. Chapman Air called me the next day (Friday) a few times, and ultimately ended up sending out 2 of their best workers to figure out what was really wrong since their first repair man’s work did not do the job. The 2 men they sent were very helpful and informative. They showed me in detail what was going wrong with the system and were just extremely nice and great to work with. They said they would have to replace the coil and a lot of other things since part of my A/C was made up of ‘fiberboard’ and they would have to replace it with metal.
Although they were extremely nice, they were not able to do any ‘quick fixes’ to keep the A/C working during the weekend, but luckly I was able to ‘rig’ the unit to drip the water into a large bucket.
On Monday, Old Republic Home Warranty informed me that some of the costs associated with the repair were not covered because “the city or state code” was now updated and some things needed to be added to my system to bring it ‘up to code.’ My A/C was fixed on Wed. and the total costs out of my pocket were the $60 service fee and exactly $563: $238 for (Emg. Drain Pan w/Safety Float Switch (Coil)), $225 for (Mastic Seal for Airtight Seams (Code)) and $100 for (Disposal of Old Unit.) I was of course not happy about the out of pocket costs but at least Old Republic covered the large costs of replacing the coil which is over $2000 alone.
All in all, it was a fairly decent experience. Chapman Air and Heat is a fantastic company. They really know what they are doing. As for Old Republic, their customer service agents are Very quick to point out what is not covered before you are even finished talking but they at least held up to their side of the bargain and replaced my coil. Oh, by the way, my house was built in 1993 so the A/C was about 15-16 years old in case you wanted to know.
I have been without a microwave for nearly three weeks and Old Republic has provided poor commuication of when my service request will be resolved. I am greatly dissatisfied with the time it has taken for my microwave to be fixed!
After being in our home for six months the A/C started to trip the main breaker.I called old republic and a tech came out the next week.In about five minutes he said a 220 outlet by my dryer was not up to code and that the repair would not be covered under my policy,he took his 55 bucks and left.I talked to my neighbors and all our homes were built the same and up to code.I had another electrician look at it he said everything was fine but I had a worn breaker.Old Republic takes your money then sends a tech to collect his 55 bucks and finds any reason not to cover work needed,what a scam!!!!!!!!!!!!!!
Have had a few issues that ORHP quickly took care of…I am very satisfied and have been treated very well.
Absolutely a scam. I purchased a home with a warranty pushed by the realtor. It sounded like a great idea so I went with it. Nothing is covered. No matter what your service issue is, there is a fine line the cancels it. Hot water heater, pre-existing condition. Water faucet? Non coverage for hard water. Toilet? Same deal, hard water no coverage. Garage door? Only the opener itself, not damage to door or hardware (i.e. springs, tracks). WTF? Any house that isn’t new is pre-existing, so where do they get off even selling warranties to anything but new homes? And how the hell you gonna cover a well and well pump of you don’t cover hard water problems? What the hell kinda scam is that? The contract giveth, the small print taketh away. 4 times this year I called for something that ended up having a fine line or ommitance of some sort. Every time the customer service person could be heard giggling about it in the background. Talk about insult to injury. What a crock of shit. Then they have the audacity to ask if I will be renewing my contract, by the way it went up a hundred bucks. Hell no. Get bent Old Republic, you suck.
Do not purchase a home warranty from this company. Their customer service is the worst ever. The customer representatives are rude and abusive. I just purchased the “GOLD” warranty which is the best one. I called them because my water heater would not heat. They told me that since my water heater was not “up to code”, that they would not repair it. Well, code problems were covered under that plan. They sent 2 service people out to my house to look at the problem. Both said that I needed a new water heater. Old Republic would not pay because they said that the problem was not the water heater, but the legs. This continued on for months. They will do anything they can to make sure they do not have to pay. I am going to sue them for the water heater repair that cost me over $500.00. I will never use them again and I warn consumers every chance that I get about them.
Customer service doesn’t seem to know what they are doing. I waited almost a week for a plumbing stoppage and I had to call at least 6 times until I finally called a plumber myself and they didn’t reimburse me for the total amount like they said they would. I can not recommend this company to anyone and plan on going elsewhere with my money.
Called for help with a not functioning heater. No one called to schedule repair for five days, so I cancelled the work order and placed a new one. This time it took two days. The guy comes to fix it and tells me it will take two weeks for the parts to repair the heater, meanwhile, the weather is getting colder. Had to pay the guy $75 even though he didn’t fix anything. This company is a huge RIP-OFF.
This company has never provided any of the cover services promised under the plan. It considers a broken valve in the kitchen a part of refrigerator and this way decline a plumbing service.
These people really know how to scam you!! Unless you have a bottomless pocket dont get them. Ive had to many problems with these people plus the horrible contractors, plumbers and whoever else they send out. Horrible warranty service…It says something is covered but then its really not only a small part of it is covered and you end up dishing out more then price of the damn thing.
Old Republic always get the worst vendor, like Ideal Services, came late for the appointment, Ramone, the plumber kept chatting on the cell in his truck, promised us to call Old Rep. same day to request for a new water heater. It did’nt happen, called Ideal, nobody answered, have to wait another 3 days for approval, no hot water for a F**ing week and we have small children, which we told Old Rep. about this situation. They couldn’t care less. GOOD JOB OLD REP, keep SCREWING US like this, you will be gone too! NEVER USE OLD REP. I SWEAR!!! Work order # 43781311.
I have mixed feelings about ORHP. About a year ago, we bought a house that is closing in on 40 years old. It has two water heaters and 3 HVAC units. Our realtor paid for our first year ‘standard’ policy; we paid $50 for an upgrade to silver. During the year, we had three calls, but they actually only had to fix one thing…and it was a big one.
We had a water heater that the pilot refused to stay lit. The unit was (as we later found out) a no-name brand produced by a company that no longer exists and it was 17 years old. It also was installed in a way that was no longer up to code.
The plumber called ORHW with me sitting right next to him and put them on speaker for me. They tried to get the plumber to say that it might be under warranty or he could order parts, but he told them no – we needed a new one. So they authorized that and covered the labor. We cut them a check for the $60 call fee and were told that before they would authorize ANY work, we had to agree to cover the costs not covered under our plan. That pretty much included all the stuff to get the installation of the new unit up to code, as well as the permit fee. Total for all that: $590…se we’re out $650 so far. We didn’t shop around plumbers as, when you call OR, you get who you get. We had to take their plumber to get the labor covered under our warranty.
They did come in the next day and install and it was working. It took them several hours, fortunately they billed OR for that. They also were polite and cleaned up. So far, so good. Then the city came out to inspect (b/c of the permit issued) and it didn’t pass. They neglected to do some pretty critical things under code.
We call ORHW and they refuse to intervene AND if they resend the plumbers to do the work they should have done the first time, labor isn’t included (code violations aren’t covered in warranty and they also mention improper installation…even though it was their own contractor choice). Plus they want an additional $60 call fee to come out again. Um, no. So we deal directly with the plumbers. They agree their fault, but charge us 1/2 cost labor and more parts…in for $200 more. Total amount we spent: $790. Total amount spent by ORHW for new water heater and labor to install it: $688 (per their coverage statement).
Considering they have raised the premium to $450 for the standard package and trade calls are now $75/pop…it’s a little unnerving. We probably would have been just as well off to call a repair person ourselves. That said, the age of the house and the nearly continually rising cost of repairs gives me pause and we’ll probably renew. If it were a newer house, we probably would not.
I wish there were better options, but there don’t seem to be. Maybe we need to band together and start a home warranty company of our own. We certainly couldn’t do much worse.
Our realtor had the seller throw in an Old Republic standard package when we bought our 50-year old house last year. Well it came to be mid-June in Arizona and our A/C stopped working. It took them several days to get someone out – sorry, when it’s 110 degrees in AZ you cannot live in your house. So we had to go live my mother-in-law in her apartment for a few days. Crappy. Then the retard that came out to “fix” the A/C took a look at it, and said, “it’s an electrical problem – the unit’s not getting power” and that I need to call Old Republic back and get an electrician out here. Oh and that’ll be $55 for five minutes of work. So we called and got another A/C guy, who also did electrical, to come out a few days later (mind you, still 110 degrees). And this contractor was decent and got it fixed, no charge to us. So I’m a little scared to renew with them. I don’t think I’d recommend paying for their service.
Old Republic was not very enthused about helping me as a customer… My water heater went out and it took them over a week to fix it, so guess what, thats right I was without hot water for that same amount of time.
If you are a closing agency, realtor, or otherwise looking for a home warranty service, I would NOT recommend this company. I am planning to find a new company once my warranty expires.
We WILL NOT USE THIS COMAPNY – EVER AGAIN!!! In Dallas Texas this company does send out quality repair personnel, but skimps on what they will replace – our AC went out and the repair person was going to replace with a like quality unit, but after confirming with O.R. replaced with minimal unit and our AC bills have been sky high since. A service rep told us the water heater was about to fail… O.R. would not cover unless the unit was causing damage. Small kitchen appliances (disposal & microwave) the technician came out – told us the problems were not covered and berated my wife.
RUN do not walk when this company is suggested for your home warranty! I wish I’d read the reviews before using them! On two previous homes we used American Home Shield and had nothing but good experiences.
This company takes your service call fee and finds a way to get out of paying for ANYTHING. In August, we bought a 20 year old home with newer AC. From the inspection, we knew we needed some freon and had that done on our dime. The house still wasn’t cooling properly and called for service. The installer of the unit had not replaced the dryers so we were told this needed to be fixed because it was a pre-existing condition and not covered by the warranty $800+.
Now we tried to turn on our heat for the first time and it’s only blowing cold air. The claims person said that because it has not been working since we’ve been in the home, it’s a pre-existing condition and will not be covered. I said, whoops, I mis-spoke. My husband had it on last week and it worked “just fine”. They are sending someone out but I suspect they will find a pre-existing condition.
I never had this problem with the other company. What a scam. I don’t know how these people can sleep at night.
We received OR warranty when we purchased our house in May. Almost a week after we moved in our A/C died. We called and someone came out a few days later. We paid the service call fee and they recommended replacing the unit. We were told that we would have to pay $175 which is the cost to dispose of the old unit. We made the appointment and were then told that OR ordered the wrong parts. The outside and inside units had to be replaced and it will be an additional $300 non-covered for upgrades. We never heard from the A/C guys or OR when the parts arrived. I called again and made another appointment. Supposedly the A/C guy called and verified that the correct parts were there (on Friday) and said they could come Monday and do the replacements. Monday is now here and the A/C guy went to pick up the parts only to find (surprise!) that the wrong ones were ordered again. They are supposedly being ordered today and we are scheduled for the replacement tomorrow. We will see. As this is my only service issue with the company so far I can’t tell if this is a constant issue or not. Reading these reviews I am now certain that it is.
Never covered anything.. paid for my warranty twice.. no good
I have been with this company for 8+ years now, have had several calls and they have responded very promptly and very courteously. Have had Pool Pump replaced when old one was not repairable, had a major elctrical problem fixed had microwave go out and it was not fixable so we were given $400 towards a new one and they inquired if we wanted them to provide it or if we wanted the money and we could go out and choose what we wanted, we chose the money and within 3 days it arrived in the mail. We had our water heater and our air conditioner both repaired in a timely manner. When our ice maker broke they sent someone the next day, he ordered the part and came back a day later and replaced it. We even had our septic tank pumped, and I told them I wanted to use a certain company for this so they said I could call them submit the bill to OR and they would pay (and they did). I will say that on our major electrical problem the first person they sent out was not very nice or very competent (he seemed afraid of electricity which is odd for an electritian) so we asked him to leave and I calle Old Republic and reported the incident. Later that day they sent someone else who was very nice and fixed everything. I would definitely continue using them for as long as their service continues to be as it has for me.
Our water heater went out a little over 2 weeks ago. I did not realize that I was supposed to call Old Republic first. I called a plumber and had our water heater replaced, THEN read my warranty info, oops. Realizing my mistake, I started to look for info online about Old Republic and came across this site. My hopes of recovering the money we’d just paid for a new water heater were greatly diminished after reading many of these reviews. However, I mentioned my mistake to our realtor, who suggested I send the invoice anyway. Old Republic covered a little more than half what we paid. (They told us they were willing to pay us what it would’ve cost them to fix the problem) According their contract they weren’t obligated to pay anything, since I had not called them first. I am very pleased with how Old Republic handled the situation. I had to rate them above simply because there was not an N/A choice, however, when I did talk to people in their call center they were very helpful and nice. As I stated in the beginning of this review, the problem occurred just over 2 weeks ago. We received a check from them yesterday!
I had my AC unit go out in mid-June when temperatures in southern GA were in the 80′s. The first two contractors Old Republic reffered me to never returned my calls. Two weeks later I finally got someone to look at my unit. Turned out to be a bad compressor and the contractor recommended replacing the entire unit. Old Republic would not agree to this, instead they ordered a cheap replacement part. Six weeks later when the temperatures were nearing 100 the AC finally got fixed. Now that winter has come, I go to turn my heat on and nothing. It worked for a few weeks and then went out. Now I am back where I started and waiting for a technician to look at the unit. I paid out of pocket to have a company that I trust come look at the unit and they feel the compressor has gone out again. Now I have to go back to Old Republic and have one of their technicians look at it to tell me what I already know. Hopefully they can have this one fixed in less than two months.
I just renewed my contract with Old Republic and wish I had not. They find every way to get out of paying for what is agreed upon in the contract. If they do repair or replace something it is with the cheapest possible product. Customer Service is of little help and their review process for selecting contractors is poor at best.
My advise is to avoid this company at all cost. In the end it will most likely end up costing you more money.
We called them Monday night for a plumbing issue, as once we started draining water out of the tub, the water was coming up around all the toilets in the house. I called them, they took my information. Within the hour they called back saying they had contacted a plumber in the area, and a few out of the area and was waiting to hear back.
In the meantime, I called a company to come pump the tank out, not knowing if we would hear back. Good thing we did. The pumping company came out next morning, and we found a blockage inside the tank cause by some roots that came through around the inlet. Not sure if that would have been covered, as the sellers provided the the “basic” warranty when we bought the house which doesn’t cover septic.
Here it is Wednesday, they call back saying they have someone available. I told them they were too late. I spoke with the actual company, and they didn’t get the work order until today, they had no messages from Monday night. Doesn’t seem like good service to me.
The home warranty was part of the deal when I bought my home the first of March. At the end of April, the A/C units (two zones) went belly up. I called Old Republic and they sent an HVAC contractor. His write-up said, “Upstairs unit is condemned. Both motors are gone in it. Contactor is shot as well. Downstairs unit had bad contactor. Have to get authorization for all repairs.” Old Republic had the contractor replace the condensor on the downstairs unit with a 10 SEER remnant, and some cheaper repair was done on the upstairs unit. By the next spring, the upstairs had gone completely — no surprise since it had already been “condemned”. I had to replace the entire upstairs HVAC at a cost of nearly $8k. Old Republic had deemed themselves off the hook. Their business is to collect as much premiums as possible while doing as few repairs as possible. Don’t kid yourself into thinking you are going to get your money’s worth.
In a span of two months I have had my furnace fail twice. The first time it took Old Republic TWO weeks to have the issue resolved. I am currently going through the second failure (same part) and am on week one. Up until 2 days ago, they told me that they didn’t have any contractors on their roster to do the work. I found this interesting as I live in a metropolitan area. When they did muster up a technician, he told the company that he would be able to make the repair immediately and pleaded with the company to allow him to do so as the temp has been in the low 20s recently. Instead, the company is saying they need to verify warranty info on the failed part…two more days before they could authorize the purchase of the part. The tech told them he was certain that the part would not be covered, but they didn’t care. Next step after this is for them to authorize a shipment of the part to the contractor…this took TEN days (they said 5-8 days) last time and they refused to expedite the order. Hopefully, in 1.5 weeks myself, my wife and our dog will not have to hunker in front of a wood burning stove for warmth and sleep with an expensive, power sucking electric heater next to our bed. If you are in the market for home warranty insurance, I strongly recommend you stay away from these folks…just horrible.
Overall our experience with OR has been great with the one exception with Ron The Plumber/AC guy. He would not be able to find his way out of a paper sack. Three trips to the home, phone calls standing over our AC unit when he finally just asked the call to be sent to some one else. Good grief 3 weeks man we literally were burning up. The final diagnosis the replacement compressor was only wired incorrectly. It was going to ground and tripping the breakers. This only shows perhaps they do not keep a close watch on thier contractors work. It even makes me question if I needed a new compressor if the tech couldn’t keept the wiring straight!
We did experience excellent customer service and skill from the 2nd responding company but this makes me highly question the overall service of OR.
My advice to Old Republic you should get rid of contractors that provide your company image such embarassment. You told us Ron was no longer a OR contractor that was untrue!
Be honest to your homeowners you will go alot farther!
I have to say I am very surprised at all the negative reviews and relieved that wasn’t my experience. My home warranty was included when I purchased my townhouse almost a year ago. With only one week left on my warranty I was having having to call OR for the first time because my heat was not turning on. No sooner than hanging up the phone they had Tyson Services on the case calling to tell me they would be over within two hours, and they were. I guess my issue wasn’t too serious but they replaced my old school thermostat with a nice upgraded digital one and it was covered. Very friendly customer service as well from both companies.
We got this off a referral from our realtor and completely regret it. I have had warranties with 3 other companies that were much better. The techs refused to fix problems and have said there were no existing problems to numerous issues that have come up since we moved in. Old Rep told us to have independent contractors come out, which we did. For every problem we have had 3 estimates.. each time the 2 independent techs have stated the item needed to be replaced… Old Rep either refuses to fix or states there is no problem found. VERY disappointed with their company. Customer service varies, no one agent is assigned to you so one call may be very helpful then the next agent will refuse service that the prior agent authorized. Absolute waste of time and money.
Please don’t make the same mistake that I made. I told the rep that my water heater wasn’t working properly since I’ve moved in. They considered this to be a pre-existing condition and they did not cover it. Make sure you let them know that your problem happened a few days after you moved in.
We purchase a house and my real estate agent had the seller including a home warranty. Coincidentally she paid for the extended pipe coverage. A month into living in the house, I got leak on my incoming water line requiring it to be replaced. They sent out a technician, that I had to pay the diagnosis fee to. He felt that it was a valid claim and that the new water line would be covered and left us a report to that statement. I never heard back from Old republic and had to call them. They told me that the repair was not covered, and told me that the technician reported that water line was improperly installed. This was contrary to the report the technician left me. Me real estate agent faxed in my report, so they sent out a second technician, who in end told me it was improperly installed (30 years ago), which was not the case. He would not provide a valid reason. In the end it appears Old republic will just not to cover any major repair. I would have continued my fight with Old republic if I had more time, and my water line did not need to be fixed immediately. So in the end I paid for a water line, home warranty(indirectly), and the diagnosis fee. This was the biggest rip off of my entire life.
1. I would give OR a zero if I could. Our top of the line microwave died after 4 years. For the replacement, they offered us the bottom line entry level that had the main features, but none of the smaller features. It was 15% smaller and 15% less powerful (and we were told that the size and power were NOT features. HUH?).
Only by rejecting 5 different offers (over the course of 3 weeks) did we get the microwave that we should have in the first place.
2. Our furnace is beginning to show stress fractures in the first heating chamber (according to the HVAC tech) and the tech said that we should get the furnace replaced as these fractures will turn into cracks soon. O.R. said that they will not repair/replace the unit as these are small fractures and not actually cracks. (That’s like a doctor telling a patient with a fracture to continue to walk on the leg until it breaks, then he’ll treat them.)
We will no longer deal with this company and have cancelled the remainder of our contract!!!
I’ve had ORHP for 1 year now, having moved into a house that was 30 years old. Since that time, I’ve had to have my water heater replaced, my dishwasher replaced and almost my Center AC Compressor.
The water heater acted up after 2 weeks of living in the house. ORHP stated they refused to pay for it. After back and forth, I told them I would go back to the previous home warranty company that the seller had before I chose to go with them. They said fine. Ten minutes later they called me back and said they would install the new water heater and pay for the labor, but the city codes required an extra pressure tank and upgraded piping, so I would have to pay $400. For $400, I got a pretty good deal, but had to fight and haggle to finally get them to submit.
Next my dishwasher went out. This was a little too easy to be honest. The repairman came out, said there would be $350-400 in repairs to fix it. ORHP came back and said I could have a check or have them send one and have it installed at no cost to myself. They did say there was going to be a $100 disposal fee (or something close like that.) However, in my city, appliances are picked up as part of being a resident at no cost – so there was no cost for me there either. It took 10 days from the death of the dishwasher to get the new one working, but was well worth it.
The third time I had called them, my AC was spitting out hot air. They were ready to replace the compressor at their cost (~$700) or so, but after a second inspection, it was a simple wiring fix that had the furnace running at the same time as the AC. As such, I paid my $60 (and $30 more on the side to have the motor cleaned), and it was as good as new.
Overall, ORHP is probably one of the better companies on the list. I’ve heard horror studies from others. Part of the process of dealing with these companies is negotiation. However, when it comes to pricing, I’m not thrilled that the policy would now run me $500 a year (25% increase) and $75 trade fee (25% increase as well.) As such, I will probably discontinue my service with them. However, if I had to choose someone to go with, it would likely be them.

We purchased a 40 year old home. The oven worked when we purchased it, and we had a home inspection report and walk-through report to back that up.
Within the first week, the oven no longer worked. Old Republic 1st said they needed the walk-through report, then once it was provided they said that the oven had to have been working for “a period of time”.
Clearly they were not interested in honoring their contract and we canceled it.
False advertising. This company is horrible. Old Republic does not provide any warranty at all. Everything is excluded. Do not buy a home warranty from this company. We requested service on our heaters in December of 2008. It is now February 26, 2009 and we still have no heat. Two technicians came out and said the furnaces were fine. Come to find out they were not. Each time we requested service we have been told that it is excluded. Tell me what is covered. Be sides nothing. They send out technicians that are told to find nothing wrong and charge you the trip/call fee.
The contractor was incompetent. The customer service rep was incompetent (His name was Jason). I requested service on a water heater that had two issues. They totally disregarded the more important issue and said it wasn’t on the request. They used the “out of code” excuse to do nothing. Don’t pick Old Republic, ever!!!
We really liked this warranty company. We had a couple repairs in the last two years and they were prompt in getting someone to our home. They even replaced a hot water heater that had gone out. We did have to foot at $1,200 bill for our air conditioner because they said we had to have it “cleaned”. Other than that we have been happy with them.
Old Republic sent a guy out for us to look at the furnace. The home by the way is less than 10 years old. It took him 2 days which was ok. He got there and took the $50 and said it was the new programmable thermostat I put in. WRONG. So this winter I woke up to a 53 degree home. Called and had another tech sent out, which again took 2 days of freezing with 4 kids under the age of 5 in our home. So the plumbing froze. The HVAC guy comes out takes the $50 again. The warranty did not cover the clogged A-Coil. It also did not cover the plumbing. Old Republic has got to be one of the worst companies out there. Even though it says it covers these situations in black and white.
Just finishing first year with OR. Pros: Fixed AC 2x and heating 1x. Paid trade fee. No problems or questions. Came out and fixed problem day after I called OR unless it was a weekend then they came out on Monday.
Price to renew on avg.
Cons: Roof leak. OR wanted me to find my own company to fix leak using their rules and guidelines. Could not find anyone willing to do what OR required.
No service by their contractors on weekends.
Trade fee went from 55.00 to 75.00 to renew.
Overall will renew for another year with OR but not happy with trade fee increase.
I made 3 request and was going to be charged a fee for each one. So I had to just choose one – appliances, then they were going to deny because it was in the wing of the house not in the main kitchen. The person who called to tell me the claim was denied was very stubborn and rude. I called back and spoke with someone else who then looked into it and oked my claim. The local repair guy they sent out to check out the stove and dishwasher didn’t seem very knowledgeable, and couldn’t answer simply questions about the appliances. Said the dishwasher wasn’t cleaning well because the water wasn’t hot enough which is simply not true. Very unprofessional in my opinion.
I had Old Republic for a year and had a good experience, but when the time came to renew the contract I was told that I will have to pay almost $650 for policy the same policy that I paid $500. I did not buy from them instead I chose to go to Sensible Home Warranty, I do not know how good they are, I will find out in a few weeks, I will call them just to try to see if it is not a scam. I have 60 days to complain to credit card to put the charge in dispute.
It’s useless to get this home warranty we call for 5 times services but nothing happen we just waste our $55.00 each visit.
i have had all good experiences with Old Republic. I got a new a/c unit and dishwasher and have liked all of the service providers that they give.
I moved into a fairly new home last year. Last summer the A/C was unreliable and cutting in and out! OR sent an electrician (damage $60) who declared everything was OK. A month later I got an A/C guy to come out and he found that the blower had failed. He ordered one and it took three weeks. Eventually they fixed it. They did not charge extra for it.
They staff were courteous. But there was a long delay. Last year the seller paid for the warranty. This year they want $450 for the basic coverage. I am shopping around…
I am a preferred contractor for ORHP. From a contractor’s point of view, this company is very good — if you treat them right (timely service at good cost, plus no recalls) they supply a steady flow of work. From a consumer’s point of view, I think the insurance is very good — one of the best, and I have seen a few! Consumers are responsible for knowing what it is they pay for in terms of coverage — that way there are no surprises later when something is not covered. From a business owner’s point of view — this company is well managed, has good customer service, people that you get on the phone know their stuff and are always a pleasure to work with. I recommend this company to ANYONE who wants reliable service from a home warranty company.
I’ve had this company for 3 years, and for three years had 3 AC calls a year and each time they did a band aid, well in 2008 in July (i’m in Tx and it was 108 for 10 days) I went with out AC as the outside unit caught fire. It had been leaking Freon – which apparently ORHP had not noticed int he past. They couldn’t send someone over the weekend bcause they refused to pay the OT. after three weeks of haggling, and finally my committment to report them to the EAP for poluting the air my new AC unit arrived (inside and out) and guess what, this year they won’t renew the contract because of too many repairs. The AC was the only repair i’ve ever placed to them. I just signed up with a company that has the same coverage, lower rates and instead of paying 75.00 a visit it will only cost me 45.00 a visit. Please think twice, no three times before agreeing to ORH they have rude customer service operators and a night mare to deal with.
I rated the repair/replacement service down because after 5 trips we are still having a water leak problem with the A/C unit installed.
I have had several issues with my AC unit since purchasing my home. Old Republic has been impossible to deal with to get it repaired. I have had a tech out 3-4 times and all they did was refill the freon. As a result, for the past 3 yrs I have the same issue again. They have never fixed the actual problem. I had to file a BBB complaint in order to get them to come back out after my policy expired. Now I’m in my third year of dealing with them..I’m actually on hold (for the last 16 min) waiting for them to get me someone to talk to about this. I’m assuming another complaint to the BBB will follow shortly. Do not use this company!
I had 3 poor experiences with ORHP. It is now clear to me that this company is there to create the ground for the contractors to abuse the home owners. In the 2 cases that there was no excuse to not to cover the repairs, the ORHP allowed their contractors to impose huge unnecessary and unrelated costs to me. I have asked them to cancel my policies. I will be able to shop around for better contractors, without a home warranty.
We received an ORHP with the purchase of our 16 year old home. Within the first month of ownership the dishwasher went out. I called ORHP and they set up my claim and advised someone would contact me in up to 4 days (claim filed on a Friday). The technician they contracted was rude and acted as if my claim was an inconvenience. He advised the touch pad was out and he had to dry it out and reset. He said it would happen again, but because he dried it out, he took his $65 check and drove off. Well, wouldn’t you know.. that night it broke again! I called the tech back and he said he was too busy and he wouldn’t come back for up to 4 days. I advised that was unacceptable and called ORHP. They advised the would call another tech. This tech was much more pleasant and called in the parts issues promptly. It took two more weeks for them to “follow procedure” to determine if the dishwasher needed to be replaced. Even though the tech had diagnosed the issue and explained the problem, they wanted to talk to him “one more time” to confirm the problem. In the end, they are sending me a check to replace the unit. I have a few complaints: the initial contractor- rude. He acted angry that we were an ORHP call and refused to come back out – probably because he didn’t get to collect another $65. Next, claim was filed on 04/15- it is now 05/05 and still no check, still no working dishwasher. Seems a little excessive. Finally- the hold times to the claims dept is insanely long. When you do get someone, they are pleasant enough, but clearly, there is no urgency in getting things taken care of. In the end, they are honoring the policy, but after all of the hassle, phone calls, hold times, and days without a working appliance, I would not renew. My time is more valuable than this service.
In the year I have had an Old Republic (OR) plan that came with my home purchase I have filed 3 claims: 1 to fix a non-working AC, a subsequent order to fix the AC heat pump and one to replace an attic fan motor.
In each instance, Old Republic (OR) seemed more incentivized to save money by not performing service than to satisfy the customer. Each service instance required multiple phone calls to OR to obtain satisfactory service. Each time OR’s default was to blame me and tell me there was no real problem.
The coup de grace is the attic fan: The motor went out and I filed a claim saying ‘the motor went our’. Only after the work was done did they inform me that this was not covered. Brilliant. I would have been perfectly happy to have known that before hand.
All totaled I spent 4+ days of vacation and ~$1000 for things that were ‘covered’ under home warranty.
The plan was free with my home purchase – at that price it was too expensive.
This has been the worst customer experience I have ever had.
It is obvious to me that the technicians hired by this company either can not or will not repair your appliances. The only thing they are proficient at is taking your money. There is no follow though. The company itself keeps poor records and makes excuses for your appliances not being repaired. My stove will probably burn the house down and kill us before it is repaired
The warranty came with the house when I bought it and is about to expire so I am looking for another company. My oven went out. Within a few days someone showed up, said it was the computer chip. I called the company every couple of days and only got an answering machine. Even Old Republic could not reach them. After a month they sent another company to repair. I had various, regular problems and everyone they sent seemed to be second rate, resulting in an additional visit from another second rate company.
I think this company’s tag line is” we do not cover that… it is pre-existing ” a month after moving into our new home our in ground spa pump housing cracked. I called Old Republic and they sent a pool guy out to collect our $55 just to tell me it is “pre existing” even though it was working and running the day we moved in. I just had a leaking showever valve upstairs which Old republic again tried to deny saying it was from normal wear and tear cause the house is 21 years old. Thankfully I had the plumber still at the house with me and he himself had to fight with O.R. telling them it was not wear and tear which O.R. finally gave in and then wanted to send me $100 and make ME repair the 1×1 hole in my drywall that had to be cut in the wall. When I told them I wanted a professional to come out and repair this hole they informed me they will only repair it to an “unfinished” surface… No texturing. Now my A/C is working about half capacity and I am afraid to call. I am NOT renewing with these thiefs. Like other reviews have said, there is too much small print to exclude your issues. Advantage Home Systems seems to be the best company around.
Old Republic dropped us without warning, due to “high losses” i.e., the cost of our service calls exceeded our premiums. And they have given us a hard time on several of our calls, refusing coverage.
Old Republic seems to have a set answer for everything: “that is not covered under your plan”. They have sent several plumbers and all have been dunces. The first plumber thay sent to invetsigate a leak after I purchased my home, determined that the leak was not covered under my plan, but since I had no hot water in my home I hired them to do the repair at my expense. The dummies never capped off the line and 2 months down the road I received a water bill for $1500.00. The foundation to my home has been compromised. Recently aplumber came out to do repairs on my toilets and shower and tub valve. Two days ago the valve problem started again but worse and now Old Republic says because it has been one and a half months since the repair was done, it would have to bee a new service, thus charging me a new service charge of $100.00. By the way in the 3 years I have used Old Republic my service charge has doubled. The first year it was $50.00 the next year it went up to $75.00 and this year it is $100.00. It is unconscionable that something that was supposedly repaired less than 2 months ago is in need of repair so soon and that I would have to pay another service charge to have the problem corrected. Right before that i had problem with my hot water heater and was told by the plumber that it was not installed up to code. this was installed by a plumber sent by Old Republic and they refused to allow the current plumber to make the corrections under my plan. They advised me to call the former plumber who they contracted with. When I did they were no longer in business. I also hate the fact that once you select a plan, you are stuck with that plan for life. They do not allow you to upgrade to a plan that is more cost effective to the consumer and offers more services. I am definitely moving on…
Had to pay over $700 out of pocket expense for disposal fee. I found out many of the home warranty companies pay very little to the contractors; so the contractors they utilize use ploys to get extra money.
There are companies and contractors out there where you pay the $55 to $75 service fee and that’s all. That’s the home warranty company I am still searching for.
Did not call us at the time suppost too. JUST TERRIBLE SERVICE!!! They would not cover my toilet.
I’ve had these folks for over 4 years and have never had ANY problem. They are always courteous, prompt, the service men are reliable and on time.
Repairs have included washer (twice), dryer, range, dishwasher and (today)- air conditioner as a priority/emergency.
Replacements included a water heater and garbage disposal. We took a “cash out” on our microwave and ceiling fan.
Prior to using Old Republic, I had had another company for about 3 years (can’t remember who), but service was very poor and repairs were not done well.
I would definitely recommend Old Republic.
I have old repubic on 2 homes, I am very disappointed with the service I have recieved from them. I had 2 calls out for the repair of my pool pump, when it came down to the pump not working they refused to replace the pool pump. When I had my pool maintence company send a letter and talk to them about the usage of the pool pump and that their repair man was completely wrong on his diagonis of the problem they refused to replace the pool pump based on it not being normal ware. I will not be renewing either house warrenty with this company. The same was true when I called them out for the air conditioning unit. They are not willing to pay for the neccesary repairs per the coverage.
Run don’t walk to a different Home Warranty company!!! Pay attention to all the negative reviews you are reading. These issues are very real for the consumer who expects to get what they paid for. More importantly they expect honesty. Pretty bad when the customer service reps don’t tell the truth reguarding conversations with their customers. Our policy was furnished by the sellers at $550,reg plus Silver and Gold, with the service call of $60.00. It’s time for renewal but they now want $750 with a $70.00 service call. I have found another company offering a great rate for a three year contract and service call of $40.00 plus one free call a year!
After two years with ORHP, we were dropped for “excessive payouts”. We paid our premiums on time, but it seems that if you use your warranty, they don’t want to give you one! Service times were very long, the contractors were not very trustworthy and billed for lots of extras that “are not covered” by the ORHP warranty. The extra coverage we paid for to cover our pool met with the most items that should have been covered but were not. The last service needed on our pool, the worst possible contractor was dispatched – it took them a week to arrive, and 7 service calls and three weeks later, the pool was actually usable again! UNACCEPTABLE!
The “home warranty” was purchased by the seller, so why should I complain about something that was essentially free to me? Old Republic makes that answer easy.
First, the spa heater didn’t work. Old Republic sent out a repair guy who would have fixed both broken parts if he’d had either on his truck. He said his office would call to make another appointment once the parts arrived. A few days later and OR calls saying that it’s a pre-existing condition and denies the claim. I suppose we should have paid to have the gas turned on in the house BEFORE we bought it to check the operation of the spa heater…
A few weeks later a mysterious puddle of freshwater appears at my gate, then slowly grows until it trickles into the storm drain at the street. Old Republic sends out a technician to “ensure that the broken pipe ISN’T under the house”. That’s what they told us. See, if it’s under the house, OR has to pay for the repair… Guess what? The electronic leak detection equipment never came off his truck. He looked at the new fence, saw the standing water was deepest at the post nearest the gate, and left. Old Republic has denied the claim stating that the new fence installation caused the leak, which makes it a condition pre-existing to our purchase of the house.
I’ll fix the spa, I’ll hire a plumber for the leak, I’ll continue calling OR about everything that breaks while the policy is in effect. I’ll also be filing complaints with the Texas Real Estate Commission (TREC) for every claim that OR denies.
If you live in Texas and are receiving the same treatment, don’t just vent on the Internet, exercise your rights. A/C went out on a Sunday. Placed service request online that night and got a confirmation call within the hour. Got a call from the contractor the next morning and had a service rep at the house by 1:00 pm. A/C works and I have no complaints. My plan is due for renewal and I have been shopping around. After seeing how smooth this process went, I will be renewing with OR for another year.
The repairs, I had a couple in two years, were done pretty well. Issue with this company is SERVICE, or the lack thereof. There is no follow up with scheduled people coming out to you, and when in one case the heating repair company did not show and did not call back several times, I called them and they did not give you the impression they really care.
The sales practices are also type of “you need to renew now and today with me over the phone or you will not get a renewal anymore at all!” (pressure?!?), what is bad behaviour – not increasing trust.
The repair service though, in the end, was very good in most cases.
We had a pool pump motor that shorted out or freeze up. Old Republic dispatched Aaron’s pool service. We were charged $55 up front. Aaron’s pool service reported that the motor shorted out because of water. I was in my back yard when the pump motor stopped. The motor was completely dry for the entire 6 months we have owned our home.
Old Republic refused to pay for repairs because it was water damage. The account representative was rude and would not listen to any facts other than the report submitted by Aaron’s pool service. Aaron’s pool service wanted over $250 to replace the pump motor with a rebuilt motor. We had the pump motor replaced with a new motor by a reputable dealer for $189.
Old Republic will never get another dime of my money. In my opinion their service people are only looking out for Old Republic and charge outrageous fees.
What a rip off!!!!
Company should be investigated, like others this warranty came with my new place but it has been an uphill struggle every time I had a claim.
Thanks to the reviewer who suggested filing a compliant with the state, I will definitely pursue.
Our a/c unit went out while it was 100+ w/ a heat advisory warning in KC. We called Old Republic and waited FOREVER to get an order out. She had given us a name and number and we were told that we would recieve a call from the company to set an appointment. We NEVER got a call that day, and being a stay at home mom w/ 2 little ones and a dog, it wasn’t pleasant! We ended up having to call the company, and they told us that they were a few days out from calling us to set up an appointment. The phone call didn’t sit well w/ me, so I looked them up on bbb, and found out that they AREN’t w/ the bbb and had a low grade w/ unresolved complaints (not really someone you want in your home, yet alone working on expensive equipment!). They ended up coming the next day (which I think had to do with me writing a complaint to ORHW). He actually got yelled at for taking over an hour to try to give us air and was told to troubleshoot and leave. He temporarily got it to work (we had a bad compressor that kept over-heating) and we were told that the NEXT day his boss would call Old Rep. and see what they wanted to do w/ our situation. A FEW days past until we got a responce from Old Republic, stating that they could cut us a $700 check or get a Carrier base model and we cut them ANOTHER check for $200 something to haul away and freon, or just do nothing..hmmmm. To sum it up, I’m FRUSTRATED, UPSET for them leaving us in the excessive heat while they figure out how to cheapen the deal for themselves, and telling the company to just trouble-shoot the a/c and leave. They aren’t looking out for the customers, just their income. If I were a homeowner, I’d look elsewhere, and DO YOUR RESEARCH!!
The company needs to be investigated! I cannot even get a contractor to come out to the house to see what the problem is with our AC. Why… well after talking to several AC companies… ORHW doesn’t pay the AC companies either. That is why none of the good companies will work with them. They are complete scam artists! And everyone who works for the company should be ashamed of themselves!
I was on hold 35+ minutes the first time I called. When I called back to check on the repair I was on hold for 19 minutes. They do a good job with the repairs but the “hold” time is unacceptable.
I had a AC call into old republic for a repair when the temp in Dallas TX was at 102 on June 27, 2009. During this time my wife was in the hospital having delivered twins and under gone major surgery from complications. My 75 year old parent were staying with me at the time plus other relatives. I called old republic at 900am that morning informing them of my situation. They said they would call shortly. At 1230pm i called for information on the service call. I told them if necessary I would call someone else if they could not fix the problem. They informed that was not necessary and they were taking care of the crisis. At 230pm I called again to be informed that i was on priority service but that priority was not until Sat the next day until a service tech could arrive. Sat morning arrived, since I did not hear anything from ORH I called. I was informed that I was down graded from priority and would not be serviced until Monday. On Monday no one called or showed up. My wife is still the hospital with AC and relatives are in hotels. I would never use or recommend this company to anyone you care about. I am in the process of canceling my policy.
Old Republic Home Warranty came with the first year purchase of our house. We have used them for two years now. The very first claim went like a dream, and we were very happy. The next went like a nightmare when we reported broken ceiling fans in our bathrooms. A “technician” came out, collected our payment up front, took pictures of the ceiling fans without removing the face plate and then left. We were then told that our claim was denied! We eventually had to get our real estate agent to intervene in order to get them to pay up. Since then, every single claim has been denied except for pest control, apparently no fine print as of yet to deny this type of claim. The latest denied claim is for our bathtub faucet. We have an upgrade option to cover faucets, but I was told that a bathtub faucet is not a faucet, but a “fixture”, and therefore not covered. Complete misrepresentation on their part since they do not state that faucets are solely and specifically referring to sink faucets and not bathtub faucets. I am reporting them to the BBB, since I am sick and tired of having them suddenly produce fine print with which to deny my claims every time that I call in. Needless to say, we are canceling our policy. We can do better finding our own contractors for necessary repairs and paying them with the money that we would normally throw away on Old Republic
The “customer service representatives” are not the problem with this company, it is the misleading information contained in their literature. Be very careful and maker sure you read all of the fine print. One last thing, do not make a service call until you have had the plan for at least 30 days or so. That came from one of their contractors.
I had my mother to pay for ORHW because I had thought that this was a great company. I was so wrong.. This company has taken 4 months all service calls and still none of her items are fix. We are to have someone out again toda. I would tell you to stay away from this company.
The plan clearly indicates that the coverage includes unknown pre-existing conditions and problems due to lack of maintenance. We submitted a service call for our microwave due to a bad noise. The technician indicated that the microwave was a fire hazard due to the buildup of grease within the microwave housing. He stated that we should not attempt to clean it, but should replace it and pursue that with the warranty company.
Illyana at Old Rep. told me that all that needs to be done is to clean it and they would never replace it. In other words, the problem is not fixed and they are unwilling to help us. I haven’t even mentioned the refrigerator it took them two months to fix. When I asked to speak with her supervisor, she put me on hold for several minutes and told me the supervisor would not speak to me.
We are very unsatisfied, and would recommend negotiating with the seller for the cost of the warranty company rather than including one (especially this one) in the contract.
Christmas Eve our condensor had ice on it. I called for service and I was told that since it was a holiday that we had to wait for the next workday. Someone did come out on Christmas eve but wouldnt tell us what was going on. This was our only heat source for the house. We finally got a phone call about a week later stating that there were $2400 worth of repairs and that the company would only cover $1060 and the rest was our out of pocket expense. Due to the over whelming amount I called around to other compnaies before I gave an answer to Old Republic and I found that all of the charges that they were trying to get were not necessary to include a change to our duct work from a 14″ to a 16″ when the 16″ was already in the attic. (FRAUD) So when we declined to use there company that said that we would receive a check for $1060. 2 weeks later we still had not received the check so I called back and they made a mistake on the amount that they would pay out and the new amount was $740. The company also called after we declined and said that there were some unnesacarry charges and that they could do all the work for $1100. WOW!!! Shame on them!!! We ended up with a snow storm and no heat in out house. Had to buy a portable heater for the baby’s room. I am not pleased with this company at all. I just received the renewal notice and it went up $100 to $425 for the year. I am not impressed at all with this company
Pay attention to the reviews you are reading unless you want to live with the nightmares that so many of us ORH warranty owners have had. I haven’t had to wait for a service technician for any extensive amount of time, but the ORH representatives are rude & they are constantly trying to weasel their way out of paying for claims that you ARE entitled to under their contract. I have had a plumber out 3 times now to fix the same problem and have had to pay $55 for each visit! WTF? I should’ve just hired the plumber out-right. Heck, I might have come out better in the long run. Also, the 3rd time I made the call to ORH about this plumbing problem thay tried to tell me that it wasn’t covered b/c it was a “pre-existing” condition. Keep in mind that they have already sent a plumber out 2 times previously for this problem & it was miraculously covered at that time, but not covered now? What sense does that make. The rep. I spoke with was rude and she basically told me I was a liar. I asked to speak with her mananger, & she wouldn’t let me. If you want to save yourself some heartache and agitation, run the other way!!
It’s true, some things are not covered with Old Republic, but I just had a licensed plumber in my home for three hours who fixed two dripping showers, a faucet, a toilet and a water line and I paid him a total of $55. Are you kidding? Of course some things are not going to be covered, but I value this home warranty plan and will renew year after year. Also, their customer service reps are really helpful and their suggestions have helped save the need for a service call on more than one occasion.
Old Republic does not guarantee how long it will take to fix a readily available part. It has taken 4 weeks in a Florida summer to repair my air conditioner. It’s currently 92 degrees in my house. Customer service is very nice on the phone, and taught to say “I understand” a lot. But it doesn’t get the job done. They are only as good as the random companies they assign to a job, and apparently they don’t monitor their contractors very well. It took this air company 11 days to arrange for a service call, and then they promised to have the part in 5 to 7 days. I’m on day 14 since the service call and still waiting. The part is expected in 3 days, at which time they will schedule an appointment. Old Republic has no control over them, and said if I called another company, it would further delay the process and I would have to pay a second service call fee of $75. They only thing they could offer me for relief was to not send this company to our home in the future, but they would continue to use them. I will shop for a new plan next year.
All I know is I’ve called Old Republic a 4 or 5 time now, after buying the house and having it paid for buy the seller, and I haven’t had any major complaints. Each service was repsonded to withen 48 hours. The people they have sent have been nice and been on time. When I’ve call to talk to the customer service representive on a garbage disposal he gave me a suggestion on how to fix it, and he was right and saved me $60.00. Had a problem with the ac and within 2 days someone was out and replaced the condensor. Dont know how much a condensor cost but I imagine more than 60.00. Now I didn’t pay for the warranty and trying to decide if to renew it so my oppion would be obvisouly different if I forked over $500.00 but so far I’ve got no complaints. Finally I also work retail and deal with the public everyday so my few might be different.
An Electrician (ordered by Old Republic) came to my home in June because I reported my living room Chandelier blowing my circuit breaker when turning it on. The Electrician only replaced the light switch, but I felt the problem was more than that.
Two weeks later the exact same problem happened again. He was recalled. Then says “The Chandelier is bad.” and he needs to check with Old Republic if it is covered. Old Republic just called me and said this problem is NOT related to my first problem. I asked “Then what was my first problem?” Their answer was “The electrician said the first problem was the circuit breaker was reset.”.
Old Republic says they can’t do anything about it and I must pay again for his second visit. Im fighting this problem right now, but I dont plan to renew my contract with Old Republic.
I had a policy with Old Republic and had purchased the air conditioning part as an upgrade along with their gold and silver plan. My house has two air conditioners a wall unit in an add on and a central unit both were suppose to be covered.
I called for both to be repaired July 2009. They tell me the wall unit will not be covered because the people prior to me that lived in the house also had Old Republic and had a pay out on the unit. What Bull Shit that has nothing to do with me. So, I ask them about fixing the central unit they send a man out. Apparently it needs a cleaning that involves taking it apart(a three hour job). The Air conditioning place tells me my insurance will not cover it. I ask how much it costs and they tell me $250. They also tell me it has to be done by a professional. So my question is why will Old Republic not cover this?
Here’s the worst part I can’t even get ahold of Old Republic. They always transfer my call, avoid me and have not returned my phone call. They Suck… So now I’m left with a fussy three month old baby in 108 weather and short the $55 fee they charged me to come out. Don’t get Old Republic I doubt they would fix anything.
Our service experience with OLD REPUBLIC has been very poor.
We purchased our home in 2008 and have had several problems that should have been covered under the home warranty plan.
However, OLD REPUBLIC refused to cover ANY cost involved in the repairs. Including: A/C, plumbing, and refrigerator).
I called the company due to my renewal notice. I asked the company could I upgrade my service plan or add additional coverage to my home. The company informed me that a year ago I had only 30 days to upgrade my package. I explained to the that I never completed the paperwork it was done by my realitor, and is their a way I could add on. The customer service representative told me I could for $100 per add on. This company has nice serivce people, but their service for new and old customers STINK! This company needs to have more compasion for it’s customers and not for the dollar amount!
This is the worst thing ever. I have had old republic for 2 years now and won’t be renewing. The wait times to talk to someone are too long, their contractors take forever to call and setup an appointment, I can’t even call their 800 service number from my house and have to use a cell phone. When I call the contractors and set up an appointment, they have always been late and do not have the courtesy to call you and let you know that they will be late. I have taken 2 days off of work to have my A/C looked at only for the original contractor to tell me that his technicians are not qualified to correct my problem based on what we talked about on the telephone. I call Old Republic back and they assigns it to another contractor as a “priority”, assure me that they will have someone out the same day; I never hear from the new contractor until I call them and the person I talk too says that all of their technicians are out and won’t be able to come out today. So once again I have to take another day off to sit and wait in a hot house for a contractor that may or may not give me a call or show up. I am not at all happy with this company.
OLD REPUBLIC DOES NOT CARE ABOUT THE ENVIRONMENT!!! They want us to replace our AC unit with a an OZONE DAMAGING R22 UNIT because they are cheap. It will not be legal for HVAC contractors to install the units in 2010 and FREON will no longer be avail in 2020. We have a couple of units under their warranty. We obtained an estimate from an independent contractor for $9,700.00 for two 3 ton units that are NOT R22. Old Republic estimated $2,700 to replace both AC with R22 units!!! Who are they looking our for????

In May, I called an A/C service company to perform annual maintenance on the unit as we were gearing up for summer and my condo is on the second floor. After the maintenance was preformed, we were told about two problems, the blower and the indoor fan capacitor. Having the warranty with ORHP, we called to have the unit fixed. We scheduled an appointment to have their hired contractor inspect the unit. Well he calls and says he cannot find the unit and wants my tenant to go find him in the complex. I would not agree, so he called ORHP and cancelled the job. I called ORHP to complain and the agent was unapologetic, unsympathetic, and uncaring. His remedy was to send out another contractor, requiring my tenant to take another day off work. I told him this was unacceptable and we needed someone out there NOW. He would not comply, so I asked to speak with a supervisor. He refused to transfer me to a supervisor stating he would have one call me back. Well I have been told that before and no one ever called, so I stayed on the line arguing with him. Thank goodness I think I may have been one of the random call recordings because he kept telling me he could not keep me on the line but I refused to hang up. After nearly 45 minutes of arguing, he finally had a supervisor pick-up the line. I had to explain the whole story all over. The supervisor said I could have my maintenance company fix the problems, submit the bill, and they would reimburse me. Naïve me thinks okay, they are taking responsibility. So I called the other company, said I need this done right away how soon can you fix it. They sent someone out the same day, so my tenant did not have to take another day off, faxed me the invoice. I paid the $411 and faxed the paid invoice to the supervisor. A few weeks passed and I had not heard anything, so I called the supervisor, now that I have his extension number, of course had to leave a voicemail. He called a day or two later saying the invoice was submitted to accounting and I should get the check within two weeks. It was just rounding three weeks when I got the check for $83! They paid $137 (where they got that number I have no idea) and took $55 out for a service call! A service call that their own contractor refused to honor! I’ve left several messages for the supervisor with no response, so I filed a complaint with the Better Business Bureau. ORHP is a horrible company to deal with. I will not renew my services with them nor will I ever recommend their services to anyone. I will go out of my way to make sure anyone who even considers ORHP knows how they treat their PAYING customers.
To top it off, it seems they have blocked my house phone number. I cannot call from my home. I have to use a cell phone or call from the office!
We received an Old Republic warranty with the purchase of our small, 60 year old home in Virginia. We’ve used the service twice, both on the heating/cooling system. The first incident happened on a weekend. We called the company and shortly thereafter received a call from the local repairman. It was on a Sunday, so he had to get authorization from Old Republic to do a repair to the heating system on a weekend (higher rates). I thought this was a little silly since it was January and we needed heat NOW. However, the issue was quickly resolved, and in just a few hours the furnace was fixed and we were toasty again. A few months later we again called, this time on a cooling problem. Again, the repairman responded quickly and fixed the unit. Our charges for each repair was the $100 deductible. Based on our (limited) experience, I would rate Old Republic highly and we plan to extend the warranty at the end of its current one year term.
DO NOT USE OLD REPUBLIC! It took 2 weeks for them to fix a simple leak the first time we called. After 6 months of their inept attempts to fix our whirlpool tub we finally took their payout to get it fixed on our own and ate the remainder of the cost. When we called about our AC it took over two weeks for that to be fixed as well. The last straw was when my fridge broke down in July. I called and it is now August 14th and many frustrating calls and two different services and my fridge is still not fixed. This was supposed to be a “PRIORITY” call. Spend your money elsewhere. They do allow you to call your own independent repairman but you have to pay them up front because the local repair services are familiar with Old Republic and do not trust them either. I would choose a different home warranty company. It is a shame you can’t give a 0 on the reviews.
August 2009. We called because we were having problems with the AC. They had AirZone come out to the house and without even opening the AC unit, he gave an estimate of $975 + the $55 service call. I asked if he could do it for $900 even and he said no problem. I called Old Home Republic to get a second opinion and they said “No, we believe what the service man says.” So I googled local companies and found Artic Air and spoke with the owner and told him what was going on. He came the next day and showed me what needs to be fixed. He quoted me $375 (or less depending on labor time). I am still trying to call AirZone but it seems they only put me to voicemail each time.
We recently bought a home and when we first had the gas turned out, it turned out our HVAC unit would not turn on. So he red tagged the unit, which just stated the unit would not turn on. So we called old home republic, stated our HVAC unit was not working, and someone came out to look at the unit. They said the fan motor was broken and needed to be replaced. This was a few weeks after we bought the house and moved in, we had never used the unit before.
When the service person came, he told us it would cost $300+ to replace it and old home republic would not cover a dime, since the gas company red tagged the unit. This was ridiculous, since our home inspected checked out the unit and it ran perfectly fine. I know home inspectors aren’t HVAC experts, but if it was running fine then just stopped working, I thought that would be covered under normal wear and tear, their policy.
I wouldn’t touch this company with a 100 foot stick. They gave every excuse they could think of to avoid working on the unit.
My AC was out, and they sent a serviceman to fix it. The serviceman was not very friendly, but at least he figured out where the problem (fan motor) is and got it fixed within a week.
I heard a lot of bad things about this warranty company before, but at least for my first claim, I didn’t see too much trouble, and they didn’t ask me to pay a dime except for the co-pay. Hopefully, they don’t raise the premium too much next year though.
For the person who left the review about fan motor, I suggest you call the warranty company directly and see if it is covered. I don’t trust the serviceman too much…
We had an AC problem (not cooling) every summer for 4yrs and they always sent someone out (up to 3 times each year)! They would only do the bare minimum to get it going again (hence the several visits). We paid a $75.00 call fee 14 times in 4yrs! After putting my foot down and going from Manager to manager they agreed to have our AC system replaced. We had to pay over $500 in “un-covered” fees to the AC company! And then Old Republic wouldn’t renew our policy!!! They didn’t even contact us to tell us! I had to call and ask why we didn’t get our renewal reminder, they said we were too costly to continue to cover. Again, just another crappy company that drops you when you actually call upon the services that you are paying them for to begin with.
I doubt I will renew with Old Republic. About 2 weeks after I moved in the house the A/C broke. My agent told me I couldn’t call OR until 1 month in the house because of their “pre-existing condition” clause. So I called a local guy who said there was a leak in the coils, but he could recharge which would give us a cool house until the 1 month was up. So 3 weeks go by and it breaks again, I call OR. They didn’t even do a leak test, much less fix anything. They just refilled it with freon again! So now in 3 more weeks I will not have AC and have to call them again and probably have to fight if I don’t want to pay the $55 again. He said OR would not reimburse for a leak test unless it stops working again. What a pain.
This message is to Carrie in Columbus GA: Do you really believe that you could rate Old Republic a 1 for your experience, when it is really you who is trying to screw the company????? Your AC shouldn’t have even been charged with freon the claim should have been denied pre-existing as your unit was already broken.
You are committing a fraud by submitting for repair. You should be ashamed of yourself.
My air conditioner started giving me trouble back in May 2009. The tech they sent had no idea what he was doing even after repeated visits. I called, emailed, begged Old Republic to send someone out and fix my system or replace it. I even threatened to call the police if they sent the same tech out. Finally, after 2+ months they sent someone else who immediately said the unit was bad. After 3 more weeks of waiting a new condenser was installed. 6 hours later our power panel went into melt-down due to the new AMP load on our house from the new condenser. This left our home without power for 6 days in 100+ degree temps. Needless to say I will not be doing business with Old Republic and would highly advise anyone considering them to look elsewhere.
Not sure what to say about this company. The customer service was not all that great but they got someone out to fix our AC (for the second time) in a timely fashion. We are having a reoccurring issue with our AC unit. We just found out it was a condenser issue. The condenser cost about 7 bucks at home depot but the service call fee is 75.00. Wonderful how inflation works. The main reason why we are not renewing is that there is a clause in the warranty that Old republic can deny your claim based solely on their own shaky judgment and if they can’t make the issue you fault they can offer you a cash settlement in lieu of repair or replacement of a device. So basically you AC goes out due to normal wear and tear instead of them replacing the unit (like you think they should) they can give you 500.00 and say have a good day.
I bought the home warranty when I bought my first house and I can honestly say this is the worst customer service I have ever experienced. When my a/c went out they did everything possible not to do what was recommended and then finally said they would only pay half as a favor to me because they tried every loop hole possible to get out of what I paid them to do. My a/c has not worked for 2 months now and they are still trying to get out of paying it.
I purchased a plan from Old Republic shortly after purchasing our home. I was able to purchase the plan as part of their real estate transaction policy. During the first week of moving in, it was increasingly apparent that the A/C was not cooling well. After purchasing the plan Monday, I placed a call Thursday, and Friday Coleman air was here. They found a leak in the condenser at the outside unit and said it would need to be replaced. In the mean time they charged the system which was a great help. About a week later they were back replacing the outside unit, as well as the evaporator and transition up stairs. There were some “uncovered” expenses, but all in all I was out of pocket about $400 for a new system, a week after purchasing the plan. No problems getting a person on the phone, good coverage, and reasonable rates. Yep, I’m pleased.
A week after i moved in my new home we notice plumbing (leaks, draninng issues)issues, we called old republic, they sent a plumber right away.We were told it was a pipe issue. And old replubic wont cover it.And just recently we had a pool pump problem, they sent a electrician, same thing we were told it was a plumbing issue, and OLD replubic wont cover that..On this both occassion we hire our own repair man and in both times, there was no problem with our plumbing. The pump just had to be cleand. The leaks in my bathrrom just had to replace seals, and one minor pipe, overall i paid no more than 100.00. I wont renew my policy with old republic,
I have used OR for 2 years now, all the calls have been handled proffessionaly, curtiously, and with prompt responses from the contracted repairers. I have no complaints against Old Republic, Keep up the good work!!
As for the warning for the “fake positive reviews posted by few warranty companies”,before posting here, How about addressing the FAKE NEGATIVE REVIEWS? Those seem to outnumber the positives about 50 to 0ne!!
I thought the technician was top notch, but he was constrained by this cheap-skate company. So basically I’m going to have to call OVER and OVER to put a bandaid on the problem. I’m afraid to call about anything else if they are going to make excuses about why they can’t do anything about it. It’ll cost me $55.00 for them to tell me that. Thieves.
I’m still waiting for a running toilet to be repaired. It started running about 3 days after we moved in. So we shut off the water to the toilet and called Old Republic. My husband would have just replaced the parts himself, but with the recent move he just doesn’t have the time right now, so we called Old Republic and paid the service fee. My only gripe is that we are now waiting for service on our fourth recall visit. The toilet is still running but now it’s running from the replacement part that was put in yesterday (which was the third visit). The repair company has been very nice but the bottom-line is the job is still not finished and I’m getting frustrated. Old Republic has said that we need to use the same service company until the problem is fixed. I’m a little nervous that if a much bigger problem comes up that we’ll have the same problems with bandaid fixes.
i work for a company that does work for old rep. and ill tell you that i get more trouble when i try to do right for both the customer and the warranty company. yet the warranty company (old rep) has reps that do not want to authorize nothing and make contractors do crapy work. the home warranty does not realize that our prices have increased , and they do not want to pay for much. ask around most contractors do not want to work for a home warranty . why ? ask around its pathetic how these home warranty companies treat their contractors !
This home warranty company SUX!!! I paid for the service and they are covering NOTHING!!!! Stating that it is a pre-existing condition…. these guys are no different than normal insurance companies…
