Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights
The above premium is offered only for the first year. Rates may go up from second year onwards.

My central heating unit failed. Old Republic sent a technician out in a timely manner, but then the problems began. Although they authorized replacement, they claimed not to cover modifying the plenum to install the new furnace. The coverage area states that they will upgrade the plenum to effect a covered repair, but the exclusions in the small print at the back of the contract says they are not responsible for ‘construction’, and they claim that adapting the plenum to the new heater is not a ‘covered upgrade’, but an ‘uncovered modification’. They are sending me a denial letter, and I will have to sue them. Otherwise, my share of the repair will be $750 and theirs will be $606. Whats the point of the warranty?
they lied to me when i got they warnty i was told that water faucet is covered when i called them for repair they charged me 55$ and dint fix anything
Septic tank backed up. 3 days now not fixed yet. Tomarrowe I have had a warranty since my house was new.First time I have had to call and they messed it up.
I purchased the 5 five home warranty program when I first purchased my brand new house. I have had to call on 3 separate occasions for issues at my home…
1. A/C was not coming on as it should. Sent a work order into Old Republic. Got a call the next day from the company that was sent the work order. They came out and fixed the program in the same day. (That’s the only reason why I gave 2’s across the board.) This experience was a positive one. I paid my $55.00 and that was it.
2. I had an issue with my stove. Basically the display of the stove would not come on. You could not tell if the stove was on or not. I sent a work order in Old Republic. It took 2 days for someone to even call me. Then, another 2 days for someone to come out. The guy who came out to my home said he knew it was the circuit board. He took down the serial numbers, etc. and said he would contact Old Republic about ordering the part. Said it would take about a week. I waited a week and no call. I contacted Old Republic and they said the tech who came out told them the issue was resolved. I had already paid $55 for the guy to come out once. I explained it was not resolved and that a part would be needed. Old Republic said that they could send another tech out, but I’d have to pay $55 again. I ordered the part myself because my cousin owned a Sears store.
3. I had another AC issue. Basically, the only way the system would shut off is by a breaker. Not from the thermostat or anything. Disconnected thermostat and unit still ran. The house would heat up and cool down over and over as both AC and heat seemed to be running. Called Old Republic on Thursday. Didn’t get a call until Monday. Tech said he was coming out. Didn’t come out and didn’t answer my phone call. Tech called on Tuesday and apologized and said he was coming out. Didn’t come out. Called Old Republic. They gave me another tech’s number to call (didn’t help by calling themselves). I called them, said they’d be out on Thursday. Tech called and said it would have to be Friday. Comes out on Friday, first says freon is low. Adds freon. Fan still constantly running inside. Then, says it must be a conductor. Does some stuff says it should be fixed. Fan still running inside. Then, goes outside and turns off the Heat breaker and the whole unit shuts off. Says that when the unit was installed (4 years ago mind you which is how long I’ve lived in this house) it was wired wrong and that’s why it doesn’t work. He calls Old Republic, says they won’t cover it and it will cost me $325 PLUS the $55 I have to pay for tech coming out. I tell Old Republic that the tech said it was 3 different things that were wrong before he decided on one. Plus, why would the unit work fine for 4 years the way it is wired and then not work because of it???? Old Republic lady said that they could send another tech out for a 2nd opinion and another $55. I was polite as possible but said “no thanks” in short terms.
The customer service reps are not willing to help you when you have a problem. They wouldn’t even call the tech for me and line things up when the 1st one was a no show. Then, when I tell them my AC has been running constantly for a week, they tell me “Did you check your A/C filter???” Please. It’s not worth the money as they try to nickel and dime you for everything while they ACT like they will replace anything that breaks for you hassle free. Do NOT waste your money with this company.
We called in to have a leak repaired and after about three phone calls to see why no one had called us back to schedule with us we finally got it set up for this morning. Now I’m sitting here for the fourth hour wondering where the plumber is. When I call the plumber I get voicemail. When I call Old Republic I get attitude… I’m sick that the seller paid these scam artists $350… and sicker that I wasted a vacation day. DO NOT USE OLD REPUBLIC.
We bought a house 3 weeks ago. Prior to purchase we had the boiler inspected and ran it for 3 days. It ran flawlessly with no visible problems. Two weeks after moving in I noticed a puddle of water under the boiler.
We called Old Republic and clearly told them it was a boiler. Technician #1 shows up and says he doesn’t do boilers. Called again, Technician #2 shows up and doesn’t do boilers. Finally, 3 days later (40 degree nights) they locate a technician who says the unit needs to be replaced.
Fast forward another 4 days and I get a call from Eric at Old Republic (ext. 7772). He says he’s denying my claim because of a pre existing condition. I told him the unit was working fine when we moved in and I know it wasn’t leaking. Even the technician who saw the unit agreed that the leak was new as there were no old water stains around the unit. Even the owner of the heating/AC company was dumbfounded as to why they wouldn’t honor their warranty.
Eric offered me no recourse, wouldn’t transfer my call to even a supervisor. I’ve owned 5 homes and have never made a warranty claim. This company is very unfair.
Our A/C unit stopped cooling and the condensing unit would not come on. Called ORHP and they sent out a repair tech the next day. Tech worked on the system and pronounced it fixed after replacing a relay and some other minor repairs. The very next day the sytem is again inoperable with the same symptoms. The same tech comes back out the following day and says our compressor pump is dead. This is where it goes down hill… The tech is authorized to replace the compressor, after which they hit me with a disposal fee and another call out! I agrue this is a continuation of the previous repair, but to no avail. After writing them a check, the tech installs the new compressor and then disappears… not a word, not a note and the system is still inoperable… hotter than hell! Days pass, no one with the service co. is returning my calls and it takes repeated calls ORHP to finally get the owner of the repair company out to do the work himself. He is an arrogant jerk, who just brags about all his money and that he is retiring soon and should’nt be fooling with this crap. Turns out the new compressor has burned up too, due to another problem with the system. Again ORHP wants to charge me for a disposal fee, which I have to point out has already been replaced once and that this is not a NEW problem and that the system has never been operational! In summary, I think most of the problem lies with the repair company ORHP sent out. They screwed me and the warranty company around, trial and error replacing just about every component in the A/C system for what I believe was initially a very minor problem. It was not worth the hassle, but I was finally able to win my arguments with ORHP, they refunded the extra money I had to pay and my old A/C system is practically new and his given us no further trouble.
I’ve had ORHP for roughly a year and their service has been satisfactory. I used it once over the summer to repair my air conditioning unit. They sent a technician over in a timely manner to assess the line. He left and did not return for 2 weeks, which seriously left a sour taste in my mouth. However, the part was ordered and installed as promised. The second time, I used them to repair an ailing refrigerator. The contractors were prompt and repaired the unit in two visits. They even managed to fix a few leaks and repaired the ice maker, which they swore was not covered under warranty! Service could have been quicker in some instances, but I do understand that this is probably related to the contractor being used as well as the season. Overall, I will be using ORHP again.
I am proud to say as a Old Republic Representative I believe in our plan and customer service. We as a company have policies and guidelines to follow just like every other warranty company. Unfortunately as a warrnty company all items/service is not covered under the plan. now if you were to compare orhp plan to other warranty company plans we cover and exclude some of the same things. But i feel it is not Old Republic fault that some of the plan holders is not familiar with there coverage, that they in fact agreed to. Before signing the paper I would carefully recommend reading it first to make sure Old Republic is the right company for you. Or have your relator that provided you with the plan go over the coverage more in detail.
They have still not managed to fix my stove; the SINGLE contractor they hired was late, rude, and incompetent. Old Republic was indifferent and my stove is still leaking gas!!
i do work for old republic and they are horrible. they try anyway to get out of fixing something. i also do work through a contractor for ace heating and air. this company makes the technicians look like idiots. they say the contractor this or that so they send out second third or even forth opinions to try to not pay anything. its sad dont buy a home warranty from old republic they are a scam ! they pay almost nothing for the contractors and apply as much as possible to the owner for the costs. the reps are brutal to the contractors !
This home warranty company SUX!!! I paid for the service and they are covering NOTHING!!!! Stating that it is a pre-existing condition…. these guys are no different than normal insurance companies…
i work for a company that does work for old rep. and ill tell you that i get more trouble when i try to do right for both the customer and the warranty company. yet the warranty company (old rep) has reps that do not want to authorize nothing and make contractors do crapy work. the home warranty does not realize that our prices have increased , and they do not want to pay for much. ask around most contractors do not want to work for a home warranty . why ? ask around its pathetic how these home warranty companies treat their contractors !
I’m still waiting for a running toilet to be repaired. It started running about 3 days after we moved in. So we shut off the water to the toilet and called Old Republic. My husband would have just replaced the parts himself, but with the recent move he just doesn’t have the time right now, so we called Old Republic and paid the service fee. My only gripe is that we are now waiting for service on our fourth recall visit. The toilet is still running but now it’s running from the replacement part that was put in yesterday (which was the third visit). The repair company has been very nice but the bottom-line is the job is still not finished and I’m getting frustrated. Old Republic has said that we need to use the same service company until the problem is fixed. I’m a little nervous that if a much bigger problem comes up that we’ll have the same problems with bandaid fixes.
I thought the technician was top notch, but he was constrained by this cheap-skate company. So basically I’m going to have to call OVER and OVER to put a bandaid on the problem. I’m afraid to call about anything else if they are going to make excuses about why they can’t do anything about it. It’ll cost me $55.00 for them to tell me that. Thieves.
I have used OR for 2 years now, all the calls have been handled proffessionaly, curtiously, and with prompt responses from the contracted repairers. I have no complaints against Old Republic, Keep up the good work!!
As for the warning for the “fake positive reviews posted by few warranty companies”,before posting here, How about addressing the FAKE NEGATIVE REVIEWS? Those seem to outnumber the positives about 50 to 0ne!!
A week after i moved in my new home we notice plumbing (leaks, draninng issues)issues, we called old republic, they sent a plumber right away.We were told it was a pipe issue. And old replubic wont cover it.And just recently we had a pool pump problem, they sent a electrician, same thing we were told it was a plumbing issue, and OLD replubic wont cover that..On this both occassion we hire our own repair man and in both times, there was no problem with our plumbing. The pump just had to be cleand. The leaks in my bathrrom just had to replace seals, and one minor pipe, overall i paid no more than 100.00. I wont renew my policy with old republic,
I purchased a plan from Old Republic shortly after purchasing our home. I was able to purchase the plan as part of their real estate transaction policy. During the first week of moving in, it was increasingly apparent that the A/C was not cooling well. After purchasing the plan Monday, I placed a call Thursday, and Friday Coleman air was here. They found a leak in the condenser at the outside unit and said it would need to be replaced. In the mean time they charged the system which was a great help. About a week later they were back replacing the outside unit, as well as the evaporator and transition up stairs. There were some “uncovered” expenses, but all in all I was out of pocket about $400 for a new system, a week after purchasing the plan. No problems getting a person on the phone, good coverage, and reasonable rates. Yep, I’m pleased.
I bought the home warranty when I bought my first house and I can honestly say this is the worst customer service I have ever experienced. When my a/c went out they did everything possible not to do what was recommended and then finally said they would only pay half as a favor to me because they tried every loop hole possible to get out of what I paid them to do. My a/c has not worked for 2 months now and they are still trying to get out of paying it.
Not sure what to say about this company. The customer service was not all that great but they got someone out to fix our AC (for the second time) in a timely fashion. We are having a reoccurring issue with our AC unit. We just found out it was a condenser issue. The condenser cost about 7 bucks at home depot but the service call fee is 75.00. Wonderful how inflation works. The main reason why we are not renewing is that there is a clause in the warranty that Old republic can deny your claim based solely on their own shaky judgment and if they can’t make the issue you fault they can offer you a cash settlement in lieu of repair or replacement of a device. So basically you AC goes out due to normal wear and tear instead of them replacing the unit (like you think they should) they can give you 500.00 and say have a good day.
My air conditioner started giving me trouble back in May 2009. The tech they sent had no idea what he was doing even after repeated visits. I called, emailed, begged Old Republic to send someone out and fix my system or replace it. I even threatened to call the police if they sent the same tech out. Finally, after 2+ months they sent someone else who immediately said the unit was bad. After 3 more weeks of waiting a new condenser was installed. 6 hours later our power panel went into melt-down due to the new AMP load on our house from the new condenser. This left our home without power for 6 days in 100+ degree temps. Needless to say I will not be doing business with Old Republic and would highly advise anyone considering them to look elsewhere.
This message is to Carrie in Columbus GA: Do you really believe that you could rate Old Republic a 1 for your experience, when it is really you who is trying to screw the company????? Your AC shouldn’t have even been charged with freon the claim should have been denied pre-existing as your unit was already broken.
You are committing a fraud by submitting for repair. You should be ashamed of yourself.
I doubt I will renew with Old Republic. About 2 weeks after I moved in the house the A/C broke. My agent told me I couldn’t call OR until 1 month in the house because of their “pre-existing condition” clause. So I called a local guy who said there was a leak in the coils, but he could recharge which would give us a cool house until the 1 month was up. So 3 weeks go by and it breaks again, I call OR. They didn’t even do a leak test, much less fix anything. They just refilled it with freon again! So now in 3 more weeks I will not have AC and have to call them again and probably have to fight if I don’t want to pay the $55 again. He said OR would not reimburse for a leak test unless it stops working again. What a pain.
We had an AC problem (not cooling) every summer for 4yrs and they always sent someone out (up to 3 times each year)! They would only do the bare minimum to get it going again (hence the several visits). We paid a $75.00 call fee 14 times in 4yrs! After putting my foot down and going from Manager to manager they agreed to have our AC system replaced. We had to pay over $500 in “un-covered” fees to the AC company! And then Old Republic wouldn’t renew our policy!!! They didn’t even contact us to tell us! I had to call and ask why we didn’t get our renewal reminder, they said we were too costly to continue to cover.
Again, just another crappy company that drops you when you actually call upon the services that you are paying them for to begin with.
For the person who left the review about fan motor, I suggest you call the warranty company directly and see if it is covered. I don’t trust the serviceman too much…
