| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights
The above premium is offered only for the first year. Rates may go up from second year onwards.

Very dissatisfied with this company. We purchased a one-year home warranty last year and have had numerous appliances break down in our home since then. Therefore, we have had numerous repair persons come out to fix our dishwasher, garage door opener, HVAC unit, and washing machine. Not only did the quality of the technicians sent range from average to poor, we had numerous appliances break for the second time (washing machine and dishwasher) – when we brought this up with Old Republic they said their repairs were only guaranteed for THIRTY DAYS, no more. Therefore, if your appliance breaks for a second or third or fourth time, you have to pay the $60 deductible EACH and every time! Talk about not standing by your service providers! Also, the customer service stinks. I’ve had numerous encounters with rude customer service reps on the phone who are less than helpful. There are also a TON of exceptions and exclusions to the coverage. Read the fine print and beware of this company – we’ve not had a good experience at all. Will be switching providers this coming year!!!!!
I have used this company twice. The first time, for a dishwasher, it was pretty good. It did take over a week to get the information regarding replace/fix but it seemed fine. I was on hold for 20 minutes during that service order once.
The second time was for my microwave. The repair man came quickly and a few days later, customer service called to let me know they were waiting for some final pieces of information before they could decide what to do about the appliance. That was three weeks ago with no word since. Every time I call, there are 20-25 people in line on hold in front of me. The first time I called there was 10 people and I was on hold for 20 minutes. Well, I don’t have the time to sit on hold for 45 minutes. I left a request for a call back and never received one. I finally have emailed and we will see how good they are at that.
If customer service is important to you, then DON’T USE THIS COMPANY!
Today I filled a claim using the suggested Old Republic tells customers to use, the online service. Their is a choice on the website for ICEMAKER. Once I complete the online method I am assigned a company to come to my home. I receive a call from the technician and schedule an appointment, he arrives, says the repair is covered, says he will order a part and takes my $100. About 1 hour later I recieve a call from Old Republic that the repair is not covered. I explain that the technician has already been to my home, was ordering a part, said it was covered and took my $100. The Old Republic representative says in view if what has happened we will likely be issued a good will authoization to go ahead and honor the repair. I thank him. 2 hours later I receive a phone call from Old Republic saying that no good will authorization will be issued and it will be 10-14 days before I can get my $100 reimbursed. at the first opportunity I will cancel my contract will Old Republic. I have talked to several more people and no one has been able to offer me anything! Yet they went back on their offer of the good will repair.
Still waiting on repair to my a/c 2 weeks and cant get the contractor they sent out to call me back. They told me that they cant get in touch with him ether but cant fix unit till he gives them his report. DO NOT USE THIS COMPANY, WILL NOT PAY OUT IF YOU HAVE A CLAIM!!!!!!
I have been paying for this “protection” through my own pocket for 2 years. I’ve only called them once in the last year, because my a/c was going in and out. Although it was working when the repairman came out 4 days later, I still had them look at it to hopefully fix it. They stated it was a maintenance issue and was not covered. On top of that, they said if the issue was not fixed, it would cause more issues, so he disconnected it! So although the a/c was working when he got there, it was not after he left. So he left me with a newborn in my arms, in the scorching heat, with no a/c. Then he tells me HIS price to fix it, another $350, plus the visit fee. I will also be calling BBB on this business and will tell all who listen of my experience.
We regret that we bought home warranty plan through Old Republic. We didn’t read reviews before purchase the plan that is now we suffer with their services. They give us TriValley contractor service come over to take a look at our appliances. The worst technician with less experience came over to take a look. Without open any appliances, and he came up with conclusion calcium deposit so that Old Republic denied to fix it. We tried to call both Old Repubic and TriValley so many times to request to have full technician report over a month already, but we didn’t get it. When we were on the phone, they said they will send it, but they never did. If you have different choice, DO NOT CHOOSE OLD REPUBLIC AS YOUR HOME WARRANTY PLAN IT WILL WASTE OF YOUR TIME AND MONEY!!!! If you already purchase it and if they refer you TriValley contractor, try to refuse it. If you want to purchase Home warranty, try to search on the web to see which company has good reviews then purchase. Old Repubic has terrible fixing services, that is why they have very bad reviews.
I purchased a home and O. R. appeared on my closing statement somehow, which I wasn’t aware. As it was a fact, I decided to give a try. As the oven in the house wasn’t working, I requested a service and they determined it’s not covered because I could show that it’s working on the closing day. I was very angry about this, so I requested a cancellation. When the check arrived, I got a shock: they deducted not only a pro-rated amount for the time elapsed, but also $25 cancellation fee. Guess what, if I had used any of their service, they would have also deducted the service fee as well, according their cancellation policy. The point is, once they have your money, don’t expect to get it back.
The lesson is, you don’t need a home warranty, at least not from O. R.
Old Republic describes their service as the tenant will pay the service charge fee. What I didn’t know is that if they are unable to collect the fee from the tenant, they come after you to pay it, including sending it to a collection agency and putting it on your credit report.
This seems like an unethical business practice to me. If landlords are under the impression Old Republic will collect the fee from tenants, then it’s their responsibility to collect it and not come after the land lord.
Old Republic – you’ve lost one customer’s trust, and now the entire internet knows.
I bought my house in November 2010. Immediately things started going wrong. The heat wouldn’t turn off, and would heat the house to well over 80 degrees. Called, and they sent someone out who said it was just the thermostat, so they gave me a mercury thermostat. Same thing. I got tired of calling, so let it go. Then my AC would be set at 72 degrees, and could not get the thermostat to go below 78 degrees. Called, someone came and said I just needed to change the filters…3 times they have done that. Once, The guy told me to call back when my AC went completely out because he didn’t’ want to waste his time. Then my ice maker and water filter on refrigerator stopped working. Called, someone came to fix it…went out 2 weeks later. Called the company again, played phone tag with them for 6 weeks and they claimed to have called me back, but they never called my house or cell. So I had to make ANOThER order on that. This time the guys actually fixed it. Oh, and the AC guy showed up on the wrong day while I was at work and I called at the end of my 4 hour wait time and he said sorry for missing me the day before…it was his mistake! I work full time and took off work to sit at home and wait for the guy…so then I had to sit and wait even longer. I have not been happy. And the customer service does take forever to get through.
When you call to get info about an open claim you’ll be on hold for 30 min. Then they say they don’t until they talk to the contractor and promise to call you back which takes about a week if you’re lucky. Unbelievable!!! I think AHS is better.
Lied about coverage over the phone to me on two different occasions. I called in a broken air conditioner unit many months ago and I am still waiting for my unit to get fix. Do not get coverage through Old Republic. I wish my real estate agent would have NEVER told us to use Old Republic.
BEWARE! This company is absolutely AWFUL! I had a problem with A/C not cooling. They sent out inept contractor that claimed a laundry list of problems existed. I sent ORHW my initial home inspection to prove this did not exist at purchase. They wouldn’t send a third party to verify one way or the other – they just denied my claim and got pretty defiant. THEY CAN’T/WON’T EVEN HOLD UP THEIR END OF THE CONTRACT! I reported them to AZ Attorney General and Federal Trade Commission for unfair, fraudulent and deceptive trade practices. Eventually I got my premium returned – they should be sued for breech of contract. DO NOT WASTE YOUR TIME OR MONEY WITH OLD REPUBLIC HOME WARRANTY.
This warranty came with our house compliments of the seller. Too bad they sucked! We had problems with our a/c as soon as we started using it. We called for service and were told that it was just a dirty filter. The service guy left. We changed the filter immediately and still the a/c did not work. We called again, and had to pay for another service call only to be told the problem is with the filter. We have changed the filter every three weeks. We got nothing from this company!
Our year passed and we did not renew. We are now in need of a new a/c unit at a cost of about $6200. This should have all been taken care of last year.
I purchased my house on 2/22/11. The house had a home warranty that was effective 2/9/11 and expired on 2/9/12; plan number 17851399. My AC for my house broke down on 7/27/11. I called Old Republic to honor my home warranty and get the unit repaired. The sent a service tech to repair the unit but it’s still not operating at the output it did before it broke. I kept my house at 75 degrees and my energy bills were moderate at around $250-270. Since the repair, the AC cannot cool below 78 and it runs constantly to maintain 78 degrees. My last energy bill was $415 due to this issue of the AC never shutting off. I have called Old Republic multiple times on various dates and times. Old Republic tells me that a Supervisor will call me but no one ever calls. Every time I call back to Old Republic, an operator tells me they have no record of me calling. My last call was 8/11/11 and I spoke to operator Priti at ext X1017. She again told me a Supervisor will call and I haven’t heard back. I continue to get the run around and continue to get lied to. This is the worst warranty company I have ever worked with in my life.
i called for service on a kenmore disposal and a jennair stove about 2 months ago, i have a jennair stove and the oven didnt work, the serviceman said he would have to order a new touch pad, maybe 2 to 4 weeks, its been 2 months and i just called for an update, im told 2 more weeks, thats 10 weeks without an oven in a rental . thats a great warranty. they told me there is no limit to how long i might have to wait because parts are out of their control and their responsibility is to fix the stove someday. i asked for a supervisor to evaluate my case and was told that this is the authorization dept.there was no where else to go. the serviceman declined my request on the disposal.

Incredible! I love the ability to choose own repair men.
What a joke I have spent a minimum of 30 minutes on hold, an hour today, to try and talk to an agent.
Here is the vp of sales I suggest you call her , repeatedly
The techs they use are not very skilled nor are they interested in fixing just patching

At one time, I thought this company was very reliable but after my most recent experience I’m convinced they do no stand behind their service statements. I would never use them or reccomend them again.
Useless ! Old Republic, our “home warranty” company (for the condo we bought last year) called their local service providers (yeah, right) to fix our air conditioning problem. The a/c was leaking in the laundry room, where the inside part of the HVAC unit was located. Our experiences with both of these companies were horrible. Absolutely HORRIBLE!
On the first service visit, we showed the technicians the flood in the laundry room where the a/c was dripping. They immediately went to the outside unit and added refrigerant, and then left. Never came back in. Couple of days later our son (who lives in the condo) said that the flood was back. I opened a new service request with Old Republic, and got a call from someone saying that they were leaving it on the previous work order. A couple of days later, the service technicians came out again, looked at the part that is in the laundry room, said it was clogged with dirt from the previous owner, and that it wasn’t their job to clean it out because Old Republic wouldn’t cover that. They said that the homeowner might be able to clean part of the gunk out but that there are some sensitive parts to the inside a/c equipment and we’d be better off having someone who knew what they were doing clean it.
When I called Old Republic to get their read on whether this was an appropriate chain of events, the service rep said I’d have to talk with a different sort of service rep who would explain to me why the service wasn’t covered. I declined that offer to be made more upset than I already was.
This was a shocking result to our efforts to get our a/c fixed – (a) why didn’t the service providers examine the inside equipment on their first visit? (b) On their second visit, why couldn’t they have offered to fix/clean the unit, but charge us for it because Old Republic doesn’t cover it? (c) Why doesn’t Old Republic cover that service, and (d) How do we know it was really dirt, and not a broken a/c unit which would be covered by Old Republic? Since the service technician didn’t fix the problem, what proof do they have that the problem was dirt?
So, after we get someone to finally fix the a/c leak, we need to call someone to fix the damage to the floor of the laundry room and hallway. I will never work with either of these companies again. (And I haven’t even included the confusion encountered between the ORHP website and customer service person when I entered my first service request online.)
Where do I start??!!! DO NOT CHOOSE OLD REPUBLIC AS YOUR HOME WARRANTY PLAN!!!!!!!!!WASTE OF YOUR TIME AND MONEY!!!! Please do not choose Old Republic just because your real estate agency recommends this home warranty plan as a part of your house buying process!!!!
1) They use the cheapest, most inept contractors!! One guy came out to look at my microwave and didn’t even know how open the microwave to look at the control panel. Our leak under our sink was repaired only to start leaking again in a week.
2) No communication between the contractors and old republic and between old republic and the home owners!
3) Our high end built in microwave/ convection oven is worth $1300-1400 and they settled cash for what the parts were worth which was $630. IT TOOK 7-8 WEEKS TO RECEIVE THIS DECISION AND IT WILL BE ANOTHER 2-3 WEEKS BEFORE WE RECEIVE THE CHECK. THAT’S A TOTAL OF 10-12 WEEKS!!!!!
my garage door opener was experiencing intermittent failures. it would close very, very slowly; it would stop in the middle of closure; and upon closing and it would stop and reverse direction. on first visit from repairman, door did not malfunction. repairman told me entire door needed to be replaced ($600)- not covered under warranty. when door malfunctioned again, i called for re-inspection. same repairman visited and this time, opener malfunctioned during his visit. he decided that it was the sensors and replaced them. when door malfunctioned again, i insisted on speaking to a manager. she told me that if the door failed to malfunction during visit, they would not replace motor.
We purchased a house last September. Our central unit was working at the time. We didn’t need it much because here you don’t need it much, plus we have a swamp cooler that does just fine. We have had alot of humitity here the past month so I have turned on our central unit and it just blows hot air. My husband did a service request online and he miss stated that it wasn’t working when we moved in. It was and I tried to tell two people that after I waited on hold for over 30 minutes. She insisted that it was denied because “Not in good/safe working ordr on effective date of plan”. It worked. I usually take care of getting people out to fix things, my husband didn’t read over what he typed before he sent it in. From the reviews I have read Old Repbulic likes to deny claims for the reason I stated above. Never never never never again will I use this home warranty company.
Air conditioner compressor and fan blower went out. No problem with parts or contractor. Big problem with coordination and timing. First, wait time on cust service is always 30 minutes minimum. Republic will use the 7-10 day max time they guarantee to even order parts. Contractors and insurance don’t talk and they have dropped the ball on coordination twice and I have had to go through the call wait queues to make sure someone was working the repair. Its been 1 1/2 months and the air conditioner is still dead, and of course the part order was dropped again.
I would have been happy to pay a regular service guy to fix this had I had any clue how bad these folks are.
We have two plans with this company. BAD idea (will be changing shortly) They refuse to fix a stoppage in the house. Say a rock is stuck in there. Rock came through hole in pipe where the water is leaking out. they said are we sure water is leaking????? It’s going somewhere….. idiots. This plan is AWESOME if you never need it!
First of I want to say they have been better than expected in servicing our multiple issues our first year with them.
When our house approached 8 years old and our water heater went out, we figured it was time for some coverage and boy we are glad we did. Here is our list: Oven stopped heating after about 20 minutes, freezer stopped freezing, garbage disposal went out, washer was wobbling and sounding like a jet engine, and finally the salt cell for the pool stopped making chlorine. OR responded quickly and approved every claim and fixed every issue including sending a check for a replacement washer. Of course my wife wanted the more expensive washer and the dryer had to match!
Now for the unfortunate part, we are up for renewal and the premium arrives. 50% increase and the trade fee goes from $55 to $75. Call them to ask why???? Naturally I expect them to raise it a bit, but 50%???? All they can say is first year introductory rate…yeah, right! Let’s call it what it is, “Shameless attempt to recoup funds paid.”
So here I am researching other companies on this site and BBB. I have read so many horror stories and am so concerned that if I try and save some money, we’ll end up just frustrating ourselves in the long run.
