Home warranty sellers may not state these factors clearly, and this will create dissatisfaction among customers. Due to these factors, you will see many negative reviews here. Don't be intimidated by some negative reviews here. If you have maintained your appliances in good condition and go with a reputed home warranty provider, your coverage will be fine. |

this company sucks. They were rude on the phone. Our furnace broke and they said it was a pre existing condition. However, our furance inspector said it was not, as did the home inspector who checked it before we moved in. Universal Home Protection treated us poorly. STAY AWAY from them.
We had a great experience, we had AC problems, they came right out and actually did more than what was required. The service people were very polite and everything is working great now.

These folks are terrible! They won’t answer the phone and keep putting me on hold. Very unprofessional!
I recently called Universal, after seeing high ratings, presumed that I would recieve excellent service.
I found out that this company was extremely unprofessional, and had now regard for obtaining new customers, (besided for the fact that i found out that they dont service NJ)
Anyways I think I am sticking with AHS, after reading negative feedback for a lot of companies, AHS came through for me whenever I needed them (they did raise rates though)
Horrible business. Our Hot water heater went out and they had a company quote us $1800. YES 1.8.0.0 dollars. Warranty covers up to $1000. We were given the ok to find out own company with their pre-approval. Got their approval and filed a claim for $1000 (weekend work – emergency) They sent us a check for $600 and said they never approved the $1000, though they certainly did and I confirmed it 3 times with them . they then tried to say the company they had quote us would never of quoted $1800. Long story short, they are finally after 2 months, paying the $1000.
I called after having issues w/ my dishwasher leaving dishes dirty. They sent out someone quickly, but the person couldn’t find any “mechanical malfunction” so they won’t replace the dishwasher. They send me a letter in the mail to refuse my claim! A LETTER!!! And they said they after reviewing product reviews it looked like a flawed product.. and attached copies for my review! These reviews weren’t even specific to my appliances model number and was on a nonprofessional website. I am very disappointed.
Woke up New Years Day and the furnace was out. I couldn’t figured it out so I called UHP. I left a message and got a call back within an hour. The person was very helpful and had a repairman out to the house in 30 min. The guy fixed it in a half hour. I wrote the repairman a check for $85 and that was it. Just to have an HVAC serviceman come on a holiday is at least $120 to ring your doorbell. Excellent service!
Called them on a Thursday at 4pm about my dishwasher not draining. They had a company at my house the next day. Adam has been very helpful, explaining all of my options. I can get it fixed for no more than the 85 I paid or I can use a $134 repair credit towards a new DW. I just need to buy it and they will send the check. Adam also told me that if I got to American TV & Appl I get the contractors discount. I am renewing for another year, no doubt.

Our freezer door broke where the ice maker attaches, resulting in a gaping hole that lets out the cold air. When I contacted them, they were quick to talk about the things that they don’t cover. They will only cover “mechanical” issues. To me, the moving parts of the door/ice maker are a mechanical piece that, when not in working order, render the freezer significantly less usable. We also have a pipe leaking where the water hose enters the fridge and… wait for it… they don’t cover that either. Overall, they seemed far more interested in figuring out how to not pay $$$ than helping me resolve the issue. If it’s something they legitimately don’t cover they should at least point me in the direction of where I could get this resolved. I strongly recommend finding a different home warranty company to work with.
I filed a warranty claim with UHP on Dec 19 for a non-functioning oven. They contracted out to Tri-County Appliance of Oregon. They sent a service guy out who determined the controller was bad. UHP offered me $253 or have it repaired for $85. I elected to get it fix, but Tri-County couldn’t guarantee they would have the part in time for Christmas. So I paid an extra $12 for shipping. The part came in, they installed it, and it worked for 3 or 4 days and then the oven quit working again. Tri-County came out again and now says it’s a connector, and it would be a few days to get it. After a week of no response, I find out the part is not available, and that Maytag has to do a manufacturing run first. The part might be available the middle of Feb with no promise that it will actually work. At this point, UHP now offers me $231, and will not refund my original $85 ($97 with shipping). So I will net $134, effectively losing $120 from the first estimate. I find not having a functioning oven for two months or more unacceptable, but UHP claims it’s still repairable and won’t replace it or compensate me for the inconvenience. Tri-Country offered to refund my $85, but only if I buy a new range from them. Sounds good, but their prices are about $96 more than Best Buy or Brothers Main for the exact same unit. Very disappointed with UHP’s service. Some companies are focused on customer service, and some on the bottom line. UHP is the latter.
