I was reasonably satisfied with Old republic. We had to use them several times and yes, in the middle of the summer it might take a few days to get an AC guy out to my house. Their contractors seemed competent and did not seem unreasonable. I had one incident in which I thought the plumber was trying too hard to make the repair not covered so I would have to pay him big bucks. Old republic declined to cover the toilet because it was impropoerly install. Yes, it actually was poorly installed. I sent the plumber packing and repair it myself for $ 25.00 rather than the $ 600.00 he wanted to charge. The did agree to replace my compessor when they could not find a part of fix it.
Over all, not bad. I would use them again.
Have had Old Rep HW for 8 years. Have had to put 3 water heaters in during this time. The second blew up and flooded my downstairs-they would take no responsiblity for the poor installation. That replacement failed recently after 3 years. This time I had to pay an additional $600 for uncovered “code upgrades” that were never previously addressed by THEIR plumbers. I am cancelling them. They contract with sub-par low quality providers of service, then they do not warranty their work. They are the worst.
An Old Republic Warranty came with the 28 year old home we bought and we paid to renew it another year. However, now they refused to cover it anymore. They sent no letter or notice – the only way for me to find out was to try to renew on their website (once I realized we had passed the expiration date!)
I contacted ORHP last Thurs. to report that my a/c was broken. The first contractor they assigned to the job was supposed to diagnose the problem Fri. evening or Sat morning. He never showed. I called him all weekend with no answer. His office called ORHP Mon. afternoon to let them know that he had a family emergency and would not be comming. They tried to find me another contractor, but could not find anyone that they cotract with that would service my area. I found out Tues. afternoon that I would have to find my own contractor and submit an estimate to be authorized. With this scenario, I have to pay for the new a/c unit out of my pocket and they will reimburse me later. It is now Wednesday afternoon, and I have just received notification that they will pay 100% of the work done, but it is so late in the day that the contractor cannot make it out until tomorrow. I live in south Texas where the temp. has been 98-100 degrees, and I have been dealing with this for 6 days. I am very dissatisfied with ORHP. I feel like I have gotten the run-around.
Here in Arizona, I’ve had two calls into ORHP for a/c and for dish washer. The contractor they sent to repair the dishwasher was prompt and thorough. The contractor they sent to repair the A/C continues to “top up the freon” 3-6 lbs a time and declares it fixed. When I asked them to have the contractor look for the leak they said okay but have put off sending anyone around for 4 weeks – my contract clearly says they have two days to respond to a service request. Plumbing issues I didn’t call in because they said that I’d have to make each plumbing request seperate and my handy man would do it all for $55 plus parts ($20) – three calls at $55 a pop sounded rediculous.
They are are average, but I think of most of the warranty places are. So far they have covered several things, one they wouldn’t because it was a builder’s error. Also they don’t contract with a lot of plumber’s in my area but they are trying to build their list. The last one they sent was really great. The customer service reps are good, and when they couldn’t get a plumber and I had to use my own they reimbursed me in a timely manner. My biggest issue is its practically impossible to get same day service with them, its usually next day and forget about weekend service they never provide that, but will reimburse you if you pay someone else to come out in an emergency on the weekend. I’m thinking about looking for something better, but so far everyone I look into seem to be average, so I will probably stick with the average I know versus the one I don’t know.
This company did nothing for my family and I. They use deceptive and sneaky wording in order to get out of fixing anything. I would not waste my money on their “warrenty.”
We had only had the warranty for a short period of time when our septic system went out. They had someone here very timely and authorized and paid for all of the repairs. Great customer service and even followed up to make sure everything was taken care of timely and to our satisfaction.
Bought a house on a Tuesday and the air conditioner worked great. Wed evening its 90 degrees in the house. Called Old Republic that my realtor repeatedly insisted that I buy make my service request. Get my call back from the contractor… we can be there tomorrow (this is Thursday morning) I said unaccepatble its 97 outside. Showed up at 1 denied by 2….reason problem was pre existing….thats kinda funny, thats why I bought the thing was because they cover that. This is not over!
These guys have increased their deductible to $75 per incident. Anuual premium now starts from $450 (basic)
Too many exclusions, they act like they dont want to cover anything. The only reason why I was with them is because the house came with the warranty for one year, now that the year is up I will DEFINETLY be looking else where.

A/c went out in the heat of the summer (when a/c outages are many) on a Thursday nite, I phoned them that nite, the tech came out the following Monday and fixed it quickly with the right part. My only cost was the deductible. Very happy with this service.
Bought a house and got an Old Republic home warranty to go with it. Within 2 weeks, the gas water heater failed. Called OR and dealt with their preferred plumbing contractor(Who was nice enough). Bottom line, because the old water heater was still under manufacturer warranty for parts only, OLD REPUBLIC COVERED NOTHING! The labor was not covered by manufacturer warranty. OR still would not cover that. What do you think costs more, the labor or the parts? OR home warranty is LIKE HAVING NO WARRANTY AT ALL.
Also had to call the plumber directly myself the next day. They had not yet even contacted him as they said they would.
They first seemed friendly to get the order adn was a little bit of a hassle, but then the contractors they use are cheap ones in austin texas. My issue was a air conditioner going out and at 100 degrees the house is not livable at that point. But calling old republic home protection they don’t consider the air conditioner issues to be a priority unless the weather is atleast 120 degress. Poeple die when the temperature gets to 120. Its obvious that this insurance company is very willing to take money but not keep their part of the contract. They even said that they give their contractors upto 2 days for something like this to service and then if they still don’t fix it by then, they will put you in the queue again and then another 2 days can pass before you get your air conditioner serviced. I’m reporting this company to the BBB and filling a formal complaint to make sure that thieves like these don’t take advantage of people. In my mind these are criminals and should be put in jail, but they seem to be hiding behind open looped laws.
We’ve had them for a year now and about broke even with the plan costs + service call fees VS. actual repair costs. I’ve found the contractors they use will spend 10 minutes to find some reason why its not covered then take their $55 trade fee and move on. $55 for stopping by for 10 minutes to say “you’re SOL” is a pretty good deal for them.
Pre-existing? How do they know what is pre-existing. We were turned down for an unexpected heating problem and tech stated it was a normal defect, and they turned it down. Now we know how they make their money. Ours will go somewhere else.
Have had Old Republic Home Protection plan for my rental condo for 9 years. Have had many repairs, including garbage disposal x2, electrical fuses x2, water heater x2 and range. Only problem had was with one plumber who couldn’t diagnose water heater problem. Old Republic promptly sent water heater specialist to correct problem (at no additional charge). Old Republic has always been responsive with reliable technicians. Never had refusal of coverage or renewal issues. Very satisfied with this plan. Highly recommended. However, only now open to real estate transactions.

I have been with three home warranty companies since I have owned a home. Old Republic’s customer service will keep me coming back. Customer of three years.
