Old Republic was not very enthused about helping me as a customer… My water heater went out and it took them over a week to fix it, so guess what, thats right I was without hot water for that same amount of time.
If you are a closing agency, realtor, or otherwise looking for a home warranty service, I would NOT recommend this company. I am planning to find a new company once my warranty expires.
Our realtor had the seller throw in an Old Republic standard package when we bought our 50-year old house last year. Well it came to be mid-June in Arizona and our A/C stopped working. It took them several days to get someone out – sorry, when it’s 110 degrees in AZ you cannot live in your house. So we had to go live my mother-in-law in her apartment for a few days. Crappy.
Then the retard that came out to “fix” the A/C took a look at it, and said, “it’s an electrical problem – the unit’s not getting power” and that I need to call Old Republic back and get an electrician out here. Oh and that’ll be $55 for five minutes of work.
So we called and got another A/C guy, who also did electrical, to come out a few days later (mind you, still 110 degrees). And this contractor was decent and got it fixed, no charge to us.
So I’m a little scared to renew with them. I don’t think I’d recommend paying for their service.
I have mixed feelings about ORHP. About a year ago, we bought a house that is closing in on 40 years old. It has two water heaters and 3 HVAC units. Our realtor paid for our first year ’standard’ policy; we paid $50 for an upgrade to silver. During the year, we had three calls, but they actually only had to fix one thing…and it was a big one.
We had a water heater that the pilot refused to stay lit. The unit was (as we later found out) a no-name brand produced by a company that no longer exists and it was 17 years old. It also was installed in a way that was no longer up to code.
The plumber called ORHW with me sitting right next to him and put them on speaker for me. They tried to get the plumber to say that it might be under warranty or he could order parts, but he told them no – we needed a new one. So they authorized that and covered the labor. We cut them a check for the $60 call fee and were told that before they would authorize ANY work, we had to agree to cover the costs not covered under our plan. That pretty much included all the stuff to get the installation of the new unit up to code, as well as the permit fee. Total for all that: $590…se we’re out $650 so far. We didn’t shop around plumbers as, when you call OR, you get who you get. We had to take their plumber to get the labor covered under our warranty.
They did come in the next day and install and it was working. It took them several hours, fortunately they billed OR for that. They also were polite and cleaned up. So far, so good. Then the city came out to inspect (b/c of the permit issued) and it didn’t pass. They neglected to do some pretty critical things under code.
We call ORHW and they refuse to intervene AND if they resend the plumbers to do the work they should have done the first time, labor isn’t included (code violations aren’t covered in warranty and they also mention improper installation…even though it was their own contractor choice). Plus they want an additional $60 call fee to come out again. Um, no. So we deal directly with the plumbers. They agree their fault, but charge us 1/2 cost labor and more parts…in for $200 more. Total amount we spent: $790. Total amount spent by ORHW for new water heater and labor to install it: $688 (per their coverage statement).
Considering they have raised the premium to $450 for the standard package and trade calls are now $75/pop…it’s a little unnerving. We probably would have been just as well off to call a repair person ourselves. That said, the age of the house and the nearly continually rising cost of repairs gives me pause and we’ll probably renew. If it were a newer house, we probably would not.
I wish there were better options, but there don’t seem to be. Maybe we need to band together and start a home warranty company of our own. We certainly couldn’t do much worse.
Old Republic always get the worst vendor, like Ideal Services, came late for the appointment, Ramone, the plumber kept chatting on the cell in his truck, promised us to call Old Rep. same day to request for a new water heater. It did’nt happen, called Ideal, nobody answered, have to wait another 3 days for approval, no hot water for a F**ing week and we have small children, which we told Old Rep. about this situation. They couldn’t care less. GOOD JOB OLD REP, keep SCREWING US like this, you will be gone too! NEVER USE OLD REP. I SWEAR!!! Work order # 43781311.
These people really know how to scam you!! Unless you have a bottomless pocket dont get them. Ive had to many problems with these people plus the horrible contractors, plumbers and whoever else they send out. Horrible warranty service…It says something is covered but then its really not only a small part of it is covered and you end up dishing out more then price of the damn thing.
This company has never provided any of the cover services promised under the plan. It considers a broken valve in the kitchen a part of refrigerator and this way decline a plumbing service.
Called for help with a not functioning heater. No one called to schedule repair for five days, so I cancelled the work order and placed a new one. This time it took two days. The guy comes to fix it and tells me it will take two weeks for the parts to repair the heater, meanwhile, the weather is getting colder. Had to pay the guy $75 even though he didn’t fix anything. This company is a huge RIP-OFF.
Customer service doesn’t seem to know what they are doing. I waited almost a week for a plumbing stoppage and I had to call at least 6 times until I finally called a plumber myself and they didn’t reimburse me for the total amount like they said they would. I can not recommend this company to anyone and plan on going elsewhere with my money.
Do not purchase a home warranty from this company. Their customer service is the worst ever. The customer representatives are rude and abusive. I just purchased the “GOLD” warranty which is the best one. I called them because my water heater would not heat. They told me that since my water heater was not “up to code”, that they would not repair it. Well, code problems were covered under that plan. They sent 2 service people out to my house to look at the problem. Both said that I needed a new water heater. Old Republic would not pay because they said that the problem was not the water heater, but the legs. This continued on for months. They will do anything they can to make sure they do not have to pay. I am going to sue them for the water heater repair that cost me over $500.00. I will never use them again and I warn consumers every chance that I get about them.
Absolutely a scam. I purchased a home with a warranty pushed by the realtor. It sounded like a great idea so I went with it. Nothing is covered. No matter what your service issue is, there is a fine line the cancels it. Hot water heater, pre-existing condition. Water faucet? Non coverage for hard water. Toilet? Same deal, hard water no coverage. Garage door? Only the opener itself, not damage to door or hardware (i.e. springs, tracks). WTF? Any house that isn’t new is pre-existing, so where do they get off even selling warranties to anything but new homes? And how the hell you gonna cover a well and well pump of you don’t cover hard water problems? What the hell kinda scam is that? The contract giveth, the small print taketh away. 4 times this year I called for something that ended up having a fine line or ommitance of some sort. Every time the customer service person could be heard giggling about it in the background. Talk about insult to injury. What a crock of shit. Then they have the audacity to ask if I will be renewing my contract, by the way it went up a hundred bucks. Hell no. Get bent Old Republic, you suck.
Have had a few issues that ORHP quickly took care of…I am very satisfied and have been treated very well.
After being in our home for six months the A/C started to trip the main breaker.I called old republic and a tech came out the next week.In about five minutes he said a 220 outlet by my dryer was not up to code and that the repair would not be covered under my policy,he took his 55 bucks and left.I talked to my neighbors and all our homes were built the same and up to code.I had another electrician look at it he said everything was fine but I had a worn breaker.Old Republic takes your money then sends a tech to collect his 55 bucks and finds any reason not to cover work needed,what a scam!!!!!!!!!!!!!!
I have been without a microwave for nearly three weeks and Old Republic has provided poor commuication of when my service request will be resolved. I am greatly dissatisfied with the time it has taken for my microwave to be fixed!
1st call to Old Republic was on Wed. September 10, 2008 when I got home and saw that the A/C was leaking from the attic. Chapman Air & Heat (www.chapmanair.com) came out the next day on the 11th. Repair man flushed the drain line and said it was fixed, so we turned the A/C on and when I came home the next day, their was now a lot of water damage on our kitchen ceiling from the A/C still leaking.
So I called Old Republic and they called Chapman Air & Heat to refix the problem. Chapman Air called me the next day (Friday) a few times, and ultimately ended up sending out 2 of their best workers to figure out what was really wrong since their first repair man’s work did not do the job. The 2 men they sent were very helpful and informative. They showed me in detail what was going wrong with the system and were just extremely nice and great to work with. They said they would have to replace the coil and a lot of other things since part of my A/C was made up of ‘fiberboard’ and they would have to replace it with metal.
Although they were extremely nice, they were not able to do any ‘quick fixes’ to keep the A/C working during the weekend, but luckly I was able to ‘rig’ the unit to drip the water into a large bucket.
On Monday, Old Republic Home Warranty informed me that some of the costs associated with the repair were not covered because “the city or state code” was now updated and some things needed to be added to my system to bring it ‘up to code.’ My A/C was fixed on Wed. and the total costs out of my pocket were the $60 service fee and exactly $563: $238 for (Emg. Drain Pan w/Safety Float Switch (Coil)), $225 for (Mastic Seal for Airtight Seams (Code)) and $100 for (Disposal of Old Unit.) I was of course not happy about the out of pocket costs but at least Old Republic covered the large costs of replacing the coil which is over $2000 alone.
All in all, it was a fairly decent experience. Chapman Air and Heat is a fantastic company. They really know what they are doing. As for Old Republic, their customer service agents are Very quick to point out what is not covered before you are even finished talking but they at least held up to their side of the bargain and replaced my coil. Oh, by the way, my house was built in 1993 so the A/C was about 15-16 years old in case you wanted to know.
We had this company in Tracy, CA. They replaced three burnt out ceiling fans without hesitation and a dishwasher that fried. Everything seemed to happen quickly, was fairly happy with this company. Strange to see the negative notes.
I’ve used Old Republic a couple of times already & each time they were very timely in their service. Also, I saved a lot of money by calling since my water heater needed replacing soon after I bought my house. I liked they didn’t question me about it. I definitely think it’s worth the money to buy, you save so much!

It is time to renew my service plan, the cost went from 330 or 360. to 450. with a $75 service charge instead of $60.00. After reading these reviews i am afraid to renew.
use lots of different contractors and the level of service depends on the company that comes over. Anything from plumbing to bug spray (inside/outside) extermination services were either great one time and poor the next. Inconsistent at best.
Old Republic warranties are a big waste of money…if you read the fine print they do not cover appliances which fail from “normal usage” nor from neglect or improper usage…so then by these facts they cover nothing, absolutely nothing. I live in a 4 yr old house and the dishwasher motor is dying, but I have to pay for it myself, after paying $55 to their tech who said he thinks either a little broken piece of china or a carrot is in the motor but he can’t reach or see it–he “guesses” this is the cause. It’s a 2 hour job to get the motor apart, so coverage denied!
This company is all hype to sell “protection” when in fact you are protected against absolutely nothing except losing $330 ( I paid for the double upgrade–!) Simply money in their pocket…I am going to attempt to take themn to small claims court, will keep you posted how this turns out!

I have had ORHP for for less than a year and am totally unsatisfied. The first call was for the heat going out in the middle of winter. The service tech put in a $12 thermostat for the $60 service call (I could have saved $48).
I am still trying to get my A/C fixed. Luckily, I had called a non-ORHP technician out first for a diagnosis. The first person ORHP sent out looked like a homeless person who didn’t have a clue. He stated it was a clogged drain, but when I showed him my paid for diagnosis, he agreed I need a new unit. I never heard from that company again. The second company ORHP sent out agreed I needed a new unit (cost $1600 total), but then the non-covered fees were outrageous to bring the system “to code” (my cost $800). I had a fourth non-ORHP tech come out. He stated a number of the items for non-covered fees were not “code”. I called my city to find out & they agreed many of the items were not mandated under code.
I then called ORHP back who stated I could pay the $800 or ORHP would give me $400 & I coud have the work done on my own. I explained to the rude service rep I just wanted to know why I was being told the items were not covered by ORHP and mandated by code. ORHP recanted the story about the items being mandated by code, but that their contractor mandated it for insurance purposes and OHRP would agree to pay for some of the “non-covered” items. Also, ORHP could not control what their contractor charged (some non-covered items were more than 4 times as expensive as what a regular contractor would charge).
Sorry for the long story, but bottom line is, it has been 4 weeks and still no air, ORHP and their contractor have misled me as to what expenses were required and the rude service reps are enough for me to look for another company for a protection plan.

I will refrain from posting for or against Old Republic. I just want everyone to know that Jim Nelson, that gave Old Republic all 5’s to up their rating made 3 postings to this website on August 12th, 2008, 2 are against Blue Ribbon Home Warranty, all 1’s and he said we suck, at 3:38 pm and at 3:39 pm and then immediately popped in here to give Old Republic all 5’s. Who is Jim Nelson? He isn’t in our database at Blue Ribbon Home Warranty. I believe he has vested interest in Old Republic. I won’t write an evaluation for Blue Ribbon Home Warranty because I am the General Manager and yes, I do have a Blue Ribboh Home Warranty on my home. I have been checking our reviews to attempt to resolve issues with unhappy customers…..like Jim Nelson! But, how can he be unhappy with us if he doesn’t have our warranty? Jim, Call me…I’d like to talk with you. Buyer Beware!!!!! jfo

The last time I had Old Republic out was for a washer. The service man came later that same day, he had a new pump/motor on his truck, which he quickly installed. He cleaned up the area he worked in (water leaks while doing the repair) and was courteous. It was great service!! This is why I love Old Republic. All I paid was my $55. BTW – the service guy told me that would have cost me about 200.00 is I had called him myself.
I grew old waiting on hold! Our A/C has been out for a WEEK now with Old Republic doing “parts research.” It’s 98 degrees in the south, and we are having to stay in a hotel! who knows when we will actually be able to get back to our normal routine again. Old Republic STINKS!
