| Home warranty is a complex insurance product. Unlike home insurance, it does not provide blanket coverage for all appliances. Pre-existing conditions and problems resulting from lack of maintenance of appliance are are generally not covered by home warranty companies. Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |
We do not endorse any company in particular, however you should ignore the reviews that are overly negative or positive. Such reviews are not likely to offer a balanced view and some of them could be fake reviews posted to promote or demote a company. It is always a good idea to check BBB ratings and make sure the company is licensed to do business in your State by contacting State Insurance Commission. Try to avoid paying annual premium and keep your cancellation rights

I too have been taken by 1st American. After filing 3 claims and all were denied because of incompetent repair people I asked to cancel. I was told I’d receive pro rated refund as it states in the contract. I told the female it also states in the contract I’d have competent repair people and that didn’t happen. So I filed a complaint against them with the BBB…they already had several. So file a complaint and let’s get companies like this out of business. http://www.la.bbb.org/Business-Report/The-First-American-Corporation-13131103
I would not recommed this company to anyone
Just cancelled today after 6 years. I’ve had some occassionally good service from these guys, but for the most part it has been poor. WAAAAAYYYY too much time on hold, too much time waiting for service techs to come, too many hidden fees and too many things they refuse to cover. Their performance is especially poor in the summer when air conditioners break. Avoid them.
We have been without A/C in Arizona for 10 days going on 11. We have a 2 year old and this is a health issue. They didn’t seem to care! The contractor they assigned is truly a ma and pa shop who knows nothing about the part the company ordered. He was rude and not knowledgeable at all. He actually hung up on me at one point because I called to check the status of the repair. I have placed over 20 calls in the last 10 days. They claim the part is hard to get and refuse to replace the unit. After I pushed to have the A/C replaced by another contracter they stated that they would not reassign to a different contractor and oh by the way there will be a $1,300 out of pocket cost to have them replace the unit. This is insane! I will let everyone I know about the customer service we have received from this company and tell all the realtor friends I have to never, ever buy this warranty. I can’t wait to get the customer service survey on this one!
Warranty contract is vague so it is easy for First American to wiggle out of honoring contract. Claims dispute people will not answer phone calls. When First American determines that the repair is not covered under the contract one is still charged the $55 fee. The whole operation is a rip-off but I cannot get out on the contract until the one year agreement has expired. I will not waste my money again!
Recently my family bought a house. First American Home Warranty (FAHW) was “recommended” by the seller’s Realtor – & mistakenly we went with them. Last week we called them about an electrical issue in our home. Some outlets had quit working in a couple of rooms. After we called FAHW, an electrical contractor came by about a week later – so much for timely service. The inexperienced electrical apprentice they sent spent more than an hour at our house. He really didn’t do much but check a few outlets, take some pictures and write a report. I thought, what the hell are the photos for? He’d assured us he’d be back in a day or two to run some new electrical wires. Allegedly some wires had burned out behind one of the walls (?). How that happened he couldn’t quite explain. Regardless, we had to pay the guy $60 for basically nothing. That’s when I started to get a bad feeling about FAHW and their electrician cohort, Allusive Electric out of Desota, Texas. We were supposed to hear back from First American within 48 hours. Four days later, nothings happened. Finally five days later First American called us late one night to let us know our request for help was denied. The repair cost was evidently way too high for their liking. The denial had nothing to do with the issue of concern though. The denial was based on some additional wires the home’s previous owner had installed near the service panel. Thought the lines were not active and hadn’t even been hooked up to the breaker box, AHW denied the claim because they were simply there. It would be as if your standard outlet with two plugs is declared unserviceable because there are too many electrical devices near it. Even though the devices are not even plugged in, the outlet can not be serviced because they’re simply there. Please be advised that First American and their contractors are not interested in fixing home problems – their job is to find any angle they can use to deny a claim. I called an electrician up from Craig’s list the same day, he showed up the next morning and fixed the problem within an hour. One of our outlets had had a disconnected wire. No wires had to be replaced. The real electrician cost us less than what the First American’s Allsafe Electric serviceman did – who accomplished absolutely nothing but collect a sixty dollar check from us and make some promises about returning in a day or two to fix the problem. It actually took the real electrician less time to fix the problem than it took for First American’s contractor to write a report and take some pictures. AHW is a dishonest and unfair company. Their motto is to analyze the problem and deny the request based on each and every condition that deviates in any way, shape, matter or form from the strictest regulations and criteria that can be enforced in your respective County, City or State. If you don’t want to be disappointed and ripped off – don’t use First American.
i purchased a home and the previous owners got me a 1 year policy with first american home buyers protection corp. To make a long story short. i had my ac go out during july in texas and called the company. House Pro cam out the 5 days later, sent a guy out to evaluate problem, he did not have part to fix issue, came back 2 days later and installed part, told the service guy still not running right.,,1st guy did a poor job evaluating problem.House Pro told me i had to make a file a second service call for another problem. House Pro guy also told me they will never pay out if the unit is bad that F.A.H.B.P.C. finds any little reason not to pay to fix items that i would be better saving the yearly money… this is F.A.H.B.P.C. contactors telling me there a scam…well in actuality both companies are scams. House Pro only fixes 1 item per service call to rack up the service calls against F.A.H.B.P.C. After calling another ac company to come out…there were 3 issue’s with ac,,,,they got my ac going same day and arrived same day as call,,,,you cant go in texas in july without ac for weeks. when i tried to cancell policy with F.A.H.B.P.C.,,,1st called during business hours and was told no one in cancellation there,,,when i finally got a hold of someone, they gave me a hard time cancelling, i ended having to hang up due to the company being unprofessional about cancellation of policy. to be honest i do not think they cancelled policy,,,i have since read reviews they keep billing. i had to call my credit card and block F.A.H.B.P.C. from any billing to my credit card from them.
Customer services is horrible. I had this home warranty company for the last ten years and they have done little to impress me. They will make opposing statements and won’t give any evidence of having followed through on complaints or questions presented to the company. I have paid over $5,000 dollars into this insurance company and have found that if something goes wrong with an insured appliance, the company will give the run around continually before something is done. I would NOT recommend this insurance company to anyone.
Some of these complaints are unreasonable if you look at the nature of them.. and naturally when our items are broken we are going to be grouchy to start with.. I’ve had a HORRIBLE experience with a terrible company that doesn’t fix anything a total rip off HWA home warranty of America which is TERRIBLE. A total rip off, but First American, if you buy the better plan which I totally recc.. has been very good. Fixed about ten things for me in one year of coverage.. don’t have the most contractors and one time the repairman was an idiot for my stove (at least misguided and cost me fifty five for nothing.. it was a switch). They didn’t cover taking out AC core and cleaning since that’s routine.. BUT fixed several light switches in my house, REPLACED water heater with a nice new one.. were mostly friendly helpful at customer service (give honey, you get honey .. don’t give attitude people), fixed plumbing in my tub.. all in all excellent. A company that actually fixed things and I saved money with them. You might have to purchase the better plan though, I DO think it makes a difference.
This is such a sham. I have First American Title Company several times over the years and have been very pleased. First American Home Warranty…not so much. They want to charge a premium price, a $55.00 deductible and replace high-end equipment for cheap crap. I am closing my account and going to Sensible Home Warranty ASAP. The service can’t be any worse. The products can’t be any cheap crappier. The rates are cheaper and they have WAY better reviews.
I’d give them a ZERO rating. For a cash out option for a 5 ton A/C replacement they offered $1,035.00. The equipment alone will cost me $2,000.00.
I gave their overall rating a 2 because of prior claims. Ok, where do I start, I have had First American for 3 years, I have used them in the past for a prior A/C issue, an electrical issue, and a dishwater related issue, both of which went perfect. Now, I had an issue where my circuit breaker tripped only between the hours of 4-6 pm, when the A/C was running, and on the last night, the Freon pipe froze up and no airflow was coming through, They sent a repair guy the same day as called, but stated I had a bad compressor, and they no longer make the compressor for my unit and it would require modification, and the freon lines need to be flushed First American states that modifications are not covered per limitation on their contract, line 6, which states modifications are not covered, with the exception to what is noted on the A/C coverages. First Amercian states that it is only included what is listed on the “notes” section under A/C coverages and I am not interpreting this correctly.
I also questioned the A/C repair services recommendation due to they said that the compressor was bad, though when you ran the A/C cold air still flowed, and the compressor did run. It took 4 calls and 3 1/2 hours finally speaking to a supervisor before someone believed me, and authorized a 2nd opinion for another, (and more reputable) HVAC service to assess what the issues were.
The other A/C company listed a slew of things that were completely contradictory to what the first assessment was and stated that even though this is not a compressor issue, if it were, they still make the compressor and modifications would not be needed. They submitted this at the end of the day, which my call today led to First American determined that since the reports were so very conflicting they want a 3rd opinion, and the soonest an available repair person is available is not available for another 5 days. Even when the 3rd person determines what the issues are, that still will not authorize repairs. It must be evaluated and our costs are still unknown.
Mind you it is July 16th, We called this claim in on the 12th, and currently the weather is 103 degrees, and there is still no work being done, when it is determined what the issue is, I am sure that First American will find a way to back out of responsibilities of repairs.
I work in contract interpretation all day as an insurance underwriter, I know that they are handling the situation inaccurately towards their advantage, and instead of providing services paid by the consumer. If this situation is not handled promptly and fairly, I will contact an attorney.
I have had First American Homebuyers Protection for 5 years. In the beginning they sent the technicians right on time, but the service I received from the technicians has always been sub-standard. First American makes a follow up phone call to verify that you are happy and the service is complete but it is automated and NO ONE gets back to you when you are not pleased or the job is not finished. For the price of the warranty I am doing some shopping around.
2 weeks after first reporting my A/C is out I’m told the problem is not normal wear & tear and won’t be covered. 2 weeks with 95 degree temps I might add, and it took four trips out to make that determination. The First American policy was added by my realtor when I bought this house, I strongly suspect he was paid a commission on the policy sale. Buyer beware, read all these comments, don’t get ripped off.
Turned in a claim for no A/C on 6/22/10. They sent out a contractor to look at it, then said it needed a new fan motor, which was installed 6/29. Air went out again, they send a guy last Sat. to put in a run capacitor. Ten min. later, running hot again. I was livid. Says no they cannot come back, they’ll replace the circuit board, it’ll be Mon. 7-12. Monday comes, I call them, oh no, we cannot come today it’ll be Tuesday. I get on the phone with First Am. They said they could get me a 2nd opinion contractor out, but they would have to cancel the call for Tuesday. I said WHAT has to happen to get you guys to listen? So Tuesday they come out and look at the A/C, and leave. Then they say it needs some relay switch or something (after I call them to find out what’s happening). Oh but it’ll be Thursday. Come home Thursday, no air. They replaced the relay and left. I called the contractor and said I was reporting them at First Am to the BBB and thinking about at attorney. They send him back out, and he actually spent time looking for the problem, had to go get a part (this time not being shipped from Egypt) came back and installed it. So far got A/C. But this is ridiculous.
This is a BS company, especially when it comes to a/c work and replacement. I had an American Standard/TRANE air conditioner. Blowed nice and very cold when working. Last year had to have the compressor replaced. I am in Arlington. They sent someone out from Roanoke, TX which is at least an hour away with no traffic. Took them 2 days to address the problem, 4 days to order and get compressor and 2 more days to fix it right. You mean to tell me there in no one in Dallas, Arlington, or Ft. Worth. Fast forward not even a year later, 1st capacitor goes out. Took a day to come. A month later 2nd capacitor goes. 2 days to fix. No big deal, but instead of replacing 2nd capacitor, changed out shorted wire. About 3 hours later it goes out again while no one is home. Therefore the little charge left in the capacitor kept the system going for a short time and once the capacitor was fully gone the a/c was running hot for hours which blew out the new compressor I got less than a year ago. Now the company wants to replace the outside unit. Finally, but wait, with a cheap Goodman brand that comes to my kneecaps. The rep a First American says it is the same size as the TRANE that came to my waist. False, I am 6′”3. I believe I can tell the difference. Plus I can see the compressor inside the Goodman is a lot smaller than the compressor they put in last year in the TRANE. Probably explains why the air is not dropping below 78 degrees when set around 72 for the last 2 days. The thing has been running straight for three days and temp not dropping, but the old a/c took 5 min max to do the same thing. A/C was covered but yet I had to pay $850 in charges for the company to install. What a joke. Not to mention paying the $60 fee for service each time they came out even though because they did not fix one problem it let to another. Better off finding someone on the street or Craigslist to fix your appliances. Still can’t believe they replaced the unit with this cheap ass Goodman that looks like a toy!! Will be dropping this service. If anybody needs needs real reviews of this place I will definitely let you know, just call.
We purchased a home warranty through this company since our house is “getting up there” in years (10 years old). Our A/C started acting up (still cooling our house, just not as well). I called late on Friday night. They sent us an out of town contractor (by out of town, I mean the home office is over 3 hours away). The tech arrived on Sat (which was quick, I will give them that) and told us the problem and that the home warranty would cover it. Never mentioned the “other charges” coming our way. I got a phone call from the contractors office saying that we would owe $650 for the replacement part to be put in an actually work with our current AC. Of that $650 was a $200 disposal fee. I asked to have a second opinion since I would do that in any circumstance requiring a payment over $500. First American said I could not do that. I had to go with the contractor we were given or take the cash out. The cash out is a joke…the contractor told me the job would normally cost $2500…the cash out was $274.13!! I checked with our city on the disposal of this unit and were told that it would cost $25 to pick it up. I contacted the contractor and said we would proceed with the repair but would take care of the disposal ourselves, I was told that we either pay the $650 for the repair or they would not do the repair and we would have to do the cash out. We are taking our cash out and will be cancelling our policy. I will no longer recommend this company to anyone and have already notified our friends and family to beware. If you go with this home warranty company, you will not be given any choice. You either pay their un-professional, incompetant, un-trained contractors their over-priced ‘fees’ or get ripped off by the home warranty company.
This is the worst experience I have ever had. EVERY item that broke in my house took 24-72 hours to get an out of town service company to try to fix. They took my $55 and then told me the item was not covered or they did not fix the problem correctly. Specifically,1. The well broke. After waiting 48 hours and being told they would pay for it. They said my policy would not cover it. I paid $760 for the repair. 2. There were electrical issues in the wiring. After 48 hours they finally sent someone(from out of town). they fixed one problem and said the rest couldn’t be fixed because it was an “old house.” I got a local electrician to fix everything for $207, which I PAID for. 3. The a/c broke. They said it was not covered. In summary, I did not get anything but delayed heartache from this company!!!!Be very careful before dealing with them.
This company is a joke. Do not use them!!! A/C went out and they lost the order and we were out of A/C for weeks!!!! I live in MS and it gets up to 100 degrees in the summer time. My A/C is out again and we are going through the same thing this time. I hate them
Wow! I never thought to look at reviews on home warranty companies until First American rubbed me the wrong way. Between them and their service affiliates, Westpoint Plumbing to be preicse, 18035 West Little York Road, Katy, tx (281) 463-7613, I am not sure who is worse. Crooks Crooks Crooks! Needless to say, I have canceled my account with First American Home Buyers Protection Corporation. I think enough has been said above regarding their shady business practices. If anyone knows of a more reliable honest warranty company, please email me the link at nathan@texaslimorentals.com Thanks
I had an issue with my water heater, it was leaking all over the floor. Had the repairman out and he said I needed a new heater. He came back, replaced it and settled me with a charge of $650.00 to install the heater. The charges were not covered by the policy. When I spoke with the plumbing contractor he told the charges were inflated because of the costs of labor and his other costs.
On another day our water the services our home developed a leak underground. I called and was told that my policy didn’t cover it.
This warranty was simply charged to me during closing of escrow. I had no say in the agency, nor did I have any clue what it covered. I called to get the washer fixed. Not covered they say. I called to get the stove fixed. After charging a fee for the jerk to show up, he says he has to order parts & there will be another fee for him to come back. Then, I get a call that the company won’t cover the stove because the stove was missing parts and under some sub section of a sub section of the policy I don’t have, they don’t cover missing parts. Seriously?? Then the jerk threatens to have his MOTHER call because I don’t want to pay for all this that the warranty is supposed to cover. Not only do they refuse every request made, they charge you for every visit for them to determine that they won’t pay the claim. This is a huge rip off, money pit, way to steal money from unsuspecting clients. They even have a phone number you can “call” to complain. Its answered by a computer that doesn’t understand the word “stove” and after repeating it several times, I finally gave up. Which, is the point of them ensuring a live person is impossible to speak with. I’ve begged for my money back, but that’s not covered by the contract either. These people should be arrested for fraud.
If you’ve purchased a home warranty from First American in the past year as part of a sale or purchase of a home please contact me at firstamericanconsumer@gmail.com. The behavior and techniques used by some warranty companies could be illegal. Contact me for more details if you fit the description above (Purchased a warranty because you sold your house and you provided the warranty as a safety net to the new owners)
To whom it may concern,
I recently submitted a request for service at my residence for a hot water heater issue. The request was put in Tuesday, June 15th I believe, due to the fact that it would light and not stay lit. A representative of a local plumber called me later the next day to set up an appointment for that Thursday, the 17th. I took the morning off as they could only confirm that someone would be by between 8 and noon. The repairmen showed up mid morning and simply sanded the sensor on the thermocouple. I had serious doubts that this would fix the issue, but he assured me that it had remained lit for 10+ minutes. I paid the $75 deductible reluctantly and then went to work. When I came home, the hot water pilot was once again out. I called the company immediately and left a message that I needed someone to come back out ASAP as it was getting to be a week without hot water. A representative then called me the next day and set up an appointment for the next day. The next day, the repairmen called me and said that the heater was very old and that he would just get a new unit put in. However, they stated that First American got their water heaters from a certain place and that it would have to be ordered. They stated it would be by next Tuesday or Wednesday, but that it would cost me another $220 dollars for a “modification fee” that they supposedly charged everyone. I reluctantly agreed, as I had already paid $75 dollars and been without water for over a week, this put my total up to $295 dollars for a 40 gallon water heater which I thought the point of getting a Home Warranty was supposed to avoid these costs other than the deductible. Needless to say, they called Tuesday and set up an appointment for Thursday the 1st between 8 and noon once again to install the new hot water heater. This is 2 WEEKS without hot water in my house, unable to do dishes, wash clothes in hot water or take a shower with hot water. The install took about 3 hours and we finally had hot water. I feel that this is completely unacceptable service, as causing a residence to not have hot water for 2 weeks and then having to pay nearly 300 dollars for a hot water heater repair that was supposedly covered by a home warranty is outrageous. This experience has made me feel that the purchase of a home warranty was a waste of money. I also conferred with other people with that had experiences with other home warranty companies and the general consensus was that it only cost them the deductible and possibly a small 20-30 dollar disposal fee to get rid of the old water heater, certainly not the 300 that I paid. I can also assure you that there was no “modification” made other than the replacement of the flexible metal water inlet/outlet tubes. With the four or five hundred dollars to buy the warranty, plus the 300 to replace the water heater, I think certainly could have had a new water heater put in for under $700-800. This was an absolutely horrible experience having to live without hot water, having guests come and not being able to provide hot water during their stay. I do not think I would recommend First American or the plumber to anyone else after this fiasco. I certainly don’t want to pay to renew this warranty like they have recently been contacting me to do.
Easy to work with & straight forward. We’ve had 2 claims with them over the years and both went smoothly and as promised.
i previously commented on 6/10/10 regarding my issues with first american. i pulled my contract and read where first american home warranty is a subsidiary of first american corporation. i decided to skip ahm entirely and go to the “big dogs”, and when i did, i finally started seeing things happen (i contacted a kristian at first american corporation, not first american home warranty–skip them entirely!!!) go to the main company and ask to speak to someone who handles first american home warranty. i had to leave a very detailed message, but i finally had someone from first american do their job.
